Best HELOC Program With a Fully Online Application

Best HELOC Program With a Fully Online Application

The Quick Read: The best program for you is the one that fits your property, credit profile, and leverage need, and the online portal is only the front door. Applying online changes how paperwork moves. It does not change who qualifies, how the property is valued, or how title must be held. Lendmire is a broker that matches your file to a wholesale HELOC lender whose program fits.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
  • Primary-residence and second-home lines can go higher, up to 90% CLTV, but only at a 720-or-better credit profile.
  • Lines at or below $500,000 ordinarily use automated valuation, so a full appraisal is often not needed.
  • LLC-held properties cannot take these lines. Title must sit with you or your revocable living trust.
  • Availability here is limited to Lendmire’s 16 full-service states, subject to lender guidelines and full file review.

What Does “Fully Online” Actually Cover?

“Fully online” describes how you apply, not the program itself. A HELOC application usually runs through a web portal where you enter your name, address, Social Security number, and income details. That much is normal. Benzinga notes you can apply online or in person.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Think of any HELOC as four stages:

1. Application. You enter your information and authorize a credit check. This is almost always online.

2. Verification. The lender confirms your income, assets, and credit. Some of this is automated. Some of it is uploads.

3. Valuation. The lender decides what the property is worth. This can be automated or can need a person on site.

4. Signing and funding. You sign the loan documents and the line opens. Signing methods vary by lender and state.

A program is only as online as its weakest stage. Ask about all four before you start. If any stage needs a human, you want to know on day one, not after you have uploaded your tax returns.

What Is a HELOC, in Plain English?

A HELOC is a revolving credit line secured by your property. The CFPB describes it as an open-end line of credit that lets you borrow repeatedly against your home equity. You can spend up to your limit during a “draw period.” The CFPB gives 10 years as an example, not a rule.

You pay only on what you borrow, not on the full limit. That point comes from the FTC. Pricing on the lines we broker floats and never converts to a fixed amount, so the payment moves with the balance and the market.

One more thing most people miss: a line is not stored cash. If the property loses significant value, the CFPB says the lender may stop further draws. Treat available credit as a facility that can be limited, not a guarantee.

How Do Underwriters Treat an Investment-Property Line?

Underwriters treat an investment-property line more strictly than a line on your own home. NerdWallet reports that not all lenders offer one at all, and that those who do apply strict requirements because they see higher default risk. Here is how the review runs, step by step.

Step 1: Occupancy decides the product. The lender first asks what the property is. A primary residence, a second home, and an investment property each have their own ceilings. Nobody should quote you a single number until they know which one you mean.

Step 2: Credit. The program floor is 600, but that floor belongs to primary residences. Second homes start at 640. Investment property starts at 700. The score is a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

Step 3: Debt-to-income. This is where a HELOC differs from a DSCR loan. DTI maxes at 50%, drops to 45% for credit profiles from 600 to 679, and is qualified on the interest-only payment calculated on the maximum draw. A ratio above 45% requires a 680 minimum. Your personal income and debts matter here.

Step 4: Valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation. You can also request a full appraisal. Every line above $500,000 requires one.

Step 5: Title. The property must be held by you individually or by an inter vivos revocable living trust. Keep that in mind, because it ends many investor applications.

What Are the Network’s Actual Limits?

The limits depend on occupancy, and they differ a lot. Here is the investment-property picture first, since that is what most readers of this site are asking about.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home Up to 90% 640 $500,000
Primary residence Up to 90% 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

On an investment property, 70% CLTV is the ceiling with no tier above it. Both 700+ and 720+ credit profiles land at 70% up to $500,000.

The 90% figure exists only for primary residences and second homes, and only at a 720-or-better credit profile. On a primary residence, 90% is also limited to lines up to $500,000. A line above $500,000 is primary-residence only, needs a 700 score or better (720 on the longer-runway structure described below), caps at 75% CLTV, and requires a full appraisal.

Line size runs from $25,000 to $750,000. Michigan’s floor is $10,000.

How Are These Lines Structured?

These lines are standalone and can sit in first or second lien position. Two wholesale programs sit behind them, and they differ in important ways. For clarity, call them the higher-leverage program and the longer-runway program. Each figure below applies only within its own program’s terms.

  • Draw and repayment. On primary residences and second homes, one structure runs a 3-year interest-only draw followed by a 17-year amortizing repayment. The other runs a 5-year draw followed by a 25-year repayment. Tennessee shortens both. Investment lines use the 5-year draw and 25-year repayment structure only.
  • Initial draw. At least 75% of the line is drawn at closing on both programs.
  • Floating pricing. It floats across both the draw and the repayment period and never converts to fixed. The CFPB’s HELOC booklet explains why: with a variable plan, monthly payments may change, and variable-rate plans secured by a dwelling must have a rate ceiling.
  • Subsequent draws. The longer-runway program states a $1,000 minimum after closing, except Texas at $4,000.

