The Quick Read: A bank statement line of credit on an Airbnb you own personally is a real product, and the best program for your situation depends on title, equity left after your first mortgage, credit profile, and how cleanly your platform payouts match your bank deposits.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
- The line runs from $25,000 up to $500,000 total, with a 5-year interest-only draw and a 25-year repayment.
- Title must sit in your name or an inter vivos revocable living trust. An LLC cannot hold title on this product.
- Bank statements prove your income. They do not raise the line, and neither does the Airbnb’s rent.
- If the property sits in an LLC, a DSCR cash-out refinance is the usual alternative, subject to lender program eligibility.
Every figure here is subject to lender guidelines and full file review. None of it is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Key Terms Defined
Bank statement HELOC: a home equity line of credit where your income is read from 12 to 24 months of deposits instead of tax returns.
CLTV (combined loan-to-value): all liens on the property, including the new line, divided by the property’s value.
Draw period: the stretch when you can borrow against the line, paying interest only on this investment structure.
Repayment period: the stretch after the draw ends, when the balance amortizes and you can no longer borrow.
Platform payout report: the statement Airbnb or a similar platform issues showing what it paid you, net of its fees, and when.
DSCR: debt service coverage ratio, the property’s rent divided by its monthly housing obligation. It reads the property, not you.
How Does a Bank Statement HELOC Work on an Airbnb You Own?
The line is secured by the Airbnb, but it is underwritten on you. The lender asks whether your documented deposits support the payment, whether your credit and debts fit, and whether the property has enough equity after your first mortgage.
“Bank statement” describes the paperwork. It does not describe a lighter review. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, debts, assets, title, and property type all still get reviewed.
The line sits in first or second lien position. If you have a first mortgage, it stays in place, and the new line sits behind it. Many investors choose this route because they do not want to refinance a first mortgage they like.
Two points trip up first-time applicants.
First, the property’s rent does not size the line. The statements prove you can carry it. Equity and the dollar cap set the amount.
Second, the Airbnb has to be classified as an investment. If you also stay in the home, the occupancy type changes, and so can the leverage tier. The file has to match how the property is actually used.
What Makes a Program the Best Fit for Your Airbnb?
The best program for your situation depends on six things. Test any program against them before you spend time on an application.
1. Title. Is the property in your name or a revocable trust? If it is in an LLC, this product is off the table.
2. Equity headroom. After your first mortgage, how much CLTV room is left under the ceiling?
3. Credit tier. Investment lines floor at 700. There is no tier below it.
4. Income proof. Do your personal or business deposits show the income on their own, with clean records?
5. Property type. Condotels, manufactured homes, log homes, co-ops, commercial, mixed-use, and agricultural zoning are not eligible.
6. Structure tolerance. Can you live with a floating line that follows a draw period with a repayment period?
Lendmire is a mortgage broker. It works with many of the nation’s largest wholesale HELOC lenders, so it matches your answers to the program whose overlays fit. One lender may be strict on deposit analysis. Another may be strict on property type. A broker sees both and routes the file accordingly.
What Are the Program Parameters on an Investment Line?
On investment property, the figures below are the network’s. Other sources may quote higher CLTV figures for equity lines. Those describe the broader market, not this network.
| Item | Investment-property line |
|---|---|
| Max CLTV | 70% |
| Minimum credit | 700 |
| Line size | $25,000 to $500,000 |
| Structure | 5-year draw, 25-year repayment |
| Pricing | Floats, never converts to fixed |
| Title | Individual or revocable trust |
| DTI | 50% maximum |
A few details sit behind the table.
Credit. A score of 720 and a score of 700 both reach 70% CLTV on an investment line. Credit above 700 buys eligibility, not extra leverage. Business bank accounts need a 680 for the deposit analysis, but investment already floors at 700, so the statements are never the binding constraint.
Structure. At least 75% of the line is drawn at closing. Pricing floats through the draw and repayment periods. Debt-to-income is qualified on the interest-only payment at the maximum draw.
Valuation. Because the line caps at $500,000, it falls in the automated-valuation lane. It commonly closes with no traditional appraisal. You can still request a full appraisal.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family events follow a 7-year path for a foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure, or short sale.
Limits. A borrower is limited to three lines in total. A borrower with more than 15 financed properties is not eligible.
Location. HELOC availability is limited to Lendmire’s 16 full-service states. That is narrower than its 41-market DSCR footprint, so confirm your state first.
How Are Airbnb Deposits Read on a Bank Statement File?
Airbnb income counts only to the extent your records support it. Underwriters want to see platform payouts reconcile to bank deposits, month by month.
The mechanics run in a set order.
1. The lender picks the statement set: personal, business, or both, over 12 or 24 months. 2. Eligible deposits are totaled. Transfers, loan proceeds, and other non-income items are removed. 3. Business deposits take an expense factor. Scotsman Guide describes a standard factor, with 50% as its example, and notes that a third-party P&L can be used instead. The factor is set by the program, so never assume one number applies. 4. The result is averaged across the months to give a qualifying income figure.
For an Airbnb file, add two more items. The lender asks for platform payout reports matched to your deposits. It also asks for insurance that shows short-term-rental coverage, not a standard landlord policy.
Here is what helps and what hurts.
| Helps | Hurts |
|---|---|
| Rental deposits in one dedicated account | Rental and personal money mixed together |
| Payout reports that match deposits | Deposits with no matching payout |
| Short-term-rental insurance on file | A landlord policy that excludes nightly stays |
| Transfers clearly labeled | Large unexplained deposits |
Seasonality. A thin off-season lowers the average. A 24-month window can smooth it. A 12-month window may land on a weaker stretch. Some underwriters also discount platform income further, and practice varies by lender. A broker helps here because lenders handle these cases differently.
