The Quick Read: The best program for your situation is a standalone line on a non-owner-occupied rental that qualifies primarily on the property’s rent covering a stress payment on the whole credit limit, subject to lender guidelines. Tax returns, W-2s, pay stubs and a personal debt-to-income ratio are not part of qualification. The file still carries credit, a lease, a valuation and title.
- Structure: a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
- The test: gross monthly rent divided by a stress payment on the entire limit must reach at least 1.10x.
- Leverage: second liens reach 70% combined loan-to-value (CLTV) at a 720 score or better, through select programs.
- Documents: credit, lease, valuation and title still apply. “No tax returns” is not “no paperwork.”
- Footprint: 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
What Does “DSCR HELOC” Actually Mean?
A DSCR HELOC is a revolving home equity line on a rental you own. The DSCR part (debt service coverage ratio) means the property’s rent is the test, not your personal income.
The label gets stretched. Some lines sold to investors are really underwritten on personal income, with rent counted as one input to a debt-to-income ratio. Others are cash-out refinances that replace your first mortgage.
Lendmire is a mortgage broker, not a lender. It places these lines with wholesale lenders in its network. Which program fits depends on your property, credit profile, leverage need and goals, so “best” is a match, not a ranking. Lendmire’s complete DSCR loans guide covers the broader family of investor loans.
Why Do Landlords’ Tax Returns Look Weak?
Landlords’ returns often understate real cash flow. Depreciation, repairs, interest and other write-offs shrink taxable income, sometimes to a loss. A smart return for tax purposes can look thin to a lender that reads personal income.
A rent-tested line sidesteps that problem. The property’s rent is the test, so a slow year in your other business or heavy deductions don’t change the coverage result. Tax treatment varies; consult a qualified professional.
If your returns show a loss and you want the full picture, Lendmire’s piece Best HELOC Program When Tax Returns Show a Loss goes deeper.
How Does the Rent Test Work, Step by Step?
The test is simple on paper. Gross monthly rent is divided by a qualifying payment. The minimum is 1.10x.
Here is the step most borrowers miss. The qualifying payment is a fully amortizing payment on the entire credit limit, not just what you draw, calculated at a stress level above the start rate. A smaller limit can pass when a larger one fails.
Rent is the lesser of two numbers: the appraiser’s Form 1007 market rent or your lease. A lease above market counts only with three months of receipts. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
On a second lien, whether the first-mortgage payment joins the qualifying payment is not published. The lender’s own coverage calculation governs, so treat any quick formula you see as illustrative.
Picture a duplex whose rent clears the stress payment on a $150,000 limit by a thin margin. Ask for $400,000 and the same rent may fall below 1.10x. Sizing the limit to the rent is often the whole game.
What Is Used and What Is Still Reviewed?
Property-rent-based lender review removes personal income from the calculation. It does not remove the file.
| Not used to qualify | Still reviewed |
|---|---|
| Tax returns | Credit report |
| W-2s and pay stubs | Lease in place |
| Debt-to-income ratio | Valuation of the property |
| Employment history | Title and hazard insurance |
No reserves and no cash to close are required, subject to underwriting. Mortgage history still matters: no 30-day late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
Which Path Fits: Rent, Bank Statements or Refinance?
Four routes serve landlords with thin returns. Each is a different product with different rules.
| Path | What qualifies you | Main tradeoff |
|---|---|---|
| DSCR HELOC | Rent vs. stress payment | Capped leverage; first mortgage stays |
| Bank statement HELOC | Deposits turned into income, with a personal DTI | Not rent-based; deposits must be clean |
| DSCR cash-out refinance | Rent vs. new payment | Replaces your first mortgage |
| Personal-income investor HELOC | Full income documents | Needs the returns you lack |
A bank statement line suits an owner with strong business deposits but weak rent coverage. A cash-out refinance can suit a rental whose first mortgage you’d happily replace. If you want to keep the first mortgage intact, the rent-tested line is the cleaner fit.
What Leverage and Credit Do the Tiers Allow?
