Top Investment Property HELOC Providers for Landlords Who Borrow Against Rental Income

Top Investment Property HELOC Providers for Landlords Who Borrow Against Rental Income

The Quick Read: Landlords who borrow against rental equity are not choosing one best name from a ranked list. The lenders that write investment lines depend on your title, credit, equity and property type, so a broker that shops several wholesale lenders can match the file to the program that fits. Here is what matters on most files:

  • Title must sit with you personally or in a revocable living trust. An LLC usually ends the conversation.
  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • Lines run $25,000 to $500,000 on investment properties.
  • The line is built on your personal income and debt ratio, not on rent coverage.
  • Payments float and can jump when repayment starts.

This article names no lenders and ranks no companies. Provider lists age fast, and availability changes by region, lender type and property. What lasts is knowing how these lines are underwritten and how to check any provider against your file.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A revolving credit line secured by your property, where you borrow, repay and borrow again during a set draw period.

CLTV (combined loan-to-value): Your existing mortgage balance plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and payments are often interest-only.

Repayment period: The stretch after the draw ends, when you repay principal and interest on a set schedule.

Lien position: Whether the line sits behind a first mortgage (second lien) or is the only loan on the property (first lien).

Vesting: How title is held, such as an individual, a trust or an LLC.

DSCR: Debt service coverage ratio, which compares monthly rent to the monthly property payment (principal, interest, taxes, insurance and any HOA dues).

What Does “Provider” Mean for a Rental Line?

A provider is whichever lender’s guidelines fit your property, title and credit. Many large retail lenders decline non-owner-occupied lines altogether. Credit unions and regional banks are likelier sources, and the product can still be hard to find.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches the scenario to a program. A broker sees several, so a file one program rejects may fit another.

NerdWallet says lenders treat rentals as higher default risk, since borrowers tend to pay their own home first. It also says not every lender offers the product. That matches what files show: the fewer lenders in the category, the more the details matter.

Provider types compared

Provider type Underwriting basis Best fit Tradeoff
Large retail lenders Personal income, DTI Strong W-2 profiles Many decline rentals
Credit unions, regional banks Personal income, DTI Local relationships Limited reach, narrow property boxes
Online lenders Personal income, DTI Standard single-family Limited title flexibility
Wholesale network via broker Matched to the program Files needing a fit Program rules vary by lender
DSCR cash-out lender Property rent coverage Many mortgages, LLC title Replaces the first mortgage

How Is an Investment Property HELOC Underwritten?

Underwriting runs in a fixed order. Each step is a place a file can stall.

1. Collateral route. Some landlords draw on their own home and use the money for a rental down payment or rehab. Others borrow against the rental itself.

2. Title and vesting. The property must be held by you or by an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. This is the sharpest structural gap from a DSCR loan.

3. Lien position. The network’s lines can sit in first or second position. A second lien sits behind a mortgage you keep. A first lien applies when the rental is paid off. Some lenders outside the network decline lines on rentals with no mortgage at all.

4. Credit. On an investment property, 700 is the hard minimum. There is no tier beneath it. A 720 score reaches the same 70% CLTV, so credit above 700 buys eligibility, not extra leverage.

5. Debt ratio. The maximum is 50% DTI, with a ratio above 45% requiring a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

6. Valuation. Because an investment line caps at $500,000 and full appraisals begin above that, these files sit in the automated-valuation lane. A traditional appraisal is commonly not required, though you can request one.

7. Sizing. The combined balance cannot exceed 70% of value. If your first mortgage already uses about 55% of value, the room left is about 15% of value. The $25,000 minimum and $500,000 maximum apply on top of that.

Market surveys report borrower requirements of about 20% equity, DTI in the 40-50% range and six or more months of reserves, per NerdWallet. Those are market-wide statistics. The network’s investment ceiling is 70% CLTV with a 700 minimum score, subject to lender guidelines.

What Does the Line Look Like After Closing?

The investment structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Later draws carry a $1,000 minimum.

Pricing floats through both the draw and the repayment period. It never converts to fixed. Some bank lines offer a fixed-rate option on part of the balance, but this one does not.

The CFPB explains that a HELOC has a draw period and a repayment period, that the rate is usually variable, and that payments are often much higher once repayment begins. The FTC adds that you pay interest only on what you borrow, not the full limit, and that interest-only payments are common during the draw.