Worked Example: Equity Headroom
Run it in percentages. Picture a host who owns an eligible single-family Airbnb in their own name, with a first mortgage at 45% of the property’s value.
The ceiling is 70% CLTV. That leaves 25% of value as room for the new line. If 25% of value is a large number, the $500,000 cap becomes the limit. A high-value property with a small first mortgage hits the dollar cap first.
Now flip it. A host whose first mortgage is at 65% of value has only 5% of value as room. If that falls below the $25,000 minimum line, there is no line to write. A large first mortgage runs out of CLTV room before it runs into the cap.
Strong rent and strong deposits change neither result. The statements prove the income. The equity math sets the size. The strongest files clear both tests.
Why Does the Rental-Use Clause Matter?
The line agreement can restrict renting the property. The CFPB’s HELOC booklet warns that renting your home to others may be prohibited under the terms of your line. It also says that if you sell the home, you are generally required to pay off the line in full right away. The booklet notes that a line can be reduced or frozen if the home’s value falls.
For an Airbnb, that means two things. Read the use clause before you sign. And plan for a sale: the line is repaid from proceeds, not carried to the buyer.
The CFPB’s overview of HELOCs describes the same shape you see here. It is an open-end line you can borrow against repeatedly during a draw period. After that, a repayment period begins and you can no longer borrow.
Where Does the General Rule Break?
Several edge cases catch investors who assume the product works like a standard line.
- LLC title. Many Airbnb investors hold property in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
- Condotels. Condotels are not eligible. Condominiums, including non-warrantable ones, are.
- Unit count. Single-family, 2-4 units, PUD, and townhome properties are eligible.
- Personal use. An Airbnb you also stay in may read as a second home. The leverage tier changes with occupancy, so the file has to state the actual use.
- A new listing. The line does not run on hosting history. A newly listed Airbnb is not penalized for that, but the deposit trail still needs to exist.
- Floating payments. The line’s pricing floats and never converts to fixed. Payment shock is a real risk. A line is meant to be drawn and repaid, not held as permanent debt.
Bank Statement HELOC or DSCR Cash-Out?
DSCR cash-out reads the property. The HELOC reads you. That one difference drives most of the decision.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| Income read | Your deposits | Property rent |
| Product | Floating line | Term loan |
| First mortgage | Stays in place | Replaced |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Investment leverage | 70% CLTV | 70% STR, 75% standard rental |
DSCR cash-out reaches up to 70% LTV on short-term-rental collateral and up to 75% on standard rentals. The short-term-rental path expects a score of 640 or better and about 12 months of hosting history. Coverage of 1.00 is where select programs start on a refinance, and stronger coverage opens better leverage. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
DSCR loans compare rent to the full monthly obligation only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Read more in Lendmire’s complete DSCR loans guide.
The choice usually falls out of the file:
- Keep a first mortgage you like: the HELOC fits.
- Property in an LLC: DSCR cash-out fits.
- Tax returns understate your cash flow and the property is in your name: the HELOC fits.
- Deposits are messy but the rent is strong: DSCR may fit better.
Why Do Airbnb Files Get Declined?
The same problems come up again and again.
- Rental and personal money mixed in one account, so deposits cannot be tied to payouts.
- Payout reports that do not match what landed in the bank.
- Title in an LLC.
- A score under 700 on an investment line.
- A first mortgage that leaves no CLTV room, or room below the $25,000 minimum.
- A condotel or other ineligible property type.
- Insurance that does not show short-term-rental coverage.
- A debt-to-income ratio above 50%.
Most of these can be fixed before the file goes in. Separate the accounts, pull the payout reports, confirm the vesting, and get the insurance updated. Assets can also support income on some files.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What Does the Application Path Look Like?
1. Confirm title. The property must be in your name or a revocable trust.
2. Confirm occupancy. The file must show the Airbnb as an investment.
3. Check equity headroom. Add the first mortgage and the new line, then compare the total to 70% of value.
4. Pick the statement set. Choose personal, business, or both, over 12 or 24 months.
5. Gather the Airbnb paperwork. You need platform payout reports, matching deposits, and insurance showing short-term-rental coverage.
6. Review credit and debts. Check for a 700 score, a 50% DTI ceiling, and any derogatory seasoning.
7. Submit the file to a broker. The broker matches it to the wholesale program whose overlays fit.
Frequently Asked Questions
Can an LLC-owned Airbnb qualify for a bank statement HELOC?
Not on this product. Title must be held by you personally or by an inter vivos revocable living trust. An LLC-owned property needs a vesting change before it can be considered. The more common route is a DSCR cash-out refinance, subject to lender program eligibility.
Does Airbnb income raise the size of my line?
No. The property’s rent does not size the line. Your equity and the $500,000 cap do. Platform income matters only as part of the deposit history that proves your own income.
How is seasonal income treated?
Deposits are averaged over the statement window, so a thin off-season pulls the average down. A longer window can smooth it, while a shorter window can catch a weak stretch.
Is a bank statement HELOC the same as a no-documentation loan?
No. It swaps tax returns for deposit records. Credit, debts, assets, title, and property type are all still reviewed.
Should I choose a bank statement HELOC or a DSCR cash-out?
It depends on title and what you want to keep. If the property is in your name and you want to keep your first mortgage, the HELOC fits. If the property is in an LLC, or the rent is strong but your deposits are messy, DSCR cash-out usually fits better.
