The Quick Read: A DSCR HELOC is a revolving line on a rental you keep, qualified on the property’s rent instead of your tax returns, W-2s or pay stubs, and the right provider for you depends on lien position, credit score, equity and property type rather than on any ranked list. Lendmire is a mortgage broker, not a lender. It matches each rental to a wholesale lender whose program fits the file. The rent still has to cover the payment, and the property still gets valued, so only the personal income file goes away.
- The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
- The coverage test is a minimum DSCR of 1.10x on a stress payment across the whole credit limit, subject to underwriting.
- Second-lien leverage tops out at 70% CLTV; first-lien leverage tops out at 75% LTV.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Why This Page Has No Ranked List of Providers
Any list of “top” providers would be a guess. The best program for your situation turns on the property, the equity, the credit profile and how the title is held. A ranking written for everyone fits no one.
Lendmire works with a multi-state network of wholesale DSCR HELOC lenders. A broker answers the provider question differently from a single lender. It reads the scenario, then shops the file to the programs that write that kind of rental. That includes the lenders that write second liens on LLC-held rentals, which depend on credit score, combined leverage and the valuation path. This page explains how those programs behave, so you can judge any provider, including the ones a broker shows you.
What Is a DSCR HELOC?
A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied rental of one to four units. It is not a line on your own home or a second home. The program is written one of two ways:
- Standalone second lien. The line sits behind the first mortgage you keep. Your first-mortgage terms stay untouched, which matters if that loan is cheap.
- Standalone first lien. The line sits in first position on a rental with no mortgage.
It is never a third lien. It is never closed together with a purchase. Your LLC can hold title, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
The rent qualifies the line, with no traditional personal-income documentation, W-2s, pay stubs or personal income calculation, subject to lender guidelines. For the broader picture, Lendmire’s complete DSCR loans guide covers how rent-qualified lending works across products.
How Does Underwriting Treat a DSCR HELOC, Step by Step?
Underwriting runs on the property. These are the steps, in order, on most files across the wholesale network.
1. Eligibility screen. The property must be a single-family home, PUD, townhome, two-to-four-unit property or condominium (warrantable or non-warrantable). Lots run to 10 acres. A rental with a lease in place is required. A two-to-four-unit property may have at most one vacant unit.
2. Rent determination. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The market rent comes from the appraiser’s Form 1007 rent schedule.
3. The coverage test. DSCR is gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress test, and it covers principal and interest only. The minimum is 1.10x. The lender’s own calculation governs, so confirm on the file how the lender treats the first-mortgage payment on a second lien.
4. Credit. The tier comes from the lender’s own credit report. A second lien needs a 720 score. A first lien needs 700. The file needs no 30-day mortgage late in the last 12 months, and 48 months must have passed since any bankruptcy, foreclosure, short sale or deed-in-lieu.
5. Valuation and leverage. The value sets the combined leverage the line can reach. The tiers appear in the next section.
6. Title and insurance. Hazard insurance covers both liens. Flood coverage applies where required. Title work is a full policy on a first lien and on larger second liens, and a lighter owner-and-encumbrance report on smaller second liens.
A worked example shows why step 3 matters. Suppose a rental’s rent is 1.25x the stress payment on the full line. It clears the 1.10x minimum. A rental at 1.05x does not, even if the amount you plan to draw would fit comfortably. The test is sized on the whole limit, not the draw.
What Gets Skipped and What Still Gets Reviewed
The program removes the personal income file. It does not remove documentation. Self-employed borrowers and investors with heavy deductions often show low taxable income, and this structure never reads that income.
| Not used to qualify | Still reviewed |
|---|---|
| Tax returns | Lease in place |
| W-2s and pay stubs | Rent schedule (Form 1007) |
| Personal debt-to-income ratio | Credit report and mortgage history |
| Employment history | Valuation and combined leverage |
| A W-2 spouse’s income | Title, insurance and entity documents |
Terms and eligibility are set by the lender and the program, and each file is underwritten individually. The skipped income file is a feature of the structure, not a promise of approval.
The Structures: Leverage by Lien Position
The two lien positions carry different ceilings, and the ceilings are not interchangeable. Second-lien leverage is CLTV, which means the first-mortgage balance plus the new line, divided by value. First-lien leverage is plain LTV.
| Structure | Credit score | Maximum leverage | Line size |
|---|---|---|---|
| Second lien | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien | 740 or better | 75% LTV | Up to $500,000 |
| First lien | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
These are ceilings, not offers, and they are subject to underwriting through select programs. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.
One point trips up borrowers. A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the line is a second lien, and the 720 floor applies. A borrower at 700 to 719 with a first mortgage is therefore not blocked because a first lien is “unavailable.” The second-lien score floor is the obstacle.
Line Size, Draws and Repayment
Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable. Terms and pricing come with the lender’s HELOC disclosures.