The 75% closing draw surprises people. A HELOC sounds like a flexible reserve you tap as needed. On these programs, most of the line is funded on day one, so plan for that balance.

Where the Rules Break: Edge Cases That End Online Applications

This is the section most competing pages skip. The rules below stop an online application cold, so check them before you upload anything.

Your property is in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. If the property is already deeded to an LLC, you need a vesting change first, or a DSCR cash-out refinance instead. Entity-held files are subject to program terms on the DSCR side.

Your property type is not eligible. Eligible types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible on either program. Modular factory-built homes qualify on the longer-runway program only. Two- to four-unit properties need a 640 minimum on that program.

Your state is outside the footprint. These HELOC lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

The property is listed for sale. A property listed, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Your credit history has a bankruptcy or foreclosure. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. Foreclosure history splits. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history entirely, regardless of age. Investment files follow the 7-and-4-year path.

You own a lot of property. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Anyone owning more than 15 financed properties is not eligible.

You live in Texas. The 12-day waiting period, the one-lien-at-a-time rule, and 12-month seasoning bind primary residences only. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Texas second homes and investment properties are eligible as non-homestead transactions. Properties are limited to 10 acres.

Your credit is on the thin side. The longer-runway program requires two tradelines seasoned 12 months, or one seasoned 24. Housing history must be 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639, applied across all financed properties.

When Online Breaks Down

Even when you qualify, some steps pull a person into the file. A full appraisal above $500,000 means someone visits the property. A higher CLTV may require a secondary valuation. NerdWallet notes multiple appraisals may be needed to confirm value on rental properties. A scenario with several financed properties, a trust, or past credit events also tends to get manual review.

Self-employed borrowers can still apply online. Expect the automated income check to fall back to uploads. Have your documentation organized before you start, because stalled files are almost always incomplete files.

Here is a practical test for any program’s “fully online” claim. Ask these before you apply:

  • Does it serve my state and my property type?
  • Will it lend on a rental, and at what CLTV?
  • Is valuation automated for my line size?
  • How is signing handled, and does my state allow remote execution?
  • Will the application trigger a hard credit pull, and when?

HELOC or DSCR Cash-Out: Which Fits an Investor?

A HELOC qualifies you mostly on your personal credit, debt, and equity. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That difference decides which product suits which investor.

Factor Investment HELOC DSCR cash-out
Reviewed on Credit, DTI, equity Rent covering the payment
Title Individual or revocable trust LLC allowed (program terms)
Max leverage 70% CLTV on investment About 75% LTV on cash-out
Structure Floating, 5-year draw Fixed-rate spine, 30-year

If your DTI is tight, your property sits in an LLC, or you want a longer fixed structure, a DSCR cash-out refinance often fits better. It usually needs about 6 months of seasoning. DSCR measures rent against the payment (principal, interest, taxes, insurance, and any association dues). Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the math. Lendmire’s complete DSCR loans guide walks through how those files work.

Key Terms Defined

CLTV (combined loan-to-value): Your total loan balances divided by the property’s value, including the new line.

Draw period: The stretch when you can borrow from the line, paying interest only on these programs.

Repayment period: The stretch after the draw ends, when the balance amortizes to zero.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

Automated valuation: A computer estimate of value that replaces a traditional appraisal.

Vesting: How title is held, whether in your name, a trust, or an entity.

How a Broker Finds the Right Fit

A broker shops multiple wholesale lenders and matches the scenario. The best program for your situation depends on the property type, credit profile, leverage need, documentation, and how the property is titled. Lendmire arranges these lines through select wholesale partners and is never the lender. Tax treatment varies; consult a qualified professional.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote.

Frequently Asked Questions

Can I really complete a HELOC entirely online?

Often the application, document upload, and valuation can happen online, especially on lines at or below $500,000 where automated valuation is ordinary. Signing and any full appraisal may still involve a person. Confirm the signing method for your state before you apply.

Does an LLC-owned rental qualify?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. You would need to change the vesting, or look at a DSCR cash-out refinance, subject to program terms.

What is the maximum I can borrow against a rental?

On an investment property, the ceiling is 70% CLTV with a maximum line of $500,000, and a 700 minimum score. Those figures are subject to lender guidelines and full file review. They are not a commitment to lend.

Can the lender freeze my line?

Yes. The CFPB says a lender may stop further draws if home value falls significantly. Treat the line as credit that can be limited, and do not rely on it as your only reserve.

Does a drawn balance affect my next loan?

Yes, it can. A drawn balance is new debt that a purchase lender may count. Ask the next lender, in writing, how it treats the line balance and payment.
