DSCR HELOC vs DSCR Cash-Out Refinance for Investment Property Owners With Built-Up Equity

DSCR HELOC vs DSCR Cash-Out Refinance for Investment Property Owners With Built-Up Equity

The Quick Read: A DSCR HELOC suits owners who want to keep a first mortgage they like and add a rent-qualified line behind it, while a DSCR cash-out refinance suits owners who want one lump sum from a new first loan that replaces the old one. The choice usually turns on the existing first mortgage, how the property is titled, and how much cash you need.

  • A DSCR HELOC is a standalone second lien, qualified on rent at a minimum 1.10x coverage, through select programs and subject to underwriting.
  • On a second lien, combined loan-to-value (CLTV) tops out at 70% at a 720 credit score or better, on lines from $50,000 to $500,000.
  • At least 80% of the line is drawn at closing, so it behaves less like a flexible reserve than the name suggests.
  • A cash-out refinance replaces your first mortgage, and the loan is sized by the lower of the leverage cap and the rent coverage. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Here is the honest version. If your first mortgage is one you want to keep, or your remaining equity room is large, a line behind it is worth a look. If you want the largest single check, or the first mortgage is not worth protecting, a cash-out refinance is usually the cleaner tool. Neither one is better in the abstract. Your file decides.

Side-by-Side

What a DSCR HELOC Actually Is

Start with the label, because it is used loosely. Some lenders say DSCR HELOC and mean a rent-qualified line. Others mean a standard investment-property line underwritten on your personal income. Ask which one you are being offered.

The version Lendmire’s network places is a revolving line of credit secured by a rental you own. It is written as a standalone second lien behind your first mortgage. If the rental has no mortgage, it can be a standalone first lien. It is never closed with a purchase, never a third lien, and never a line on your own home.

The rent qualifies it. There is no traditional personal-income documentation, no W-2s or pay stubs, and no debt-to-income ratio. The credit report, the lease, and the valuation are all still documented.

Coverage is gross monthly rent divided by a stress payment. That payment is fully amortizing on the entire credit limit, calculated at a rate 2 percentage points above the starting rate. The minimum is 1.10x. Rent counts as the lesser of the appraiser’s Form 1007 market rent or the lease. A lease in place is required. A two-to-four-unit building can have at most one vacant unit.

Whether your first-mortgage payment joins that test on a second lien is the lender’s calculation to govern. Ask for it in writing before you assume.

Two details surprise people. First, the whole limit gets tested, not just what you plan to draw. Second, at least 80% of the line (and never less than $50,000) is drawn at closing, with later draws of at least $5,000. This is not a card you leave untouched for years.

How the Cash-Out Side Works

A DSCR cash-out refinance is a new first loan. It pays off your existing mortgage and any other liens. What is left becomes your cash. Payoff, closing costs, and any holdbacks come out first.

That is why a leverage cap is not the same as cash in hand. The cap applies to the new loan, not to the check you receive.

Sizing runs on two limits at once: the leverage cap and the rent coverage. Pull more cash and the loan grows, the payment grows, and coverage falls. Coverage can cap your loan before equity does. Programs differ on whether they test gross rent against the full payment or against a stressed figure, so ask which one applies.

Programs below 1.00x coverage exist through select lenders in the network, but leverage and terms adjust to match. They are an option to review, not a promise.

Prepayment terms matter here too. DSCR cash-out loans commonly carry a prepayment schedule, and each new refinance starts a new clock. If you plan to sell or refinance again soon, read that schedule before you pick this path.

When a DSCR HELOC Is the Better Fit

You want to keep the first mortgage. This is the main reason. Many landlords hold a first loan they would not want to replace, and a standalone second lien leaves it alone. A cash-out would retire it.

Your equity room is large. On a second lien, take 70% of the property’s value and subtract the first mortgage balance. What remains is the most the line can be, subject to underwriting. A paid-down first mortgage leaves a lot of room. A fresh one leaves little. If the room is under $50,000, the line does not fit at all.

The property is in an LLC and you want it to stay there. Vesting in the owner’s LLC is allowed on this program, subject to program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Your personal income file is messy. Rent qualifies the line. If you are self-employed with heavy write-offs, or carrying high personal debt, a property-based test can help. Credit still matters, with a 720 minimum on a second lien and a clean 12 months of mortgage history.

The rental is paid off. A first-lien line is available on a rental with no mortgage, up to 75% LTV at 740 or better on lines to $500,000. It drops to 70% from 700 to 739. Lines above $500,000 (to $1,000,000) carry a 65% LTV ceiling at 720 or better. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

You can use most of the money soon. Given the 80% draw at closing, this works best when you have a defined use for the funds. A down payment on the next rental or a rehab fits well. Idle cash does not.

Check the structure after the draw period. The program runs a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. The CFPB’s HELOC explainer describes the general pattern: a draw period, then repayment, and variable rates mean payments can change. Plan for the payment to step up when repayment starts.

When a DSCR Cash-Out Refinance Is the Better Fit

You need one large sum. A new first loan can be sized by the lender’s cap and your coverage, with no line-size ceiling like the $500,000 and $1,000,000 limits above. If your equity is deep and your need is big, this path often reaches further.

