The Quick Read: No lender list can tell a landlord which provider fits, because few lenders write lines on rentals and each one sets its own title, leverage and exposure rules. Lendmire is a mortgage broker, not a lender, and it matches the file to a wholesale HELOC program. Here is what decides a fit:
- Investment lines in the network cap at 70% CLTV and $500,000 per line, with a 700 minimum credit score.
- Title must sit with an individual or a revocable living trust. An LLC cannot hold it.
- A borrower can hold three lines at most, and more than 15 financed properties makes the borrower ineligible.
- A HELOC qualifies the borrower, not the rent. A DSCR cash-out qualifies the property.
- Lines run a 5-year interest-only draw, then a 25-year repayment, with pricing that floats.
Scaling investors keep asking for a ranked list of providers. A ranking would mislead you, because eligibility turns on how the property is titled and how many liens you already carry. This piece lays out what the lenders look at, how the line works step by step, where it breaks, and when a DSCR loan is the better tool. The best provider for your situation depends on the property, the credit profile and the portfolio.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What an Investment Property HELOC Is
An investment property HELOC is a revolving line secured by a rental you own. You draw when you need cash, and you pay interest on what you draw. Landlords use it for down payments, renovations and reserves.
It is a different product from a DSCR loan. A DSCR loan is a business-purpose investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC is underwritten on you: credit, debt-to-income and equity. Rent matters little to the decision.
NerdWallet reports that the lender pool is smaller and the limits are lower than on a primary home, because lenders see more default risk on rentals. Experian adds that investors should expect to need higher credit, lower debt-to-income and stronger reserves than on a home they live in.
How Underwriting Treats the Line, Step by Step
Every file runs through the same sequence. Know each step before you apply.
1. Borrower test. The lender reviews credit, debt-to-income and equity. In this network the minimum score on an investment line is 700. Maximum debt-to-income is 50%, and the lender qualifies the payment on the interest-only amount at the full draw.
2. Equity test. Lenders measure combined loan-to-value. That means every lien plus the full line commitment, divided by value. It is not just the balance you draw. On an investment property the ceiling is 70% CLTV. Take value times 70%, subtract the first mortgage balance, and you have the most the line can be, up to the cap.
3. Valuation. Because an investment line tops out at $500,000, it runs in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal. Some banks outside the network require in-person appraisals, as Yahoo Finance notes.
4. Title check. The property must be held by you personally or by a revocable living trust. This is where many files stall.
5. Closing and draw. At least 75% of the line is drawn at closing. After that, the minimum draw is typically $1,000 in most states.
6. Repayment. The interest-only draw runs 5 years, then the balance amortizes over 25 years. Payment shock arrives at that switch. The CFPB HELOC booklet describes the same draw-then-repay design and says repayment often runs ten or 15 years under other plans, so the length is set by the contract.
Pricing floats through both phases and never converts to fixed. Subject to lender guidelines and full file review.
Key Terms Defined
CLTV: Combined loan-to-value, which counts every lien plus the full line limit against the property value.
Draw period: The interest-only stretch when you can borrow against the line.
Lien position: Whether the line sits first or second behind an existing mortgage. A standalone line can sit in either.
Vesting: How title is held. On this product it must be an individual or a revocable living trust.
DSCR: Rent divided by the full monthly housing obligation. It measures the property, not the borrower.
Structures and Variations
A line can sit in first or second lien position. On a free-and-clear rental, the HELOC becomes the first lien. On a financed rental, it sits behind the existing mortgage, which lets you leave a low-cost first loan alone.
Two points surprise borrowers:
- A 700 score and a 720 score land at the same 70% ceiling on an investment property. Higher credit buys eligibility, not leverage.
- Programs inside the wholesale network differ on tradelines, housing history and exposure caps. Each figure applies only within its own program’s terms, and a broker’s job is matching the file to the right one.
Lines above $500,000 are available only on primary residences. They need a full appraisal and cap at 75% CLTV. Those do not apply to a rental.
The product also has a narrow geographic footprint. Lendmire’s HELOC programs run in 16 full-service states, which is narrower than its 41-market DSCR footprint covering 40 states plus Washington, D.C.
Where the Rule Breaks
The general rule says a landlord with equity can open a line. These edge cases are where that fails.
