How to Qualify for a Bank Statement HELOC for Local Investors Funding a Purchase

How to Qualify for a Bank Statement HELOC for Local Investors Funding a Purchase

The Quick Read: Qualifying means proving deposit-based income, holding enough equity in a property you own personally, and keeping a credit profile of 700 or better on an investment-property line. The line is a separate loan from the purchase financing, with its own approval, and it has to be open and funded before you go under contract.

  • Investment-property lines top out at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • Title has to sit with you personally or in a revocable living trust. An LLC cannot hold title on the collateral.
  • Statements document income. They do not replace equity, credit, or property review.
  • The purchase lender decides whether the draw counts toward your down payment.
  • Availability runs through Lendmire’s 16 full-service states, a narrower footprint than its DSCR lending.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line that documents income from 12 or 24 months of personal or business deposits instead of tax returns and W-2s. The line itself works like any other. The CFPB explains that a HELOC lets you borrow repeatedly against home equity during a draw period, then repay during a repayment period that often runs ten or twenty years.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Self-employed investors and those with heavy write-offs use this route because their tax returns can understate real cash flow. It is not a no-paperwork product. The file is reviewed on documented income under the applicable program, subject to lender guidelines, and equity, credit, and ownership documents are still reviewed.

Where it sits in the broker’s lineup matters. Lendmire is a mortgage broker, not the lender. It places these lines through select wholesale partners and matches the scenario to the program that fits.

What Does “Funding a Purchase” Actually Mean?

It means two properties and two loans. One property secures the line. The other is the rental you are buying. The line is approved and funded first. The cash moves to your account, and then it becomes the down payment on a separate purchase loan.

Piece Property Loan What it does
Equity property Your home or a seasoned rental you own Bank statement HELOC Produces the cash
Target property The rental you are buying DSCR purchase loan Finances the acquisition

You cannot open the line on the property you are about to buy. The line needs existing equity, and a purchase has none. Anyone planning this should treat the HELOC as a pre-contract step, not something that closes alongside the deal.

The Qualification Tests, Side by Side

Which collateral you pledge changes the answer. On this network the ceilings are tiered by occupancy.

Test Investment-property collateral Primary-residence collateral
Max CLTV 70% Up to 90%, only at 720+ credit
Credit 700 minimum 600 program floor
Line size $25,000 to $500,000 $25,000 to $750,000
Valuation Automated, usually no appraisal Full appraisal above $500,000

Market surveys, such as NerdWallet’s comparison, report broader market figures for equity lines, including an 80% maximum loan-to-value on investment-property HELOCs and 720-plus typical credit scores. Those describe the wider market. On this network, an investment-property line caps at 70% CLTV with a 700 credit floor.

  • DTI: 50% maximum, 45% for scores from 600 to 679, and a ratio above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not the amount you plan to use.
  • Credit report: single-bureau score, no more than 90 days old at closing, no rescores.
  • Exposure: no more than three lines per borrower, and borrowers with more than 15 financed properties are not eligible.
  • Draw at closing: at least 75% of the line is drawn at closing, so size the line to the plan, not to the maximum.

How Do Deposits Become Qualifying Income?

Underwriters add up eligible deposits across the statement period, then average them. Business deposits are adjusted by an expense factor, because gross receipts are not income. The exact factor and exclusion rules vary by lender and program, so treat any number you see quoted online as a starting point, not a promise.

Here is the order of operations on a typical file:

1. Pull every statement for the full 12- or 24-month window, personal or business.

2. Strip out transfers between your own accounts, loan proceeds, refunds, and one-time deposits you cannot tie to revenue.

3. Average what remains over the number of months.

4. Apply the expense factor to business deposits.

5. Compare the result against the debt load, including the line’s payment on the maximum draw.

The common failure is commingling. When personal and business money flow through one account, the underwriter has to sort it out, and anything unexplained comes out of the total. Separate accounts before you apply, not during review.

On the network’s investment lane, bank-statement income is rarely the binding constraint. Business accounts need a 680 minimum for the deposit analysis, and investment collateral already floors at 700.

Why Entity Title Stops Investor Files

LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. This is the sharpest difference from a DSCR loan, which can close in an entity name subject to lender program eligibility.

An investor whose seasoned rental is deeded to an LLC has two options. Move title to yourself or a revocable living trust, which can have knock-on effects for existing financing and insurance. Or skip the line and pull equity with a DSCR cash-out refinance on that rental. Lendmire’s complete DSCR loans guide walks through that alternative.

Property type matters too. Single-family, 2-4 unit, PUD, townhome, and condominium collateral, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

What Makes the Purchase Lender Accept the Cash?

The line and the purchase loan are underwritten separately, so approval of one says nothing about the other. The DSCR purchase lender decides whether a documented HELOC draw counts as down payment. Policies differ across the wholesale network. Some programs accept it with a clear paper trail. Others cap the borrowed share or want part of the down payment from your own unborrowed funds. Borrowed money is also often excluded from reserves.