Across the programs Lendmire places, leverage depends on lien position and score. These figures are ceilings through select programs, subject to underwriting, never offers.
| Lien | Score | Maximum | Line size |
|---|---|---|---|
| Second lien | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien | 740 or better | 75% LTV | Up to $500,000 |
| First lien | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien, larger line | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
CLTV means the first mortgage balance plus the new line, divided by value. Below 720 there is no second-lien option. The first-lien floor is 700. A declining-market flag can lower a ceiling by 5 points.
How Does the Line Behave After Closing?
The line has two phases. For 5 years you pay interest only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.
At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. This is not a pure “borrow when needed” line. You start with most of it drawn.
Plan for the payment step-up. When repayment begins, the balance amortizes over the remaining term, and the payment can rise sharply from the interest-only phase. Rent should still cover it with room to spare.
Which Properties and Borrowers Are Eligible?
Eligible properties are single-family, PUD, townhome, two-to-four-unit and condominium, warrantable or not, plus lots to 10 acres. The rental must be non-owner-occupied. This line is never offered on your own home or a second home.
Not eligible on this lane: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.
Your LLC can hold title, subject to lender program eligibility. The members sign as guarantors. A title holder who isn’t a borrower signs a non-borrowing owner acknowledgment and the security instrument. Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers aren’t eligible.
Valuation depends on size. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
Where Does the Seasoning Rule Catch People?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
That trips up the all-cash buyer who wants money out right away. A DSCR cash-out refinance or delayed financing is a different lane. It isn’t this line.
Portfolio Landlords: What Changes?
Each line attaches to one rental and is tested on that property’s own rent. The program allows at most 5 loans or $2,500,000 per borrower. “No limit” on properties still has a ceiling.
The borrowers on the line don’t have to be the borrowers on the first mortgage. Your first mortgage’s documents still apply, so the note must permit a second lien. Check that before you apply.
Does Federal Law Require Tax Returns for a HELOC?
No. The ability-to-repay rule doesn’t apply to open-end credit such as HELOCs, though a loan can’t be structured as open-end credit to evade it, per the CFPB’s ATR/QM compliance guide. Rent-based underwriting is a lender and investor-market choice, not a legal mandate.
Business-purpose lending is also reviewed differently from a standard owner-occupied mortgage. Credit to acquire, improve or maintain a non-owner-occupied rental is generally treated as business purpose, per Doss Law’s business-purpose guide. But business purpose does not mean compliance-exempt. State licensing can still apply, as Hunton Andrews Kurth’s analysis explains. That’s one reason this program runs only in licensed states.
When Is This the Wrong Move?
Skip it if any of these fit:
- You have no rental yet. A first-time investor usually buys first, then opens a line.
- The rent can’t cover the stress payment on the limit you need.
- Your credit is below 720 and you want a second lien.
- The property is vacant, recently bought, or on the ineligible list.
- You live in Tennessee or another unserved state.
- You can document strong income and want maximum leverage elsewhere.
Mistakes That Slow a File
- Applying inside the 6-month window.
- Treating “no tax returns” as “no paperwork.”
- Asking for a limit the rent can’t carry.
- Skipping the first mortgage’s second-lien terms.
- Missing a lease, or relying on a lease far above market.
How Do You Get Ready?
1. Pull your credit and confirm the tier.
2. Confirm six months since your last purchase or refinance, and on title.
3. Gather the lease and your first mortgage statement.
4. Check property type against the ineligible list.
5. Decide the limit your rent can support.
6. Have your LLC documents ready if the property sits in one.

Frequently Asked Questions
Do I need tax returns for a DSCR HELOC?
No. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, the lease, a valuation and title are still reviewed.
Can my LLC hold the property?
Yes, for investment property, subject to program terms. The members sign as guarantors.
What if my returns show a loss?
The loss doesn’t enter the rent test. Coverage on the property decides, along with credit and valuation, subject to underwriting.
How is this different from a bank HELOC?
A bank HELOC on personal income counts your earnings and debts. This line is built on the rental, never sits on an owner-occupied home, and tests rent against a stress payment on the full limit.
How do I compare programs?
Ask four questions: is it tested on rent or personal income, is rent tested on the full limit or the drawn balance, what is the seasoning clock, and what lien position and credit floor apply. A broker shops multiple wholesale lenders and matches your scenario to the program.
