The Quick Read: Yes, through select programs, a revolving line on a rental can qualify primarily on the property’s rent, subject to lender guidelines. The line sits as a standalone second lien behind your first mortgage, or as a first lien on a paid-off rental, and the test is the rent against a stress payment on the full line, not your tax returns or debt-to-income ratio.
- Through select programs, the minimum DSCR is 1.10x, tested on a stress payment across the entire credit limit.
- Second-lien combined leverage tops out at 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
- First-lien leverage reaches 75% LTV at 740 or better, and 65% on lines above $500,000.
- Your credit, the lease, the valuation and the title still get reviewed. Only your personal income is out of the calculation.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, so state eligibility is the first screen. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
What Does “DSCR HELOC” Actually Mean?
The label covers several different products, and they qualify very differently. A true bank-style HELOC on a rental leans on your personal income, credit and equity. A rent-qualified line is a different animal: it reads the property’s income instead of yours.
Four structures get called a DSCR HELOC in the market:
| Structure | What gets tested | Revolving? | Reads personal income? |
|---|---|---|---|
| Bank investment HELOC | Borrower DTI, credit, equity | Yes | Yes |
| Rent-qualified line (second lien) | Rent vs. stress payment | Yes | No |
| Rent-qualified line (first lien) | Rent vs. stress payment | Yes | No |
| Closed-end DSCR second or cash-out | Rent vs. payment | No | No |
The bank version is hard to find. NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders and carries strict qualification requirements. Its survey also puts the typical maximum LTV at 80%, with many lenders sitting below 70%. Those are bank figures, not this program’s.
Across Lendmire’s wholesale network, the rent-qualified revolving line is a minority product. Most DSCR seconds are closed-end: one lump sum, no redraw. This line is the exception, and it is worth knowing the difference before you apply.
How Does Rent Replace Personal Income?
The property’s rent is divided by a qualifying payment, and the result must clear the program’s minimum. On this line, the minimum is 1.10x, through select programs and subject to underwriting.
The payment used in the test is not your actual payment. It is a fully amortizing payment on the entire credit limit, calculated at a stressed rate. So a large line is tested as if fully drawn and repaid over time, even if you draw only part of it. That is why a line can look cheap to carry and still fail the test.
Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property can have at most one vacant unit.
Confirm on the file how the lender treats the first-mortgage payment on a second lien. The lender’s own coverage calculation governs, so ask before assuming.
Here is how three files tend to read, in ratios only:
- Strong file: rent clears the stress payment at around 1.3x. The line passes with room to spare.
- Borderline file: coverage lands near 1.10x. A slightly smaller line or a higher market rent figure decides the outcome.
- Failing file: coverage sits in the 0.9x range. The fix is usually a smaller line, since the stress payment scales with the limit.
Sub-1.00 coverage is available on some DSCR loan programs through select lenders, with adjusted leverage and terms, but this particular line is built around the 1.10x test.
What Do You Still Have to Prove?
Your income file is replaced. Everything else is still reviewed. “No personal income calculation” does not mean “no documents.”
| Replaced | Still required |
|---|---|
| Tax returns, W-2s, pay stubs | Credit report and score tier |
| Debt-to-income ratio | Lease in place and rent evidence |
| Employment verification | Valuation (automated or full appraisal) |
| Title and entity documents | |
| Ownership seasoning |
Credit minimums are 720 on a second lien and 700 on a first lien, subject to underwriting. Mortgage history matters: no 30-day late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves or cash to close are required, and borrower exposure is capped at five loans or $2,500,000 with the program.
Valuation depends on line size. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need the full appraisal. Appraisal waivers are not accepted.
Seasoning is a hard gate. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Why Does the Business-Purpose Label Matter?
Because the rental is an investment property, the loan is designed for business purposes and reviewed differently from an owner-occupied mortgage. The CFPB’s rule on coverage treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose.
Use of funds and occupancy still matter, so the line is never offered on your own home or a second home. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Which Route Fits Your File?
The first mortgage usually decides the route. A low first-mortgage payment you want to keep points to a second lien. A rental with no mortgage points to a first lien.
| Your situation | Likely route |
|---|---|
| Keep a low-payment first mortgage, need flexible access | Second-lien line |
| Rental owned free and clear | First-lien line |
| Want one lump sum, no redraw | Closed-end DSCR second |
| Want to replace the first mortgage too | DSCR cash-out refinance |
| Strong salaried income, one rental, bank relationship | Bank HELOC may cost less |
Here is the flip point. If you are a salaried borrower with clean returns and one rental, a bank line qualified on personal income may be cheaper and simpler. The rent-qualified line earns its place when returns understate income, write-offs are heavy, other rentals inflate your debt-to-income ratio, or the property sits in an LLC.
