How a Bank Statement HELOC Works on a 2–4 Unit Property

How a Bank Statement HELOC Works on a 2–4 Unit Property

The Quick Read: A bank statement HELOC is a standard home equity line that proves income with 12 or 24 months of deposits instead of tax returns. On a duplex, triplex or fourplex, the lender still tests your credit, your debt load, your equity and the building. Occupancy, title and combined leverage decide whether the file works.

  • The line tests you, not the building. Rent does not set the limit the way it does on a DSCR loan.
  • Live in one unit and it is a primary-residence line. Rent every unit and it is an investment line, with tighter limits.
  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • An LLC cannot hold title. You need individual or revocable-trust ownership.

Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Is (and Isn’t)

It is a real home equity line secured by the property. Only the income proof changes. Instead of W-2s or returns, the lender reads your bank statements and turns deposits into a monthly qualifying income number. The loan is then reviewed on documented income under the applicable program, subject to lender guidelines.

It is not a shortcut around paperwork. The lender still pulls credit, checks your other debts, values the property and reviews title. A common mix-up is that “bank statement” means light documentation. In practice, it swaps one set of documents for another.

It is also a niche product. NerdWallet notes that fewer lenders offer a HELOC on an investment property, and that those lenders see higher default risk and set stricter requirements. A broker like Lendmire works with a network of wholesale HELOC lenders and matches the file to the program that fits it. The best match depends on your property, credit, leverage need and documents.

One availability note: these lines are brokered in Lendmire’s 16 full-service states. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Why 2–4 Units Count as Residential

A duplex, triplex or fourplex sits in the residential class, so it can carry a home equity line. Five or more units is commercial, and commercial is not offered. Mixed-use buildings, co-ops and condotels are not offered either, along with manufactured homes and log homes.

Eligible collateral includes single-family homes, 2–4 units, PUDs, townhomes and condominiums, including non-warrantable condos. If your building has a storefront on the ground floor, this product is not the route.

How Underwriting Treats the File, Step by Step

Here is the order a reviewer works through.

1. Occupancy. Do you live in one unit, or is every unit rented? That choice sets the product and every limit below. Misstating it is misrepresentation.

2. Property screen. Unit count, property type and zoning must fit the eligible list above.

3. Title. The borrower must be an individual or an inter vivos revocable living trust.

4. Income. The lender reads 12 or 24 months of statements and strips out non-income deposits (more on that next).

5. Debt test. Qualifying income is measured against your debts. Maximum debt-to-income (DTI) is 50%. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

6. Equity test. The first mortgage plus the new line, divided by value, must fit under the CLTV ceiling for your occupancy and credit tier.

7. Valuation. Lines at or below $500,000 ordinarily run an automated valuation. You may request a full appraisal anyway. On a 2–4 unit, a full appraisal uses Form 1025, with Form 1007 as the rent schedule.

The key point: rent from the other units is not the test. The test is you. A portfolio owner with a high DTI will feel that, because every payment you owe counts against you.

From Deposits to Qualifying Income

Gross deposits are not income. The lender screens them first, then applies a factor, then averages them. Here is the logic in plain terms.

Step What happens
Collect 12 or 24 months of personal or business statements
Remove Transfers between your accounts, loan proceeds, refunds
Apply factor Business deposits are cut by an expense factor
Average Remaining amount divided by months in the window

Business accounts show revenue, not profit, so lenders cut them down. Expense factors commonly run around half, though each lender sets its own. Personal-account programs often skip the factor but still remove transfers.

Run the idea with modeled numbers. If screened business deposits are treated at a 50% factor, only half counts toward income. A lender using a lighter factor could qualify more income from the same statements. You do not choose the factor. In some cases, an accountant’s expense letter can replace a lender’s default, but that is lender-specific.

Occupancy Changes Everything

The same fourplex becomes a different loan depending on who lives there. The ceilings below are for the Lendmire network.

Factor You live in one unit Every unit rented
Product class Primary residence Investment property
CLTV ceiling Up to 90% (720+ only) 70%
Minimum credit 640 for a 2–4 unit 700
Max line $750,000 $500,000

On a primary residence, the 90% ceiling exists only at a 720-or-better profile, and the maximum line size depends on the tier. Lower credit tiers step down from there. The program’s overall 600 floor does not reach a 2–4 unit, because profiles under 640 are limited to single-family homes. A line above $500,000 is primary-residence only and needs a full appraisal.

This is the house-hacker’s edge. Live in one unit and you get the more generous product. Move out and lease the last unit, and the file reclassifies as an investment line, with the tighter investment limits. One lease change can move you to a different set of rules.

Duplex, Triplex or Fourplex?

The program treats 2–4 units as one property class. The leverage tiers do not step down for a fourplex versus a duplex. What changes is practical.

  • Paperwork. More units means more leases, a longer rent roll and more to reconcile if rent deposits flow through your statements.
  • Vacancy sensitivity. The line is qualified on you, so a vacant unit does not change the formula. It does change your real ability to carry the debt.
  • Valuation. A full appraisal on a multi-unit building takes more property detail than a single-family home.

Title: Where LLC Owners Get Stuck

An LLC cannot hold title on this product. Corporations, partnerships and irrevocable, blind or land trusts cannot either. That is the sharpest structural difference from a DSCR loan, which is commonly placed in an LLC, subject to lender program eligibility.

If your rental already sits in an LLC, you have two options. You can change the vesting into your name or a revocable trust, then apply. Or you can skip the line and use a DSCR cash-out refinance, which tests the property’s rent instead. Check the due-on-sale and insurance consequences of a deed change with your attorney before you move title.

