Best HELOC Program With Interest-Only Payments During the Draw Period

Best HELOC Program With Interest-Only Payments During the Draw Period

The Quick Read: The best program depends on your property, credit profile, and how long you need the line. Across the wholesale network Lendmire works with, the draw period is interest-only by design, then the line converts to a fully amortizing repayment. The right fit comes from matching the draw length, leverage ceiling, and title requirements to your situation.

  • Investment-property lines run a 5-year interest-only draw followed by a 25-year repayment, with a 70% CLTV ceiling.
  • Primary-residence and second-home lines can run a 3-year or 5-year draw, and higher ceilings need strong credit.
  • The line is variable-rate and never converts to fixed, so the interest-only payment can move.
  • You qualify on your personal credit and debt-to-income ratio, not on the rent the property earns.
  • At least 75% of the line is drawn at closing, so it is not a free standby reserve.

Key Terms Defined

HELOC: A home equity line of credit, a revolving line secured by the equity in a property.

Draw period: The stretch when you can borrow from the line and pay interest only on what you have drawn.

Repayment period: The stretch after the draw ends, when borrowing stops and the balance pays down with principal and interest.

CLTV: Combined loan-to-value, meaning all loans on the property added together and divided by its value.

DTI: Debt-to-income ratio, which compares your monthly debt obligations to your income.

Payment shock: The jump in the required payment when the line moves from interest-only to fully amortizing.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does Interest-Only During the Draw Period Actually Mean?

During the draw, you owe interest only on the balance you have pulled out. Opendoor describes the payment as the drawn balance multiplied by the annual rate, divided by twelve. Pull out less, and the payment shrinks. Pay the balance down, and the line becomes available again because it revolves.

The principal does not shrink on its own during this stretch. If you pay only the interest, the balance stays flat. That is the tradeoff: a lower carrying cost now, and the same debt waiting later. Landlord Studio lists lower payments, reusable credit, and portfolio growth as the investor appeal.

Extra principal is allowed in our network but optional during the draw. Many borrowers use that flexibility to pay the line down between projects.

Is Every HELOC Interest-Only?

No. Interest-only is a common feature, not a universal one. Some products require a slice of principal during the draw, so confirm it in the terms rather than assuming.

There are three shapes you will run into:

1. Interest-only during the draw, then amortizing. This is the common form and the one the network programs use.

2. Interest-only for the whole term with a balloon. The full balance comes due at the end.

3. Principal required from day one. The payment is higher, but the balance moves down immediately.

If your plan is to deploy capital, then pay it back or refinance before repayment starts, the first shape fits best. If you want the balance to disappear without a separate exit plan, the third does that job better.

How Long Is a Typical Draw Period, and What Does the Network Offer?

Market-wide, Finder reports a draw of roughly 5 to 10 years followed by a 10- to 20-year repayment. Opendoor describes a 10-year draw and a 20-year repayment as a typical consumer structure. Those are market-wide figures, not the network’s terms.

The network is narrower, and it differs by occupancy. On an investment property, the line runs a 5-year interest-only draw and a 25-year fully amortizing repayment, subject to lender guidelines. On a primary residence or second home, two structures exist: a 3-year draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. Tennessee shortens those terms, to 3 years and 12 years on the first structure and 5 years and 10 years on the second.

For investment lines, that means one structure only. The repayment runs longer than the market-wide figures above, which softens the jump when the draw ends.

What Leverage and Credit Does Each Occupancy Allow?

The ceiling depends entirely on what the property is used for. Figures below are maximum combined loan-to-value, subject to lender guidelines and full file review.

Occupancy Max CLTV Credit needed Max line
Investment property 70% 700+ $500,000
Second home 90% 720+ $500,000
Primary residence 90% 720+ $500,000
Primary residence (larger line) 75% 700+ (720 on the longer-runway program) $750,000

The 90% figure exists only at a 720-or-better credit profile, and only on primary residences and second homes. An investment line tops out at 70% CLTV, no matter how strong the file is. Lower credit tiers step the ceiling down on primary and second-home lines. A primary residence can go as low as a 600 score at a 60% ceiling, and second homes floor at a 640 score.

Lines above $500,000 are primary-residence only. They need a credit profile of 700 or better (720 on the 5-year draw structure), cap at 75% CLTV, and require a full appraisal. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may call for a second valuation.

How Does Underwriting Treat an Interest-Only HELOC?

Here is the process step by step.

1. You qualify on you, not the rent. A HELOC is reviewed on personal credit and debt-to-income. It does not test whether the property’s rent covers the payment. That test belongs to the DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers that product in depth.

2. The payment is tested on the full line. DTI is qualified on the interest-only payment calculated on the maximum draw, not just what you plan to pull. The cap is 50%, dropping to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.

3. The line is sized from equity. The lender takes the property value, applies the CLTV ceiling for your occupancy and credit tier, and subtracts existing liens. The result is capped at the program’s line limit.

