How to Qualify for a Bank Statement HELOC for a First-Time Landlord’s Only Rental

How to Qualify for a Bank Statement HELOC for a First-Time Landlord’s Only Rental

The Quick Read: You qualify when four tests line up: the rental has usable equity after its first mortgage, the title sits in your name or a revocable trust, your bank deposits document steady income, and your credit and debt-to-income ratio (DTI) clear the lender’s limits, which on an investment line means a 700 minimum credit profile and a 50% maximum DTI.

  • Being a first-time landlord matters far less than equity. A rental you just financed usually has none to borrow against.
  • On an investment property, the ceiling across Lendmire’s network is 70% combined loan-to-value (CLTV), and the line tops out at $500,000.
  • Bank statements prove income only. They do not raise the borrowing limit or replace credit, title, or property checks.
  • LLC-owned rentals do not fit this product. A DSCR cash-out loan is the usual alternative.

What Is a Bank Statement HELOC on a Rental?

A bank statement HELOC is a home equity line of credit where the lender reads your deposit history instead of tax returns or pay stubs. The lender averages qualifying deposits over a set window and treats the result as your income. It suits self-employed owners whose tax returns understate what actually moves through their accounts.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The line itself is a revolving credit line secured by property. On a rental, Lendmire arranges it through select wholesale lenders as a standalone first- or second-lien line. The investment version runs a 5-year interest-only draw followed by a 25-year repayment period. Pricing floats and never converts to fixed. At least 75% of the line is drawn at closing.

NerdWallet notes that not every lender offers a HELOC on an investment property and that qualification is strict. That matches what a broker sees: few lenders write these, and each has its own overlays. Lendmire is a broker, not a lender. It compares wholesale programs and matches the file to the one that fits.

Key Terms Defined

  • CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
  • DTI (debt-to-income ratio): your monthly debts divided by your monthly income.
  • Expense factor: the percentage of business-account deposits a lender subtracts to estimate what you actually keep.
  • Seasoning: the waiting period a lender wants after you buy a property before it will lend against it.
  • DSCR: the debt service coverage ratio, which compares a property’s rent to its full monthly payment of principal, interest, taxes, insurance, and any association dues.
  • Vesting: the legal name or entity that holds title to the property.

Does Being a First-Time Landlord Matter?

Rarely, on its own. A lender on this kind of line does not ask how many leases you have signed. It asks whether the property has equity, whether the title is eligible, and whether your income and credit hold up.

The real friction comes from what first-time status usually means. You have no rent history, and the property was probably bought with a mortgage. You may also have no tenant. A lender cannot count documented rent that does not exist, and an investment line should be underwritten on the occupancy the property actually has. Represent it truthfully on the application.

The Equity Math for an Only Rental

Equity is the real blocker. Most purchase loans on a rental land at 75% to 80% of the price, so a new rental starts at roughly 75% to 80% leverage. The investment-line ceiling is 70% CLTV. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Run the numbers on a rental bought with 20% down. Your first mortgage already sits near 80% of value. Adding any line pushes combined leverage further past the 70% ceiling. There is no room to borrow until the value rises or the balance drops enough to open a gap. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Now picture a rental you inherited or paid off. The first mortgage is zero, so the full 70% of value is open to a line, up to the $500,000 maximum. That is a very different file. The statements are the same, but the equity is not.

Credit above 700 does not buy more leverage here. Both the 700 and 720 tiers reach the same 70% CLTV on an investment property. At or below $500,000, these lines ordinarily use an automated valuation instead of a full appraisal, though you can request an appraisal.

How the Bank Statement Income Test Works

Underwriting follows a repeatable sequence. The lender reads the statements, strips out what is not income, applies an expense factor where required, and then tests the result like any other income.

1. Pick the statement window. Scotsman Guide describes 12 to 24 months of personal or business statements as the usual range for non-QM bank statement loans.

2. Remove non-income deposits. Transfers between your own accounts, loan proceeds, refunds, and gifts come out. This matters because the CFPB’s ability-to-repay guide lists bank statements as acceptable income records, which means the deposits have to be verifiable as income.

3. Apply the expense factor. Business-account deposits are typically reduced by a percentage, and personal-account deposits are read closer to the raw average. Scotsman Guide gives 50% on business statements as one example, with a third-party profit-and-loss statement as an alternative. Each program sets its own factor.

4. Average and test. The lender averages what remains, then runs DTI. On this network, DTI maxes at 50%, and 45% applies to credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The debt is measured on the interest-only payment calculated on the maximum draw.