Equity Math on a Recent Purchase and a Seasoned Building

Take the modeled cases below as assumptions, not market data.

Recent purchase. Say you bought a fourplex with a first mortgage at 80% of value. The investment ceiling is 70% CLTV, so you are already over the limit before you borrow a dollar. No line is available until the balance falls or the value rises.

Seasoned building. Say your first mortgage has dropped to about 45% of value after years of payments and appreciation. Against a 70% CLTV ceiling, you have roughly 25 points of value to work with. The line also has to fit under the $500,000 investment cap.

Market guides set the bar differently. Experian reports that lenders typically cap investment-property lines around 80% LTV, and its page is older, so treat it as a rough market read. On this network, an investment line tops out at 70% CLTV. White Coat Investor adds that investors typically need at least 20% equity remaining once the full line is drawn, which is a useful cushion test even where the program ceiling is tighter.

Credit does not stretch the investment ceiling. At 700 or at 720, the investment cap stays at 70%.

Draw Structure and Payment Shock

A HELOC is an open-end line you can borrow against repeatedly. The CFPB describes a draw period (it gives 10 years as an example), then a repayment period that often runs ten or 20 years. It also warns that monthly payments are often significantly higher in repayment.

The network has two draw structures on primary residences and second homes. The first is a three-year interest-only draw with a 17-year amortizing repayment. The second is a five-year interest-only draw with a 25-year repayment. Investment lines run only the five-year structure.

On both, at least 75% of the line is drawn at closing. Plan around the conversion date, because the payment steps up when amortization starts. After closing, the minimum subsequent draw is generally $1,000, with some state exceptions.

Bank Statement HELOC vs. DSCR Cash-Out

These are different tests for different borrowers.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested You: deposits, credit, DTI The property: rent vs. payment
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, per program terms
Investment leverage Up to 70% CLTV Around 75% LTV on standard rentals
Pricing Floats throughout Fixed 30-year spine, other terms available

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A DSCR cash-out generally expects around six months of seasoning. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy and management sit outside the calculation.

A bank statement HELOC fits a self-employed owner with strong deposits, thin tax returns and a low-balance first mortgage worth keeping. A DSCR cash-out fits an investor with a high DTI, an LLC-held building or several properties, since each one is judged on its own rent. The complete DSCR loans guide walks through that second route.

Edge Cases Where the Rule Breaks

  • Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the three-year-draw program and $750,000 on the five-year-draw program. Owning more than 15 financed properties makes you ineligible.
  • Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX and WA.
  • Derogatory credit. A bankruptcy needs four years of seasoning from discharge or dismissal.
  • Mixed accounts. If personal and business money share one account, expect transfers removed and more questions.
  • Short-term rentals. NerdWallet notes some lenders restrict lines by location or by whether the home is rented all year. Short-term rental rules can vary by city, county, HOA and property type, so confirm local rules before relying on projected rental income.

Getting the File Ready

Clean up your accounts a few months ahead, since lenders reading deposits want a clear story.

  • 12 or 24 months of statements, all pages
  • Proof of self-employment, such as a business license, LLC papers or 1099s
  • A year-to-date profit and loss statement, which is common
  • Your current mortgage statement, insurance declaration and tax bill
  • Leases and a rent roll for any rented units
  • A schedule of all financed properties

Move personal expenses out of business accounts. Avoid large unexplained deposits. And do not run up other debts, since every payment counts against your DTI.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Risks and Trade-Offs

Two liens on one building is real exposure. If values soften, your combined leverage rises. Floating pricing means the payment can climb, and the repayment period can feel like a cliff. A drawn balance also counts against your DTI on your next loan, so heavy use before a DSCR purchase or refinance can eat into reserves and credit.

The upside is flexibility. You keep a low-balance first mortgage in place, and you borrow only against equity.

Key Terms Defined

  • HELOC: a home equity line of credit, which lets you borrow repeatedly against your equity during a draw period.
  • CLTV: combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value.
  • Expense factor: the percentage a lender cuts from business deposits to estimate what you actually earn.
  • DTI: debt-to-income, meaning your monthly debts measured against your qualifying income.
  • Draw period: the window when you can borrow from the line, before repayment begins.
  • DSCR: debt service coverage ratio, which compares a property’s rent to its full monthly payment of principal, interest, taxes, insurance and any association dues (PITIA).

Frequently Asked Questions

Can I use a bank statement HELOC on a rental?

Yes, on an investment property, with tighter limits. The ceiling is 70% CLTV, the minimum credit score is 700 and the maximum line is $500,000. Title must sit with you or a revocable trust, and fewer lenders write these lines at all.

Does the rent from my other units count as income?

Not as the main test. A bank statement HELOC qualifies the borrower, so your deposits, credit and DTI drive the file. Rent matters as part of your overall financial picture, but it does not set the line the way it does on a DSCR loan.

What if I live in one unit?

That is a primary-residence file, which has a more generous leverage table. A 2–4 unit needs at least a 640 credit score, because profiles under 640 are limited to single-family homes. The 90% CLTV ceiling applies only at 720 or better on lines up to $500,000. If you later move out and rent every unit, the file reclassifies as an investment line. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Which is better, 12 months or 24 months of statements?

It depends on your deposit pattern. Steady or growing deposits often do well on a shorter window, while uneven income may average better over 24 months. A broker can run the scenario against several lenders’ methods.

Can I keep my first mortgage?

Yes. The line sits in first or second lien position. A cash-out refinance replaces the first mortgage instead.

The best structure for a 2–4 unit building usually comes down to one question: whether you want to be tested on your own deposits or on what the building rents for.