Because the rate varies and the draw period is interest-only, run your own stress test. Ask what the full line does to your cash flow when the repayment period begins. The qualifying test already uses a stressed payment, but your own cash position should hold up too.
Valuation Path
Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
The Business-Purpose Frame
DSCR lending is designed for non-owner-occupied investment properties. Because these are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The Federal Register’s text of the ability-to-repay rule treats investment-purpose credit as business-purpose credit. The OCC’s Comptroller’s Handbook on truth in lending lists business-purpose credit among the exempt transactions. That is the legal reason a personal income file is not the gate here.
It does not mean the line is free of rules. Licensing and the lender’s HELOC disclosures still apply, which is why the program runs under Lendmire’s consumer licensing.
Where the General Rule Breaks
The headline, “rent qualifies the line,” has real edges. These are the ones that cost investors time.
The payment side includes the whole line. A rental that passes as a cash-out refinance can fail as a line. The stress payment covers the full limit, not the part you intend to use. A larger line raises the payment and pushes coverage toward the 1.10x floor.
Your rental may be ineligible. The lane excludes:
- rural-designated property
- row homes
- condotels
- commercial or agricultural property
- leaseholds
- land trusts
- age-restricted communities
- hobby farms
- modular and log homes
- land contracts
- mixed-use property
- a property listed for sale in the prior 2 months
- a property with a solar lien
Check these first. A provider that quotes you before asking about the property type is skipping the step that decides the file.
Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
Exposure. The program allows at most 5 loans or $2,500,000 per borrower. An investor with a large portfolio can reach that cap before the credit limit becomes the issue.
Personal liability. Expect personal guarantees. An LLC on title does not remove them, because the members sign as guarantors. Not underwriting your personal income is different from not holding you personally responsible.
Cash-out refinance or line? A cash-out refinance replaces the first mortgage. A line leaves it alone. If your existing first mortgage is cheap, the line preserves it. If you want a fixed, lump-sum structure, a different product may fit better.
Other equity routes. A bank statement HELOC is a different product. It is aimed at a primary residence and reads personal income evidence from deposits. An investment-property HELOC qualified on personal income also exists, and it follows that program’s own rules, not this one’s.
How to Vet Any Provider
A broker sees the same warning signs repeatedly. Use this checklist with any provider, including one a broker puts in front of you.
- Ask what they qualify on. The answer should be the rent and the coverage ratio. If the provider asks for tax returns “to confirm,” the product is not a DSCR line.
- Ask which lien position they write. Some programs write only second liens. Others write first liens only.
- Ask whether the stress payment uses the full limit. If the answer is “the drawn amount,” the program differs from this one, and your coverage math changes.
- Ask for the valuation requirement. An offer of “no appraisal” is a red flag, because appraisal waivers are not accepted here.
- Ask about title and entity. Confirm how an LLC, a non-borrowing title holder and different borrowers on the first mortgage are handled.
- Ask for the HELOC disclosures. The rate and the pricing terms come with the lender’s disclosures. Read them before you compare programs.
A broker that shops multiple wholesale lenders can run that checklist across several programs at once. That is the main advantage over approaching a single provider.
Which Scenario Fits Which Path?
| Your situation | Likely fit |
|---|---|
| LLC-held rental, keeping a cheap first mortgage | Second-lien DSCR HELOC |
| Paid-off rental, wants a revolving line | First-lien DSCR HELOC |
| Rental bought or refinanced within 6 months | Wait, or use another route |
| Wants a fixed lump sum | Cash-out refinance or closed-end option |
| Credit below 700 | Different program entirely |
| Rental in a rural area or a condotel | Outside this lane |
If rent barely covers the stress payment on the full line, the file is better served by a smaller line than a bigger fight. If an investor is reaching for the largest line because the coverage will not hold at a realistic size, that signals a property or equity problem, not a loan-type problem.
Key Terms Defined
DSCR: gross monthly rent divided by the qualifying monthly payment, used as the coverage test.
CLTV: the first-mortgage balance plus the new line, divided by the property’s value.
Standalone second lien: a line that sits behind a first mortgage the owner keeps.
Draw period: the first 5 years, when interest-only payments are due on the drawn balance.
Stress payment: the fully amortizing payment on the whole limit, at the start rate plus 2 percentage points, used only to test coverage.
Non-borrowing owner acknowledgment: a document signed by a title holder who is not a borrower on the line.
Frequently Asked Questions
Do I need tax returns or W-2s for a DSCR HELOC?
Not to qualify. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide a lease, a credit report, entity documents where an LLC holds title, and a valuation. The personal income file is the part that is removed.
Can an LLC hold title to the rental?
Yes, for an investment property, subject to program terms. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not need to match the borrowers on the first mortgage.
How long after buying or refinancing can I open the line?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Is a DSCR HELOC offered in every state?
No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Within those states, eligibility still depends on the property, the credit profile and the lender’s guidelines.
What happens after the 5-year draw period?
The line moves into a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable throughout. Plan for the change in payment before you draw, because the full balance begins to amortize.
