The Quick Read: No single list of banks answers this, because few depository lenders write investment-property equity lines and the ones that do change from year to year. A bank-style line reads only your own income, debts and credit, so a divorce that cuts the household to one paycheck can sink a file that has plenty of equity.
- On this network, an investment-property line caps at 70% CLTV and $500,000, with a 700 minimum credit profile.
- Title must sit in your own name or a revocable living trust. LLC-held rentals are not eligible.
- Debt-to-income runs up to 50% and is tested on the interest-only payment at the maximum draw.
- Your ex stays liable on any joint debt until the lender releases them.
- When personal income is thin, a rent-qualified DSCR loan is the usual alternative.
Lendmire is a mortgage broker. It places files with select wholesale lenders and does not lend itself. The sections below cover how these lines are underwritten, what a divorce changes, and where the one-income problem pushes a file toward a different product.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Is There a Bank List for This?
There is no reliable list. Investment-property equity lines are a thin product, and NerdWallet explains that they are harder to get than primary-home lines because lenders see higher default risk. Lenders also weigh the property’s financials along with your credit, as Bankrate describes.
Any named roundup goes stale. Banks pull back from the product, and many that stay in limit the number of financed rentals, lend only in certain states, or refuse LLC-held property. Those limits matter more to a divorcing borrower than the brand on the door.
A broker shops several wholesale lenders and matches the file to a program. The lenders that write this product depend on property type, credit profile, leverage need and how title is held. That is a better question to ask than which bank is on a list.
How Underwriting Treats One Income
A bank-style line is a personal-credit product. The lender looks at your credit, your income, your debts and your equity. Your ex’s income does not help unless your ex is also a borrower. Income follows the note, not the deed.
Step by step, a file on this network looks like this:
1. Credit. Investment-property lines need a 700 minimum. A 720 score reaches the same 70% CLTV, so credit above 700 buys eligibility, not extra leverage. The score is a single-bureau model keyed to the primary wage earner.
2. Debt-to-income. The ceiling is 50%, and a ratio above 45% needs a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. On one income, that is where files fail.
3. Equity. Combined leverage on an investment line stops at 70% CLTV. Your first mortgage and the new line together must fit under that ceiling.
4. Valuation. An investment line is capped at $500,000, and full appraisals begin only above that size. So these lines ordinarily run on an automated valuation, commonly with no traditional appraisal. You can still request a full appraisal.
5. Property and title. Single-family, 2-4 unit, PUD, townhome and condominium properties can be eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not eligible.
6. Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
Subject to lender guidelines and full file review, those are the working ranges. They are not a commitment to lend.
How Divorce Income Gets Counted
Support you receive counts only when a decree or written agreement documents it and it is expected to continue. As a contrast, Fannie Mae’s Selling Guide asks for evidence of the payment terms and three years of continuance from the application date. Equity-line lenders set their own rules, so treat that as a reference point, not a universal test.
Support you pay is a recurring obligation. It raises your debt-to-income ratio, and a court-ordered amount is usually counted as monthly debt.
| Income or obligation | How a bank-style line usually treats it |
|---|---|
| Wages | Counted with pay stubs and tax returns |
| Self-employment | Counted after write-offs, so net income can be thin |
| Support received | Counted only with a decree and expected continuance |
| Support paid | Added to monthly debt |
| Rental income | Considered, with leases and tenant documentation per NerdWallet |
| Pending case, no decree | Support received often cannot be counted yet |
A final decree gives a lender a clean number. A pending case rarely does.
Title and Liability: What the Decree Does Not Do
A decree binds you and your ex. It does not bind the lender. The CFPB says a decree can assign a debt to one spouse, yet a creditor can still collect from anyone named on the loan. Taking a name off the title does not take it off the mortgage.
The University of Minnesota Extension adds that a lender is likely to require a refinance to remove a spouse from a mortgage or home equity loan. If both of you signed a line, each stays liable, even for draws made after the divorce.
Practical sequence for the spouse keeping the rental:
1. Record the deed in your name. That changes ownership only.
2. Pay off, refinance or obtain a written release on any joint first mortgage or joint line.
3. Write any agreed payoff of a joint debt into the settlement.
4. Then apply for the new line.
A federal law, the Garn-St Germain Act (12 U.S.C. § 1701j-3), limits a lender’s ability to call a loan due on certain transfers between spouses. It stops the call. It does not release your ex or approve a new line. Whether it reaches a particular rental is a legal question for your attorney.
