Best Investment Property HELOC Program on a 2-4 Unit Rental You Already Own

Best Investment Property HELOC Program on a 2-4 Unit Rental You Already Own

The Quick Read: The best program depends on how the property is titled, how much equity sits behind the first mortgage, and whether the borrower or the property carries the file. On an investment property, select wholesale lenders in Lendmire’s network cap a line at 70% CLTV and $500,000, with a 700 minimum credit score. Title must sit with an individual or a revocable trust.

  • Ceiling: 70% CLTV on an investment property, up to $500,000, subject to lender guidelines.
  • Credit: 700 is a hard floor. A 720 score buys no extra leverage on an investment line.
  • Title: An individual or an inter vivos revocable trust only. An LLC cannot hold title.
  • Structure: A 5-year interest-only draw followed by a 25-year repayment, with pricing that floats throughout.
  • Property: A 2-4 unit that is fully rented is reviewed as an investment property.

A home equity line on a duplex, triplex, or fourplex you already own is a real product. It is also a narrow one. Lendmire (NMLS# 2371349) is a mortgage broker, not a lender, and it arranges DSCR investor loans across 40 states plus Washington, D.C. (41 markets total). It places these equity lines with select wholesale lenders and matches the scenario to the program. This article walks through the mechanics, the edge cases, and where a different product fits better.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC on a 2-4 Unit?

It is a revolving line of credit secured by a rental you already own. You draw against it, repay it, and draw again during the draw period. NerdWallet says the line is possible on a rental but usually means fewer lenders and a smaller amount than a primary home would get, because lenders see more default risk.

The CFPB describes the general shape of any HELOC. It is an open-end line with a draw period, then a repayment period. Payments often rise sharply when repayment starts, and pricing is usually variable.

On the network Lendmire works with, the investment version is a standalone line. It can sit in first or second lien position. Second lien means it sits behind your existing mortgage. First lien means the rental is paid off.

Key Terms Defined

CLTV: Combined loan-to-value. Every lien on the property, added together, divided by its value.

Lien position: Where a loan ranks for repayment. First lien is paid first. Second lien is paid after the first.

Draw period: The stretch when you can borrow from the line and pay interest only.

Repayment period: The stretch after the draw ends, when the balance fully amortizes.

DSCR: Debt service coverage ratio. Monthly rent divided by the full monthly housing obligation (principal, interest, taxes, insurance).

Seasoning: How long you have owned the property before a lender will lend against it.

How Does Underwriting Actually Treat a 2-4 Unit Line?

Underwriting runs in a fixed order. Occupancy comes first, then title, then credit, then equity, then valuation. A file that fails an early step never reaches the later ones.

1. Occupancy class. If you live in one unit, the file is usually reviewed as a primary residence, with different limits. If every unit is rented, it is an investment property. This is the first branch, and it changes the ceiling.

2. Title and vesting. The property must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan.

3. Credit. The minimum on an investment line is 700. The score comes from a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available.

4. Debt-to-income. The ceiling is 50%, and the line is qualified on the interest-only payment at the maximum draw. Investment files already clear a 700 score, so the higher-DTI tiers tied to lower scores rarely matter here.

5. Equity. Available line equals the CLTV cap times value, minus your first mortgage balance. At 70% CLTV, a rental with a large mortgage leaves little room.

6. Valuation. An investment line tops out at $500,000. Full appraisals begin only above that amount. So an investment line normally runs on an automated valuation, with no traditional appraisal. A borrower can still request a full appraisal.

7. Seasoning and listing history. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Put plainly, this is a borrower-qualified product. The file leans on your credit, your debt load, and your equity. It does not lean on the rent.

Where Does the Best Program Fit by Situation?

The best program for your situation follows from title, equity, and what you are trying to do with the money. The table below compares the two routes at a structural level.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Borrower credit, DTI, equity Property rent vs. payment
First mortgage Stays in place Replaced
LLC title Not allowed Often allowed, per program terms
Ceiling 70% CLTV, $500,000 Around 75% LTV on cash-out
Structure Revolving, floating Closed-end term loan
Credit floor 700 Often around 660; 620 in parts of the network

The decision usually breaks down like this.

  • You have a low-cost first mortgage you want to keep. The line is the natural fit. It leaves the first lien untouched.
  • The rental is paid off. The line can sit in first position. Equity is wide, so the $500,000 cap becomes the limit.
  • The rental is in an LLC. The line is off the table until title moves to you or a revocable trust. Otherwise a DSCR cash-out refinance is the route.
  • Your credit sits below 700. An investment line is not available. Other products or a different documentation path apply.
  • You want a large amount. A line above $500,000 is primary-residence only. An investment line cannot reach it.

The complete DSCR loans guide explains how the rent-qualified route works in more depth.

