Best Investment Property HELOC Program as a Foreign National

Best Investment Property HELOC Program as a Foreign National

The Quick Read: The program that fits depends on whether you have a U.S. credit score, because a true home equity line is underwritten on your personal credit and debt, while the usual tool for non-resident owners is a DSCR cash-out refinance underwritten on the property’s rent.

  • Most non-residents have no U.S. credit file, so the line usually stops there.
  • Across Lendmire’s wholesale network, an investment-property line requires a 700 credit score, tops out at 70% combined loan-to-value (CLTV), and caps at $500,000.
  • A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Foreign-national availability varies by lender.
  • Title matters. The network’s investment line cannot be vested in an LLC, and many foreign owners hold in one.

If you are a smart investor sitting abroad with equity in a U.S. rental, this is the straight version. The product you searched for exists, but it rarely fits your profile. The product that does fit works differently.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Who Counts as a Foreign National Borrower?

A foreign national, in lending terms, is a borrower who is not a U.S. citizen or permanent resident and typically lives and earns outside the country. That usually means no Social Security number, no U.S. credit history and no U.S. tax returns. Lenders sort borrowers by status, and the status decides which products are even on the table.

Your status Home equity line DSCR cash-out
Non-resident, no SSN, no U.S. credit Generally not workable Lender-dependent program
Non-resident with SSN and U.S. score Case-by-case review Lender-dependent program
Visa holder or ITIN, some U.S. credit Depends on score and file May fit other non-QM paths
Green card holder with U.S. credit Reviewed like a U.S. borrower Standard guidelines apply

The middle rows are where borrowers get confused. A person can live abroad and still hold a U.S. credit file from a past stay. That file changes the answer.

Can a Foreign National Actually Get an Investment Property HELOC?

Rarely, and almost never as a non-resident with no U.S. credit. A HELOC is a revolving-style loan secured by the equity in a property. Underwriting rests on you, not on the building.

Experian describes the investment-property version as less common than the primary-residence version, with a somewhat different process for rentals. Yahoo Finance adds that lenders weigh both the borrower’s creditworthiness and the property’s financials, and that these lines tend to cost more because they carry more risk. Both points land hard on a foreign national, because the creditworthiness half of that review needs a U.S. score.

The real-world version of this problem is easy to find. One investor on BiggerPockets described owning several U.S. rentals with no SSN and no U.S. credit history, and asking where to find a HELOC. The only reply pointed to a specialist foreign-buyer lender rather than a bank line. The thread is old, so treat it as a picture of the problem, not a market survey.

Here is what Lendmire sees across its wholesale network. A home equity line reviews your credit, your debt-to-income ratio and the combined leverage on the property. It does not count the property’s rent the way a DSCR loan does. No credit file means no score to review. That is the whole story for most non-residents.

How Underwriting Treats the File, Step by Step

Underwriting a home equity line on an investment property follows a fixed sequence. Knowing it tells you exactly where a foreign-national file stalls.

1. Credit pull. The lender uses a single-bureau score tied to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. With no U.S. file, this step produces nothing.

2. Credit floor. Across the network, the program floor is 600 for primary residences, but an investment line starts at 700. There is no tier below it.

3. Debt-to-income. The maximum is 50%, and a ratio above 45% requires a 680 score or better. The lender reviews your file on the interest-only payment calculated on the maximum draw. Documenting income from abroad varies by lender.

4. Valuation. Lines at or below $500,000 usually run on an automated valuation instead of a traditional appraisal. Because an investment line caps at $500,000, it nearly always sits in that lane.

5. Combined leverage. Your first mortgage plus the new line cannot exceed 70% of value on an investment property.

6. Title review. The borrower must hold title as an individual or in a revocable living trust.

Notice what is missing. Rent never enters the math. A rental that covers its own debt twice over gets no extra credit on this path. That is the opposite of how a DSCR file works, and it is why the two products serve different people.

