How a DSCR HELOC Works Without Personal Income Documents

How a DSCR HELOC Works Without Personal Income Documents

The Quick Read: A DSCR HELOC is a revolving line of credit on a non-owner-occupied rental that qualifies primarily on the property’s rent covering a stress payment, subject to lender guidelines. The owner’s tax returns, W-2s, pay stubs and debt-to-income ratio are not part of the review. The rent, the lease, credit, equity and the property valuation still are.

  • The line sits as a standalone second lien behind the first mortgage the owner keeps, or as a standalone first lien on a paid-off rental.
  • Minimum coverage is 1.10x, tested on the entire credit limit rather than the drawn balance, through select programs.
  • Second-lien leverage tops out at 70% CLTV; first-lien leverage reaches 75% LTV at the top credit tier.
  • An LLC can hold title, subject to lender program eligibility.
  • Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

“DSCR HELOC” is a market nickname, not a standardized product. Some lenders use the label for a fixed second, a term loan, or an investment HELOC that still runs a full income file. Knowing the mechanics lets you tell which one you are being offered.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is open-end credit secured by a rental you keep. You borrow, repay and borrow again during a draw period, then the balance amortizes. What separates it from a bank’s home equity line is the test: the property’s rent, not your personal income.

Lendmire is a mortgage broker, so it does not lend on these lines. Across its wholesale network, the structure is consistent. The line is written as a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never placed on your own home or a second home.

The investor profile matters here. A self-employed owner with heavy write-offs often shows thin taxable income. A portfolio owner may already carry a high personal debt load. For both, a rent-based line avoids the income calculation that would cap them. For a salaried borrower with one rental and clean returns, a documented-income investment HELOC from a bank or credit union may carry lower cost, provided the lender will write one on a non-owner-occupied property. Supply is thin, so that path is harder to find than it sounds.

How Does Underwriting Treat a DSCR HELOC, Step by Step?

Underwriting runs on the property. The reviewer checks eligibility, tests the rent against a stress payment, confirms credit and equity, and orders a valuation. Personal income is never calculated, though several other items are documented.

1. Property screen. The collateral must be a non-owner-occupied one-to-four-unit rental. Eligible types include single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums, plus lots up to 10 acres. A two-to-four-unit property may have at most one vacant unit.

2. Rent test. Rent is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts only with three months of receipts. A lease in place is required.

3. Coverage ratio. The minimum is 1.10x: gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, which is deliberate. The lender’s own calculation governs, and on a second lien it decides how the first-mortgage payment is treated.

4. Credit. The minimum score is 720 on a second lien and 700 on a first lien, using the lender’s own report. There can be no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months of distance.

5. Equity. Leverage caps decide how much line the property supports (tiers below).

6. Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

7. Title and insurance. Hazard insurance covers both liens, with flood coverage where required.

Here is the plain-English reading of the rent test. Say a rental’s rent comes in at roughly 1.2x the stress payment on the whole line. That clears the 1.10x minimum. If it comes in near 1.0x, it fails on this lane no matter how strong the borrower’s savings are. Assets are support, not income.

What Is Skipped and What Is Still Checked?

“No personal income documents” never means “no documents.” The file is lighter on the borrower and heavier on the property.

Item Personal income file DSCR HELOC
Tax returns, W-2s, pay stubs Required Not calculated
Debt-to-income ratio Calculated Not calculated
Rent evidence Sometimes Lease plus Form 1007
Credit report Yes Yes (700-720 minimum)
Valuation Yes Automated or full appraisal
Reserves Often None required

Qualification runs on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Reserves and cash to close are not required on this program, but that is separate from the other requirements, which all remain.

How Much Can You Draw?

Leverage depends on lien position, and the two use different measures. Second-lien figures are combined loan-to-value (CLTV), meaning the first mortgage balance plus the new line, divided by value. First-lien figures are plain LTV.

Position Credit score Maximum Line size
Second lien 740 or better 70% CLTV $50,000-$500,000
Second lien 720-739 70% CLTV $50,000-$500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700-739 70% LTV Up to $500,000
First lien, above $500,000 720 or better 65% LTV To $1,000,000

Below a 720 score there is no second-lien option. These are ceilings through select programs, subject to underwriting, not offers. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

Consider an investor holding a rental with a modest first mortgage and meaningful equity. A second lien lets that owner keep the existing first in place and draw only against the equity. A DSCR cash-out refinance would replace the first mortgage entirely, which may or may not be worth it depending on what the first mortgage costs to give up. Lendmire’s comparison of a DSCR HELOC and a DSCR cash-out refinance walks through that choice.

