The Quick Read: Sometimes, but only when the note is modest compared with your equity, you hold title personally or in a revocable trust, and your credit and personal income are strong. The line qualifies you personally, not the rental. On an investment property, the network ceiling is 70% combined loan-to-value, with a $500,000 maximum line. When those conditions are not met, a DSCR cash-out refinance is usually the better tool.
- An investment-property line caps at 70% CLTV and $500,000, with a 700 minimum credit profile, subject to lender guidelines.
- Title must sit with you or an inter vivos revocable living trust. LLC-held property does not fit.
- The line floats and never converts to a fixed payment.
- A paid-off home becomes collateral for a debt on a different asset.
- Lendmire’s HELOC options are available only in its 16 full-service states.
What Does a Paid-Off Home Change?
A paid-off home makes the line the only lien on the property. There is no existing balance to count toward combined leverage, so the entire 70% ceiling on an investment property is available to borrow against. Lenders in the network offer lines in first or second lien position, so a free-and-clear property fits cleanly.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Paid-off does not mean unlimited. Leverage caps, credit floors, and property rules still apply. The FTC states that a lender can take your home if you don’t repay a home equity line. That risk is the heart of this decision.
Which Property Secures the Line?
Two different questions get mixed up here: which property secures the new line, and which property secures the private note.
Version A: the line sits on a paid-off home, and the note is secured by a different rental. You are pledging one asset to retire debt on another. The line qualifies you personally. Proceeds go to the note holder. If the line goes bad, the paid-off home is exposed, not just the rental.
Version B: the line sits on the paid-off rental that secures the note. The note gets retired and the line takes the lien slot. This is cleaner, but the lender pool for rental collateral is smaller. NerdWallet notes that lenders see higher default risk on rentals and apply strict requirements.
If the note is unsecured or unrecorded, the file looks different again. The lender still needs a clear payoff figure and proof the debt is retired.
What Do the Network Programs Actually Allow?
Across Lendmire’s wholesale network of select lenders, these ranges apply to an investment-property line, subject to lender guidelines and full file review:
| Factor | Investment-property line |
|---|---|
| Max CLTV | 70% |
| Line size | $25,000 to $500,000 |
| Minimum credit | 700 |
| Draw structure | 5-year interest-only draw, 25-year repayment |
| DTI | 50% maximum |
| Valuation | Usually automated, no traditional appraisal |
A few more points. Credit above 700 buys eligibility, not extra leverage, since 720 and 700 both reach 70% CLTV. At least 75% of the line is drawn at closing, which suits a one-time note payoff. Pricing floats during both the draw and repayment periods. Lines above $500,000 are for primary residences only.
Eligible property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
Borrowers are limited to three lines. A borrower with more than 15 financed properties is not eligible.
Who Can’t Use This Route?
LLC-owned property is the sharpest dividing line. Title must be held by an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already in an LLC, you would need a vesting change, or you would use a DSCR cash-out refinance instead.
Other limits matter too:
- Credit under 700. There is no tier beneath 700 on an investment line.
- High debt load. A DTI above 45% requires a 680 minimum, and the ceiling is 50%. Qualification runs on the interest-only payment calculated on the maximum draw.
- Recent derogatory history. Bankruptcy needs 4 years of seasoning. Foreclosure needs 7 years, and a short sale or deed-in-lieu needs 4.
- Location. These lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.
Where a DSCR Cash-Out Refinance Wins
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It suits investors whose personal income is modest, whose portfolio already carries several mortgages, or whose rental sits in an LLC. Across the network, cash-out tops out around 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).
It also swaps a floating line for a fixed term. The 30-year fixed is the spine of the DSCR programs, and extended terms and interest-only periods are available through select lenders. A maturing note is a one-time payoff, and a fixed term fits that shape better than a floating line.
The tradeoff: a cash-out raises the rental’s loan balance, which lowers its coverage. Clearing 1.00 coverage also does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. Lendmire covers the full picture in its complete DSCR loans guide.
HELOC or DSCR Cash-Out: A Side-by-Side
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Reviewed on | You personally | Property rent |
| Leverage ceiling | 70% CLTV | About 75% LTV |
| Payment structure | Floating, never fixed | Fixed term available |
| LLC title | Not allowed | Subject to program terms |
| Collateral | Paid-off home or rental | The rental |
| Credit minimum | 700 | Often around 660; 620 in parts of the network |
Choose the line if the note is small against your equity, you hold title personally, your income is strong, and you accept pledging the home. Choose the cash-out if you want a fixed term, your title is in an entity, or you would rather keep your personal residence out of the picture.
A Worked Scenario
Picture an investor with a free-and-clear rental valued around $400,000 and a private note that is a modest fraction of that value. At the 70% investment ceiling, the available combined leverage is well above the note. If title is personal and credit sits at 720, the line can retire the note with room to spare. Because at least 75% of the line is drawn at closing, the investor would be paying interest on most of the line immediately.
Now flip it. The same investor holds title in an LLC. The line is off the table, and the deal works to a DSCR cash-out refinance, where coverage on the rent drives eligibility.
Practical Mechanics and Timing
The payoff itself follows a standard sequence:
1. Get a payoff statement from the note holder, including per-diem interest and any exit fees. 2. Get a recorded satisfaction or reconveyance of the private lien and have the original note marked paid. Release mechanics vary by state, so confirm with a title company. 3. Expect a valuation, usually automated on lines at or below $500,000, though a higher CLTV may require a secondary valuation. 4. Plan around the note’s maturity date. Fees and payoff terms on private notes vary widely, so read the note itself.
On a primary residence, a three-business-day right to cancel applies, per the FTC. Investment-property collateral works differently, so confirm with the lender.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. The IRS ties home equity interest deductibility to what the money buys or improves.
Key Terms Defined
- Private note: a loan from an individual or private lender, often secured by property, usually with a maturity date.
- CLTV: combined loan-to-value, the total of all liens divided by the property’s value.
- Draw period: the interest-only window in which you can borrow from the line.
- Reconveyance: the recorded release showing a lien has been paid off.
- Inter vivos revocable trust: a living trust you can change, which is eligible to hold title on these lines.
Frequently Asked Questions
Can an LLC borrow on an investment property HELOC?
No. Title must be held by an individual or an inter vivos revocable living trust. A property already deeded to an LLC would need a vesting change, or a DSCR cash-out refinance instead. DSCR loans to LLC-titled entities are available subject to lender program eligibility.
How much can I borrow against a paid-off rental?
Up to 70% combined loan-to-value on an investment property, with a maximum line of $500,000 and a 700 minimum credit profile. Because there is no existing balance, the full ceiling applies to value. Final eligibility depends on lender guidelines and file review.
Will the line stay open after I pay off the note?
Yes, it can stay open. At least 75% of the line is drawn at closing, so the remaining unused portion stays available for later draws, with a $1,000 minimum on subsequent draws in most states. Whether you keep or close the line is a decision to make with the lender.
What if my credit is under 700?
An investment-property line is not available below 700, since there is no tier beneath it. A DSCR cash-out refinance has a lower floor: parts of the network start at 620, and most programs want around 660.
Is the HELOC interest deductible?
It depends on how the funds are used and how the property is held, and using proceeds to retire a private note on a rental is a case where the answer is not clear-cut. Keep clear records and ask a qualified tax professional before relying on any deduction.
