The Quick Read: The best provider for your situation depends on the property, how you occupy it, your credit profile, and how much combined leverage you need, so a broker that shops several wholesale lenders can match the file to a program that reads 12 to 24 months of deposits instead of tax returns. No ranked list of companies can answer that for you. What follows is how these lines are underwritten and how to pick the right fit.
- A bank statement line still reviews credit, debt-to-income, equity, and property type. Statements replace the returns and nothing else.
- Investment-property lines top out at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
- Primary-residence lines reach 90% CLTV only at a 720 or better credit profile, and only up to $500,000.
- Title matters. LLC-owned property cannot hold these lines, which pushes many rental owners toward a DSCR cash-out instead.
- Lendmire is a broker that places these lines through wholesale partners in its 16 full-service states. It is never the lender.
Why No Honest Ranking of Providers Exists
A fixed top list fails because eligibility turns on program rules, not brand names. Entity title, occupancy, credit tier, and combined leverage decide who can write your line. A provider that fits a self-employed owner-occupant may be wrong for a landlord with three rentals.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire does not rank or name lenders. It works with many wholesale HELOC lenders and matches the scenario to the program whose guidelines fit. That is the practical answer to the “top providers” question: the lenders that write this depend on your file. The sections below show what those lenders look for.
What a Bank Statement HELOC Is
A bank statement HELOC is a revolving line secured by your property, qualified on deposit history instead of tax returns. Self-employed owners often show less taxable income than they actually earn, because write-offs and depreciation shrink the return. Deposits tell a different story.
“No tax returns” does not mean no paperwork. The file still carries identity, credit, a property review, and a full income analysis. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines. It is a different paper trail, not an absent one.
How Underwriting Treats the Statements, Step by Step
Here is the sequence on most files.
1. Collect consecutive statements. Programs ask for 12 or 24 consecutive months, from personal or business accounts. Gaps are a problem. Pull every page.
2. Strip non-income credits. Transfers between your own accounts, loan proceeds, refunds, and one-time deposits come out. The analyst is not adding up every deposit.
3. Apply an expense factor to business accounts. Business deposits are reduced to reflect the cost of running the business. In examples the factor is often a sizable share of deposits. The exact figure is a program input and varies by lender. Personal-account statements are generally read closer to raw deposits.
4. Average over the window. The remaining income is averaged across the 12 or 24 months. A declining trend hurts. A steady or rising trend helps.
5. Run the normal personal tests. Credit, DTI, equity, and property eligibility apply as on any equity line. The line is qualified on the interest-only payment calculated on the maximum draw.
6. Size the line. Combined LTV and credit tier set how much room remains after the first mortgage. Equity sizes the line, not rental cash flow.
Which documentation paths a given lender accepts differs by program. That is the main reason to shop more than one.
The Network Limits That Do the Real Sorting
The credit and leverage grid is where files are won or lost. The ceilings differ sharply by occupancy.
| Occupancy | Top CLTV | Credit needed | Max line |
|---|---|---|---|
| Investment property | 70% | 700 minimum | $500,000 |
| Second home | 90% | 720 or better | $500,000 |
| Primary residence | 90% | 720 or better | $500,000 |
On a primary residence, 90% CLTV applies only at 720 or better and only up to $500,000. At 700 or better, a primary residence reaches 85% up to $500,000. A line above $500,000 is primary-residence only, needs a 700 credit profile or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.
A market survey from NerdWallet says many lenders do not offer investment-property lines at all, and that those who do set stricter requirements. It reports typical expectations of a 720 or higher score for investment-property lines. That describes the broader market. On the network, the investment-property minimum is 700, and the ceiling stays at 70% CLTV.
Other limits that surface often:
- DTI: 50% maximum, and 45% for profiles from 600 to 679. A ratio above 45% requires at least a 680 score.
- Credit report: a single-bureau score keyed to the primary wage earner, no more than 90 days old at closing, with no rescores.
- Exposure: a borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.
- Valuation: lines at or below $500,000 ordinarily run an automated valuation. A full appraisal is required above $500,000, and a borrower may request one in any case.
Two Draw Structures
The network places lines on two structures. One has a 3-year interest-only draw with a 17-year fully amortizing repayment. The other has a 5-year interest-only draw with a 25-year repayment. Tennessee shortens both.
Investment lines run the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing on both. Pricing floats through the draw and repayment periods and never converts to fixed. After closing, the minimum subsequent draw is $1,000 on the longer-runway structure, with Texas at $4,000.
A line can sit in first or second lien position. A borrower weighing a line against a cash-out refinance should note that the line leaves the existing first mortgage alone, while a refinance replaces it.
