DSCR HELOC vs DSCR Cash-Out Refinance on Retirement Income and Savings

DSCR HELOC vs DSCR Cash-Out Refinance on Retirement Income and Savings

The Quick Read: Neither a DSCR HELOC nor a DSCR cash-out refinance counts pension, Social Security, or retirement-account withdrawals as qualifying income, because both qualify primarily on property-level rental income covering the payment, subject to lender guidelines, so the real choice is whether to keep your first mortgage or replace it. Retirement savings matter only as reserve evidence, and only where a program asks for reserves.

  • A DSCR HELOC is a revolving line written behind the first mortgage you keep, or as a first lien on a paid-off rental.
  • A DSCR cash-out refinance replaces the first mortgage with a larger loan and pays you the difference in one lump sum.
  • Your pension, Social Security, and required distributions are not calculated on either product.
  • The HELOC program Lendmire places requires no reserves. Cash-out refinances commonly ask for them.
  • LLC title is workable on both, subject to lender program eligibility.

The honest answer on who each is for: the line suits a landlord with a first mortgage worth keeping, an equity need that arrives in stages, and rent that covers a stress test on the whole line. The cash-out refinance suits an owner whose first mortgage is not worth protecting, who wants one lump sum, and who may hold the rental in a portfolio entity. A retiree with little earned income can use either one. Neither is a way to turn equity into living-expense money.

Side-by-Side

The DSCR HELOC column below reflects the program Lendmire’s wholesale network places. The cash-out refinance column shows published industry norms, which vary by lender.

Personal income docs None calculated Generally not reviewed
How cash arrives Revolving; 80% or more drawn at closing One lump sum
Property types 1-4 units; rural, condotels, row homes excluded Generally broader; varies

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the monthly debt payment the lender tests.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan that sits behind the first mortgage and is paid second if the property is sold or foreclosed.

Reserves: liquid assets a lender verifies after closing, which can include retirement and brokerage accounts at a reduced value.

Where Retirement Income and Savings Actually Fit

Retirement income plays no role in either file. Across the wholesale network, DSCR programs ignore where the owner’s money comes from. A pension, Social Security, or an annuity is not documented and does not raise or lower the coverage ratio. Being retired is not a mark against you. The property qualifies, and the borrower’s credit report is the main personal item reviewed.

Savings are a different matter. Cash-out refinance programs often want liquid reserves after closing. Many lenders accept brokerage and retirement accounts toward that requirement, though most credit only part of the balance because those assets are less liquid and can swing in value. The DSCR HELOC program described here requires no reserves, so the question rarely comes up on that side.

Savings can matter in one more way. Scotsman Guide reports that some non-QM lenders will consider a coverage ratio below 1.00 when the borrower has compensating assets. Sub-1.00 programs are available through select lenders in the network, but leverage and terms adjust. A rental that only barely covers itself is a poor candidate for a second lien, since a second line adds a payment against the same rent.

When a DSCR HELOC Is the Better Fit

A DSCR HELOC fits when the first mortgage is worth keeping and the capital need is staged. If the first mortgage carries terms you like, a standalone second lien leaves it alone and adds a line behind it. Your lender will want to confirm the first mortgage documents allow a junior lien.

The program works this way, subject to underwriting:

  • Structure: a revolving line, written as a standalone second lien or as a standalone first lien on a rental with no mortgage. It is never a line on your own home.
  • Coverage test: rent must reach 1.10x against a fully amortizing stress payment on the entire credit limit. Rent is the lesser of the appraiser’s market rent or the lease. Whether the first-mortgage payment joins that calculation on a second lien is set by the lender’s coverage calculation.
  • Second-lien leverage: up to 70% CLTV on a non-owner-occupied rental, at a 720 credit score or better, on lines from $50,000 to $500,000.
  • First-lien leverage: up to 75% LTV at 740 or better on a paid-off rental, 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, sit at a 65% LTV ceiling at 720 or better.
  • Draws: at least 80% of the line is drawn at closing, and later draws run at least $5,000. A 5-year interest-only draw period is followed by a 25-year repayment period, with a 30-year maturity and a variable rate.
  • File: lines to $400,000 use an automated valuation with a property inspection report. Larger lines take a full interior appraisal. Six months of seasoning applies, and a borrower can carry at most 5 loans or $2,500,000 with the program. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The line is offered in 15 states under Lendmire’s consumer licensing: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington. It is not offered in Tennessee. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number.

The line also carries limits that matter for retirees. The draw period is interest-only, so the payment steps up when repayment begins. That step is easy to plan for on a fixed budget, but it is real. The rate is variable, so the payment can also move during the draw period. And because 80% or more of the line is drawn at closing, the drawn balance carries interest whether or not you have a use for the cash yet.

