How to Qualify for a Bank Statement HELOC by State and Where It Is Offered

How to Qualify for a Bank Statement HELOC by State and Where It Is Offered

The Quick Read: You qualify by passing eight checks in order: the property’s state, title, property type, occupancy, equity, credit, income, and valuation. Bank statements only replace tax returns as proof of income. They do not raise your leverage cap, and the property’s state decides whether a line is available at all. Lendmire brokers these lines through select wholesale lenders in 16 states, which is narrower than its 41-market DSCR footprint.

  • Where it is offered: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
  • Investment property ceiling: 70% CLTV (combined loan-to-value), a 700 minimum credit profile, and a $500,000 maximum line.
  • Primary residence and second home ceilings: up to 90% CLTV, only at a 720-or-better credit profile.
  • Title: an individual or a revocable living trust, never an LLC.
  • Income: statements show deposits, but the lender still verifies credit, title, value, and debts.

All figures are typical ranges from select wholesale lenders. They are subject to lender guidelines and full file review, and none is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Really?

A bank statement HELOC is a revolving line of credit secured by real estate. The lender reads your income from 12 to 24 months of bank deposits instead of tax returns. The line is a standalone loan in first or second lien position.

Self-employed owners and heavy-write-off investors use it. Their returns can show far less income than their accounts do. The product is reviewed around documented income under the applicable program, subject to lender guidelines. That is a different thing from skipping documentation.

It also differs from a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment. A bank statement HELOC is reviewed on you: your deposits, your debts, and your credit. Our complete DSCR loans guide covers the property-based path in full.

How Do Underwriters Turn Bank Statements Into Income?

They add up the deposits, remove the ones that are not income, and divide by the number of months. Each program sets its own rules.

1. Pick the window. Programs usually ask for 12 or 24 months of statements.

2. Pick the account. Personal statements are generally read as deposits. Business statements usually take an expense factor, which is a percentage removed to account for business costs.

3. Screen the deposits. Transfers between your own accounts, loan proceeds, and unexplained large deposits come out.

4. Apply ownership. On a business account, only your ownership share counts.

5. Average the result. That gives monthly qualifying income.

6. Run DTI. Your existing debts and the new line payment are measured against that income. The expense factor shrinks income before this step, so it hits business owners hardest.

7. Test CLTV. The test counts the first mortgage plus the full line commitment, not just the drawn amount, against the value.

8. Verify the rest. Credit, title, value, and property type are checked the same way as on any file.

The expense factor is not a fixed number. It moves with the type of business, staffing, and structure. Mixed personal and business accounts muddy a file, so use the account where your income actually lands.

What Are the Qualification Gates, in Order?

Files fail at predictable gates. Check them in this order, because an early failure makes the later ones moot.

Gate 1: the property’s state. The line must be offered where the property sits. Your home state does not matter. An out-of-state investor checks the rental’s state first.

Gate 2: title and vesting. Title must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. If your rental already sits in an LLC, you have two choices: change the vesting, or look at a DSCR cash-out refinance instead. Either path is subject to program terms.

Gate 3: property type. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable ones) are eligible. The 2-4 unit type needs a 640 minimum on the longer-runway program, which is one of the two wholesale programs we place these lines with. The other is the higher-leverage program. Modular factory-built homes are eligible on the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Gate 4: occupancy and leverage. The ceiling depends on how the collateral is used. The table below shows the top of each range.

Occupancy Minimum credit Top CLTV Maximum line
Primary residence 600 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% at 720+ $500,000
Investment property 700 70% $500,000

Lower credit tiers carry lower CLTV caps. On a primary residence, for example, a 640 profile tops out at 80% CLTV up to $500,000. A 620 profile tops out at 70% up to $400,000. Investment properties have no tier above 70%.

Gate 5: credit. The program floor is 600, and the occupancy floors above are higher. The score model is a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years of seasoning. A deed-in-lieu, pre-foreclosure, or short sale needs 4.

Gate 6: DTI. The maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires at least a 680. Lenders review your file on the interest-only payment calculated on the maximum draw, not just what you borrow on day one.

Gate 7: valuation. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary one. Every line above $500,000 needs a full appraisal. You can also request a full appraisal in any case.

Gate 8: exposure. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower owning more than 15 financed properties is not eligible.

Where Is a Bank Statement HELOC Offered?

Lendmire’s HELOC placements cover 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than DSCR availability, so a state that works for a DSCR loan may not work here. Large retail lenders also tend to avoid lines on non-owner-occupied property. This product is mostly written by non-bank lenders and brokers.

Inside those 16 states, the standard rules apply with a few exceptions. The table groups them.

State(s) What changes
AL, CA, CO, FL, GA, MT, VA Standard program terms
IN, NC, PA, TN, TX, WA Property listed for sale, or within 60 days, is ineligible
NM, OH CLTV cap depends on the credit profile
TN Shorter terms: 3-year/12-year and 5-year/10-year
MI Minimum line is $10,000 instead of $25,000
TX Homestead rules for primary residences; 10-acre limit

Standard lines run $25,000 to $750,000. A line above $500,000 is primary-residence only. It needs a 700 or better credit profile (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.

