The Quick Read: The right provider depends on your file: a bank statement line is reviewed on documented deposit income under the applicable program, subject to lender guidelines, and it supplies down payment cash from a property you own while a separate loan buys the rental. No single lender wins for every borrower. Lendmire is a mortgage broker, not a lender, and it matches your equity, credit, and property to the wholesale programs that fit.
- A bank statement line supplies the cash. It does not buy the property, so you still need a purchase loan.
- On an investment property, the network ceiling is 70% combined loan-to-value, with a maximum line of $500,000 and a 700 minimum credit score.
- Title matters. An LLC cannot hold title on this kind of line, but an individual or a revocable living trust can.
- The line floats in price and carries an interest-only draw period, so plan for the payment step-up later.
Which Investment Purchase Do You Mean?
Two different deals hide inside this search. The first is a line on a rental you already own. The second is a line on your own home, or a second home, used to fund the next rental. The program treats them differently.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Combined loan-to-value (CLTV) is your first mortgage plus the new line, divided by the property’s value. On an investment property, the network’s ceiling is 70% CLTV. A 720 score and a 700 score both reach that same 70%, so a higher score buys eligibility rather than leverage. Seven hundred is a hard floor, with no tier beneath it.
Primary-residence and second-home lines go higher, up to 90% CLTV. That top tier exists only at a 720-or-better credit profile. Most borrowers sit below it, so treat it as the exception.
Here is the math in percentages. Say a rental has a first mortgage at 50% of its value. A 70% ceiling leaves room for a line worth up to 20% of value. A primary home with a first mortgage at 60% of value, for a borrower at 720 or better, could leave up to 30%. Same borrower, two different pools of equity.
How Underwriting Treats the Line, Step by Step
Underwriting a bank statement line is a series of tests, and each one can cap the amount. Here is the sequence across the wholesale lenders Lendmire works with.
1. Pick the equity property. The line is secured by a property you already own, not the one you are buying. It can sit in first or second lien position.
2. Test the income. The underwriter averages deposits over a look-back window instead of reading tax returns. HousingWire describes bank statement programs as using 12 to 24 months of personal or business statements, with an expense factor that may apply.
3. Clean the deposits. Transfers between your own accounts, loan proceeds, and owner contributions come out. Only recurring revenue counts.
4. Check credit. The program uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available. On an investment line the floor is 700.
5. Run debt-to-income (DTI). The maximum is 50%. The lender reviews your file on the interest-only payment calculated as if you had drawn the full line.
6. Size the CLTV. Your existing first mortgage balance counts against the ceiling.
7. Value the property. An investment line caps at $500,000, and full appraisals begin only above that. So an investment line commonly closes on an automated valuation with no traditional appraisal. You may request a full appraisal, and a higher CLTV can trigger a second valuation.
8. Review title. More on this below, because it trips up entity-held portfolios.
“Bank statement” does not mean undocumented. It means the lender reads deposits instead of returns. Credit, DTI, equity, and the property all get verified.
How Deposits Become Qualifying Income
The formula is simple: average monthly deposits, minus an expense factor, equals qualifying income. A business account usually gets a larger expense haircut than a personal account. The lender decides which statements apply, and the factor varies by program.
Picture a self-employed investor who runs a contracting business and takes heavy write-offs. Her tax returns show thin income. Her business account shows steady deposits month after month. The line can qualify her on those deposits, after the lender strips out transfers and one-time inflows.
Messy statements are the common stall point. Commingled personal and business activity, large unexplained deposits, and seasonal swings all force the underwriter to dig. Clean accounts move through review more smoothly.
One detail helps you here. Business accounts require a 680 minimum for the deposit analysis, but an investment line already floors at 700. So on an investment line, the income method is never the binding constraint. Credit and CLTV are.
The Structure: Draw, Repayment, and Floating Pricing
An investment line runs one structure: a five-year interest-only draw period, then a 25-year fully amortizing repayment period. There is no shorter option on investment collateral.
At least 75% of the line is drawn at closing. That surprises borrowers who plan to take a big line and leave it untouched. Interest accrues on what you drew from the start.
Pricing floats through both the draw and the repayment period and never converts to fixed. Your cost can move over the life of the line. Lines run from $25,000 to $500,000 on investment collateral.
The CFPB describes a home equity line as an open-end credit plan. You borrow, repay, and borrow again during the draw period. A closed-end second mortgage is a one-time lump sum with no redraw.
Where the General Rule Breaks
Every program has edge cases. These are the ones that change outcomes for investors.
Title and vesting. The line must be held by you as an individual, or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. If your rental is already deeded to an LLC, you need a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.
Property type. Eligible collateral includes single-family homes, two-to-four-unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed in lieu, pre-foreclosure, or short sale needs four.
Exposure limits. A borrower is limited to three lines. A borrower who owns more than 15 financed properties is not eligible.
Availability. Lendmire arranges these lines in 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
Lease and sale restrictions. The CFPB’s HELOC booklet warns that renting out your home may be prohibited under a line’s terms. It also says a lender may reduce the line if the home’s value falls. And if you sell the property, you generally must repay the line in full right away. A line used for a down payment must be repaid or refinanced before you can sell the equity property.
