How to Qualify for a Bank Statement HELOC on a Fourplex When You Live in One Unit

How to Qualify for a Bank Statement HELOC on a Fourplex When You Live in One Unit

The Quick Read: You qualify by proving you live in one of the four units, holding title personally or in a revocable living trust, showing enough deposit-based income across 12 to 24 months of statements, and keeping your combined loan-to-value inside the ceiling that applies to a primary residence, subject to lender guidelines.

Living in one unit moves the building out of the investment tier and into the primary-residence tier. Leverage and line size both follow from that single fact.

  • Occupancy sets the tier. On a primary residence, the ceiling reaches 90% CLTV, but only at a 720 or better credit profile. On an investment property, it stops at 70% CLTV.
  • Income comes from deposits. Statements replace tax returns as the income proof. Lenders still verify, and they strip out transfers and loan proceeds.
  • Title matters. An LLC cannot hold title on this product. An individual or a revocable living trust can.
  • Unit count within 2 to 4 does not change the leverage table. A fourplex follows the same tiers as a duplex.
  • Availability is narrower than DSCR. Lendmire arranges these lines in 16 full-service states only.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC on a Fourplex Actually Is

It is a standalone revolving line secured by your building, sized from your deposits instead of your tax returns. The line can sit in first or second lien position, so it can sit behind your existing mortgage and leave that loan untouched.

The pitch fits a self-employed owner whose tax returns show heavy write-offs but whose accounts show steady cash flow. It also fits the house hacker who bought a fourplex, lives in one unit, and wants equity for the next purchase. Both borrowers show up in files the brokerage sees across its wholesale network of lenders.

This is not a no-paperwork loan. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines. Bank statements swap one form of proof for another. Credit, equity, debt load and property eligibility all still apply.

Key Terms Defined

CLTV (combined loan-to-value): Every lien on the property, including the new line, divided by the appraised or automated value.

Bank statement income: Qualifying income calculated from eligible deposits over 12 to 24 months, adjusted for ownership share and, on business accounts, an expense factor.

Draw period: The stretch when you can borrow, repay and borrow again, usually interest-only, before the line moves to full repayment.

DTI (debt-to-income): Your monthly obligations divided by your qualifying monthly income.

Vesting: The legal form in which you hold title, such as your own name or a revocable living trust.

Why Living in One Unit Changes the Leverage Table

Occupancy is the biggest variable in the file. If you live in one unit as your primary residence, the building is treated as owner-occupied. If you rent all four units, it is an investment property. BiggerPockets describes this owner-occupied approach as house hacking a fourplex, and the lending treatment follows the same split.

Factor You live in one unit All four units rented
Max CLTV 90% at 720+ credit 70%
Minimum credit 600 program floor; 640 for 2-4 units on the longer-runway program 700
Largest line Up to $750,000 Up to $500,000
Draw structure 3-year or 5-year draw options 5-year draw, 25-year repayment only
Valuation Automated at or below $500,000; full appraisal above Automated lane, since the cap is $500,000

Two wholesale programs sit behind these lines. One offers a 3-year interest-only draw with a 17-year repayment. Pricing floats on both and never converts to fixed. Lower credit tiers on a primary residence step down from the 90% ceiling, and the exact tier depends on the program and the file.

One point surprises people. A fourplex does not get worse leverage than a duplex because it has more units. Within two to four units, the leverage table is the same. The difference is occupancy.

Step by Step: How Underwriting Treats Your File

Here is the sequence the network’s lenders typically follow.

1. Confirm occupancy honestly. You must live in one of the four units as your primary residence. This is not a box to tick loosely, because it drives every number that follows.

2. Check title. Fee simple or leasehold title must be held by you individually or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A fourplex already deeded to an LLC needs a vesting change first.

3. Pull 12 to 24 months of statements. Personal or business accounts both work, with different treatment, covered below.

4. Add separate asset statements. Bank statements prove income only. Reserves need their own documentation.

5. Run credit, DTI and property checks. The lender reviews a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. DTI tops out at 50%, and a ratio above 45% requires at least a 680 score. The test uses the interest-only payment on the maximum draw.

6. Value the property. The CFPB’s HELOC booklet explains that many lenders set the limit by taking a percentage of appraised value and subtracting what you owe on the mortgage. That is the CLTV logic at work here.

7. Close and draw. At least 75% of the line is drawn at closing. After that you borrow, repay and redraw during the draw period, then move to repayment, as the CFPB’s HELOC overview describes for open-end lines.

The six things that decide the outcome are occupancy, deposit quality, credit tier, total CLTV including the first lien, vesting, and property eligibility.

How Your Deposits Become Qualifying Income

The formula is simple. Eligible deposits, multiplied by your ownership percentage and an expense factor where business accounts apply, are divided by the number of months. The work is in deciding which deposits are eligible.

Deposit type Typical treatment
Client or customer payments into a business account Counted, then reduced by an expense factor
Paychecks or draws into a personal account Counted as personal income
Transfers between your own accounts Excluded
Loan proceeds, refunds, one-time gifts Excluded
Tenant rent deposits Depends on account type and lender; see below

A few habits improve the file. Keep business and personal funds in separate accounts. Avoid large unexplained deposits. Do not run rent through a business account in a way that blurs the revenue. Business accounts also require a 680 minimum for the deposit analysis, though that is rarely the tightest limit for a primary residence.