When a DSCR Cash-Out Refinance Is the Better Fit

A DSCR cash-out refinance is the better fit when the first mortgage is the problem or when you hold the property in an entity. Replacing the first loan avoids any junior-lien restriction in the old mortgage documents, and existing junior liens generally must be paid off or subordinated. It also gives you one loan, one payment, and one lump sum.

LLC-held portfolios usually find the refinance easier. Published industry norms show LLC vesting widely accepted on cash-out loans, and second-lien programs often narrow it. Lendmire’s HELOC program does allow LLC vesting, subject to program terms, but not every second-lien product in the market does. A buyer shopping second liens should test entity eligibility lender by lender.

The refinance also scales better. Scotsman Guide notes that many DSCR products include a cash-out option aimed at portfolio growth, and that DSCR loans do not carry the financed-property cap that agency programs impose. For an investor planning several more purchases, that matters more than keeping one first mortgage intact. Proceeds commonly fund a down payment on a new purchase or renovations, as Scotsman Guide also reports.

The cost shows up in the ratio. The coverage test runs on the new, larger loan, so every dollar you take out lowers the number. Picture an illustrative rental clearing about 1.3x on its current mortgage. A sizable cash-out could pull that closer to 1.1x. Cash-out refinance programs also commonly ask for reserves, and that is where retirement and brokerage balances count at a discount.

Is “DSCR HELOC” a Standard Product?

Not exactly. The name is a search phrase more than a product category. Scotsman Guide draws the line: an open-end second lien is a revolving line you draw on and pay down, while a closed-end second funds the full amount up front with no redraw. Many products sold as a DSCR HELOC are closed-end seconds, and some are first-lien lines.

A true revolving line qualified on rent is a narrow part of the market. That is why a reader comparing offers should check three things on any quote: the lien position, whether the line revolves, and whether the borrower’s income or the property’s rent drives approval.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Regulation Z sets the purpose test, and the lender decides purpose case by case.

For a retiree, the practical point is this: proceeds should go to the rental business. Using them for personal spending can raise classification questions, so ask the lender and an attorney before treating equity as household cash.

Which Option Handles a Fixed-Income Budget Better?

Run the stress test before choosing. If the unit sits vacant for several months, the payment still comes due, and it comes out of savings. That risk is the same on both products, but the shape differs.

  • Refinance: one payment, one balance. The payment is more predictable, and a larger loan means less cushion in the coverage ratio.
  • Line: a lower starting obligation on the drawn balance during the draw period, then a step-up. A second payment sits next to the first mortgage, so combined coverage is tighter than the line alone suggests.

Either way, passing the coverage test does not mean the property cash-flows after repairs, vacancy, and management. A landlord living on a fixed income should model those costs separately.

The 6-month seasoning rule on the HELOC also matters here. A rental bought or refinanced inside the last 6 months is not eligible. If you just completed a refinance, the line has to wait.

The Balanced Verdict

Choose the DSCR HELOC if you want to keep a first mortgage you like, expect to draw in stages, own a one-to-four-unit rental in one of the 15 states, and see rent clearing 1.10x on a stress payment for the whole line. Choose the DSCR cash-out refinance if you want to replace the first loan, need one lump sum, hold property in an LLC across a growing portfolio, or live outside the states where the line is offered.

Choose neither if your only equity sits in your own home, your rental barely covers its current payment, or you hope the funds will supplement retirement spending. In those cases the right answer may be a smaller draw, a sale, or a different financing path. Both products are reviewed file by file, and approval depends on credit, property, and lender guidelines.

The complete DSCR loans guide covers the wider program picture. If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Does Social Security or pension income help me qualify for either option?

No. Neither product calculates personal income. Qualification runs primarily on the rent the property earns relative to the payment, subject to lender guidelines. Your credit report and the property file do the work that a pay stub would do elsewhere.

Can I use my 401(k) or IRA as reserves?

On cash-out refinances, many lenders accept retirement and brokerage accounts toward reserves, usually at a reduced value. The DSCR HELOC described here requires no reserves. Programs differ, so confirm what a specific lender credits before assuming a balance counts in full.

Can my LLC be on title for a DSCR HELOC?

Yes, for investment property, subject to underwriting. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. On a cash-out refinance, industry norms accept LLC vesting widely, though each lender sets its own terms.

What happens if my rent falls below the payment?

The DSCR test is run at application, not monitored afterward, but the payment is still yours to carry. The HELOC requires rent to reach 1.10x on a stress payment at the start. Some select cash-out programs will review lower coverage with compensating assets, adjusting leverage and terms.

Is a DSCR HELOC offered in every state?

No. It is offered in 15 states under Lendmire’s consumer licensing and is not offered in Tennessee. Check the state list before planning around it.