The first mortgage is not worth keeping. If the existing loan is short, awkward, or carries terms you dislike, replacing it costs you little. Folding everything into one loan can also be simpler to manage.

You need to pay off an existing line or second lien. A refinance can retire several liens at once. Some programs treat a payoff like this differently from cash-out. That varies by program, so ask.

The property or borrower falls outside the HELOC lane. The DSCR HELOC excludes rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use property, and a property listed for sale in the prior 2 months. It also excludes foreign nationals and ITIN borrowers. Cash-out programs set their own eligibility, and some reach further. Confirm yours before assuming.

You want a different credit profile to work. Credit tiers vary by lender and program. A borrower under 700 cannot use the first-lien HELOC and under 720 cannot use the second-lien version. A cash-out lender may place the file differently, with leverage and terms adjusting to match.

You are fine with replacing the loan clock. Each cash-out starts a new prepayment schedule and a new seasoning period for the next move. That is a real cost. A HELOC does not reset your first mortgage.

Where Each One Can Say No

Seasoning trips more owners than rent does. On the HELOC, a rental bought or refinanced in the last 6 months is not eligible, and you need 6 months of ownership. That means a cash-out refinance last quarter can lock you out of a line this quarter. Cash-out seasoning rules vary by lender.

Valuation is the next hurdle. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted. A declining-market flag lowers the ceiling 5 points.

Lender availability matters on the bank side. NerdWallet notes that a HELOC on an investment property can mean a smaller pool of lenders and less borrowing power than against a primary home. A decline from a big bank is often a product-policy answer, not a verdict on your rental. Rent-qualified lines exist for that reason.

There is also one caveat on the first mortgage. Check that its documents allow a second lien behind it. The DSCR HELOC borrowers need not be the first-mortgage borrowers, but the loan terms still apply. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Use of Proceeds Still Matters

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That framing assumes the money goes to the investment business: a down payment, a rehab, or reserves. Using proceeds for personal spending can create problems you do not want. Tell your broker the real plan up front.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Which Situation Points Where

Your situation Likely fit
Keep a first mortgage you like HELOC
Equity room under $50,000 after the first lien Cash-out
Need one large lump sum Cash-out
LLC title, want it unchanged Either, per program
Rental owned under 6 months Neither on the HELOC; cash-out varies
Rental has no mortgage First-lien HELOC or cash-out

The coverage test splits these too. A HELOC tests the whole limit at a stress payment. A cash-out tests the new loan. Owners with thin rent coverage often find the cash-out can be resized more easily by pulling less. A smaller line has the same effect on the HELOC side. Either way, rent that comfortably covers the monthly obligation gives you room.

Across the wholesale network, files in this lane stall on title and vesting far more often than on rent. A name that differs between the deed, the insurance, and the application can hold up an otherwise clean file. Line those up before you apply.

Short-term rental collateral usually gets tighter treatment on cash-out files. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

DSCR: the debt-service coverage ratio, meaning rent divided by the monthly obligation the lender tests.

Second lien: a loan recorded behind your first mortgage, which stays in place.

CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by value.

Seasoning: the waiting period a lender wants after you buy or refinance.

Vesting: the name the property is titled in, such as you or your LLC.

Form 1007: the appraiser’s market rent schedule for a single-family rental.

Draw period: on this program, a 5-year interest-only window on the drawn balance before repayment begins.

The Balanced Verdict

Pick the HELOC when the first mortgage is worth protecting, your equity room clears $50,000 at 70% CLTV, and you have a clear use for most of the money. Pick the cash-out when you need the biggest sum, the first mortgage is expendable, or the property sits outside the HELOC’s eligibility box.

Some owners will find both work. In that case, compare the whole picture: the first mortgage you keep or lose, the payment step-up after the draw period, the prepayment clock, and your coverage after the new debt. The FTC’s home equity guidance reminds borrowers that a line is secured by the property, so a missed payment puts the asset at risk.

Frequently Asked Questions

Can I use both a DSCR HELOC and a DSCR cash-out refinance on the same rental?

Sometimes, but in sequence. A cash-out refinance resets the 6-month seasoning clock the HELOC requires, counted note date to note date. If you refinance first, you wait before adding a line. If you add the line first, a later cash-out has to pay it off. Plan the order before you start.

Is a DSCR HELOC a real product or just a label?

Both. Some lenders use the label loosely for personally underwritten lines. The version in Lendmire’s network is a rent-qualified second or first lien with a 1.10x minimum coverage on a stress payment. Ask any lender what they actually underwrite, and request the coverage formula in writing.

Can my LLC hold a DSCR HELOC?

Yes, subject to lender program eligibility. The members sign as guarantors. Keep the vesting name consistent across title, insurance, and the application.

Does a DSCR HELOC need a tenant in place?

A lease in place is required on this program. Rent counts as the lesser of the appraiser’s market rent or the lease. A two-to-four-unit property can have at most one vacant unit.

Where is the DSCR HELOC available?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington. Cash-out availability depends on the lender and the state.