Types of Providers and What Each Can Do
Providers fall into channels, and the channel shapes your options. This table compares channel types, not companies.
| Channel | How it works | Trade-off |
|---|---|---|
| Wholesale broker | Shops several lenders’ programs | Fit depends on file match |
| Direct non-QM lender | One lender, one guideline set | No comparison across programs |
| Bank or credit union | Traditional documentation | Rarely reads bank statements |
| Online platform | Standardized intake | Narrow property and title range |
Large retail lenders mostly want tax returns. Specialty non-QM channels are where deposit-based income analysis lives. A broker adds value by reading many guideline sets against one file, so you do not apply to the wrong program first.
Where the General Rule Breaks
The basic idea is simple: statements replace returns. Several edge cases break that.
LLC title. These lines require fee simple or leasehold title held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a different product.
Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible. Single-family, 2-4 unit, PUD, townhome, and condominium properties are, including non-warrantable condominiums. Properties listed for sale, or listed within the past 60 days, are ineligible in NC, PA, TN, TX, and WA.
Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years. The other declines the history regardless of age.
Lower scores. Sub-640 profiles are limited to single-family residences with a clean 12-month housing history. That restriction reaches primary residences only, because second homes floor at 640 and investment at 700.
Deposit quality. Commingled personal and business funds, large unexplained deposits, and shrinking trends do the damage. A short self-employment history can also stall a file.
Federal Rules: What They Do and Don’t Say
The federal ability-to-repay rule does not govern most HELOCs. Regulation Z § 1026.43 excludes them from covered transactions, though a known HELOC must be counted as an obligation when a first lien closes at the same time. The National Consumer Law Center notes that the full duty to underwrite for ability to repay reaches only high-cost HELOCs.
In practice, no federal definition of acceptable HELOC income documentation exists. Bank statement analysis is a lender and program choice. That is why guidelines differ so much between providers, and why comparing them matters.
When a DSCR Loan Fits Better
A rental owner who cannot use a personal-income line often has a better route in the property itself. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It does not review personal income documents the way a bank statement line does. The complete DSCR loans guide walks through the structure.
Consider the trade. A bank statement line counts your personal DTI, so many rentals plus a new line payment can crowd the ratio. A DSCR file avoids that. DSCR programs also accept LLC title, subject to lender program eligibility, which the equity lines above do not.
On a DSCR cash-out refinance, leverage tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Many select programs start at a 1.00 coverage ratio. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. DSCR compares rent to the full monthly payment only. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
DSCR loans are offered in 41 markets, including Washington, D.C. The home equity lines above are narrower. They are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

How to Choose a Provider
Use these questions on any provider, broker, or lender.
- Who is the actual lender, and does the file get full underwriting?
- Does the program read business statements, personal statements, or both?
- What expense factor applies to business deposits?
- What are the CLTV limit and credit tier for my occupancy?
- Can the property be held in my name or a revocable trust?
- Is the line in first or second lien position, and what is the draw structure?
- What fees apply, and what valuation is required?
Prepare before you apply:
- 12 to 24 months of consecutive statements, every page.
- A written explanation for any large or unusual deposit.
- A current mortgage statement and property details.
- Evidence of title in your name or your revocable trust.
Tax treatment varies; consult a qualified professional before relying on any deduction.
Key Terms Defined
Bank statement HELOC: a revolving line secured by property, qualified on 12 to 24 months of deposit history instead of tax returns.
CLTV: combined loan-to-value, the sum of all liens divided by the property’s value.
Expense factor: the share of business deposits deducted to reflect operating costs before income is averaged.
Draw period: the interest-only stretch when you can borrow against the line, before fully amortizing repayment begins.
DSCR: debt service coverage ratio, a loan type that compares a rental’s income to its full monthly payment.
Frequently Asked Questions
Can I get a HELOC without traditional personal-income documentation?
Yes, through programs that qualify on documented income from bank statements, subject to lender guidelines. You still supply credit, property, and title information. The returns are replaced, not the underwriting.
Does the line work on a rental property?
It can, but the limits are tighter. The investment ceiling is 70% CLTV, with a 700 minimum credit score and a line up to $500,000. The property must be titled in your name or a revocable living trust, not an LLC.
What if my rental is in an LLC?
These lines cannot be written on LLC-titled property. You would need a vesting change or a DSCR cash-out refinance, subject to program terms. A broker can compare both routes against your goals.
Do I need an appraisal?
Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though higher CLTV may require a secondary valuation. Every line above $500,000 requires a full appraisal. You can also request one on any line.
Which provider is best for a self-employed investor?
It depends on property type, title, credit tier, and the leverage you need. A broker that shops multiple wholesale lenders can match your scenario to the program whose guidelines fit, rather than sending you to one lender’s rulebook.
