Top Bank Statement HELOC Providers With a 10-Year Interest-Only Draw Period

Top Bank Statement HELOC Providers With a 10-Year Interest-Only Draw Period

The Quick Read: A bank statement HELOC is an equity line qualified on your deposits instead of tax returns, and a ten-year interest-only draw is a market pattern, not what Lendmire’s wholesale network writes on rentals, where investment lines run a 5-year draw and a 25-year repayment, so the useful question is which structure fits your file. Lendmire is a mortgage broker, not a lender. It matches each scenario to a program rather than ranking companies.

  • Investment property lines: 70% CLTV maximum, 700 minimum credit, lines up to $500,000, on a 5-year interest-only draw with a 25-year repayment.
  • Primary residence and second home lines: the ceiling reaches 90% CLTV only at a 720-or-better credit profile, with a shorter draw structure also available.
  • Qualification: deposits become income after a lender-set expense factor, and debt-to-income is tested on the interest-only payment at the maximum draw.
  • Pricing: it floats through both the draw and the repayment period and never converts to fixed, subject to lender guidelines.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit that documents income from business or personal bank deposits. It skips the 1040 and Schedule C. It suits self-employed owners, 1099 earners, and anyone whose tax returns show far less income than the bank account does.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The line is revolving. You borrow up to a limit, repay, and borrow again during the draw period. Experian describes the draw period as the stretch when you can borrow up to your limit and typically pay only the interest that has accrued.

An equity line is a separate product from a DSCR loan. It underwrites you, your equity, and your debt load. It does not underwrite the rent. The two tools do different jobs, and the later sections show where each fits.

Why There Is No Ranked List of Providers Here

You will not find a ranked provider list below, and that is deliberate. The best program for your situation depends on the property type, credit profile, leverage need, and how you document income. A list of company names cannot answer that.

Lendmire works as a broker with a network of wholesale HELOC lenders. The brokerage shops your scenario across multiple lenders and matches it to the program whose rules fit. A single bank can only show you its own guidelines.

Large retail lenders often do not sell equity lines on non-owner-occupied property at all. Availability on rentals is thin, and the borrower pays for that scarcity in time spent calling around. Investors have posted that few banks and credit unions offer rental HELOCs, and that LLC-owned collateral is accepted by a handful of credit unions and refused by many.

Lendmire’s HELOC lending runs in 16 full-service states. That footprint is narrower than its DSCR investor platform, so confirm your state early.

Does a 10-Year Interest-Only Draw Exist?

A ten-year draw exists in the broader market, but it is not what the network writes. Experian reports that draw periods typically run 5 to 10 years, with 10 the most common, and that repayment more often runs 20 years. Those are market-wide figures, and Lendmire’s network does not follow them.

The network’s own structures are shorter. Here is how they line up.

Collateral Draw period Repayment Top CLTV
Investment property 5 years 25 years 70%
Primary or second home (longer-runway structure) 5 years 25 years up to 90% at 720+
Primary or second home (higher-leverage structure) 3 years 17 years up to 90% at 720+

The longer-runway structure is the one with the 5-year draw and 25-year repayment. The higher-leverage structure is the 3-year draw with a 17-year repayment. Both are interest-only during the draw and fully amortizing afterward. A few states shorten the repayment window, so the exact term depends on where the property sits.

Note the ceiling pairing. The 90% CLTV figure exists only at 720 or better and only on primary residences and second homes. On an investment property, the ceiling is 70% CLTV with no higher tier.

Treat any provider that advertises a ten-year draw on a rental with care. Ask who the lender is, whether the draw is interest-only or only a minimum payment, and what happens at the end of it. Some plans end in a balloon, where the whole balance comes due when the draw ends.

How Underwriting Treats Bank Statement Income, Step by Step

The process runs in a set order, and each step can change the answer.

Step 1: Does the product exist for this collateral? Occupancy decides this first. Investment lines, second-home lines, and primary-residence lines follow different tables. If a lender will not write the occupancy, nothing else matters.

Step 2: Deposits become income. The lender totals qualifying deposits over a stretch of statements. It then subtracts an expense factor to account for overhead. Size the line against income after that factor, not against gross deposits. Transfers between your own accounts and one-time lump deposits generally do not count.

Step 3: The qualifying payment is set. This is the step borrowers miss. Debt-to-income is tested on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A bigger limit raises the test payment even if you never touch the line.

Step 4: The ratio limits apply. DTI tops out at 50%, and it drops to 45% for credit profiles from 600 to 679. Any ratio above 45% needs at least a 680.

Step 5: Credit and history are checked. The program floor is 600 overall, but occupancy raises it. Second homes start at 640, and investment lines start at 700. The report must be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal.

