Top Investment Property HELOC Providers on a Rental You Just Bought

Top Investment Property HELOC Providers on a Rental You Just Bought

The Quick Read: A HELOC on a rental you just bought is possible only when three things line up: enough equity left after your first mortgage, a lender that accepts how recently you bought, and title held in your own name or a revocable trust. A new purchase usually leaves very little equity. That is why the lender, not a ranking, decides your outcome.

  • Investment lines in Lendmire’s wholesale network cap at 70% combined loan-to-value (CLTV) and $500,000.
  • A purchase financed near 75% to 80% of value leaves no room under that cap.
  • Credit must be 700 or better, and an LLC cannot hold title.
  • A lender may wait before lending against a new purchase. That wait is lender policy, so ask each lender.
  • Rent-based DSCR cash-out is the usual alternative when a line does not fit.

Why Does “Top Provider” Depend on Your Situation?

The best provider for you depends on your equity, credit, title and property type. No single lender writes the right line for every new landlord, and appetite for investment-property lines changes often.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker. It is not a lender, and it does not rank or recommend individual lenders. It places files with select wholesale lenders in its network and matches the scenario to the program. Think of the search as finding the lenders that write this kind of line for a file like yours.

Lenders that offer these lines fall into a few broad groups. Your own bank or credit union is the first place to ask, since it already knows you. Wholesale lenders reached through a broker are another route. A broker can compare several sets of guidelines at once, which matters when each lender draws the eligibility lines in a different place.

Can You Get a HELOC on a Rental You Just Bought?

You can, but a new rental is the hardest version of a hard product. NerdWallet explains that lenders see higher default risk on investment property, that not all lenders offer these lines, and that multiple appraisals may be required to confirm value.

Two gates matter for a property you just closed on:

1. Time. Many lenders want a stretch of ownership before they lend against a property. This is called seasoning. It is lender policy, not law, and it varies by lender and by file. Confirm the exact requirement with the specific program before you plan around it.

2. Equity. Your purchase loan was likely sized close to the price, so little equity exists yet.

Equity is usually the tighter gate. Time passes on its own. Equity does not appear unless you paid cash, put down a lot, or the property gained value.

Key Terms Defined

HELOC is a home equity line of credit, a revolving credit line secured by property, drawn as needed up to a limit.

CLTV is combined loan-to-value. It adds every loan secured by the property, then divides by the property’s value.

Seasoning is the period a lender wants you to own a property, or hold its current loan, before lending against it.

Lien position is your loan’s place in line for repayment. A first lien is paid before a second lien.

Draw period is the early stretch when you can borrow from the line. The repayment period follows, when the balance is paid down.

DSCR is the debt service coverage ratio. It compares a rental’s income to its monthly obligation (principal, interest, taxes, insurance and any HOA dues).

How Do Underwriters Treat a Thin-Equity New Purchase?

They add up every loan on the property, compare the total to value, and check it against a ceiling. On an investment property in Lendmire’s network, that ceiling is 70% CLTV, with a maximum line of $500,000. A 720 credit profile and a 700 profile both reach the same 70%. Credit above 700 does not buy you more leverage.

Run it as a scenario. Say you bought a rental on a purchase loan at 75% LTV. Your first mortgage alone already sits above 70% of the property’s value. There is no room for a second lien, and the line is not available until value rises or the balance drops. If you put 30% down or more, a line may fit. A cash purchase leaves the most room, because the line can sit in first position. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Here is how the review typically runs, step by step:

1. The lender confirms the property type is eligible and that title is in the right name. 2. It estimates value. Lines at or below $500,000 usually use an automated valuation, so a full appraisal is often not needed. A borrower can still request one. 3. It adds your first mortgage to the proposed line and tests the total against the 70% ceiling. 4. It reviews your credit and debt-to-income ratio (DTI). The maximum DTI is 50%, qualified on the interest-only payment at the maximum draw. 5. It checks your total exposure with the lender.

How Does This Differ from a DSCR Loan?

A bank-style HELOC qualifies you personally. Credit, DTI and the property’s equity carry the file. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through that test in full.