LLC-titled rentals. This is the most common dead end. Corporations, partnerships, and irrevocable, blind or land trusts are also out. Your choices are to change the vesting or use a DSCR cash-out refinance, which is made to entities, subject to lender program eligibility.
Large portfolios. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible. Scaling investors hit this wall before they hit the equity wall.
Property types. Single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.
Recent purchases and listings. A property listed for sale, or listed within the past 60 days, is ineligible in several states. Some programs also expect a seasoning period on a newly acquired rental, so a house bought last month may not qualify.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on an investment file follows a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure or short sale.
State rules. Texas treats investment properties as non-homestead, and New Mexico and Ohio apply credit-tiered CLTV caps.
How the Scaling Loop Works
Investors on BiggerPockets describe a common loop: draw on a line against one property, use the cash as a down payment on the next, then refinance the new asset to pay the line down. It works when the refinance happens on schedule.
It fails when the plan stalls. The interest-only payment on the line and the financing on the new rental both come due while the new property is still stabilizing. That thread also flags cross-collateral risk: stacking equity across too many properties with no exit date.
A few file-level habits keep the loop clean:
- Open the line before you start shopping for the next property. You need to own the collateral first, and the line has to exist when the offer goes in.
- Keep drawn funds in a dedicated account so the use of proceeds is easy to document.
- Count the line’s payment in your debt-to-income. The next lender will.
- Set a refinance date for each draw, not a hope.
Most scaling files run into the three-line cap and the 70% ceiling about the same time. Past that point, the DSCR cash-out refinance does the heavy lifting.
HELOC or DSCR Cash-Out: Choosing the Route
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What gets qualified | Borrower credit and DTI | Property rent vs. payment |
| Title | Individual or revocable trust | Entity title may work, per program |
| Max leverage | 70% CLTV (investment) | Around 75% LTV on most files |
| Rate structure | Floating, never converts | Fixed spine, other terms available |
| Replaces first mortgage | No | Yes |
| Size | Up to $500,000 per line | Up to $3,000,000 on standard programs |
A HELOC fits a small to mid-size draw when title is personal, credit is strong, and you want to keep a low first mortgage. A DSCR cash-out fits a larger amount, an LLC-held property or a portfolio. Cash-out refinance on standard rentals tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Select programs add 40-year terms or interest-only periods. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
One caution on DSCR: clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management and capex sit outside it.
Qualifying and running the numbers is where a broker earns its keep, since the network holds many lenders with different overlays. The complete DSCR loans guide covers the cash-out side in full. What to Prepare Before You Apply
Missing documents slow a file more often than weak credit does. Gather these first:
- Credit report no more than 90 days old at closing. The network uses a single-bureau score keyed to the primary wage earner, with no rescores.
- Current deed showing vesting, plus trust documents if a revocable trust holds title.
- Current mortgage statements for every lien on the property.
- A schedule of financed properties, since exposure counts across the whole portfolio.
- Proof of where the equity is headed, meaning the next purchase contract if you have one.
Reserves vary by lender, leverage and transaction. A broker can tell you before you apply which program asks for what.
Frequently Asked Questions
Can I get a HELOC on a rental property if I own it through an LLC?
Usually not on this product. Title must be held by an individual or an inter vivos revocable living trust. If the rental already sits in an LLC, the options are changing the vesting or using a DSCR cash-out refinance instead, subject to program terms.
How many investment property lines can one landlord hold?
Up to three, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible, so scaling past that point means a different tool.
Does a higher credit score raise the borrowing limit on a rental?
No. A 700 score and a 720 score both reach the same 70% CLTV ceiling on an investment property. The 700 minimum is a hard floor, so credit above that buys eligibility rather than leverage.
Does the rental income count toward qualifying?
Not the way it does on a DSCR loan. The HELOC qualifies the borrower on credit, debt-to-income and equity. Yahoo Finance notes that some lenders weigh the property’s financials too, but the decision rests on the borrower.
Is the rate fixed after the draw period ends?
No. Pricing floats through the draw and the repayment period and never converts to fixed. The line moves from 5 years of interest-only draw to 25 years of amortizing repayment, so budget for the payment change at that switch.