Leverage works differently on each lien:
- Second lien: up to 70% CLTV, meaning the first-mortgage balance plus the new line, divided by value, at a 720 score or better.
- First lien: up to 75% LTV at 740 or better, 70% at 700 to 739, and 65% on lines above $500,000, up to $1,000,000. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
A first mortgage eats into that room fast. On a rental already financed near 65%, a second lien leaves little to draw. Run the combined number before chasing the product.
What Property and Title Rules Apply?
Eligible property includes single-family, PUD, townhome, two-to-four units and warrantable and non-warrantable condominiums, with the leverage tiers above governing every property type. Lots run to 10 acres.
Ineligible on this lane: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts and age-restricted communities. Properties listed for sale in the prior two months or carrying a solar lien are out too.
LLC vesting is allowed on investment property, subject to program terms. The members sign as guarantors, and a title holder who isn’t a borrower signs a non-borrowing owner acknowledgment. That is a real difference from bank lines, where personal or trust title is common. A BiggerPockets Rookie episode notes one investor needed all properties in LLCs to get a bank HELOC on investment properties, so entity rules clearly vary by lender.
Borrowers must be U.S. citizens, permanent residents or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers aren’t eligible here.
Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
How Does the Process Run?
From application to first draw, the deal works through a handful of gates:
1. Confirm the property is in one of the program’s eligible states (15 of Lendmire’s 16 licensed states) and passes the property screen. 2. Choose second lien or first lien, and decide on personal or LLC title. 3. Submit the lease, entity documents and credit authorization. 4. The lender orders the valuation and title work. 5. The rent and the stress payment get tested against the 1.10x minimum. 6. At closing, at least 80% of the line (and never less than $50,000) is drawn. Later draws are at least $5,000.
The draw period is five years of interest-only payments on the drawn balance, followed by a 25-year repayment period and a 30-year maturity. The rate is variable, and the pricing terms come with the lender’s HELOC disclosures.
When Should You Skip This?
Skip it if your coverage only works on an optimistic rent figure. The test uses the lesser of lease and market rent in most files, so a generous lease doesn’t rescue a weak appraisal schedule, unless three months of rent receipts support a lease above market.
Skip it if you don’t need the money. A variable-rate line is exposure you carry whether or not you use it. The CFPB’s HELOC brochure is plain about the risk: falling behind could mean losing the property pledged. When the draw period ends and repayment begins, the obligation steps up, and a thin-coverage rental feels that first.
Also be careful if your existing first mortgage restricts junior liens. Read that note before spending money on a valuation.
This one is a genuine toss-up for investors with moderate leverage and a strong rent roll. The line gives flexibility, but a closed-end second or a cash-out may fit better if you know the exact amount you need.
What If the Answer Is No?
Investors turned down by bank desks commonly pivot elsewhere. A BiggerPockets forum thread describes lenders steering borrowers from a HELOC to a closed-end second or a rent-based second that qualifies off the property’s rents. Alternatives include a DSCR cash-out refinance, a closed-end DSCR second, or a bank statement product.

Key Terms Defined
- DSCR: the property’s gross monthly rent divided by the qualifying payment.
- CLTV: combined loan-to-value, meaning the first mortgage plus the new line, divided by value.
- Stress payment: a fully amortizing payment on the whole credit limit at a higher test rate, used only to qualify.
- Draw period: the stretch when you can borrow and pay interest only on what you’ve drawn.
- Form 1007: the appraiser’s rent schedule for a single-family rental.
Frequently Asked Questions
Do I need tax returns or W-2s?
No. Through this program, the rent qualifies the line, and your income isn’t calculated. The credit report, lease, valuation and title are still documented, subject to underwriting.
Can an LLC own the rental?
Yes, subject to program terms. The members sign as guarantors, and the property must be investment property. Bank lines often require personal or trust title, so this is a real advantage for entity-held portfolios.
How soon after buying can I apply?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). That rules out using the line to pull money out right after a purchase.
Is it a true revolving line?
Yes. This program is revolving, with a five-year interest-only draw period. Many other rent-based seconds are closed-end and fund once, so confirm which structure a lender is actually offering before you compare.
Does my other debt matter?
Not through a debt-to-income test. Your credit profile, mortgage history and exposure limits still apply, with a cap of five loans or $2,500,000 per borrower.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Availability is limited to 15 of Lendmire’s 16 licensed states, and every file is underwritten individually, so this is not a commitment to lend.
The investors who get the most from a rent-qualified line are the ones who check the combined leverage first, because the first mortgage balance, not the rent, is usually what sets the ceiling.
