How to Qualify for an Investment Property HELOC on a Primary Home for a Rental

How to Qualify for an Investment Property HELOC on a Primary Home for a Rental

The Quick Read: A home equity line on your primary residence can fund a rental purchase, and the line is underwritten on you and your home, not on the rental. Lenders review combined loan-to-value, credit, debt-to-income, valuation and title, subject to lender guidelines. Lendmire brokers these lines through select wholesale partners in its 16 full-service states.

  • On a primary residence, the network’s ceiling reaches 90% CLTV, and only at a 720-or-better credit profile.
  • Credit floors start at 600 on primary residences; a ratio above 45% DTI needs at least a 680.
  • The line is secured by your home, so the rental’s shortfall becomes your problem.
  • The rental purchase then needs its own loan, often a DSCR loan, and that lender decides whether borrowed funds are acceptable.
  • A line on an investment property is a different product with tighter rules, covered below.

A HELOC does not buy anything. It supplies cash. The rental still needs its own purchase loan or cash.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a HELOC on a Primary Home Used For in a Rental Deal?

The line turns equity in your own home into down payment cash. Investors then pair it with a separate purchase loan on the rental, usually a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

That makes two loans and two properties at risk. The line sits on your home. The purchase loan sits on the rental. If the rental underperforms, the line payment still runs, and your home is the collateral. The complete DSCR loans guide covers the purchase-loan side in full.

One more fact worth knowing: a HELOC is revolving credit with a variable payment. The CFPB’s HELOC brochure notes these lines typically carry variable rates and generally must be paid off in full if you sell the home that secures them. Lendmire’s wholesale partners price their lines on a floating basis too.

How Does Underwriting Treat the Line?

Underwriting looks at your credit, income, existing debts and the equity in your primary home. It does not evaluate the rental, and projected rent does not help you qualify for the line. Step by step, here is what a file goes through.

1. Equity and combined LTV. The lender adds the first mortgage and the new line, then divides by the home’s value. That is CLTV.

2. Credit. The network uses a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and there are no rescores.

3. DTI. The maximum is 50%. Profiles from 600 to 679 are held to 45%, and anything above 45% needs a 680 minimum. Lenders review the file on the interest-only payment calculated on the maximum draw, which is stricter than it sounds.

4. Valuation. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A full appraisal is required on every line above $500,000, and a borrower may ask for one anyway.

5. Title and property review. Title must be clear, and the property must be an eligible type.

Run the DTI test honestly before applying. The line payment is calculated on the full draw, not on what you plan to use.

What Leverage and Credit Does the Network Allow?

On a primary residence, the network’s CLTV ceiling reaches 90%, and that tier exists only at a 720-or-better credit profile. Lower credit tiers sit below that ceiling. Second homes follow a similar structure. These figures are guidance ranges, subject to lender guidelines and full file review.

Factor Primary residence Investment property
Top CLTV 90% at 720+ only 70%
Credit floor 600 700
Line size $25,000 to $750,000 Up to $500,000
Draw structure 3-yr or 5-yr interest-only 5-yr draw, 25-yr repayment

Lines above $500,000 are primary-residence only. They require 700 or better (720 on the longer-runway structure), cap at 75% CLTV and need a full appraisal. Texas primary homes are homestead and cap at 80% CLTV, so the top tiers never apply there.

Housing history and tradelines matter too. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24. It also checks housing history at 0x30x6 and 1x30x12 for scores of 640 and above, applied across all financed properties.

Which Programs Exist, and How Do the Draw Structures Work?

Lendmire places these lines with two select wholesale programs. One is a higher-leverage program. The other is a longer-runway program built around extended draw and repayment periods. Both are standalone lines in first or second lien position.

Primary residences and second homes get two draw structures: a 3-year interest-only draw with a 17-year amortizing repayment, or a 5-year draw with a 25-year repayment. Tennessee shortens these to 3 and 12 years, or 5 and 10. At least 75% of the line is drawn at closing, and the minimum later draw is $1,000, with Texas at $4,000, per the longer-runway program.

Pricing floats through both the draw and repayment periods and never converts to fixed. Quote any figure alongside its own program’s structure.

Where Does the General Rule Break?

Several edge cases change the answer. Know them before you apply.

Borrowed funds on the purchase side. The rental lender decides whether line proceeds count as down payment. Acceptance varies by lender and by bucket: down payment, closing costs and reserves are separate questions. Ask the purchase lender before you draw. Reserves usually need to be your own money, so keep savings liquid and use the line for the down payment only.

LLC-owned homes. Under the HELOC programs, title must be held by you individually or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A home already deeded to an LLC needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference from a DSCR loan.

Property types. Single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits on primary residences: one program seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4, while the other declines it regardless of age.

Listed homes. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Owning more than 15 financed properties makes you ineligible.

