How to Qualify for a Bank Statement HELOC on Investment Property Cash Out

How to Qualify for a Bank Statement HELOC on Investment Property Cash Out

The Quick Read: You qualify by clearing a short list of gates in order: the title must sit in your own name or a revocable trust, the property must be an eligible type, enough equity must remain after the first mortgage, your credit must reach 700, and your deposit-based income must carry the debt-to-income test. Lendmire is a mortgage broker that matches this scenario to a lender in its wholesale network. Every figure below is subject to lender guidelines and a full file review.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a line of up to $500,000.
  • Minimum credit is 700. Scores above 700 do not buy more leverage.
  • Title must be held by you or a revocable living trust. An LLC cannot hold title.
  • Bank statements replace tax-return income only. Credit, equity, debt-to-income and the property are still reviewed.
  • If the rental sits in an LLC, a DSCR cash-out is often the cleaner route.

You own a rental, your tax returns show modest income after write-offs, and your deposits tell a different story. A bank statement line of credit reads those deposits. This guide walks through how it works, step by step, and where it breaks.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A home equity line of credit, a revolving credit line secured by a property you own.

CLTV: Combined loan-to-value, which adds the first mortgage and the new line, then divides by the property’s value.

Bank statement income: Qualifying income built from 12 or 24 months of account deposits instead of tax returns.

Expense factor: A percentage the lender subtracts from business deposits to estimate real take-home income.

DTI: Debt-to-income, the share of your monthly income that goes to debt payments.

DSCR cash-out: A refinance underwritten on the property’s rent against its payment, not on your personal income.

What Is a Bank Statement HELOC, and Is It Really “Cash Out”?

A bank statement HELOC is a revolving line secured by your property, qualified on deposits rather than tax returns. It is not a cash-out refinance. A refinance replaces your first mortgage with a bigger one. A line sits beside it.

The network structure is a standalone line in first or second lien position. It carries a 5-year interest-only draw followed by a 25-year repayment period on investment property. Pricing floats during both phases and never converts to fixed. At least 75% of the line is drawn at closing, so this is not a line you open and leave empty.

CFPB’s HELOC booklet shows the underlying arithmetic. Take a percentage of appraised value and subtract what you owe. Its example uses $100,000 of value at 75%, less a $40,000 balance, for a potential line of $35,000. Your network ceiling differs, but the method is the same.

How Underwriting Treats Your Deposits

The lender converts deposits into a monthly income figure and then tests it against your debts. The statements replace tax returns. Nothing else about the review goes away.

Here is the sequence a lender follows:

1. Collect statements. You provide 12 or 24 months of personal or business statements, with every page of every account used for income.

2. Strip non-income deposits. Transfers between your own accounts, loan proceeds, refunds and one-time windfalls come out.

3. Apply the account type. Business deposits are treated as gross revenue and take an expense factor. Personal deposits are read closer to face value.

4. Apply your ownership share. If you own part of a business, only your share counts.

5. Average the result. Eligible deposits, less the expense factor, are divided by the months in the window.

6. Run DTI. The program allows up to 50% DTI, or 45% for credit profiles from 600 to 679. Anything above 45% needs a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw.

You do not choose the expense factor. The lender sets it, and a CPA-prepared profit-and-loss statement or expense letter may support a lower one at some programs. It is also not a law. No federal rule fixes the figure, and the federal ability-to-repay standard does not apply to open-end home equity lines or to investment loans. Each lender’s guidelines set the method.

One investment-line detail simplifies things. Business bank accounts need a 680 minimum for deposit analysis, but investment lines already floor at 700. So the deposit analysis is never the binding credit constraint on a rental line.

The Qualification Gates, in Order

Most files that fail, fail at the first or second gate. Work through them in this order before you spend time on paperwork.

Gate What the network looks for Common failure
Title You or a revocable living trust Property deeded to an LLC
Property type Single-family, 2-4 units, PUD, townhome, condo Manufactured or mixed-use
Equity Up to 70% CLTV on investment First mortgage too large
Credit 700 minimum on investment Score in the 600s
Income and DTI Deposits after expense factor, within 50% DTI Heavy debt across rentals

Title and vesting

This is the sharpest structural difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on this line. A property already deeded to an LLC needs a vesting change, or you move to a DSCR cash-out instead. Re-vesting has liability and tax consequences, so raise it with an attorney or CPA first. (Tax treatment varies; consult a qualified professional.)

Property type

Eligible types are single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.

Equity

On an investment property, the ceiling is 70% CLTV, and the maximum line is $500,000. Both the 720+ and 700+ tiers reach the same 70%. Credit above 700 buys eligibility, not extra leverage. A line above $500,000 is for primary residences only, so it is off the table for rentals.

Credit

The program floor is 600 overall, but investment property floors at 700. The score model is single-bureau and keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows a 7-year path, with 4 years for a deed-in-lieu, pre-foreclosure or short sale.

A Worked Equity Example

Consider a rental valued at $400,000 with a first mortgage at 50% of value. At the 70% investment ceiling, the line could reach up to 20% of value, because the first mortgage and the line together cannot exceed 70% CLTV. This is a modeled assumption, not a sourced market figure.