What the Network’s Investment Line Looks Like

On an investment property, the network’s standalone line sits in first or second lien position. Credit at 700 and credit at 720 both reach 70% CLTV, so a higher score buys you eligibility, not extra leverage. The line size runs from $25,000 up to a $500,000 ceiling for investment property. Lines above $500,000 exist only on primary residences.

The draw structure is narrower than most people expect. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to a fixed structure.

That last point changes the picture. You asked for a flexible revolving line. What you would actually get is a mostly drawn loan with a floating cost. Many investors only discover this after they apply.

Property types are also limited. Single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered. A borrower can hold up to three lines, and anyone owning more than 15 financed properties is not eligible.

Availability is narrower than the DSCR footprint. The line is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Where the two wholesale programs behind this line differ, each figure applies only within its own program’s terms, and every figure is subject to lender guidelines and full file review.

The Practical Route: DSCR Cash-Out Refinance

A DSCR cash-out refinance replaces your existing loan with a new, larger one and pays you the difference. DSCR stands for debt service coverage ratio. You calculate it by dividing the property’s monthly rent by its full monthly payment, which covers principal, interest, taxes, insurance and any association dues.

This is the closest equivalent to a foreign national HELOC because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It does not depend on a U.S. credit file in the same way, and it avoids personal debt-to-income math. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Here is how the standard network guidelines look on a cash-out. Leverage tops out around 75% LTV on a cash-out refinance of a standard rental across most of the network. About six months of seasoning is the common expectation. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Reserves vary by lender, leverage and loan size, commonly around six months of PITIA, which is principal, interest, taxes, insurance and association dues combined.

These are standard guidelines. Foreign-national files are a specialty within non-QM, and individual lenders may tighten leverage, require more reserves, or decline cash-out entirely. Whether a foreign-national cash-out is available for your scenario is a question a broker answers by shopping the network, not something a headline number settles.

One caution on the math. Clearing 1.00 does not mean the property produces positive cash flow. DSCR compares rent to the monthly payment only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation.

For the full mechanics, Lendmire’s complete DSCR loans guide walks through the ratio, the documents and the program tiers.

Comparing Your Routes

Factor HELOC DSCR cash-out Other route
Underwritten on Your credit and DTI Property rent Varies
U.S. credit needed Yes, 700 minimum Lender-dependent Often no
LLC title Not allowed Subject to program terms Often yes
Structure Mostly drawn line One-time lump sum Varies
Best fit U.S. credit holders Non-resident owners Case-specific

The “other route” column covers things like a portfolio lender or a larger new first-lien loan. Those depend on the lender and the file, and a broker can tell you whether any apply.

Where the General Rule Breaks

The rule is simple: no U.S. credit, no HELOC. A few cases bend it.

The non-resident with a U.S. score. Someone who lived or worked in the U.S. may still have a credit file and an SSN. A 700 score changes the conversation from “not workable” to “reviewable.” Income documentation from abroad then becomes the open question, and lenders handle it differently.

The LLC owner. This is the sharpest structural trap. The network’s line requires title in an individual or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. Many foreign owners hold U.S. rentals in an LLC, which rules out the line. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Under a DSCR loan, LLC titling is subject to lender program eligibility.

The listed property. In NC, PA, TN, TX and WA, a property listed for sale, or listed within the past 60 days, is ineligible.

The ineligible property type. Manufactured homes, log homes and barndominiums are not offered. This applies to both the line and the network’s DSCR programs.

The cash-out that isn’t offered. Some foreign-national programs in the broader market cover only purchase and rate-and-term refinances. Confirm cash-out is allowed before you count on the equity.

The visa category question. Foreign-national programs are for borrowers without U.S. residency. A work visa, an ITIN or a green card may move you into a different non-QM or standard path.

A Worked Example

Run the numbers on an investor who lives abroad and owns a small multifamily in a state the network serves. These inputs are modeled assumptions, not market data. The property is held in an LLC, and the owner has no SSN.