How Do the Draw and Repayment Periods Work?

The structure has two phases. During a 5-year draw period you pay interest only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws must be at least $5,000 each. That surprises people who expect a line to start empty. It makes this closer to a hybrid of a term loan and a revolving line.

The CFPB notes that HELOC payments often rise significantly once repayment begins. Test your cash flow against the repayment-phase payment, not only the interest-only draw. A rental that cash-flows at the draw payment but not at the amortizing one is borrowing against a future problem.

What Is the Seasoning Rule?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

This also settles the buy-then-draw question. The line is never closed together with a purchase, so a line on a rental you already own cannot fund the purchase of that same rental. Investors who plan a short-hold, buy-then-draw strategy should build the timeline around that seasoning before they commit.

Where Does the General Rule Break?

Several edge cases change the answer.

Owner-occupied small multifamily. Business-purpose treatment is not automatic. Under Regulation Z’s business-purpose rule, credit to acquire an owner-occupied rental counts as business purpose only above 2 units, and credit to improve or maintain it only above 4 units. This product is for non-owner-occupied rentals, so an owner-occupied duplex is outside it. The regulation also treats a property the owner expects to occupy for more than 14 days in the coming year as owner-occupied. That regulatory line is the reason the occupancy screen is strict. Doss Law’s business-purpose summary makes the same owner-occupancy point.

Properties outside the lane. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien are all excluded.

Borrowers outside the lane. U.S. citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.

Exposure caps. The program allows at most 5 loans or $2,500,000 per borrower. A portfolio owner can hit that ceiling.

Coverage shortfall. A rental that fails the 1.10x test is not rescued by strong personal income or large savings. In that case the usual fixes are a smaller line, a better valuation or lease support, or a different product.

LLC title. Vesting in the owner’s LLC is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match those on the first mortgage.

What Mistakes Do Investors Make?

Two come up repeatedly.

  • Testing only the drawn balance. Because the stress payment sits on the whole limit, sizing a line larger than you plan to use can sink the ratio.
  • Treating the line as a reserve. A drawn line is debt. Lenders can also change or freeze lines on conventional products, so do not count it as emergency cash.

Who Should Use It, and Who Shouldn’t?

The structure fits investors whose personal income file understates their ability to carry the debt: self-employed owners, heavy depreciators, and portfolio owners near a DTI ceiling. It also fits owners who want to leave a low-balance first mortgage untouched.

It is the wrong tool in a few cases. If rent coverage is thin, nothing fixes that. If the first mortgage is expensive and the equity is large, a cash-out refinance may be cleaner. If you want one lump sum and no revolving feature, ask whether a different structure fits better. If your credit sits below 700, the lane is closed.

This is a genuine tradeoff, and the answer depends on the investor’s profile and the property. Lendmire’s walkthrough of qualifying for a DSCR HELOC covers the checklist in more detail, and the complete DSCR loans guide covers the wider family of rent-based products.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment; here the minimum is 1.10x.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Draw period: the 5-year phase when you pay interest only on the drawn balance.

Stress payment: a fully amortizing payment on the whole credit limit at the start rate plus 2 percentage points, used only for the qualifying test.

Form 1007: the appraiser’s market-rent schedule, which sets one side of the rent test.

Frequently Asked Questions

Does a DSCR HELOC really need no traditional personal-income documentation or W-2s?

Correct: the review does not calculate personal income, and no debt-to-income ratio is run. Qualification rests on the property’s rent covering the stress payment, subject to lender guidelines. Credit, the lease, title, insurance, equity and a valuation are still documented.

Can I hold the property in an LLC?

Yes, on investment property, subject to program terms. The members sign as guarantors, and any title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Is a DSCR HELOC the same as a cash-out refinance?

No. A line leaves your first mortgage alone and adds a second lien, or it stands alone as a first lien on a paid-off rental. A cash-out refinance replaces the first mortgage. Which one fits depends on your existing first mortgage and how much you need.

Which states is it offered in?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Program terms change, and every file is underwritten individually.