Texas primaries. A 12-day waiting period, a one-lien-at-a-time rule and 12-month seasoning bind primary residences only.

What About a Line on the Rental Itself?

An investment-property line is a separate and tighter product. The network’s ceiling is 70% CLTV, with a 700 credit minimum and a maximum line of $500,000. Both the 720 and 700 tiers reach 70%, so a higher score buys eligibility rather than leverage.

Because the line caps at $500,000, it sits in the automated-valuation lane and commonly closes with no traditional appraisal. Investment lines run the 5-year draw and 25-year repayment structure only. Foreclosure seasoning follows the 7-and-4-year path.

Market-wide surveys of lenders report 70–80% CLTV for investment-property HELOCs, per RentalRealEstate.com. That is a broader market statistic. The network figure is 70%.

Does Rental Income Help You Qualify?

No, not for the line. The HELOC lender underwrites you and your primary home. It does not evaluate the rental, per Home-Eq’s explainer. Rental income matters on the purchase loan, where a DSCR loan is reviewed primarily on property-level rent covering the payment.

DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, utilities and capex sit outside the calculation. On the purchase side, most files land at 75% to 80% LTV, and select high-leverage programs reach 85% at roughly a 700+ score. A larger down payment can lift coverage but never erases leverage caps, credit floors or reserve rules.

Here is the catch. Your line payment is a real obligation. On any purchase loan that tests DTI, it counts. On a DSCR loan it does not enter the ratio, but it still leaves your pocket every month.

Key Terms Defined

CLTV: Combined loan-to-value, which is your first mortgage plus the new line divided by the home’s value.

DTI: Debt-to-income, which is your monthly debts divided by your monthly income.

Draw period: The stretch when you can borrow against the line, usually paying interest only.

Repayment period: The stretch after the draw ends, when the balance fully amortizes.

DSCR: Debt service coverage ratio, which is rental income divided by the property’s monthly obligation (principal, interest, taxes, insurance and any HOA dues).

How Should the Sequence Run?

Open the line before you go under contract. Applications take time, and you cannot draw on equity you have not yet opened a line against. Investors commonly report moving funds into a personal account before closing, which keeps the paper trail simple.

1. Pull your numbers. Estimate CLTV, DTI and credit before anyone orders a report.

2. Check the purchase lender’s rule. Confirm whether line proceeds count as down payment, and whether they want a seasoning period. Treat any seasoning number as lender-specific.

3. Apply for the line. Expect the lender to hand over the HELOC booklet at application, as the CFPB’s guidance on the booklet describes.

4. Draw and move the funds. Keep the transfer clean and documented.

5. Close the rental purchase. The purchase loan is reviewed for the rental on its own terms.

6. Plan the payoff. Many investors pay the line down with a later refinance. Ask the purchase lender about prepayment terms first, because an early cash-out refinance can trigger a step-down penalty on some DSCR loans. Lendmire’s piece Can You Use a HELOC on Your Primary Home to Buy a Rental Property? walks through that exit.

Why Do Applications Get Declined?

Most declines trace to a short list of file problems.

Problem Typical fix
DTI above 45% with a score under 680 Pay down debt or raise the score
CLTV above the tier for your credit Lower the line amount
Title held in an LLC Change vesting or use a DSCR cash-out
Home listed for sale in a restricted state Wait out the 60-day window
Credit report older than 90 days Pull a fresh report
Ineligible property type Choose a different collateral property

When Does Another Route Fit Better?

If your equity sits in a rental rather than your home, or your home is in an LLC, a DSCR cash-out refinance is usually cleaner. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. If you want to keep savings liquid and your credit is strong, the primary-home line fits. Lendmire’s article How to Qualify for a DSCR HELOC Lender on a Primary or Investment Home compares the paths.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint.

Frequently Asked Questions

Can I use the HELOC for the whole purchase?

Yes, if the line is large enough and your CLTV allows it. Most investors use it for the down payment and finance the rest with a DSCR or other purchase loan, which keeps the HELOC balance smaller. Lines range from $25,000 to $750,000 on primary residences, subject to lender guidelines.

Does projected rental income count toward the HELOC?

No. The line is underwritten on your credit, income and home equity. Rent only matters on the DSCR purchase loan, where it qualifies the property.

What if the rental sits vacant?

The line payment keeps running, and your home remains the collateral. Stress-test your budget against zero rent before you draw. The line is qualified on an interest-only payment at the maximum draw, so the real obligation can be higher than expected.

Can I qualify if I am self-employed?

Yes, in many cases. Business bank accounts require a 680 minimum for deposit analysis, and income is reviewed on documented income under the applicable program, subject to lender guidelines. Investment lines already floor at 700, so that test is never the binding limit there.

Will my DSCR lender accept borrowed funds?

It varies by lender and by program. Ask before you draw, and confirm separately for down payment, closing costs and reserves.
