Best Bank Statement HELOC Program to Fund Rehab in Stages

Best Bank Statement HELOC Program to Fund Rehab in Stages

The Quick Read: The best program for staged rehab funding depends on the property, the vesting, and how much of the line must be drawn at closing, because the bank statement part only decides how income is proven. A bank statement HELOC qualifies the borrower on documented deposits under the applicable program, subject to lender guidelines, and the draw behavior comes from the line itself. Lendmire is a mortgage broker that matches the scenario to a wholesale program; it is not a lender.

  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit profile and a $500,000 maximum line.
  • At least 75% of the line is drawn at closing, so “in stages” is narrower than most investors expect.
  • Pricing floats during the draw and repayment periods and never converts to fixed.
  • LLC-held rentals are not eligible to hold title on these lines.
  • Rent does not size the line. Deposits and debts do.

What Is a Bank Statement HELOC, Really?

A bank statement HELOC is a revolving home equity line where income is proven through deposits rather than tax returns. The line sits on a property’s equity, usually behind an existing mortgage, though it can sit in first position on a free-and-clear property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Across our wholesale network, the documentation method is the smaller half of the story. Underwriters review 12 to 24 months of personal or business statements, remove transfers and loan proceeds, and apply an expense factor to business deposits. Alternative documentation is not no documentation. The borrower still faces credit, equity, debt-to-income, and property review.

The CFPB explains that a HELOC lets you borrow up to a limit at any time during the draw period, and that these lines usually carry a variable rate. That structure, not the statements, is what makes the product behave like staged funding.

How Does Underwriting Treat a Staged-Rehab Line, Step by Step?

Underwriting follows a sequence, and each step can cap the line before the next one matters.

1. Collateral. The line attaches to a property’s equity. That can be the rehab property or another property the investor owns. Occupancy then sets the ceiling.

2. Income by deposits. The file shows 12 to 24 months of statements. The underwriter scrubs non-income items and applies an expense factor to business deposits.

3. Combined leverage. CLTV counts every lien, including the new line, against value. A small first mortgage hits the line cap first. A large first mortgage runs out of CLTV room first.

4. Debt-to-income. The maximum is 50%, and 45% for credit profiles from 600 to 679. The file is qualified on the interest-only payment calculated on the maximum draw.

5. Valuation. Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required above $500,000, and a borrower may request one at any size.

6. Draws. Interest accrues only on the balance drawn. After closing, later draws carry a $1,000 minimum on the longer-runway structure described below.

Step five matters for rehab. An automated valuation will not reflect value you have not yet created. Improvements may support a higher appraised value, depending on comps and underwriter review, but only a full appraisal can count them.

How Much Can You Actually Hold Back for Later Stages?

Less than most rehab budgets assume. At least 75% of the line is drawn at closing on both wholesale structures. Only the remainder is available for later draws.

That is the central tradeoff. A true rehab holdback releases money against completed work. A HELOC does the opposite: most of the line is funded up front, interest begins on that balance, and the borrower, not an inspector, controls the rest. The investor who wants to pay interest only on money already spent will find the closing draw cuts against that goal.

So the staged benefit is real but modest. It fits an investor who already needs most of the funds early, such as a gut-level first phase, and wants a smaller reserve for later phases or overruns. It fits poorly when the scope is large and back-loaded.

BiggerPockets describes the investor appeal in BRRRR terms: borrow as needed for purchase and rehab, repay after renting and refinancing, then repeat. That loop still works on a bank statement line. The closing-draw rule just changes how much of it is “as needed.”

What Structures Exist?

Two wholesale structures exist, and each figure belongs only to its own program.

Factor Longer-runway program Higher-leverage program
Draw period 5 years interest-only 3 or 5 years interest-only
Repayment 25 years amortizing 17 or 25 years amortizing
Subsequent draw minimum $1,000 (Texas $4,000) Not stated

Investment lines run the 5-year draw and 25-year repayment structure only. Tennessee shortens the terms on primary residences and second homes.

What Are the Limits by Occupancy?

