How to Qualify for a Bank Statement HELOC for Out-of-State Rental Owners

How to Qualify for a Bank Statement HELOC for Out-of-State Rental Owners

The Quick Read: Distance from the property rarely decides eligibility, because this line is underwritten to you and the equity in the rental, but the property must sit in a state the wholesale network serves, be titled to you personally, and stay within a 70% combined loan-to-value ceiling on an investment property.

  • Property state comes first. Lendmire’s full-service HELOC states are AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Where you live matters far less than where the rental sits.
  • Title decides a lot. The rental must be held by you as an individual or by your revocable living trust. An LLC cannot hold title on this product.
  • Investment-property limits are tight. The minimum credit score is 700, the ceiling is 70% CLTV, and the maximum line is $500,000.
  • Income comes from deposits. Bank statements show your earning power. The debt-to-income test runs on the interest-only payment calculated on the full line, with a 50% maximum.
  • Nothing is guaranteed. Every figure here is subject to lender guidelines and a full file review.

Does Owning a Rental Out of State Change Whether You Qualify?

Mostly it changes logistics, not eligibility. The line is underwritten to you as a borrower, so your home address does not disqualify you. The rental’s location matters because lenders can only lend where they operate and record liens.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Think of it as two separate questions. The first is whether the property’s state is on the list. The second is whether you, the property, and the equity pass the same tests any borrower faces. An investor on BiggerPockets asked whether an out-of-state rental could carry a home equity line, and the answer in that discussion was yes, subject to lender limits. That matches what a broker sees.

Lendmire is a mortgage broker, not a lender. It places these lines with select wholesale partners in a narrower footprint than its 41-market DSCR platform. If your rental is in another state, check the property’s state before anything else. A rental outside those 16 states is not a fit for this product, and you would look at other options.

What Are the Qualification Gates, in Order?

Seven gates decide the outcome, and the first failure usually ends the conversation. Running them in order saves you from gathering paperwork for a deal that cannot work.

1. Property state. The rental must be in one of the full-service states listed above.

2. Title and vesting. Vesting means how the deed names the owner. You, or your revocable living trust, must be the owner of record.

3. Property type. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agriculturally zoned land are not offered.

4. Credit. An investment line needs at least a 700 score. A 720 score also reaches 70% CLTV, so a higher score buys no extra leverage on this product. Lenders pull a single credit report, and it can be no more than 90 days old at closing.

5. Equity and combined leverage. The existing first mortgage plus the new line cannot exceed 70% of value on an investment property.

6. Income through deposits. Statements show what you actually earn.

7. Debt-to-income. Every mortgage on every property you own, in every state, goes into the ratio.

Credit history rules matter too. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Exposure limits apply as well. A borrower can hold no more than three of these lines. Across the two wholesale programs Lendmire places lines with, combined exposure caps at $2,000,000 on one and $750,000 on the other. A borrower with more than 15 financed properties is not eligible. That last rule surprises larger landlords.

How Much Line Does Your Equity Actually Leave?

Your equity leaves less than you expect, because the first mortgage comes out of the available room before the line gets any. The line sits in second position behind that loan, or in first position if the property has no mortgage.

Run it in percentages. Say your first mortgage equals 55% of the property’s value. At a 70% CLTV ceiling on an investment property, you have roughly 15 points of value left for the line. A rental with a first mortgage at 65% of value leaves only 5 points. A rental owned free and clear can reach the full 70%, though the $500,000 cap still applies.

Lines run from $25,000 to $750,000 on the product overall, but an investment property tops out at $500,000. At least 75% of the line is drawn at closing. Pricing floats across both the draw and repayment periods and does not convert to fixed.

The investment structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Plan for the payment to step up when repayment begins.

How Do Bank Statements Turn Into Qualifying Income?

The lender reviews your deposit history over a set window and converts eligible deposits into a monthly income figure. The file is reviewed on documented income under the applicable program, subject to lender guidelines. It does not skip underwriting.

The process runs in four steps:

  • Collect the statements. These are personal or business accounts, whichever the income actually flows through.
  • Remove what is not income. Transfers between your own accounts, refunds, loan proceeds, and one-time unexplained deposits come out.
  • Apply an expense factor to business accounts. Business deposits are not pure profit, so the lender discounts them.
  • Average the result. The remaining deposits become a monthly figure that feeds the debt-to-income ratio.

Business accounts carry a 680 minimum credit score for the deposit analysis. An investment line already requires 700, so the bank-statement method is never the binding constraint on an investment file. Your score, your equity, or your title will stop you first.

Rent can show up in those deposits. But this is not a DSCR loan, and the line is not qualified on rent alone. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC looks at you.

What Deposit Problems Do Remote Rental Owners Hit?

Remote owners hit the same four problems again and again. Each one is fixable if you spot it before submitting the file.

Problem Why it stalls the file Fix
Manager receives the rent Deposits arrive net of fees, or not at all in your account Gather owner statements and show the payout trail
Mixed personal and business money Underwriters cannot separate income from transfers Use the cleaner account, with a short written explanation
Large one-time deposits Unsourced money is excluded or questioned Keep sale or transfer paperwork ready
Short-term rental payouts Platforms pay net of fees, in lumps Reconcile bookings to deposits month by month

The second most common stall is the mortgage you forgot. Lenders want statements for every financed property, and housing history standards apply across all of them. Leaving one out-of-state loan off your list is the easiest way to freeze a file.