How Is the Line Sized?

Take the CLTV cap, multiply by value, and subtract what you owe on the first mortgage. That is the ceiling before the $500,000 cap and the $25,000 minimum line.

Consider a fourplex valued near $800,000 with a first mortgage at roughly 40% of value. At a 70% CLTV cap, the remaining room is about 30% of value. The line stays well inside the $500,000 limit. Now consider a duplex at the same value with a first mortgage at roughly 68% of value. Only about 2% of value remains, which falls short of the $25,000 minimum. Same product, very different result.

Two more rules affect sizing. At least 75% of the line is drawn at closing, and interest accrues on it from the first day. After closing, the minimum subsequent draw is $1,000, with Texas at $4,000. Borrowers should size the line to what they will actually deploy.

What Does the Payment Structure Look Like?

An investment line runs a 5-year interest-only draw and then a 25-year fully amortizing repayment. Pricing floats across both periods and never converts to fixed. The 3-year draw option exists only on primary residences and second homes.

The risk is the same one the CFPB describes: the payment jump when repayment begins. Stress-test the rental’s cash flow against the repayment-period payment, not just the interest-only payment. Also add the first mortgage payment on top. Stacked liens eat cash flow fast. That is a cash-flow test, and it is separate from any DSCR calculation.

Where Does the General Rule Break?

Several edge cases turn a clean file into a declined one. Check these before applying.

LLC-held rentals. Title must change, or the borrower should use a DSCR cash-out refinance. A vesting change has its own costs, so run that math first.

Owner-occupied units. Living in one unit moves the file to a primary-residence product. That has different credit tiers and different ceilings. A primary residence can reach 90% CLTV, but only at a 720 or better credit profile. That figure does not apply to an investment property, and an investment line never goes above 70%.

Vacancy. A 2-4 unit with a vacant unit can weaken the file, depending on the program. Leasing the unit before valuation is the clean fix.

Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Barndominiums fall outside the network’s investor programs too.

Exposure limits. A borrower can hold three lines. Combined exposure caps at $2,000,000 on one wholesale program and $750,000 on the other. A borrower with more than 15 financed properties is not eligible.

Availability. Lendmire places these lines in its 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR investor footprint.

State rules. New Mexico and Ohio apply a CLTV cap that depends on the credit profile. Tennessee shortens the draw and repayment terms on primary-residence structures. Texas has its own homestead rules, but those bind primary residences, not investment properties.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Existing DSCR first mortgage. Whether a second lien is allowed depends on the note. Check it before you apply.

What Do Wholesale Lenders Look For on These Files?

The lenders that write these lines differ in their overlays, so a broker shopping several of them matters more here than on a typical loan. A bank’s no is often a product-menu decision, not a judgment on your equity. A broker can reach lenders a single bank branch cannot.

What reviewers care about most:

  • Clean vesting in an individual or revocable trust name
  • A credit report under 90 days old at closing
  • Enough equity after the first lien at the 70% cap
  • Current leases for every occupied unit
  • A mortgage statement, tax and insurance records, and ID
  • A valuation that supports the figure you expect

The best program for your situation is the one whose overlays match your title, credit, equity, and use of funds. No single program fits everyone.

Is the Interest Tax-Deductible?

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. For general background, IRS Publication 527 covers rental property expenses.

What Mistakes Sink These Files?

  • Assuming 720 beats 700. On an investment line, both reach 70% CLTV. Credit above 700 does not add leverage.
  • Ignoring the draw. At least 75% funds at closing. Borrowers who wanted a dormant line should size it down.
  • Skipping the title check. An LLC deed ends the file before it starts.
  • Treating rent as the test. This product is reviewed around the borrower. Strong rent does not rescue weak credit or high DTI.
  • Forgetting payment shock. The repayment period is where cash flow gets tested.

Compare this with a DSCR file. A rent-qualified loan can clear 1.00 coverage and still leave thin cash flow, since coverage counts only rent against the payment. Repairs, vacancy, management, and capex sit outside it. A line has the opposite risk: the rent may be fine while the borrower’s file is the problem.

Frequently Asked Questions

Can I get an investment HELOC on a duplex I rent out?

Yes, on a fully rented 2-4 unit, subject to lender guidelines. The ceiling is 70% CLTV, up to $500,000, with a 700 minimum credit score.

Can my LLC hold title?

No. Title must sit with you personally or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

What if one unit is vacant?

A vacant unit can hurt the file and varies by program. Leasing it before valuation usually helps. If you live in one unit, the file is reviewed as a primary residence instead.

Does a higher credit score raise my limit?

Not on an investment line. A 700 and a 720 reach the same 70% CLTV. The score works as a floor, not a lever.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, and full appraisals begin above that, so an automated valuation is the normal lane. You may still request a full appraisal.