Why standards differ by lender. Federal ability-to-repay rules define a covered transaction in a way that excludes open-end credit plans, which means lines of credit. In practice, each lender writes its own documentation standard. That is why bank statement documentation exists for lines, and why it varies from one lender to the next. It is also why you should never read bank statement as meaning no standards.
Top Bank Statement HELOC Providers: What Actually Decides the Fit
The lenders that write these lines depend on your scenario, so a ranked list would mislead you. Large retail lenders generally want traditional income documents for lines. Bank statement and alternative-documentation lines come mostly from non-bank wholesale lenders, which is the channel a broker reaches.
A broker shops several wholesale lenders and matches your file to the program that fits. Here is what separates one program from another, and the questions to ask any provider.
- Collateral rules: Does it accept a rental as the equity property, or only a primary home?
- Title: Does it allow your revocable trust? Does it require an individual vesting?
- Leverage: What is the CLTV ceiling for your occupancy type and credit tier?
- Income method: How many months of statements, and how are business and personal accounts treated?
- Draw structure: How long is the interest-only period, and how long is repayment?
- Closing draw: What share of the line must you draw at closing?
- Valuation: Is the property valued by automated model or by full appraisal?
- Footprint: Is the program available in your state?
The best program for your situation is the one that clears all eight at once. If a lender fails on title or leverage, a better price elsewhere will not rescue the file.
Which Tool Fits: Line, DSCR Cash-Out, or Closed-End Second?
A bank statement line is one of three ways to pull equity for a purchase. Each answers a different problem.
| Factor | Bank statement line | DSCR cash-out refinance | Closed-end second |
|---|---|---|---|
| Reviewed on | Documented deposits | Property rent coverage | Varies by lender |
| Collateral | Property you own | Rental you own | Property you own |
| Leaves first mortgage alone | Yes | No, it replaces it | Yes |
| Structure | Revolving, floating | Fixed-term loan | Lump sum, no redraw |
| Title | Individual or revocable trust | LLC allowed, per program terms | Varies |
A DSCR cash-out refinance fits when the rental is held in an LLC or your deposits are thin. Across most of the network, cash-out tops out around 75% LTV on a standard rental. About six months of seasoning is the common expectation. The complete DSCR loans guide walks through how that product works. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
For borrowers who want the existing first mortgage untouched, Lendmire’s piece Top Bank Statement HELOC Providers Without Disturbing the Existing First Mortgage covers that structure in detail.
Stress-Test the Two-Loan Stack
You qualify twice, under two different tests. The line is underwritten to your file. The purchase loan, usually a DSCR loan, is underwritten to the property.
DSCR (debt service coverage ratio) compares monthly rent to the full monthly obligation: principal, interest, taxes, insurance, and any association dues. That obligation is called PITIA. Most DSCR purchases land at 75% to 80% LTV. Select programs reach 85% LTV at roughly a 700 score or better. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Run the numbers on a rental purchased at 75% LTV where rent covers PITIA at roughly 1.2x. The property passes its own test. But clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
The line’s payment never enters the DSCR ratio. It lands in your DTI, which the lender tests at the full-draw interest-only payment. Then the draw period ends after five years and the payment steps up as repayment begins. A deal that works only while the line is interest-only is a deal on borrowed time.
Reserves on the purchase loan commonly run around six months of PITIA. They vary by lender, leverage, loan size, and transaction type. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, while larger loans step up to about nine months. Many purchase lenders also want to see where your down payment came from, and borrowed funds can draw questions. Ask the purchase lender how it treats line proceeds before you draw.
A larger down payment lowers the monthly obligation and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. The site’s calculator gives an illustrative estimate of how those numbers interact.
Who Should Skip It
Skip the line if your statements are thin or inconsistent. Skip it if you hold the rental in an LLC and do not want to change title. Skip it if your purchase only works while the line stays interest-only.
You may also be better served elsewhere if your credit sits under 700 and the collateral is a rental. In that case, a DSCR cash-out refinance or a different structure may fit better. The CFPB also notes that failing to repay a line could cost you your home. Securing a rental purchase with another property raises the stakes, so size the line conservatively.
Nationally, bank statement loans made up about 34% of non-QM volume in recent Optimal Blue data reported by HousingWire. The method is mainstream, but the investment-property line is a narrower niche.

Non-QM: mortgage products that use documentation methods outside standard agency underwriting.
Frequently Asked Questions
Can I get a bank statement line on a rental I already own?
Yes, on single-family, two-to-four-unit, PUD, townhome, and condominium collateral. The network ceiling on an investment property is 70% CLTV with a $500,000 maximum line and a 700 minimum credit score. Title must sit with you individually or in a revocable living trust.
Can the line pay for the down payment on my next rental?
Yes. Draw the funds, move them to the closing account, and use them for the down payment and reserves. The purchase itself needs a separate loan, usually a DSCR loan. Ask the purchase lender in advance how it treats borrowed funds.
Does bank statement documentation mean no verification?
No. The lender averages your deposits, removes transfers and one-time inflows, and applies an expense factor. It also verifies credit, DTI, equity, and the property itself.
Do I need an appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a second valuation. You may also request a full appraisal at any time.
Will strong rent increase how much I can borrow on the line?
No. The line is underwritten to your personal file, so rent does not set its size. Rental coverage matters for the DSCR purchase loan, not for the line.
