The Quick Read: A DSCR HELOC qualifies primarily on rental income covering a stress-tested payment on the whole line, subject to lender guidelines, so your personal debt-to-income ratio (DTI, your monthly debts as a share of income) is never calculated, and a 700 score sets which lien position and leverage tier you can use. DSCR, the debt service coverage ratio, is simply the rent divided by the qualifying payment. Through select programs in Lendmire’s wholesale network, the rent is the star of the file and your paycheck is not.
- The rent test: the minimum coverage is typically 1.10x, measured on a payment that treats the entire credit limit as borrowed.
- What 700 buys: on a non-owner-occupied rental with no mortgage, a first-lien line up to 70% loan-to-value (LTV) on lines to $500,000. Second-lien lines start at a 720 score.
- The line itself: lines from $50,000, a 5-year interest-only draw period, a 25-year repayment period, a 30-year maturity and a variable rate.
- The file: a lease in place, six months of ownership, a valuation of the property, and no reserves required, all subject to underwriting.
What a DSCR HELOC Actually Is
A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written either as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. A lien is a lender’s legal claim on the property.
That is the whole product. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or on a second home.
The label causes confusion because people use it for three different things. Here is how they sit side by side.
| Product | What gets underwritten | Personal DTI applied? |
|---|---|---|
| DSCR HELOC (this line) | Rent vs. stress payment | No |
| DSCR cash-out refinance | Rent vs. new loan payment | No |
| Investment HELOC on personal income | Your income and debts | Yes, under that program’s rules |
The structural difference matters as much as the underwriting. A cash-out refinance replaces your first mortgage. The line leaves the first mortgage untouched and adds a second claim behind it, or sits alone on a paid-off property. For a landlord with a mortgage worth keeping, that is the whole appeal.
Vesting in your LLC is allowed on this program, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. The borrowers on the line don’t have to match the borrowers on the first mortgage.
What a 700 Score Does (and Doesn’t) Do
A 700 score is a gate, not a lever. It decides which door you can walk through. It does not offset anything about DTI, because DTI isn’t on the table.
Here is how the credit tiers map to leverage on a non-owner-occupied one-to-four-unit rental, through select programs and subject to underwriting.
| Lien position | At 700-719 | At 720-739 | At 740+ |
|---|---|---|---|
| Second lien (CLTV) | Not offered | 70% | 70% |
| First lien, to $500,000 | 70% LTV | 70% LTV | 75% LTV |
| First lien, over $500,000 | Not offered | 65% LTV | 65% LTV |
CLTV is combined loan-to-value: your first mortgage balance plus the new line, divided by the property’s value. LTV is the same idea with one loan. Read the table honestly and a 700 score has a clear consequence. With a mortgage already on the rental, 700 sits below the second-lien floor. With no mortgage, 700 clears the first-lien floor, at 70% on lines up to $500,000.
Notice what the score does not change. A 740 raises the first-lien ceiling to 75%, but it doesn’t change the 1.10x coverage test. Nobody trades credit for a lower coverage number here.
So where does the 700 borrower stand? Close, honestly. Twenty points moves a rental with a mortgage from “not offered” to a 70% CLTV second lien. Credit reports can often be improved by paying revolving balances down before the lender pulls the file. The score used is the lender’s own report, so check yours the same way before you apply.
How High DTI Gets Tested Elsewhere
Conventional home equity lines are built around your personal income. The lender divides all your monthly debts by your gross monthly income. NerdWallet’s survey of home equity requirements reports that lenders typically want DTI of 43% to 50% at most, and some want it lower.
Those are the personal-income lenders’ numbers. On this program, no personal DTI is calculated at all. The credit floor is 700 on a first lien and 720 on a second lien.
Why can DTI drop out? DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The lender asks whether the rental carries its own debt, not whether your salary does.
That’s why “high DTI” shouldn’t scare a landlord with several mortgages and modest taxable income. Investors who have financed a handful of rentals often hit the personal-income wall before they run out of good properties. Property-rent-based lender review exists for exactly that wall.
The Rent Test, Step by Step
Qualification follows a sequence. Each step either passes or ends the conversation.
1. Confirm the property and the lien. It must be an eligible non-owner-occupied rental, with either a first mortgage you keep (second lien) or no mortgage (first lien).
2. Pin down the rent. The lender uses the lesser of two numbers: the appraiser’s market rent on Form 1007 (the rent schedule) or the rent on your lease. A lease in place is required.
3. Check vacancy. A two-to-four-unit property can have at most one vacant unit.
4. Compute the qualifying payment. The stress payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It assumes you borrowed everything. This is the step people miss.
5. Divide. Gross monthly rent over that stress payment must reach at least 1.10x. Whether your first-mortgage payment joins the calculation on a second lien depends on the lender’s coverage formula, which governs.
6. Check credit and mortgage history. No 30-day late on a mortgage in the last 12 months.
7. Order the valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers aren’t accepted.
8. Check seasoning. More on that below.
Run the logic in ratios, not dollars. A rental whose rent covers the stress payment about 1.25x clears the test with room to spare. One at about 1.05x does not, and the lever to pull is the line size, because the payment is built on the full limit. A smaller line means a smaller stress payment. The lender’s own arithmetic governs every one of these cases.
What Still Gets Reviewed When DTI Doesn’t
No DTI is not no underwriting. The rent, the lease, the credit report and the valuation are all documented and checked. What is missing is the personal income file: no traditional personal-income documentation, W-2s or pay stubs.
Here is what an underwriter still reads closely:
- Your credit report and the lender’s tier from it
- Your mortgage payment history over the last 12 months
- Time since any bankruptcy, foreclosure, short sale or deed-in-lieu (48 months on this program)
- The lease and the valuation
- Title, including a full title policy on a first lien and on second liens above $400,000
- Hazard insurance covering both liens, plus flood coverage where required
Two things are lighter than people expect. This program requires no reserves and no cash to close, subject to underwriting. And tradeline-depth rules are waived at 700 and above, so a thin credit file is less of a problem at your score.