Where the Other Three Units’ Rent Fits In

The honest answer is that it depends on the lender and how the rent is documented. This product reads your deposits. It does not read the building’s rent the way a DSCR loan does. If tenants pay into an account you submit, those deposits appear in the statements. Whether they count as qualifying income comes down to the account classification and the lender’s guideline sheet.

Two practical moves help. Keep rent in a clearly labeled account separate from your operating revenue. Have signed leases ready so the underwriter can tie deposits to tenants. Do not assume rent counts until the lender confirms.

A vacant unit does not disqualify the file on its own, since the loan is not underwritten on rent. It matters for your cash flow, though. The same logic is covered in Lendmire’s piece How to Qualify for a Bank Statement HELOC on a Multi-Unit Home With One Unit Vacant.

How Big a Line Can You Get?

Use this formula before you apply:

Take your realistic value, multiply by the ceiling for your credit tier, then subtract your first mortgage and any other liens. Stay within the program’s $25,000 to $750,000 range. The result is a ceiling, not a promise.

Three limits cap the answer. First, 90% CLTV on a primary residence applies only at a 720 or better profile. Second, any line above $500,000 requires a primary residence, a 700 or better score (720 on the longer-runway program), a cap of 75% CLTV and a full appraisal. Third, you can hold at most three lines, and a borrower with more than 15 financed properties is not eligible.

Lines at or below $500,000 ordinarily use automated valuation with no traditional appraisal. You can still request a full appraisal. Subsequent draws after closing start at a $1,000 minimum.

Where the General Rule Breaks

Moving out later. If you move out and rent all four units, the occupancy class changes. Investment-property treatment is stricter, at 70% CLTV and a 700 minimum score. Lendmire’s explainer How to Qualify for an Investment Property HELOC on a Fourplex When You Live in One Unit covers that case.

LLC-owned buildings. Many investors hold title in an LLC. That blocks this product. You either retitle, which has legal consequences worth discussing with an attorney, or use a different tool.

Co-owned title. One owner can qualify, but every titled owner typically signs the lien.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural zoning are not offered. A building with a ground-floor storefront falls out.

Five or more units. A fifth unit is outside the 2-4 unit definition.

Listed properties and state overlays. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. Texas primary residences are homesteads and cap at 80% combined loan-to-value, so the 90% tier never applies there. New Mexico and Ohio set CLTV caps by credit profile.

Derogatory history. A bankruptcy needs 4 years of seasoning. Foreclosure rules split by program on primary residences, and one program declines that history regardless of age.

When a Bank Statement HELOC Is the Wrong Tool

It is the right tool when you want to keep a first mortgage you like, you live in the building, and your deposits tell the income story. It is the wrong tool in a few situations.

  • The title sits in an LLC and you will not retitle.
  • You do not live in the building. Then the 70% investment ceiling and $500,000 cap apply, and a rent-based loan may fit better.
  • You want a fixed structure. These lines float and never convert to fixed.

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces your first mortgage instead of sitting behind it. That route only works for a non-owner-occupied investment property, so it enters the picture once you move out. The complete DSCR loans guide explains how those files work.

Think of the decision this way. Occupant and strong deposits point toward the HELOC. Absentee owner and strong rent point toward DSCR.

Pre-Application Self-Audit

Run this list before anyone pulls your credit.

  • Confirm your title is in your name or a revocable living trust.
  • Flag transfers and one-time deposits in your statements so you can explain them.
  • Gather asset statements separate from income statements.
  • Pull your first mortgage balance and any other liens.
  • Check your credit profile against the 720 line for top leverage.
  • Confirm the building has no mixed-use or unpermitted-unit issues.
  • Decide what the funds are for. If they fund the next rental purchase, tax treatment varies, so consult a qualified professional.

Frequently Asked Questions

Can I get a bank statement HELOC on a fourplex if I rent three of the four units?

Yes, because living in one unit makes the building a primary residence for lending purposes. The three rented units do not turn it into an investment property. The primary-residence ceiling of up to 90% CLTV at a 720 or better profile applies, subject to lender guidelines. Be ready to document occupancy.

Does the rent from my other three units count as income?

It depends on the lender and how the rent is documented. This product reads deposits, not the building’s rent. Tenant payments in a clearly labeled account, supported by signed leases, give the underwriter something to evaluate. Do not assume it counts until the file is reviewed.

How many months of statements do I need?

Typically 12 to 24 months, personal or business. Lenders remove transfers and loan proceeds. Separate asset statements are needed to show reserves, because the income statements do not double as reserve proof.

What credit score do I need?

The program floor is 600, but a primary-residence 2-4 unit property on the longer-runway program starts at 640. The 90% CLTV ceiling requires 720 or better. Lines above $500,000 require 700 or better, or 720 on the longer-runway program.

Can my LLC hold title and still qualify?

No. This product requires title held by you individually or in a revocable living trust. If the fourplex is in an LLC, you need a vesting change, or you may want to look at a DSCR cash-out refinance instead if the property is not owner-occupied.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. Lendmire is a broker that arranges these lines through select wholesale partners, never the lender itself, and availability for this product is limited to 16 full-service states. Lendmire’s DSCR investor programs cover 41 markets, including Washington, D.C.

A fourplex you live in is one of the few assets that can serve as both a home and a funding source, and the investors who use it best treat the occupancy decision as a financing decision from day one.