4. Credit is pulled once and held. The model keys off the primary wage earner’s single-bureau score. The report must be no more than 90 days old at closing, and rescores are not offered.

5. At least 75% is drawn at closing. That is how the network structures these lines. Interest starts on a large share of the line right away. It is not an unused reserve you can leave at zero.

6. After closing, you draw as needed. Subsequent draws carry a $1,000 minimum on the 5-year draw structure, with Texas at $4,000.

7. The draw ends and amortization starts. New draws stop. The balance converts to principal and interest over the repayment term.

Which HELOC Program Is Best for Interest-Only Draw Payments?

There is no single winner. The best program for your situation comes down to a handful of checks, and a broker that shops several wholesale lenders can match them to your file.

Check Why it matters What to confirm
Draw length Sets your window to deploy and exit 3-year or 5-year structure
Repayment term Shapes payment shock 17, 25, or 10 years by state
Required opening draw Affects day-one interest The 75% closing draw
Rate behavior Moves your payment Variable, never fixed
Title and vesting Can block the deal Individual or revocable trust
Property type Decides eligibility Not manufactured, log, or condotel

Two of those checks catch borrowers more often than the rest. The first is the opening draw. People assume a HELOC sits idle until needed, but the network programs fund most of it at closing. The second is vesting, which gets its own section below.

Where the General Rule Breaks

Title held in an LLC. Most investors keep rentals in an LLC. A HELOC in this network cannot be held by an LLC, corporation, partnership, or irrevocable, blind, or land trust. Title must sit with you personally or in a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Modular factory-built homes are eligible on the 5-year draw structure only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program: one seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines the history regardless of age. Investment files follow the 7-and-4-year path.

Portfolio size. You are limited to three lines, and an owner with more than 15 financed properties is not eligible. Combined exposure caps at $2,000,000 on one program and $750,000 on the other.

Listings and state rules. A property listed for sale, or within the past 60 days, is ineligible in several states. Texas primary residences carry waiting-period and lien rules that do not apply to Texas second homes or investment properties. Availability overall is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Interest-only is not guaranteed in the wider market. As noted above, some products outside this network require principal during the draw. Read the contract language.

HELOC or DSCR Cash-Out: Which Fits the Investor?

The two products answer different questions. The HELOC asks whether you can carry the debt personally. The DSCR cash-out asks whether the rent covers the property’s payment. A DSCR cash-out is a standalone term loan, so it does not give you a revolving, interest-only draw.

Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance With Interest-Only Payments During the Draw Period walks through that tradeoff in detail.

Roughly speaking, the HELOC suits short-window capital needs where you plan to repay or refinance before amortization. The cash-out suits holders who want a long, stable structure and whose property rent clears the coverage test. A HELOC also adds to your personal obligations, which can matter when you apply for later loans. Confirm that with a loan officer for your own file.

What Does the Transition to Repayment Look Like?

Payment shock is real, but its size depends on the rate, the repayment term, and how much you drew. A longer repayment term spreads principal over more years, which is why the 25-year structure on investment lines is gentler than the 10- to 20-year terms common in the wider market.

Because the line is variable-rate, your interest-only payment can also move before repayment starts. Landlord Studio notes the payment can change as the rate does. Model the line at a higher rate than today’s before you commit.

Before the draw ends, you have four exit paths:

1. Pay the balance down with proceeds from a rehab, sale, or refinance.

2. Refinance the line into a longer-term loan.

3. Sell the property.

4. Let the line amortize and budget for the higher payment.

Pick one at closing, not in year four.

Who Fits an Interest-Only HELOC, and Who Should Skip It?

It fits an investor with strong personal credit and a debt-to-income ratio that can absorb the payment on the full line. It also fits someone with a defined plan to recover the capital within the draw window, such as a renovation that will be refinanced.

It does not fit a borrower whose properties sit inside LLCs and who cannot or will not change vesting. It also misses borrowers near the 15-property exposure limit, or anyone who needs the debt to be fixed-rate. For those cases, a DSCR loan is usually the better tool.

Frequently Asked Questions

Can I pay principal during the draw period?

Yes, though it is optional. Extra principal is allowed in the network programs. Paying it down also frees up borrowing capacity, because the line revolves.

Does the interest-only payment change?

Yes. The line is variable-rate and never converts to fixed during either the draw or the repayment. Your payment moves with the rate and with the amount you have drawn.

Do I qualify on what I draw or on the full line?

The full line. The payment used in your debt-to-income test is the interest-only payment on the maximum draw. That is stricter than qualifying on the balance you actually pull.

Can I use a HELOC on a rental held in an LLC?

Not as-is. Title must be held by you or a revocable living trust. If the property is already in an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

What is the maximum CLTV on an investment property?

It is 70% CLTV, with a 700 minimum credit profile and a line up to $500,000. Market-wide, other products may advertise higher figures, but those are not available on an investment line in this network.
