How to Qualify for an Investment Property HELOC With a $500K Existing Mortgage

How to Qualify for an Investment Property HELOC With a $500K Existing Mortgage

The Quick Read: A $500,000 first mortgage does not disqualify you, but it uses up most of your borrowing room. On an investment property, combined loans must stay at or below 70% of the property’s value, so the line only opens once value passes about $714,000, subject to lender guidelines.

  • On an investment property, the ceiling across the wholesale network is 70% CLTV (combined loan-to-value), with a maximum line of $500,000.
  • A credit profile of 700 or better is the floor. Scores above 700 do not raise the 70% ceiling.
  • DTI (debt-to-income) tops out at 50%, and your existing mortgage payment counts in it.
  • Title must sit in your personal name or a revocable living trust. An LLC cannot hold it.
  • Lendmire arranges these lines only in its 16 full-service states, and every file is subject to lender guidelines and full review.

Does a $500K Mortgage Rule You Out?

No. The balance matters only because it is subtracted from the room you have. Lenders do not care about $500,000 as a number. They care about how much total debt sits on the property compared with its value.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Many people mix up two unrelated $500,000 figures. Your first mortgage balance is $500,000. The maximum investment line on our network is also $500,000. Neither one limits the other. Your line size comes from value, the 70% ceiling, and every loan already recorded against the property.

Here is the practical picture. A rental bought recently with a small down payment has little room, even if the loan is modest. A long-held rental that has appreciated can have plenty of room, even with the same balance. The question is always value, not the balance alone.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line you can draw from repeatedly, up to a set limit, secured by the property.

Second lien: A loan recorded behind your first mortgage. If the property is sold or foreclosed, the first mortgage gets paid first.

CLTV: Combined loan-to-value is your first mortgage plus the new line plus any other liens, divided by the property’s value.

DTI: Debt-to-income compares your monthly debt payments to your monthly income. It measures you, not the property.

Draw period: The stretch when you can borrow from the line and make interest-only payments. Repayment follows.

DSCR: Debt service coverage ratio compares a property’s rent to its monthly payment, with no personal DTI test.

What Is the Formula, and Where Does the Room Open?

The formula is simple: maximum combined debt (value × 70%) minus every lien already recorded. Whatever remains is the most your line can be, up to the $500,000 cap.

With a $500,000 first mortgage, the table below shows how value changes the answer. These property values are modeled assumptions, not market data, and the math uses the network’s 70% ceiling for an investment property.

Property value 70% of value Room for a line
$600,000 $420,000 —
$714,286 $500,000 None (breakeven)
$800,000 $560,000 $60,000
$1,000,000 $700,000 $200,000
$1,250,000 $875,000 $375,000
$1,500,000 $1,050,000 $500,000 (line cap)

Notice how sensitive this is. A $100,000 line needs a value near $857,000. The full $500,000 line needs about $1.43 million. Because value drives everything, a valuation that lands a few percent low can shrink the line a lot or erase it.

The network also sets a $25,000 minimum line. A sliver of room under that is effectively no room. Lendmire’s piece on investment property HELOC limits when the first mortgage is $500,000 walks through more of the sizing logic.

How Does Underwriting Actually Treat This File?

Underwriting is a personal review of you and a leverage review of the property. Here is the order we see it run across the network.

1. Eligibility gates first. The property must be a single-family home, a 2-4 unit, a PUD, a townhome, or a condo. Non-warrantable condos are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

2. Title check. Individual or revocable living trust only. More on that below.

3. Credit. Investment lines require a 700 minimum. The score comes from a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

4. Value. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. That makes an investment line structurally almost always an automated-valuation file. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal in any case.

5. CLTV math. The lender totals all recorded liens, including your first mortgage and any second lien, against that value. The total must stay at or under 70%.

6. DTI. The ceiling is 50%. The lender counts your existing mortgage payment, the new line, and your other debts.

Credit history gets reviewed too. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years. A deed-in-lieu, pre-foreclosure, or short sale needs 4.

Does the $500K Mortgage Hurt Your DTI?

Yes, because it counts in full. This is where rental investors get surprised. The line is underwritten on you personally, not on the rent the property earns.

Rental income can help your income side, but it does not work like a rent-covers-the-payment test. The lender reviews your file on the interest-only payment calculated on the maximum draw. That is the largest payment the line could carry, not what you plan to borrow.