The owner asks for a home equity line. Three things stop the file. There is no U.S. credit score to meet the 700 floor. The LLC cannot hold title under the line. And a line is still sized against combined leverage of 70% on an investment property, regardless of how strong the rent is. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Now flip it to a DSCR cash-out. Assume the property’s rent covers its full payment at roughly 1.2x. That clears the 1.00 mark where many select programs start, with room to spare. Leverage on a cash-out refinance would top out around 75% LTV across most of the network, and seasoning of about six months would apply. Subject to lender program eligibility on the LLC, the file now rests on what the building earns. Whether the specific lender takes a foreign national, and what reserves it wants, remains for the broker to confirm. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The lesson: the same property, same owner, same equity. One product asks about your credit file. The other asks about the building.

What “Best” Means for Your Situation

The best program for your situation is the one whose gatekeepers you can actually pass. Lendmire is a broker that shops multiple wholesale lenders and matches the scenario to the program. The lenders that write foreign-national files depend on your status, your property type, your reserves and your leverage target. Use this checklist.

  • Credit. Do you have a U.S. score of 700 or better? If yes, a line may be reviewable. If no, the line is off the table.
  • Title. Is the property in your name or a revocable trust, or in an LLC?
  • Leverage. Do you need more than 70% combined leverage? On an investment line, no tier goes above it.
  • Use of funds. Do you want a lump sum for the next purchase, or ongoing flexibility?
  • Location. Is the property in one of the 16 states where the line is offered?
  • Reserves. Can you document reserves, and does the lender accept them held abroad?

A bigger down payment or more equity lowers the monthly payment and can lift the DSCR, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Some investors who already own a primary residence may also find a no-ratio structure, available only through select lenders, but that depends on the borrower profile.

Risks to Weigh Before Pulling Equity

Pulling equity adds debt against a rental you may already owe on. On the line, pricing floats for the full term, and the 5-year interest-only draw ends with a 25-year amortizing repayment that raises the payment you carry. On a DSCR cash-out, a refinance resets the entire loan, including the terms on your existing debt. A line would leave that first mortgage untouched.

Currency matters too. If your income and reserves sit in another currency, payments denominated in dollars carry exchange risk that no loan program removes.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Not the Same Question: Borrowing to Buy Property Abroad

Some searches land here by accident. Using a U.S. HELOC to buy property overseas is a different situation. That is a U.S. borrower with U.S. credit looking abroad, and this article covers a foreign national borrowing against U.S. property. If your goal is funding the next U.S. purchase, Lendmire’s piece Best Investment Property HELOC Program When You Need Funds as Fast as Possible is a better companion read.

Frequently Asked Questions

Can a foreign national get a HELOC on a U.S. rental?

Rarely. A HELOC is underwritten on your personal credit, debt-to-income ratio and combined leverage, and most non-residents have no U.S. credit file. If you hold a U.S. score of 700 or better and title in your own name, a file may be reviewable, subject to lender guidelines. Otherwise, a DSCR cash-out refinance is the more realistic route.

What is the maximum leverage on an investment property line?

The network’s ceiling on an investment line is 70% CLTV, and the maximum line is $500,000. A 720 score and a 700 score both reach that same 70%, so higher credit buys eligibility, not leverage. Primary-residence lines reach higher figures, but those never apply to a rental.

Can I hold the property in an LLC and still get the line?

No. The line requires title in an individual or a revocable living trust, so LLCs cannot hold title. A property already deeded to an LLC needs a vesting change, or you can look at a DSCR cash-out, where LLC titling is subject to lender program eligibility.

Does the rent on my property help me qualify for a HELOC?

Generally no. A HELOC reviews your credit, income and combined leverage rather than counting the property’s rent. A DSCR loan works the other way, with rental coverage as the main qualifier. That difference is why DSCR is the usual fit for non-resident owners.

Is a foreign national DSCR cash-out guaranteed to be available?

No. Availability, leverage, reserves and whether cash-out is allowed at all vary by lender and by your status. A broker can shop the network and tell you which programs fit your property and profile.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