Across our wholesale network, the strictest overlays tend to appear on property type and seasoning, not on the borrower’s income. Most programs we place files with also look hard at whether the lease matches market rent, since rent is the whole case. Gather the lease and recent rent receipts before you ask for a quote, not after.

Three Files, Run Through Both Paths
These are illustrative profiles, not offers. Coverage is shown as ratios.
File one: 700 score, a paid-off duplex, heavy mortgage debt elsewhere. Personal DTI would sink a conventional line. Here it isn’t calculated. The duplex has no mortgage, so a first-lien line applies at a 700 score, capped at 70% LTV on lines up to $500,000. Rent from both units covers the stress payment at roughly 1.3x, above the 1.10x test. The duplex needs a lease on each unit and at most one vacant unit. This file fits. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
File two: 700 score, a rental with a first mortgage worth keeping. Here is the catch. At 700, there is no second-lien cell. The paths are to lift the score to 720 and reapply for a second lien at 70% CLTV, or to move to a DSCR cash-out refinance, which replaces the first mortgage. The refinance is a different product with its own terms, so compare it rather than assume it fits. Honestly, the toss-up is whether the first mortgage is cheap enough to keep. If it is, raising the score is the cleaner play.
File three: 735 score, a rental with a mortgage, thin coverage. The score clears the second-lien floor. Rent covers the stress payment around 1.05x, which falls short. Because the test runs on the entire limit, the fix is a smaller line or a rent that better reflects the market, since the lender uses the lesser of the lease or the appraiser’s figure. A line that covers 1.10x is a line the file can carry.
Where the General Rule Breaks
The rent-test story has real edges. Several properties and people sit outside this lane entirely.
Property types. Eligible: single-family, planned unit developments, townhomes, two-to-four-unit properties, warrantable condominiums, non-warrantable condominiums and lots up to 10 acres. Not eligible: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use property, anything listed for sale in the prior two months, and any property with a solar lien.
Market flags. A declining-market flag lowers the leverage ceiling by 5 points.
Borrower type. U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible on this program.
Exposure. The program caps a borrower at 5 loans or $2,500,000 in total. A landlord with a large portfolio can reach that ceiling.
Location. The program is offered in 16 states, and it runs under Lendmire’s consumer licensing. It is not offered in Tennessee.
Seasoning. A rental bought or refinanced in the last six months isn’t eligible, measured note date to note date. You also need six months of ownership, measured settlement date to note date. Seasoning is the waiting period between an acquisition and borrowing against it. Six months, not a year.
Your guarantor status. The members of an LLC sign as guarantors. A later conventional lender may count that obligation in your personal debt picture, even though this lender never calculated your DTI. It’s a good reason to sequence your borrowing deliberately.
Using the Line, and What It Does to Your Next Loan
The line is variable-rate. The Consumer Financial Protection Bureau describes a HELOC as an open-end line you can borrow against repeatedly, and notes that rates are usually variable. The rate and the pricing terms come with the lender’s disclosures. What you should plan for is that your payment can move.
The draw rules are specific. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. For five years you pay interest only on what you’ve drawn. Then the 25-year repayment period begins, and the payment steps up because principal joins it. Plan for that step before you draw.
Because the line can’t be closed together with a purchase, it has to exist before the deal it funds. Many investors draw it and use the cash as the down payment on the next rental. The next lender will want to source those funds, so keep the paper trail.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
One more practical point: ask whether the lender or servicer reports the line to your personal credit. Practice varies, and it affects how a future lender sees you.
If You’re Declined: What to Fix First
Start with a more affordable lever. The table runs from easiest to hardest.
| Decline reason | First fix |
|---|---|
| Coverage under 1.10x | Shrink the line |
| Lease below market | Document market rent |
| No second-lien cell at 700 | Raise score to 720 |
| Ineligible property | Consider a cash-out refinance |
| Under six months owned | Wait for seasoning |
Key Terms Defined
Lien: a lender’s legal claim on a property, ranked first, second and so on by priority.
LTV and CLTV: loan-to-value is the loan divided by the property’s value; combined loan-to-value adds every lien on the property before dividing.
Stress payment: the payment the lender uses to test coverage, built on the full credit limit at a higher assumed rate than the start rate.
Draw period: the stretch when you can borrow from the line and pay interest on the drawn balance.
Seasoning: the required ownership time before you can borrow against a rental you bought or refinanced.
Guarantor: a member of an LLC who signs personally to back a loan the LLC holds.
Frequently Asked Questions
Does a 700 score offset a high DTI?
It doesn’t need to. DTI isn’t calculated on this program, so there is nothing for the score to offset. The score instead decides your lien position and leverage tier. At 700 you fit a first-lien line, and second liens start at 720, subject to underwriting.
Does an undrawn line count against me?
For the rent test, yes. The qualifying payment is built on the entire credit limit, even though at least 80% is drawn at closing anyway. For personal DTI, there is no calculation on this program. A later conventional lender may view your obligations differently.
Can I hold the property in an LLC?
Yes, on an investment property, with the members signing as guarantors. A title holder who isn’t a borrower signs an acknowledgment and the security instrument.
What if my rent coverage is thin?
Shrink the line first, since the stress payment is based on the full limit. Then confirm the lease reflects market rent. Beyond that, a cash-out refinance on the same property is a separate program with its own rules.
How soon after buying can I borrow?
You need six months of ownership, and a rental bought or refinanced within the last six months isn’t eligible. Both clocks matter, so confirm your dates before you apply.
