Best Investment Property HELOC Program With 30% Equity in the Property

Best Investment Property HELOC Program With 30% Equity in the Property

The Quick Read: The program that fits depends on how much of that equity your first mortgage already uses. On our wholesale network, an investment-property equity line stops at 70% combined loan-to-value (CLTV), which is exactly 30% equity. A rental with a first mortgage near 70% of value has nothing left to borrow.

  • An investment line on our network caps at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • Room to borrow equals 70% of value minus your first mortgage, not 30% of value.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • If the first mortgage uses most of your equity, a DSCR cash-out refinance is usually the better tool.

All figures are subject to lender guidelines and full file review. Nothing here is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does 30% Equity Actually Mean for a HELOC?

Thirty percent equity is the same thing as a 70% combined loan-to-value ceiling. Combined loan-to-value is your first mortgage plus the new line, divided by the property’s value. Equity is what remains after all the debt.

Most people trip on the timing. “I have 30% equity” describes today. The lender tests tomorrow: your first mortgage plus the new line must still fit under 70% of value.

So 30% equity gives you room only if your existing mortgage sits well below 70%. Own the rental free and clear, and the room is large. Owe 70% already, and the room is zero.

For context, market-wide surveys vary. NerdWallet lists at least 20% equity as the market minimum for an investment-property line. On our network, the investment-property ceiling is 70% CLTV, so you need 30% equity left after the line, not before it.

How Much Room Does 30% Equity Leave?

Subtract your first-mortgage balance from the maximum combined loan-to-value limit applied to the property’s value. That remainder is your maximum line. Here is the same math in percent of value, so it works for any price.

First mortgage Room under 70% cap What it means
None (paid off) 70% of value Capped at the $500,000 maximum line
40% of value 30% of value Healthy room for most uses
60% of value 10% of value Thin; may fall near the $25,000 minimum line
70% of value None HELOC route closes; consider a refinance

Two things stand out. First, a high-value, low-balance rental hits the $500,000 line ceiling before it hits the 70% cap. Second, the line minimum is $25,000, so a sliver of room on a modest property can be too small to write at all.

Also note that at least 75% of the line is drawn at closing. This is not a pure “open it and wait” product. Plan to use most of the money on day one, and treat the remainder as a reserve you can tap later.

How Do Lenders Underwrite an Investment HELOC, Step by Step?

Lenders in our network underwrite this line on you, not on the rent. The property matters for value and eligibility. Your credit and debt load decide the rest. Here is the order they work in.

1. Eligibility screen. Property type, title, and ownership come first. Many declines happen here, before any number is run, because the product isn’t on a bank’s menu.

2. Credit. The floor is 700. Scores of 720 and 700 reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage. A single-bureau score keyed to the primary wage earner is used, and the report can be no more than 90 days old at closing.

3. Value. Because an investment line tops out at $500,000, it falls into the automated-valuation lane. Many files close with no traditional appraisal. You may request a full appraisal anyway.

4. Debt-to-income (DTI). The ceiling is 50%. The lender tests it on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. That is a stricter test than many borrowers expect.

5. Combined leverage. Value times 70%, minus every existing lien, sets the line.

6. Documents. Expect ID, a credit authorization, your first-mortgage statement, hazard insurance, proof of title vesting, and a lease or rent history.

Lendmire is a broker, not the lender. It shops select wholesale HELOC lenders and matches your file to the program that fits, but those lenders make the approval decision.

How Does the Line Work After Closing?

The investment line runs a 5-year interest-only draw period, then a 25-year fully amortizing repayment period. During the draw, you can generally borrow up to your limit. The CFPB explains that repayment begins after the draw period ends and requires the full balance to be paid down on a schedule.

Pricing on this product floats through both phases and never converts to a fixed figure. That matches what the CFPB’s HELOC booklet says about the product class: variable pricing is typical. The practical point is simple. Stress-test your budget at the full line amount, not just the part you draw.

After closing, each additional draw must be at least $1,000. The line can sit in first or second lien position. On a rental that carries a mortgage you want to keep, it will be a second lien.

Where Does the General Rule Break?

The 30%-equity rule is clean on paper. These edge cases bend it.

LLC title. An LLC, corporation, partnership, or land trust cannot hold title on this line. Title must be you personally or a revocable living trust. This is the sharpest difference from a DSCR loan. If your rental is already deeded to an LLC, you need a vesting change or a DSCR cash-out refinance instead.

Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable ones) can be eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Recent credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment line, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Portfolio size. A borrower can hold at most three of these lines. Owning more than 15 financed properties makes you ineligible.

Listed properties. In some states, a property listed for sale, or listed within the past 60 days, is ineligible.

Where it’s offered. This HELOC platform is available in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Bank-style declines. The NerdWallet explainer says not all lenders offer a line on investment property, qualification is strict, and the lender pool is smaller than for a primary home. One investor on BiggerPockets called about a dozen local banks and found only one that offered it. A decline from a single bank often says more about that bank’s menu than about your file.

Which Program Fits Your Situation?

The best program for your situation depends on your first mortgage, your title, and how much cash you need. Three paths cover most files.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Your credit and DTI Rent covering the payment
Leverage 70% CLTV total Around 75% LTV, standard rentals
Your first mortgage Stays in place Replaced
Title You or revocable trust LLC possible, per program
Best fit Modest cash need Larger need or thin equity

A DSCR cash-out refinance tops out around 75% LTV on standard rentals. For short-term-rental collateral the ceiling is 70%. About 6 months of seasoning is the common expectation. Credit floors vary: 620 exists in parts of the network, and most programs want around 660.

Coverage is a separate question. DSCR compares rent to the full payment (principal, interest, taxes, insurance, and any association dues). One point zero is where many select programs start, and stronger ratios open better terms. A separate select-lender path accepts coverage below 1.00, with leverage and terms adjusted.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation. Our complete DSCR loans guide walks through the full picture.

A refinance replaces the first mortgage. That is the cost. If your current mortgage is a good one, you may not want to give it up. The line leaves it alone.

What If 30% Equity Isn’t Enough?

When your first mortgage already sits near 70%, the line route is closed. Do not keep pulling credit applications at different banks. Three moves are sensible.

  • Wait and build equity. Paydown and appreciation widen the gap under 70%.
  • Refinance with cash-out. A DSCR cash-out replaces the first mortgage, may allow LLC title, and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Check a different asset. Some investors have more room on another property. Lendmire’s piece Best Investment Property HELOC Program With Only 15 Percent Equity in the Home covers adjacent cases.

One more caution applies if you consider borrowing against your own residence instead. That puts the home behind the deal. The CFPB warns that if you fall behind or can’t repay on schedule, you could lose your home. Some home-line contracts also restrict renting the home out, which matters if you plan to convert it to a rental later.

A Practical Scenario

Say you own a duplex bought years ago. The first mortgage is about 45% of value, so you have more than 30% equity on paper. Your score is 735 and your DTI is comfortable. Title is in your name.

The cap leaves room of about 25% of value, and the line is drawn mostly at closing. Your next question is whether that 25% covers the project you have in mind. If it does, the line leaves your existing mortgage untouched.

Now flip it. The same duplex sits in an LLC. The line is off the table until you change vesting. Alternatively, a DSCR cash-out becomes the logical route, provided the rent coverage and seasoning work.

That is why the better first question is your title and your first-mortgage balance, not which lender to call.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and pay only interest.

Repayment period: The stretch after the draw ends, when you pay down principal and interest.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

DSCR (debt service coverage ratio): A property’s rent divided by its full monthly payment.

Vesting: The legal name that holds title, such as you personally, a trust, or an LLC.

Automated valuation: A computer-generated estimate of a property’s value, used in place of a full appraisal.

Frequently Asked Questions

Can I get an investment property HELOC with exactly 30% equity?

Only if your first mortgage is well under 70% of value. The line plus first mortgage must fit within 70% CLTV on our network. At exactly 30% equity with the mortgage at 70%, there is no room. Subject to lender guidelines and file review.

Does a higher credit score raise the amount I can borrow?

Not on an investment line. A 720 score and a 700 score both reach 70% CLTV, and 700 is a hard floor with no tier below it. A stronger score helps eligibility, not the cap. The maximum line stays $500,000.

Can my LLC-owned rental qualify?

No, not for this line. The program requires you or a revocable living trust to hold title. An LLC-owned rental needs a vesting change or a DSCR cash-out refinance, subject to program terms.

Do I need an appraisal?

Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane. A higher CLTV can trigger a secondary valuation, and you may request a full appraisal in any case.

Is the interest on the line tax-deductible?

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.