Why Does Qualification Change by State?

Three layers are at work, and they are easy to confuse. First, lender and broker licensing sets where a line can be written at all. Second, state property law shapes what can be pledged. Third, program-level overlays add limits like the listing-recency rule above. A state list alone cannot tell you which layer is stopping a file.

Texas is the clearest example. The Texas Real Estate Research Center at Texas A&M explains that Section 50 home equity loans cannot be taken on a second home, rental, or investment property. Those rules attach to the homestead. In our network, a Texas primary residence carries a 12-day waiting period, a one-lien-at-a-time rule, and 12-month seasoning. It also caps at 80% combined loan-to-value, so the higher tiers in the table never apply there. Texas second homes and rentals are eligible as non-homestead transactions on their standard tables. Texas properties are limited to 10 acres, and the minimum draw after closing is $4,000 instead of $1,000.

Closing mechanics also differ by state. Who signs and how recording works are set by the title company and state practice. Ask early rather than assuming your last closing applies.

Where Does Regulation Fit?

Less than most borrowers expect. A law-firm summary from Financial Services Perspectives notes that the federal ability-to-repay rule does not apply to open-end HELOCs. No federal formula tells a lender how to read your deposits. Each program sets its own window, expense factor, DTI cap, and CLTV cap.

That does not mean anything goes. Lenders still verify income, credit, title, and value. One rule matters if you are also buying or refinancing a first mortgage. Under Regulation Z’s ability-to-repay provisions, a HELOC taken as a simultaneous loan on the same dwelling is counted as a mortgage obligation for the new loan. Plan both loans together.

How Does the Draw Structure Work?

Investment lines run one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes can choose a 3-year draw with a 17-year repayment, or the 5-year draw with a 25-year repayment. Tennessee shortens both structures.

At least 75% of the line is drawn at closing. Pricing floats through the draw and repayment periods and never converts to fixed. The payment step-up when repayment begins can be large, so plan for it before you draw. Later draws start at $1,000. This is a funded line, not a standby reserve you can leave untouched.

What Does the Investor Decision Look Like?

Start with the collateral. Many investors run the line against their primary residence and use bank statements to document income, because primary-residence ceilings are higher than investment ceilings. Others borrow against the rental itself, at the 70% investment cap.

Consider an owner with a rental in Pennsylvania and a primary home in Virginia. The rental’s state governs a line on the rental, and the home’s state governs a line on the home. Each is checked separately. If the rental is listed for sale, the Pennsylvania listing rule blocks it.

Now consider an investor whose rental sits in an LLC. The line cannot be written there. A DSCR cash-out refinance is the usual alternative. It tops out around 75% LTV on standard rentals and about 70% on short-term-rental collateral, with about 6 months of seasoning commonly expected. Select programs start at 1.00 coverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Keep one distinction clear. Clearing 1.00 means rent covers the mortgage payment, taxes, and insurance. It does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside that test. Our piece How to Qualify for an Investment Property HELOC by State and Where It Is Offered covers the rental-collateral side in more depth.

What Should You Prepare?

Gather these before you apply:

  • 12 to 24 months of personal or business statements from the account where income lands
  • A current mortgage statement and homeowners insurance
  • Your vesting documents, or the trust, if one holds title
  • A list of every financed property, because exposure and housing history apply across all of them
  • Explanations for large one-time deposits

Key Terms Defined

Bank statement income: Income calculated from the deposits in your personal or business accounts rather than from tax returns.

CLTV (combined loan-to-value): All loans on the property, counting the full line limit, divided by the property’s value.

Expense factor: The percentage removed from business deposits to account for operating costs.

DTI (debt-to-income): Your monthly debts divided by your monthly qualifying income.

Draw period: The initial years when you can borrow from the line and pay interest only.

Vesting: How title to the property is held, such as an individual or a revocable living trust.

Homestead: A primary residence that receives special protections under some state laws, as in Texas.

Frequently Asked Questions

Can I qualify if my rental is in a state that is not on the list?

Not for this line. Availability follows the property’s state, and the list is the 16 states above. A broker can match your scenario to the right product.

How many months of statements do lenders want?

Most programs ask for 12 or 24 months. Personal and business accounts are both used, and business accounts take an expense factor. The exact window depends on the program and your file, so confirm it before you pull documents.

Does using bank statements let me borrow more?

No. Statements only prove the income behind the DTI test. The CLTV ceiling, credit tier, and dollar cap are set by occupancy and credit profile. On an investment property, the ceiling is 70% CLTV up to $500,000 no matter how strong your deposits look.

Can my LLC hold title and still get the line?

No. Title must be held by you individually or by an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change first. Otherwise, a DSCR cash-out refinance may fit better, subject to program terms.

Does my home state or the property’s state decide eligibility?

The property’s state decides. A borrower living in one state who owns a rental in another checks the rental’s state for a line on the rental. A line on the home uses the home’s state.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The best program for your situation depends on which state the property sits in and how it is titled.