Now change one input. If the first mortgage already sits near 65% of value, only about 5% of value remains, and the file likely falls short of the $25,000 line minimum. Equity is the gate that surprises people most. A strong income file cannot rescue thin equity.

The valuation is simpler than many expect. Because an investment line caps at $500,000 and full appraisals begin only above that, these lines ordinarily run an automated valuation. That usually means no traditional appraisal, though a higher CLTV may call for a secondary valuation, and you can request a full appraisal.

Documents to Gather

  • Income: 12 or 24 months of all pages for each account used, plus a CPA-prepared profit-and-loss statement if you want to support a lower expense factor.
  • Property: a mortgage statement, insurance declaration, vesting deed, and lease or rent evidence.
  • Credit and exposure: a list of your financed properties. A borrower can hold up to three lines, and anyone owning more than 15 financed properties is not eligible.

Commingled accounts cause the most friction. When rent deposits, personal spending and business revenue share one account, the lender has to sort them. Separate accounts make your income easier to read. Unexplained large deposits get removed from income, so explain them in writing up front.

Where the General Rule Breaks

LLC-held rentals. Many banks and credit unions decline non-owner-occupied lines when an LLC holds title. In this network the answer is firm: an LLC cannot hold title.

Thin lender pool. NerdWallet notes that not every lender offers investment-property HELOCs, that requirements are strict, and that some lenders restrict lines by location or by whether the home is rented year-round. Big banks often decline rental collateral altogether. A broker that shops multiple wholesale lenders widens the pool, though availability here is limited to Lendmire’s 16 full-service states.

Portfolio size. The exposure caps and the 15-property limit can stop a large investor even with strong deposits.

Payment step-up. The draw period is interest-only. When repayment begins, the payment rises because principal is added. Since pricing floats, it can also change without any new draw. CFPB’s HELOC booklet describes the draw-then-repayment pattern.

Rent does not qualify the line. This product underwrites you, not the rental. Rent may count only partly, depending on the lender.

HELOC or DSCR Cash-Out? A Decision Table

The two products read different things. A bank statement line reads your credit, deposits and DTI. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Situation Leans toward
Rental deeded to an LLC DSCR cash-out
Strong deposits, modest DTI, title in your name Bank statement HELOC
Many financed rentals, DTI is the squeeze DSCR cash-out
Want to keep your existing first mortgage untouched Bank statement HELOC
Need more than 70% CLTV or more than $500,000 DSCR cash-out
5-8 unit or mixed-use property Neither HELOC; DSCR may fit by property

A HELOC adds a lien and leaves your first mortgage alone. A cash-out refinance replaces it. If your first mortgage has terms worth keeping, that favors the line.

On the DSCR side, cash-out refinances top out around 75% LTV across most of the network on standard rentals, with about 6 months of seasoning as a common expectation. Credit minimums generally start near 660 on most programs, with 620 in parts of the network, and select lenders in the network offer coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside the calculation. The complete DSCR loans guide covers the full structure.

Why Files Get Stuck, and How to Fix Them

  • Title in an LLC: re-vest to your name or a revocable trust, or switch to DSCR.
  • Equity too thin: pay down the first mortgage or wait for value to rise.
  • Score under 700: investment lines have no tier beneath 700, so rebuild credit first.
  • Muddy deposits: separate business and personal accounts months ahead.
  • Ineligible property: check the type before you apply.
  • DTI too high: pay off installment debt, or consider a rent-based refinance instead.

Sequence matters too. Open any line before you go under contract on the next purchase, so new debt and inquiries do not complicate the file mid-deal.

How to Apply, Step by Step

1. Confirm title, property type and the listing status of the property. 2. Pull your credit and check it against the 700 floor. 3. Estimate CLTV from your first mortgage balance and a realistic value. 4. Gather statements and explain large deposits. 5. Have a broker match the scenario to a lender whose guidelines fit it. 6. Plan for the draw-period payment and the later repayment step-up.

The best program for your situation depends on your property, credit, leverage need and how you document income. A broker that shops several wholesale lenders matches those inputs to the lenders that write this product.

Frequently Asked Questions

Can I get a bank statement HELOC on a rental I own through an LLC?

Not in this network. An LLC, corporation, partnership or irrevocable, blind or land trust cannot hold title. You can re-vest the property into your name or a revocable living trust, or use a DSCR cash-out refinance instead, subject to program terms. Talk with an attorney or CPA before changing title.

Does the rent from the property count as my income?

Usually only in part, if at all. A bank statement line underwrites you through credit, deposits and DTI. If you want the property’s rent to carry the file, a DSCR cash-out is built for that.

How much can I borrow against a rental?

The investment ceiling is 70% CLTV, with lines from $25,000 up to $500,000 (Michigan’s floor is $10,000). Market surveys report that many lenders land at similar or lower levels, with NerdWallet citing up to 80% as a maximum and many lenders below 70%. The network figure for investment property is 70%.

Do I need a tax return?

The program reviews the file on documented deposits under the applicable program, subject to lender guidelines. Credit, equity, DTI and the property are still reviewed.

Is a bank statement HELOC the same as a cash-out refinance?

No. A line sits beside your first mortgage and is drawn on, while a cash-out refinance replaces the first mortgage with a new, larger loan.

If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