At least 75% of the line is drawn at closing, so a large share of the payment is real from day one. Every other debt in your file also counts, including payments on other financed properties. If your DTI sits near 50%, a smaller line or a lower balance elsewhere may be the fix.

Why Does Title Decide Everything?

Title is a pass-or-fail gate. The property must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product.

That is the sharpest structural difference from a DSCR loan, which can be made to an LLC subject to lender program eligibility. If your rental is already deeded to an LLC, you have two choices. You can change the vesting before applying, which carries its own legal and lender-consent considerations. Or you can skip the line and look at a DSCR cash-out instead.

What Can Go Wrong?

Most declines trace to a short list of causes.

  • Not enough room. Value times 70% minus liens comes up short. A second lien or other recorded debt shrinks the room further.
  • Low valuation. The automated value comes in under what you expected. Ask whether a full appraisal makes sense before you apply.
  • Credit below 700. There is no tier beneath it for investment lines.
  • Exposure limits. A borrower is limited to three lines. Combined exposure also has program caps, and a borrower with more than 15 financed properties is not eligible.
  • Property type. Manufactured homes and log homes are out, as is anything mixed-use or commercial.
  • Listing status. In some states, a property listed for sale, or listed within the past 60 days, is ineligible.
  • Pricing that floats. On the network’s lines, pricing floats during both the draw and repayment periods and never converts to fixed. The CFPB notes that HELOCs usually carry variable pricing, so payments can change. Thin-margin rentals feel that.

The line itself runs a 5-year interest-only draw followed by a 25-year repayment period on investment properties. The FTC explains that you pay interest only on what you borrow, and many plans allow interest-only payments during the draw. The minimum draw after closing is $1,000, and the line is a standalone loan in first or second lien position.

Is There a Smarter Order of Operations?

Sometimes. The BiggerPockets Rookie Reply discusses a common sequencing idea: investors often open a line while the home is still their primary residence, then convert it to a rental later. That route runs on different terms, with a higher CLTV ceiling for primary residences at stronger credit. Check the occupancy terms in your own line before relying on it, because a later change of use can matter.

Do not apply the primary-residence ceiling to a rental. On an investment property, the network ceiling is 70% CLTV, with no tier above it.

When Does a DSCR Cash-Out Beat a HELOC?

A DSCR cash-out wins when title is in an LLC, when your DTI is tight, or when the room under 70% is thin. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal DTI is not the gate.

The tradeoff is real. A cash-out refinance replaces your $500,000 first mortgage entirely, so you give up its existing terms. A HELOC leaves that loan alone. If your first mortgage has terms you like, that is a strong argument for the line.

Across the wholesale network, standard-rental cash-out tops out around 75% LTV. About 6 months of seasoning is the common expectation. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors begin near 620 in parts of the network, with 660 typical and 700+ opening the strongest leverage tiers. Reserves vary, commonly around 6 months of PITIA (principal, interest, taxes, insurance, and any HOA dues).

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside the calculation. Lendmire arranges DSCR investor loans across 41 markets, including Washington, D.C., through select lenders. You can read more in the complete DSCR loans guide.

A practical way to decide:

Your situation Likely better fit
Title in your name, room under 70%, DTI comfortable HELOC
Title in an LLC DSCR cash-out
DTI near 50% DSCR cash-out
First mortgage terms you want to keep HELOC
Value near the breakeven Neither until value or balance changes

Frequently Asked Questions

Can I get an investment property HELOC if my mortgage is $500,000 and my home is worth $700,000?

Not on an investment property. Seventy percent of $700,000 is $490,000, which is less than your existing balance. Value would need to exceed roughly $714,000 before any room opens, and a line needs enough room to reach the $25,000 minimum.

Does my credit score above 700 raise my borrowing limit?

No. On the investment table, 700 and 720 both reach the same 70% CLTV ceiling. Credit above 700 buys eligibility, not leverage, and 700 is a hard floor with no tier beneath it. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Will the lender order a full appraisal?

Usually not. Because investment lines cap at $500,000, they ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can ask for a full appraisal if you think the automated value is low.

Can I use my LLC to hold the rental and still get the line?

No. LLCs, corporations, and partnerships cannot hold title on this product. Either change the vesting first or look at a DSCR cash-out, which can be made to an LLC subject to lender program eligibility.

What documents should I expect to gather?

Expect a credit report, income documents, your mortgage statement, hazard insurance, rental income evidence such as leases, and proof of title and vesting. Exact lists vary by lender and file.
