Best Bank Statement HELOC Program After Purchasing a Home

Best Bank Statement HELOC Program After Purchasing a Home

The Quick Read: The best program after a purchase is the one that fits your occupancy, title, credit profile and combined leverage, not the one with the best-sounding name. A bank statement HELOC changes how self-employed income is documented, but equity, seasoning and property rules still decide the file.

  • Bank statements replace tax returns as income evidence. Credit, equity and the property are still underwritten.
  • On a recent purchase, thin equity is usually the real gate, not income.
  • On an investment property, the network ceiling is 70% CLTV, with a line up to $500,000 and a 700 minimum credit profile.
  • An LLC cannot hold title on this product, subject to lender guidelines.
  • A DSCR cash-out refinance is the usual alternative when title sits in an entity or when the rent is stronger than the personal profile.

Lendmire is a mortgage broker that places these files with select wholesale lenders. It is never the lender. Every figure below is subject to lender guidelines and full file review, and nothing here is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

A HELOC is a revolving line secured by a property. The CFPB’s guide to using home equity describes it as borrowing against equity up to a lender-set limit, with a draw period that is usually ten years. Draw structures on the programs Lendmire places are different, and they are covered below.

The “bank statement” part is only about income. It is a non-QM documentation style for borrowers who do not show their real earnings on a tax return. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines. That is not a shortcut. Underwriters still pull credit, order a valuation, check title and test combined leverage.

How Underwriting Treats Bank Statements, Step by Step

Scotsman Guide describes the standard setup: a self-employed borrower supplies 12 to 24 months of personal or business statements. The lender then applies an expense factor, with 50% given as an example, or uses a P&L prepared by a third-party tax professional. Each program sets its own factor. Here is how the file actually moves.

1. Pick the occupancy. Primary residence, second home and investment property carry different ceilings. Occupancy sets the leverage cap first and credit tier second.

2. Choose the statement window. Personal, business or both. Twelve or 24 months of consecutive, complete statements. Missing pages are a common reason a statement package gets sent back.

3. Strip non-income deposits. Transfers between your own accounts, loan proceeds, refunds and one-time deposits come out.

4. Average what remains. Business accounts take the expense factor and get prorated for ownership share. Personal-statement programs usually apply a lighter haircut or none.

5. Run the debt test. Qualifying income goes against personal debt plus the new line payment. DTI tops out at 50% on this network, and 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw.

6. Test the property and the liens. Combined loan-to-value is the first mortgage balance plus the new line, divided by property value. Title, vesting and seasoning get checked here too.

Two things hold across most files. The first mortgage from your purchase stays in place. And a line tested on thin equity fails at step 6 no matter how clean the statements are.

Why a Recent Purchase Changes the Math

Right after closing, most of the home’s value is still the purchase loan. There is no legal waiting period. The wait is lender policy and equity. A line fits only when the first mortgage balance plus the new line stays under the CLTV ceiling for your occupancy and credit tier.

Value basis matters too. In the first months, lenders lean heavily on what you just paid. Appreciation has to be supported by the valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. A borrower can ask for a full appraisal in any case, and every line above $500,000 requires one.

A bigger down payment at purchase helps in the obvious way. It leaves more equity on day one. It does not erase credit floors or property eligibility.

The Ceilings That Apply by Occupancy

Ceilings are tiered by occupancy on this network. Do not carry a number from one row into another.

Occupancy Max CLTV Max line Min credit
Primary residence Up to 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) 600
Second home Up to 90% (720+ only) $500,000 640
Investment property 70% $500,000 700

On a primary residence, 90% CLTV exists only at 720 or better and only up to a $500,000 line. A 700 profile reaches 85% up to $500,000. Lines above $500,000 are primary-residence only, need at least a 700 credit profile (720 on the longer-runway structure described next), cap at 75% CLTV and require a full appraisal.

Market surveys report that second-lien loans on investment properties often cap around 75% to 80% LTV, per BiggerPockets practitioners. That describes the broader market. On this network, an investment line stops at 70% CLTV.

Structures and Variations

Lendmire places lines through two wholesale programs. One is a higher-leverage program. The other is a longer-runway program that carries a fuller seasoning and tradeline standard. Both are standalone lines in first or second lien position.

  • Shorter draw: a 3-year interest-only draw followed by a 17-year fully amortizing repayment, on primary residences and second homes.
  • Longer draw: a 5-year interest-only draw followed by a 25-year repayment. Investment lines run this structure only.
  • At least 75% of the line is drawn at closing on both programs.
  • Pricing floats through draw and repayment and never converts to fixed.
  • Payments can step up when the interest-only draw ends. A line used to fund a purchase needs a plan for that day.