Step 6: Valuation sets the leverage. Lines at or below $500,000 ordinarily run an automated valuation. A higher CLTV may require a second valuation. Every line above $500,000 needs a full appraisal.

Step 7: At least 75% is drawn at closing. This applies on both draw structures. The draw is not a pure standby line. Most of the balance accrues interest from day one.

Bank statement income is not a free pass. Deposits are haircut, DTI is tested at the maximum draw, and the credit and valuation rules are unchanged. The documentation changes. The underwriting does not disappear.

Where the General Rule Breaks

Equity lines have a few sharp edges, and rental owners hit them often.

LLC title. The line must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.

Owner-occupied small multifamily. If you live in one unit of a 2-4 unit building, the loan can be treated as a primary residence. If every unit is rented, it is an investment property, and the investment ceilings apply. Primary-residence leverage does not carry over to a fully rented building.

Lines above $500,000. These are available on primary residences only. They need a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV, and require a full appraisal. The maximum primary-residence line is $750,000. Investment lines top out at $500,000.

Vacant or between-tenant rentals. Because the line underwrites you instead of the rent, a vacant rental can still work. The rent never enters the calculation.

Property types. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property are not offered.

Portfolio size. A borrower is limited to three lines. An investor who owns more than 15 financed properties is not eligible.

Texas homesteads. Texas primary residences are homestead properties and cap at 80% combined loan-to-value. Texas second homes and investment properties are treated as non-homestead transactions.

Rental-property lines are generally business-purpose credit. They are reviewed differently from a standard owner-occupied mortgage, and some consumer-style protections may not apply the same way.

What Happens When the Draw Ends

The draw-to-repayment switch is where interest-only lines hurt. During the draw, you pay only the interest, so nothing reduces the balance. When repayment starts, the payment now includes principal and is often much higher.

The CFPB’s HELOC brochure covers this switch. It also notes that with a variable rate, payments can change even when you borrow nothing more. On the network’s lines, pricing floats across both phases and never converts to fixed, so this applies to every file.

A longer draw delays the step-up but does not remove it. A lower payment during the draw also does not mean a lower total cost, because the principal is untouched. Here is how to plan for it:

  • Stress-test your leanest months against the post-switch payment, not the draw-phase payment.
  • Make voluntary principal payments during the draw. They soften the step-up.
  • Decide before you open the line whether the debt will be paid, refinanced, or sold out of before repayment begins.

The minimum subsequent draw after closing is $1,000 on the longer-runway structure, except Texas at $4,000. The higher-leverage structure does not state a subsequent-draw minimum.

When a HELOC Fits and When It Does Not

An equity line fits when you already own a property with equity, you want flexible access to cash, and your income is real but hard to show on tax returns. It works well for a down payment, a rehab budget, or reserves for a purchase.

It does not fit when you want to buy the rental itself. You cannot open a line on a property you do not yet own. A DSCR loan finances the acquisition, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through that side.

The usual pairing is a first-lien DSCR loan on the new rental and equity pulled from another property for the down payment. If you are weighing a line against a cash-out refinance, Lendmire’s piece DSCR HELOC vs. DSCR Cash-Out Refinance With a 10-Year Interest-Only Draw Period covers the tradeoffs.

Skip the equity line if you cannot absorb the payment jump. Skip it too if the property sits in an LLC you do not want to unwind, or if your credit falls below the investment floor of 700. Balloon: A structure where the full remaining balance is due when the draw ends.

Frequently Asked Questions

Can I get a 10-year interest-only draw on a rental property?

Not through Lendmire’s wholesale network. Investment-property lines there run a 5-year interest-only draw followed by a 25-year repayment. Lenders in the wider market advertise 10-year draws, so compare the repayment length, balloon terms, and occupancy rules before you assume the lines are alike.

Do I need tax returns for a bank statement HELOC?

No. The file is reviewed on documented deposit income under the applicable program, subject to lender guidelines. A lender-set expense factor reduces the deposits first. Credit, CLTV, and the 50% DTI limit still apply.

Can an LLC own the property?

No, not for this product. Title must sit with an individual or an inter vivos revocable living trust. If the property is already in an LLC, the options are a vesting change or a DSCR cash-out refinance instead, depending on lender program terms.

What is the maximum leverage on a rental?

The ceiling is 70% CLTV on an investment property, with a 700 minimum credit score and a line up to $500,000. Higher figures apply only to primary residences and second homes. The 90% tier requires 720 or better.

Is the rate fixed or variable?

It is variable. Pricing floats through the draw and the repayment period and never converts to fixed. That is why the payment can change even if you do not borrow more.