A typical document set looks like this:

  • Bank statements for the qualifying accounts
  • Mortgage statements on every owned property
  • Current lease and management agreement for the collateral rental
  • Insurance declarations for the collateral rental
  • Proof of title, showing you or your revocable trust as owner
  • Government ID and authorization for a credit report

How Do Valuation and Closing Work From Another State?

Valuation and closing both work remotely, and out-of-state closings are routine. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. Every investment line falls in that range, so you usually will not need to arrange access for an appraiser. A higher CLTV may call for a secondary valuation, and you can ask for a full appraisal in any case.

The title company in the property’s state drives the signing. It sets up notarization and recording, and the property’s state controls the lien paperwork. Everything else, from credit to income, follows lender policy.

One property-state rule is easy to miss. A property that is listed for sale, or was listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. If you are thinking about selling, check that timing first. Texas also limits properties to 10 acres.

What About Business-Purpose Rules and Occupancy?

A line on a true rental is business-purpose credit. CFPB Regulation Z treats credit to acquire, improve, or maintain non-owner-occupied rental property as business purpose. That treatment falls away if you expect to occupy the property for more than 14 days in the coming year.

For you, the practical point is simple. If the rental turns into a place you will stay, it is no longer a pure investment property. Underwriting moves to owner-occupied or second-home rules, and the investment leverage table no longer applies.

This also explains why the product is narrow. The leverage is lower than on a primary home, the title rules are stricter, and fewer lenders offer it. In a BiggerPockets discussion, investors describe how hard it can be to find any lender willing to put a line on a rental. A broker who shops a wholesale network is useful here because the shopping has already been narrowed.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

When Does a Bank Statement HELOC Not Fit?

It does not fit when title, equity, or leverage block it. In those cases a different structure usually works better.

Your situation Why this line fails Better path
Rental is deeded to an LLC An LLC cannot hold title on this product Change vesting to yourself, or use a DSCR cash-out
First mortgage is near 70% of value No CLTV room is left A cash-out refinance replaces the first lien
Property is outside the 16 states The wholesale lenders do not serve it A DSCR cash-out if the state is in the DSCR footprint
Credit is below 700 An investment line requires 700 Improve the score, or use a program with a lower floor
Property is a manufactured or log home Not offered Not available through these programs

The usual alternative is a DSCR cash-out refinance, which replaces your first mortgage instead of adding a second one. On most standard rentals, the network tops out around 75% LTV on a cash-out, and about 6 months of seasoning is the common expectation. On short-term-rental collateral, cash-out leverage tops out at 70%.

Coverage works differently here. DSCR compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any association dues. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Subject to lender program eligibility, an LLC-owned rental can use a DSCR loan even though it cannot hold this line.

Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. The complete DSCR loans guide walks through the full qualification picture.

The two products also work well together. Many investors use equity from one property for a down payment on the next. Check first that the purchase lender will accept borrowed funds for that down payment, because some programs treat them differently.

What Does the Decision Look Like in Practice?

Picture an owner who lives in one state and holds a rental in another. The rental is a duplex deeded to the owner personally. The first mortgage sits well under 70% of value, the credit score is above 700, and income runs through a business account.

This file has a good chance of working. The checklist is short: confirm the property’s state, order statements for every owned property, clean up the deposits, and let the broker match the file to the lender whose guidelines fit.

Now change one fact. The duplex is deeded to an LLC. The line is off the table until the vesting changes, or the strategy moves to a DSCR cash-out. The credit and the equity did not change. The title decided everything.

The best program for your situation depends on property type, credit profile, leverage need, and how your income is documented. The lenders that write these lines vary on tradelines, housing history, and valuation.

Key Terms Defined

Bank statement income: A documentation method where the lender builds your qualifying income from deposit history instead of tax returns.

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income): Your monthly debts divided by your monthly income, with the new line counted at its interest-only payment on the full amount.

Vesting: How the deed names the owner, such as an individual, a trust, or an LLC.

Lien position: Where the loan stands in line for payment. A second lien sits behind the first mortgage.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s full monthly obligation, used to qualify rental loans on the property instead of the borrower.

Automated valuation: A software estimate of value used instead of a full appraisal, common on lines of $500,000 or less.

Frequently Asked Questions

Can I get this line on a rental in a state I do not live in?

Yes, if the rental sits in one of the 16 states where Lendmire’s HELOC lenders operate and you meet the other tests. Your home state does not matter much. The property’s state controls lender coverage and lien paperwork. As the BiggerPockets discussion shows, lender limits are the main variable.

Can an LLC-owned rental qualify?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. Your options are to deed the property to yourself or your revocable living trust, or to use a DSCR cash-out refinance. Check with your attorney and your lender before changing title, since a deed change can affect your existing mortgage and insurance.

Does the rent count as my income on this line?

Rent deposited in an account you submit can appear in the deposit analysis. But the line is not qualified on rent alone the way a DSCR loan is. The lender underwrites you: your credit, your deposit-derived income, and your total debt, with every mortgage counted.

Is a bank statement line a no-documentation loan?

No. It changes how income is documented, not whether it is. Credit, debt, equity, title, and property eligibility all still apply. Bank statements replace tax returns for income proof, and the rest of the file stays full documentation.

What if I need more than $500,000 against a rental?

An investment line caps at $500,000, so a larger need points to another structure. A DSCR cash-out refinance can reach loan sizes from roughly $100,000 up to $3,000,000, subject to lender guidelines and property review. Many investors split the need between the two products.