Eligible properties include single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. Multi-unit properties need a 640 minimum on the longer-runway program.

Exposure is capped too. A borrower can hold up to three lines, with combined exposure of $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Owning more than 15 financed properties makes a borrower ineligible. Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Where the General Rule Breaks

LLC title. This is the largest practical break. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on a bank statement line. Only the individual borrower or a revocable living trust can. Investors report this as the hurdle on rentals, as in one BiggerPockets thread on investment-property lines. A property already deeded to an LLC needs a vesting change or a different product. A DSCR cash-out refinance can hold title in an LLC, subject to program terms. Vesting changes can also trigger extra title review.

Business under 24 months. When statement history is short, underwriters lean harder on credit quality and liquid assets. That is a judgment call by lender, not a fixed rule.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4. The other declines that history regardless of age.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Texas primary residences. These are homesteads. They carry a 12-day waiting period, a one-lien-at-a-time rule and 12-month seasoning, and cap at 80% combined loan-to-value. Texas second homes and investment properties are non-homestead and follow the standard tables.

Delayed financing. A recent all-cash purchase can sometimes be refinanced early. The file needs the original settlement statement showing no financing, a title search showing no liens and sourced purchase funds. That is a cash-out refinance path, not a line.

Bank Statement Line or DSCR Cash-Out?

This is where the real investor decision sits. A bank statement line qualifies the borrower personally, on deposits, credit and DTI. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide walks through that structure.

Situation Likely path
Strong credit, low DTI, individual title Bank statement line
Strong rent, crowded personal balance sheet DSCR cash-out
Property held in an LLC DSCR cash-out
Thin equity right after closing Wait, or build equity first
Keeping the first mortgage matters Line, not cash-out

A line leaves the first mortgage in place. A cash-out replaces it, so weigh what that first loan is worth keeping. On the DSCR side, cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not positive cash flow, since repairs, vacancy and management sit outside the calculation. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Order of operations matters. Refinance first and you wait before adding a line. Add the line first and a later cash-out has to pay it off. Lendmire’s piece Best Bank Statement HELOC Program to Purchase a Second Home covers the occupancy variation, and its best HELOC program after purchasing a home covers the non-bank-statement version.

Using the Line to Buy Something Else

Practitioners describe an equity line as short-term capital with a defined exit, such as a BRRRR or a flip, and a poor fit for permanent down-payment financing. The payment also has to be absorbed by the new property’s rents, as noted in the BiggerPockets discussion. Floating pricing on a line backed by variable income is the risk to size first.

Documents to Gather as a Recent Buyer

  • Settlement statement and recorded deed from the purchase
  • Current statement for the first mortgage
  • 12 or 24 months of complete personal or business statements, every page
  • A P&L or CPA letter, where the program permits one
  • Entity documents showing ownership percentage, for business accounts
  • Credit report no more than 90 days old at closing, with a single-bureau score keyed to the primary wage earner

Credit standards differ by program. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24, with housing history of 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639.

Why Recent-Buyer Files Get Conditioned or Declined

  • CLTV lands above the cap once the first mortgage is counted.
  • Title sits in an entity, or was moved into one after closing.
  • Statements include transfers and loan proceeds that were never stripped.
  • Business ownership share is undocumented.
  • The property is a condotel or manufactured home.
  • Credit report goes stale before closing.

None of these is exotic. Most are preventable with a document check before the file goes in.

Key Terms Defined

Bank statement income: Qualifying income computed from deposits on personal or business statements, instead of tax returns.

CLTV: The first mortgage balance plus the new line, divided by the property value.

Seasoning: The minimum time you have held title or a loan before a lender will advance against it.

Vesting: How title is held, such as an individual, a revocable living trust or an LLC.

Draw period: The stretch when the borrower can pull funds from the line, usually interest-only.

Frequently Asked Questions

Can I get a bank statement HELOC right after closing?

Sometimes, but equity is the limit. There is no legal waiting period, and the test is whether the first mortgage plus the new line fits under the CLTV ceiling for your occupancy and credit tier.

Does bank statement mean no documentation?

No. Income is documented through statements, a P&L or both. Credit, equity, valuation and title are still underwritten.

How many months of statements do I need?

Typically 12 or 24 months of consecutive, complete statements, depending on the program. Business accounts usually take an expense factor.

Can an LLC hold title?

No. On this product, title must sit with the individual borrower or a revocable living trust. A property in an LLC needs a vesting change or a DSCR cash-out instead.

Is a standalone line the same as refinancing?

No. The line sits beside your first mortgage and leaves it intact. A cash-out refinance replaces the first mortgage.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The program that fits a recent buyer usually becomes clear once occupancy, title and equity are on the table.