Confirm borrowed-funds treatment before you open or draw the line. Then build the paper trail:

  • The executed line agreement.
  • The draw statement.
  • The deposit into your account, with nothing muddying it.

On the purchase side, DSCR compares the target rental’s income to its own payment. The HELOC payment generally stays out of the ratio. Do not read that as permission to ignore it. Clearing 1.00 on the DSCR is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation, and the HELOC payment comes out of your pocket every month on top of them.

Purchase leverage on most DSCR files lands at 75% to 80% LTV, with 85% available on select high-leverage programs at roughly a 700+ score. A larger down payment lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, or property eligibility. Strong files clear both tests: enough equity and enough rental coverage.

What Does the Timeline Look Like?

The order is fixed even when the calendar is not.

1. Confirm the purchase lender’s borrowed-funds policy for your scenario.

2. Assemble statements and ownership documents for the line.

3. Get the line approved and funded.

4. Move the draw into your account and let it sit with a clear record.

5. Go under contract on the target property.

6. Close the DSCR purchase with the sourced down payment documented.

Texas primary residences add a waiting period and a one-lien-at-a-time rule, so a Texas investor pledging a primary home faces extra steps. Texas investment properties are eligible as non-homestead transactions. Some states also bar properties listed for sale in the past 60 days. Check collateral status before you apply.

Stress-Test the Plan

Two loans means two payments. Run both against your slowest month, not your average one.

  • Payment on the maximum draw: the line is reviewed on the interest-only payment at the maximum draw, and the real payment steps up when the amortizing repayment period starts.
  • Floating pricing: it moves through both the draw and repayment periods and never converts to fixed.
  • Line reduction: the CFPB’s HELOC booklet notes that lenders may reduce a line if the home’s value falls, and that selling the home that secures the line generally means paying it off in full.
  • Exit plan: a line used as a down payment is short-term capital. Repay it from a cash-out refinance, a BRRRR exit, or cash flow. Plan the exit before you draw.
  • Prepayment terms: a DSCR purchase loan may carry a stepped prepayment structure. An early refinance to retire the line can trigger it, so read the terms first.

The risk is real. As the CFPB notes, you could lose your home if you fall behind on a line secured by it.

Who Gets Declined, and Why

Cause What happens Fix
Commingled accounts Deposits cannot be sorted Separate accounts before applying
Entity-held collateral Title ineligible Vest in yourself or revocable trust
Thin equity CLTV exceeds 70% on investment collateral Pledge a different property or reduce balances
Credit under 700 on an investment line Below the floor Build the profile, or use a primary-residence line
Ineligible property Manufactured, co-op, condotel, and similar Choose different collateral
Over 15 financed properties Not eligible Use DSCR cash-out instead

Line, DSCR Purchase, or Cash-Out?

Route Fits when Fits poorly when
Bank statement HELOC You hold equity personally and want cash before contract Title is in an LLC
DSCR cash-out refinance A seasoned rental sits in an entity You want to avoid a new first-lien term
Larger DSCR down payment from savings You have liquid cash Cash is tied up elsewhere

Cash-out refinances on DSCR files top out around 75% LTV on most of the network, with about 6 months of seasoning as the common expectation. Short-term rental collateral runs lower, with cash-out at 70% LTV.

What Does “Local” Change?

A local investor usually pledges a property whose value is easy to support. Lines at or below $500,000 ordinarily run automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation, and you can always request a full appraisal. Local value swings flow straight into your CLTV, so a softening neighborhood trims available equity even when your income is strong. Use the site’s illustrative calculator to test your own numbers, treating the output as an estimate only.

Local does not change eligibility. This product is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

Key Terms Defined

CLTV: combined loan-to-value, the total of all liens on a property divided by its value.

Draw period: the stretch when you can borrow against the line, interest-only on this network’s investment structure.

DSCR: debt service coverage ratio, the property’s rent divided by its full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).

Expense factor: the percentage underwriters subtract from business deposits to estimate usable income.

Seasoning: the required period of ownership or fund-holding before an asset or draw counts.

Frequently Asked Questions

Can I use a HELOC for an investment-property down payment?

Often yes, but the purchase lender makes the call. Policies vary: some accept a documented draw, others limit the borrowed share or want part of the down payment unborrowed. Ask before you draw.

Can I open the line on the property I’m buying?

No. Pledge your home or a seasoned rental you already own.

Does an LLC-owned rental qualify as collateral?

Not on this product. Title must sit with you or a revocable living trust. A DSCR cash-out refinance can pull equity from an entity-held rental instead, subject to program terms.

How many months of statements do I need?

Typically 12 or 24 months, personal or business, depending on the program. Expect to separate transfers and one-time deposits from true revenue.

Is this a no-doc loan?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. Equity, credit, title, and property are all reviewed.