5. Check the rest of the file. Credit, title, combined leverage, and property type are all still tested.

Business accounts need a 680 minimum for the deposit analysis. An investment line already floors at 700, so the statement analysis is never the binding constraint. Equity and title decide more files than deposits do.

Deposit Hygiene for Landlords

Rent is easy to muddy. If tenants pay into the account you also use for groceries, the lender has to sort it out line by line. These habits make that sort easy:

  • Run rent through one dedicated account, not your personal checking.
  • Label transfers from savings or other accounts so they do not look like income.
  • Avoid large one-off deposits that you cannot document, such as a gift or a sale.
  • Keep the account open and active for the full statement window.

Irregular income gets more scrutiny. A single spike can trigger questions, and a declining trend can lead an underwriter to weigh the recent months more heavily. This is general practitioner experience, not a rule.

Title and Ownership: The Quiet Dealbreaker

This is the sharpest structural difference from a DSCR loan. These lines only accept title held by you as an individual or by your revocable living trust.

Vesting Eligible for the line?
Individual borrower Yes
Revocable living trust Yes
LLC, corporation, partnership No
Irrevocable, blind, or land trust No

If your rental is already deeded to an LLC, you have two options. You can change the vesting, which has its own legal and lender implications, or you can pursue a DSCR cash-out instead, subject to lender program eligibility.

Property type also matters. Single-family, 2-4 unit, PUD, townhome, and condo properties, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

What Does the Step-by-Step Path Look Like?

For a true first rental, the sequence matters more than any single document.

1. Confirm the equity gap. Estimate value, subtract the first mortgage, and check whether the result clears 30% remaining equity (the other side of the 70% ceiling).

2. Check title. If it sits in an LLC, decide now whether to retitle or switch products.

3. Organize 12 to 24 months of statements. Separate rent deposits from everything else.

4. Pull your credit. The report must be no more than 90 days old at closing, and there are no rescores.

5. Gather property documents. Expect a lease or rent history if one exists, current insurance, and the first-mortgage statement.

6. Submit the file to a broker who can shop it. Lender overlays differ, so the same file can read differently across the network.

Which Path Fits Your Situation?

The right product depends on where your strength is. Deposits, rent, and equity each point to a different loan.

Your situation Likely fit
Strong deposits, real equity in the rental Bank statement line on the rental
Strong rent, thin personal income DSCR cash-out
Equity in your own home, thin in the rental Line on your primary residence
Rental held in an LLC DSCR cash-out

A line secured by your own home is a primary-residence file. Ceilings there are higher, reaching 90% CLTV, but only at a 720-or-better credit profile. Using it to fund a rental ties the two properties together until the line is repaid or refinanced, as BiggerPockets describes it. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

For a rental that stands on its own rent, DSCR financing is the better-matched tool. Lendmire’s complete DSCR loans guide covers it in full. On a cash-out refinance, most programs in the network top out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Short-term-rental collateral tops out at 70% on a cash-out.

Coverage works like this. A 1.00 ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors begin at 620 in parts of the network, with most programs wanting around 660. DSCR looks only at rent against the full payment, so clearing 1.00 does not mean positive cash flow after repairs, vacancy, and management.

Why Do Applications Get Declined, and What Fixes Them?

Common reason Typical fix
No equity after first mortgage Wait, pay down, or choose DSCR cash-out
Title in an LLC Change vesting or switch products
Credit below 700 Build credit, or use a DSCR program
Commingled or unexplained deposits Separate accounts, document transfers
DTI above the limit Pay down debt or lower the line request
Ineligible property type Different property or collateral

Lenders also vary in whether they offer a line on a rental at all. Availability shifts over time and by region, which is another reason to compare several lenders rather than ask one.

Frequently Asked Questions

Can I get this line on a rental I just bought?

Usually not right away. A purchase loan at 75% to 80% leverage already exceeds the 70% CLTV ceiling on an investment property. You need appreciation or paydown to open room, and the line cannot fund the purchase of the property that secures it.

Do I need a tenant and a lease first?

A lease or documented rent history helps and is commonly requested. With a vacant property, the file leans harder on your personal income and equity. Whatever the status, the occupancy on the application must be accurate.

Can my LLC hold the rental?

No. These lines require title in an individual’s name or a revocable living trust. An LLC-owned rental usually points toward a DSCR cash-out instead, subject to program terms.

Is there a size limit?

Investment lines run up to $500,000. The line is also capped at 70% CLTV, so the dollar amount available depends on your property value and first mortgage balance.

Is this available everywhere Lendmire does DSCR loans?

No. This HELOC product is available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C. Every file is subject to lender guidelines and a full review.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.
