The Quick Read: Few traditional banks offer this line, because bank-statement and asset-based home equity lines mostly sit with wholesale, portfolio and non-QM lenders, which a mortgage broker can reach on a borrower’s behalf. The line sits behind the existing first mortgage and leaves it untouched. That is the point for a lock-in homeowner.
- A bank statement line is reviewed on deposit history instead of tax-return net income, subject to lender guidelines.
- The first mortgage stays in place, but its balance still counts in combined leverage.
- On an investment property, the network ceiling is 70% CLTV. Primary residences and second homes can reach 90% CLTV only at a 720 or better credit profile.
- LLC-titled property generally cannot hold one of these lines.
- Lendmire’s home equity line programs are offered in its 16 full-service states only.
Most investors asking this question have a low-rate first mortgage they do not want to give up. They also have taxable income that understates what the business actually brings in. This piece covers who writes the product, how deposits become income, and where the product breaks.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line qualified on deposits rather than Schedule C or K-1 net income. It is still a full underwriting. The lender reviews credit, equity, debts and repayment ability. It is not a no-documentation loan. The file is reviewed on documented income under the applicable program, subject to lender guidelines.
This matters for owners with heavy write-offs or depreciation. Taxable income can look thin against strong cash flow. A debt-to-income test run on that net figure can fail a file even when the money is real. Reading the deposits fixes that mismatch.
It is also a different product from DSCR. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement line qualifies the person. Brokers sort files into one lane or the other on day one. The complete DSCR loans guide covers the property-income side.
Do Banks Offer It, or Do Lenders?
It depends on the channel. Most retail banks and credit unions run traditional income review. Many limit or refuse lines on non-owner-occupied property altogether. Big banks in particular often steer investors toward a cash-out refinance instead.
Alternative-income lines mostly sit with wholesale, portfolio and non-QM lenders. Some small community lenders write them directly. Terms vary widely, and no neutral public list of who does it exists. A list would go stale anyway.
That is where a broker fits. Lendmire arranges these lines through select wholesale partners and does not lend. The best program for your situation depends on property type, credit profile, leverage need and how the income is documented. Matching a scenario to the right lender is the work. A borrower shopping one bank at a time sees one set of overlays.
Does It Leave the Low First Mortgage Alone?
Yes, the first mortgage stays in place. The line is a standalone line that sits in first or second lien position. For a lock-in homeowner it goes behind the existing loan. Nothing about the first-lien terms changes.
“Untouched” does not mean “ignored.” The first mortgage balance and payment still count in combined loan-to-value and debt ratios. Combined LTV is the first mortgage plus the new line, divided by appraised value.
The scale of the lock-in problem is real. First American Data & Analytics reports a record amount of accessible home equity, and most of it belongs to owners whose existing first mortgage carries a lower rate than what new loans command today. A cash-out refinance would replace that low first lien. A second-position line borrows only what the owner needs.

How Lenders Turn Deposits Into Income
Statements are generally taken over 12 to 24 months, personal or business. The lender strips out transfers between your own accounts, one-time deposits and anything unsourced. On business accounts it applies an expense factor. What is left is a qualifying income figure that stands in for tax-return income.
The qualifying payment on these lines is calculated on the interest-only payment at the maximum draw. Debt-to-income tops out at 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.
Common reasons a file stalls:
1. Deposits run through accounts that were not disclosed.
2. Large deposits with no paper trail.
3. Business and personal money mixed in one account.
4. Statements with gaps in the consecutive months.
5. No proof of self-employment history, such as entity papers or a CPA letter.
Clean statements, every account that carries income, and a sourced explanation for large deposits remove most of the friction before it starts.
What the Network Programs Look For
Two wholesale programs exist across the network, and each figure below applies only within its own program’s terms. One is a higher-leverage line with a 3-year interest-only draw and a 17-year repayment period. The other is a longer-runway line with a 5-year draw and a 25-year repayment period. Investment lines run the 5-year draw only. Pricing floats across both the draw and repayment periods and never converts to fixed.
| Occupancy | Credit floor | Ceiling | Max line |
|---|---|---|---|
| Primary residence | 600 | 90% CLTV at 720+ | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% CLTV at 720+ | $500,000 |
| Investment property | 700 | 70% CLTV | $500,000 |
The network figure for an investment property is 70% CLTV, with no tier above it.
Other specifics that decide files, all subject to lender guidelines:
- A line above $500,000 is primary residence only. It needs a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.
- Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation.
- At least 75% of the line is drawn at closing.
- Eligible property includes single-family, 2-4 units, PUD, townhome, and condominium including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use are not eligible.
- A bankruptcy needs 4 years of seasoning from discharge or dismissal.
- A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.
Where the Rule Breaks
LLC title. Only an individual borrower or an inter vivos revocable living trust can hold title. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot. This is the sharpest difference from DSCR financing. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance, which can close in an entity subject to lender program eligibility.
Which property carries the line. Many lock-in investors run the line on their primary residence, where the ceiling is higher, and use the proceeds as a down payment on the next rental. A line on the rental itself faces the 70% CLTV ceiling and the higher credit floor. Credit used to acquire or improve a rental is generally treated as business purpose.
Availability. Lendmire’s equity line programs are available in its 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint.
State rules. Texas primary residences are homesteads and cap at 80% combined loan-to-value, and the Texas 12-day waiting period and one-lien-at-a-time rule bind primary residences only. A property listed for sale in the past 60 days is ineligible in several states.
Freezes. A lender can suspend draws or cut a limit only on defined grounds. Beacon Law Partners notes the two common ones are a significant drop in property value and a material change in the borrower’s finances, and that a freeze is not a demand for repayment. Still, an investor who commits the whole line to a down payment and then loses access has a problem. Draw only what the plan needs.
HELOC, Cash-Out Refinance or DSCR?
| Factor | Bank statement line | DSCR cash-out |
|---|---|---|
| Reviewed on | Personal deposits | Property rent vs. payment |
| First mortgage | Stays in place | Replaced |
| Title | Individual or revocable trust | Entity allowed, per program |
| Structure | Floating, draw then repayment | Typically 30-year fixed spine |
If the first mortgage carries the low rate, the line wins. If the target is an entity-held rental with strong rent, DSCR cash-out is the cleaner route. Clearing a 1.00 coverage ratio on a DSCR file is not the same as positive cash flow. Repairs, vacancy and management sit outside that math. For the refinance side, see the DSCR cash-out refinance page.
Key Terms Defined

- Second lien: A loan that sits behind the first mortgage in repayment priority.
- Vesting: How title is held, which decides whether a lender can lend into it.
Frequently Asked Questions
Do big banks offer bank statement HELOCs?
Rarely. Large retail lenders mostly run traditional income review, and many restrict lines on investment property. Alternative-income lines mostly come from wholesale, portfolio and non-QM lenders, which a broker can reach.
Does the first mortgage count against me?
Yes. The rate stays the same, but the balance is added into combined LTV and the payment into debt-to-income. Lock-in protects the rate, not the leverage math.
What does the line cost in leverage on a rental?
On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit profile. Primary residences reach higher ceilings, which is why many investors borrow against the home they live in.
Can an LLC take the line?
No. Title must sit with the individual or a revocable living trust. An LLC-held rental points toward a DSCR cash-out instead.
Is a bank statement HELOC a no-doc product?
No. Deposits, credit, equity and debt load are all verified. The CFPB’s HELOC booklet notes lenders also weigh ability to repay and credit history when setting a limit.