The ceiling depends on occupancy, so a single number is misleading. For rehab on a rental, the investment-property row is the one that applies.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% (720+ only) 640 $500,000
Primary residence 90% (720+ only) 600 $750,000

On an investment property, 70% CLTV is the top, with no tier above it. The 90% figure exists only for a primary residence or second home at a 720-or-better profile. A borrower pulling equity from their own home to fund a rental rehab faces the primary-residence table, which is why some investors fund the project from the home instead of the rental.

One wrinkle: a line above $500,000 is primary-residence only, requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.

Market surveys of investor forums report lenders offering around 60-65% LTV on investment-property lines, per a BiggerPockets discussion of investment-property HELOCs. That is a market-wide figure. The network ceiling on an investment property is 70% CLTV. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Where Does the General Rule Break?

Several edge cases decide whether a line works at all.

  • LLC vesting. Title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
  • Rent does not size the line. The line tests deposits and debts. A DSCR product tests the property’s rent against its payment. An investor with thin deposits but a strong rental may be better served by a cash-out refinance on the DSCR side. Our complete DSCR loans guide covers how that coverage test works.
  • Payment shock. Interest-only payments during the draw become fully amortizing in repayment. Experian notes that repayment payments are much higher than draw-period payments.
  • Rehab runs long. If the project overruns and the exit slips, the 25-year amortizing clock starts regardless. Plan the exit before the draw period ends.
  • Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
  • Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Listed properties. A property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
  • Availability. These lines are brokered only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens including the new line divided by property value.

Draw period: The window when you can borrow against the line, paying interest only.

Repayment period: The stretch after the draw ends, when principal and interest are due and no new borrowing is allowed.

Expense factor: The percentage an underwriter deducts from business deposits to estimate usable income.

Vesting: How title to the property is held, such as an individual or a revocable trust.

Closing draw: The portion of the line, at least 75% here, funded when the loan closes.

What Does “Best” Mean for a Rehab Investor?

The best program for your situation is the one whose structure fits your scope of work. No brand wins on its own. Compare these in order:

1. Lien position and first-mortgage size. This sets how much CLTV room remains.

2. Occupancy. Rental collateral caps at 70% CLTV; a primary home can reach higher tiers.

3. Vesting. An LLC-held rental takes this product off the table.

4. Closing draw. A large required draw changes your interest carry.

5. Repayment runway. A 25-year amortization lowers repayment stress compared with 17 years.

6. Valuation type. Automated valuation will not count rehab value.

Because Lendmire brokers through select wholesale partners, it can match these factors to a program rather than forcing one fit. Everything remains subject to lender guidelines and full file review.

When Should You Pick a Different Tool?

Choose a bank statement HELOC if you are self-employed with strong deposits, hold title personally or in a revocable trust, and need most of the funds early. Choose a DSCR cash-out refinance if the rental’s income is the stronger story, if the property sits in an LLC, or if you want a fixed term. A closed-end second gives a lump sum with no future draws, the opposite of staged funding. Short-term bridge or rehab loans release funds against completed work, which a HELOC does not.

Investor risk deserves a plain statement too. A downturn can leave both the rental and the collateral property underwater, a warning raised in a BiggerPockets thread on using a HELOC for rentals. Variable pricing and the end of the draw period are the two risks to stress-test before committing.

Tax treatment varies depending on how funds are used and how the property is held; consult a qualified tax professional.

Frequently Asked Questions

Can I draw rehab money in true stages?

Partly. At least 75% of the line is funded at closing, and only the remainder is available afterward. Later draws on the longer-runway structure carry a $1,000 minimum. Interest accrues on what is drawn.

Can an LLC-owned rental qualify?

No. LLCs cannot hold title on these lines. The usual paths are a vesting change into your name or a revocable trust, or a DSCR cash-out refinance, subject to program terms.

How many bank statements are needed?

Most files review 12 to 24 months of deposits. Business statements take an expense factor, and transfers and loan proceeds are removed before income is calculated.

Will the appraisal count my renovation?

Not automatically. Lines at or below $500,000 ordinarily use an automated valuation that will not reflect unfinished work. A full appraisal may be requested by the borrower, and improvements may support a higher value depending on comps and underwriter review.

Does the line ever convert to a fixed payment?

No. Pricing floats through both the draw and repayment periods on this network, though some retail products differ, as the CFPB notes.