When the Bank Route Breaks
Four situations send most divorcing investors away from a bank-style line.
The rental sits in an LLC. This network’s equity lines cannot be written on property titled to an LLC, corporation, partnership, or irrevocable, blind or land trust. A rental already in an LLC needs a vesting change or a different product. Sequence that with an attorney.
One income cannot carry the full line. Because the test runs on the maximum draw, a modest paycheck can fail the ratio even with large equity. A retiree or a newly part-time earner hits this often.
Too many financed properties. A borrower owning more than 15 financed properties is not eligible, and a borrower is limited to three lines in total.
The case is still pending. Joint lines can be frozen or closed at either spouse’s request, and a lender may want consent or an order before it adds a lien. Confirm local court restrictions with your family-law attorney.
Availability is also narrower here than on the investor-loan side. These equity lines are available in Lendmire’s 16 full-service states only, while DSCR loans cover 40 states plus Washington, D.C.
The Rent-Based Alternative
When personal income is the weak link, a DSCR loan moves the test to the property. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your reduced income is not the main variable. The complete DSCR loans guide walks through how that works.
Across the wholesale network, a DSCR cash-out refinance tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Many select programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Most programs want a score near 660, a 620 floor exists in parts of the network, and 700 or better opens the strongest leverage tiers. Reserves commonly run around 6 months of PITIA, though they vary by lender, leverage and loan size.
Two cautions. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capex sit outside the calculation. And a DSCR loan is a new first-lien refinance, so it pays off the old mortgage and must be sized for that.
| Situation | Better fit | Watch for |
|---|---|---|
| Rental in your name, solid single income, modest leverage | Investment-property equity line | 70% CLTV cap, DTI on full draw |
| Thin income, strong rent, equity to pull | DSCR cash-out refinance | Seasoning, leverage cap, reserves |
| Rental in an LLC | DSCR loan | Equity lines cannot be written on LLC title |
| Joint debt still on the property | Resolve liability first | Ex stays liable until released |

What the Pattern Looks Like in Practice
Consider an investor who keeps one duplex in the settlement, with the deed recorded in her name and the old joint first mortgage refinanced out of the ex’s name. She earns a steady wage and has support obligations written into the decree. Her equity looks large, but the debt test runs on the full line at the interest-only payment, plus support paid. If the ratio lands near the ceiling, a smaller line may fit where the maximum does not. If it fails outright, the rent-qualified route is the next look.
Files like this tend to stall on paperwork, not credit. The decree, the recorded deed, proof of any release on the old debt, current leases, and insurance on the rental are the pieces that must agree with each other. A missing release is the most common gap.
Key Terms Defined
CLTV: Combined loan-to-value, which adds your first mortgage and the new line together and divides by the property value.
DTI: Debt-to-income, the share of your monthly income that goes to debt payments.
DSCR: Debt service coverage ratio, which compares a property’s rent to its full monthly obligation.
Release of liability: A written statement from a lender that removes a person from a debt.
Draw period: The stretch when you can borrow from the line and pay interest only.
Frequently Asked Questions
Which banks offer an investment property HELOC on one income after a divorce?
It depends on the file. Availability is thin and shifts by lender and region, and many banks limit financed rentals or refuse LLC title. A broker that shops several wholesale lenders can match your credit, title and leverage to a program, which beats working from a list that may be out of date.
Can I apply during the divorce?
Sometimes, but it is harder. Without a decree, support you receive often cannot be counted, and a lender may want court consent before adding a lien. A final decree gives a cleaner file.
Does the decree remove my ex from an old joint line?
No. A decree does not bind the lender, so your ex stays liable until the lender releases them or the debt is refinanced or paid off. Plan for that before you apply.
What is the maximum leverage on an investment-property line?
On this network it is 70% CLTV, up to $500,000, with a 700 minimum credit profile. Figures above that in the broader market describe lenders, not these programs, and all terms are subject to lender guidelines.
What if my income is too thin for a personal-income line?
A rent-qualified DSCR loan is the usual alternative, since it looks at the property’s rent against its payment. It carries its own leverage, seasoning and reserve rules.