Rent is flat while the payment floats. Stress the payment before you draw. Check it against a vacancy month and against the repayment-period payment, not the draw-period one. Clearing a coverage ratio never means positive cash flow, since repairs, vacancy, management and capex sit outside that math.

Where Does the General Rule Break?

Most failed investment-HELOC files fail on one of these.

LLC-held rentals. This is the most common dead end. There are three ways out: change vesting to your name or a revocable trust, borrow against another property you own personally, or use a DSCR cash-out refinance instead.

Property type. Eligible types include single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.

Portfolio size. A borrower is limited to three lines. An owner of more than 15 financed properties is not eligible. That cap bites experienced landlords first.

Large single needs. A line is built for staged draws. A big lump sum, such as a full down payment plus rehab, often fits a cash-out better, and the $500,000 cap can make a cash-out an even stronger option.

Stacked liens. A second lien reduces remaining equity. A later DSCR cash-out must pay off or subordinate any junior lien, so plan the sequence before you open a line.

Short-term rentals. Rental-income rules differ here. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. On the DSCR side, cash-out leverage tops out around 70% on short-term-rental collateral and around 75% on standard rentals.

Use of proceeds. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

State availability. Lendmire’s HELOC availability is narrower than its DSCR footprint. It covers 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. DSCR investor loans reach 41 markets, including Washington, D.C.

HELOC or DSCR Cash-Out? A Decision Table

The two products solve different problems. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The network’s investment HELOC is reviewed on your personal profile.

Factor Investment HELOC DSCR cash-out
Reviewed on Credit and DTI Rent coverage
Title Individual or revocable trust LLC allowed, subject to program terms
Existing first mortgage Stays in place Replaced
Leverage ceiling 70% CLTV Around 75% on standard rentals
Borrowing pattern Staged draws One lump sum

On coverage, 1.00 is where many select DSCR programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

A cash-out replaces a low first mortgage with a larger one, which lowers coverage. A HELOC leaves that mortgage alone. Landlords with many mortgages and modest salary income often find that only the rent-based path works. For the side-by-side, see Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance for Landlords Who Borrow Against Rental Income.

Neither product buys the next property. Both only produce cash for a down payment. The purchase loan is separate, and the complete DSCR loans guide walks through that side.

How Do You Vet Any Provider?

Run any candidate through this list before you spend time on an application.

  • Does it lend on non-owner-occupied title? Ask before you apply.
  • Who can hold title? If your deed is in an LLC, ask what vesting the program accepts.
  • Which lien position? Confirm first or second lien works with your existing mortgage.
  • What is the line size and CLTV ceiling for an investment property? Get both in writing.
  • How is the payment tested? Ask whether qualifying uses the maximum draw.
  • Is it a variable payment through repayment? Find out whether any fixed option exists.
  • Is the provider a direct lender or a broker? A broker can shop several programs. A direct lender offers one set of rules.

What to Have Ready

Prepare these before the file goes in:

  • Entity or trust documents, if the property is in a trust.
  • Current leases and rent roll.
  • Proof of insurance.
  • Your mortgage statements for every financed property.
  • Income documents for your DTI.
  • A credit report no more than 90 days old at closing.

Gaps in these are what delay review, not the program itself.

Frequently Asked Questions

Can a landlord get a HELOC on a rental property at all?

Yes, but fewer lenders offer it. Many large retail lenders decline non-owner-occupied lines, and credit unions and regional banks are likelier sources. Through Lendmire’s network, an investment line requires a 700 credit score and tops out at 70% CLTV, subject to lender guidelines.

Can a rental held in an LLC get a line?

Not on the network’s HELOC. Title must sit with an individual or a revocable living trust. An LLC-held rental needs a vesting change, a line on another property you own personally, or a DSCR cash-out.

Do I need an appraisal?

Usually not. Investment lines cap at $500,000, and full appraisals begin only above that amount.

Can the money buy my next rental?

Yes, as down-payment cash. The line is not the purchase loan. You still need a separate purchase loan, and it must clear its own leverage, credit and coverage tests.

Is a HELOC or a DSCR cash-out better for a landlord?

It depends on title, existing mortgage and the size of the need. A HELOC keeps your first mortgage and suits staged draws. A cash-out suits a single large need or LLC-held property.