The two products also treat borrowers differently. A HELOC counts toward your DTI, which can limit later purchases. A DSCR loan tests the rent against the payment. Clearing a coverage ratio of 1.00 is also not the same as positive cash flow. Repairs, vacancy, management and utilities sit outside the calculation.

What Structures Exist on Investment Lines?

Investment lines in the network use one structure. You get a 5-year interest-only draw period followed by a 25-year repayment period. Primary-residence lines add a shorter option, but it does not apply to investment property.

Other features matter for planning:

  • The line can be a first or second lien.
  • At least 75% of the line is drawn at closing.
  • Pricing floats through both the draw and repayment periods and never converts to fixed.
  • After closing, additional draws are possible, subject to the lender’s minimum draw size.
  • A borrower is limited to three lines, and one who owns more than 15 financed properties is not eligible.

The floating pricing is worth a closer look. The CFPB explains that HELOCs usually carry variable pricing and that some allow converting part of the balance to a fixed rate. Investment lines in this network do not offer that conversion. Budget for the payment to change, and for the jump when repayment starts.

Where Does the General Rule Break?

Several edge cases change the answer completely.

LLC title. Title must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility. Retitling can also affect a lender’s seasoning clock, so ask before you move the deed.

Property type. Eligible properties include single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned property are not eligible.

Cash purchase. A cash buyer has the cleanest equity picture. A first-lien line is possible, but a lender may still apply its own seasoning rule.

Credit. The floor on an investment line is 700. A borrower below that does not have a line option on investment property, though DSCR programs, which have a lower credit floor in parts of the network, may fit.

Location. The HELOC program is available in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C. Some states also bar lines on properties listed for sale, or listed within the past 60 days.

What Does the Decision Look Like in Practice?

Match your situation to the most likely route:

Your situation Most likely route
Just closed, financed near 75% LTV Wait, or consider a DSCR cash-out later
Paid cash, clean title, 700+ credit Investment line, first lien
Property held in an LLC DSCR cash-out, or retitle first
Credit below 700 DSCR program, not a line
Need above $500,000 DSCR cash-out
Large one-time cash need Cash-out refinance

DSCR cash-out is the usual alternative when a line does not fit. It tops out around 75% LTV on a standard rental across most of the network, and about 6 months of seasoning is the common expectation. On a short-term rental, cash-out is limited to 70%. Both are subject to lender guidelines.

What Should You Do While You Wait?

Use the time to make the file easy to approve. A few steps help most files:

  • Sign a lease and keep rent records clean.
  • Hold title in the name the lender will accept, and avoid retitling without asking first.
  • Pull your credit report and fix errors early. Reports must be no more than 90 days old at closing.
  • Confirm your property type is eligible.
  • Plan the purchase and any rehab so they do not depend on a line against the new property.

Should You Use Your Primary Home’s Equity Instead?

Some investors borrow against their own home to fund the next rental. White Coat Investor covers using a HELOC toward an investment-property down payment. This route has different risks. Your residence secures the debt. A market downturn could leave you owing more than both properties are worth. The added payment also goes onto your household budget and your DTI. Primary-residence lines carry higher ceilings than investment lines, tiered by credit, so the numbers can look better. The risk is higher too.

What Are the Risks?

Three risks matter most:

1. Floating pricing. Payments can change month to month and are not capped by a conversion to fixed.

2. End of the draw period. Payments rise when repayment begins, because you start paying principal.

3. Stacked debt. A line against a thinly equitied rental adds leverage to a property that has not yet proven its cash flow.

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a line right after closing?

Rarely. A lender may require a period of ownership, and your first mortgage probably uses up the available CLTV. Seasoning rules vary by lender, so ask each one directly.

Does retitling restart the clock?

It can, since some lenders count seasoning from the date of the current deed or loan. Ask before you transfer title into a trust or other entity.

Can an LLC hold title on the line?

No. Title must be held by you or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out instead.

What if my credit is below 700?

An investment line is not available at that credit level. A DSCR program, which has a lower credit floor in parts of the network, may fit. Most programs want around 660, and 700 or better unlocks the strongest leverage.

Can I use the line to buy my next property?

Yes, as long as the funds go toward the purchase and your title, equity and DTI qualify. The line sits on the property that secures it, so a line on your first rental puts that rental at risk. If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
