Can You Get an Investment Property HELOC on Business Deposits?

Can You Get an Investment Property HELOC on Business Deposits?

The Quick Read: Yes, on select programs, business or personal bank deposits can serve as the income documentation for a line secured by a rental, but the deposits only set the income figure and never lift the leverage ceiling. Equity, credit, title and debt-to-income still decide the file, and the lender has to offer a rental-property line at all.

  • On Lendmire’s network, an investment line caps at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • Title must sit with an individual or a revocable living trust. An LLC-held rental does not fit.
  • Business deposits get cleansed and trimmed by an expense factor before they count as income.
  • Cash sitting in a business account is a separate question from deposits used as income, and it usually does not count as assets.
  • Availability is limited to Lendmire’s 16 full-service states, narrower than its DSCR footprint.

What “Business Deposits” Actually Means

Three different questions hide inside this phrase, and mixing them up is where most files go sideways.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The first is deposits as income documentation. A lender reads 12 or 24 months of statements in place of tax-return income.

The second is business account cash used as assets, down payment or reserves. That is mostly not countable, and the edge cases below explain why.

The third is a business-purpose loan, meaning what the borrower does with the money. That is a classification question, not an income question, and it gets a short section later.

How Lenders Turn Deposits Into Qualifying Income

Qualifying income is eligible deposits, averaged over the lookback period, less an expense factor. Every step in that sentence is a place where a file can lose value.

1. Pick the statement type. The borrower supplies 12 or 24 months of personal or business statements. Business statements show gross revenue, so the lender applies an expense factor. Personal statements often count closer to face value, but the deposits must trace clearly to business income.

2. Cleanse the deposits. Underwriters strip out transfers between accounts, loan proceeds, refunds and one-time credits. They also trace round trips between personal and business accounts so the same dollar is not counted twice.

3. Apply the expense factor. The factor is a lender-set percentage of business deposits treated as operating cost. A CPA or third-party expense letter may replace the default where the program accepts one. The same statements can produce different qualifying income at different lenders.

4. Prove ownership. Expect a business license, ownership documents or a preparer letter tying the borrower to both the account and the business.

5. Run the normal line review. Credit, CLTV, debt-to-income using the deposit-derived income, property type, occupancy and title all get underwritten in full.

Across the wholesale network, the usual stall on these files is not the deposit math. It is a statement package with transfers nobody labeled, or an account that mixes personal and business money. A one-page note labeling each account as personal, business or blended saves the underwriter from guessing, and guesses tend to run against the borrower.

The Gates That Actually Decide the File

Strong deposits do not buy leverage. Equity, credit and debt-to-income decide the outcome, and statements only prove the income side. Here is how each gate works on an investment line in Lendmire’s network, subject to lender guidelines and full file review.

Gate What it tests What fails it
Title Who holds the deed LLC, corporation, partnership, land or irrevocable trust
Equity CLTV on the rental Above the 70% investment ceiling
Credit Score and history Under the 700 investment floor
DTI Deposit-derived income vs. debts Above 50% maximum
Property Type and eligibility Manufactured, log, condotel, mixed-use

Credit is worth a closer look. Investment lines reach 70% CLTV at both the 700 and 720 tiers, so a higher score above 700 buys eligibility, not extra leverage. Business bank accounts need a 680 minimum for the deposit analysis, but the investment floor is already 700, so bank-statement income is never the binding constraint on an investment line.

Debt-to-income tops out at 50%, and the file is qualified on the interest-only payment calculated on the maximum draw. That detail matters for heavy write-off borrowers. A self-employed investor with low taxable income can still document income through deposits, but the expense factor trims business deposits, so the result may land lower than gross revenue suggests.

Line size runs from $25,000 up to a $500,000 maximum on investment property. Because the cap sits at $500,000 and full appraisals begin only above that size, an investment line commonly runs on automated valuation with no traditional appraisal, though a borrower can request one. That is a real difference from the picture NerdWallet paints for the broader market, where multiple appraisals may be required.

Skip the Leverage Myth: Revenue Does Not Raise the Cap

On Lendmire’s network, an investment line is held at 70% CLTV no matter how strong the deposit history is.

The mistake investors make is reading “bank statement” as a looser product. It is not. Income is still documented. Deposit analysis replaces tax-return income, and nothing else in the file is skipped. Business revenue of any size does not enlarge the line. Approval rests on equity, credit and debt-to-income.

Another common misread: “business deposits make my company the borrower.” They do not. The individual stays the borrower of record, with personal liability and a lien on the property.

Statement Types Compared

Statement type How it counts Main friction
Business Gross deposits less expense factor Expense factor trims income
Personal Often closer to face value Deposits must trace to business income
Mixed account May be treated as a business account Factor can hit the whole account

Commingled accounts deserve their own warning. Underwriters classify each account as personal, business or blended before doing any math. A mixed account can be read like a business account, so the expense factor may apply to everything in it. Transfers from the borrower’s own business to a personal account generally count in full, but only once.

Personal statements are not automatically counted at 100%, either. If the deposits cannot be tied to business income, they lose value in the analysis.

The Title Problem Business Deposits Cannot Fix

This is the sharpest edge in the product. An equity line on Lendmire’s network must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

Picture an investor who deeded a duplex into an LLC for asset protection and now wants a line against it, with ten years of strong business deposits in the file. The deposits are fine. The title kills it. The options are a vesting change, which may undercut the reason the LLC exists, or a DSCR cash-out refinance, which can be written to an entity, subject to program eligibility.

Two more structural limits apply. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Portfolio landlords tend to hit that second wall before any income question comes up.

HELOC, DSCR Cash-Out or Business Line: What Each One Tests

The three products read different things, and choosing between them is mostly a matter of what you want the lender to look at.

Product Underwrites Fits best
Deposit-based HELOC You: credit, DTI, equity Clean title, keep the first mortgage
DSCR cash-out refinance The property’s rent LLC-held rentals, portfolios, lower credit
Business line of credit The company: revenue, tenure Operating-company needs

A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so the borrower’s deposit swings are not the story. On a cash-out refinance, leverage tops out around 75% LTV on standard rentals across most of the network, with about 6 months of seasoning as the common expectation. NerdWallet frames the cash-out refinance as the main alternative to an investment HELOC. Lendmire’s complete DSCR loans guide walks through how that route works.

A DSCR ratio compares rent to the full payment only. Clearing the baseline is not the same as positive cash flow, since repairs, vacancy, management and capex sit outside the calculation.

The HELOC fits a keep-the-first-mortgage strategy with clean individual title. The cash-out fits when the rental sits in an entity, when credit sits below the 700 line floor, or when the portfolio is past the property-count limit.

Edge Cases That Trip Files

Company cash as assets or reserves. Being the sole owner does not make a business balance personal. Funds in a business account may be reduced to the borrower’s ownership share, and they may need to move to a personal account and season first. That is an asset-path rule, not an income rule, so strong deposits do not solve it.

A new business. A venture without deposit history may not add qualifying income.

Business line versus HELOC. Business deposits can document income for the HELOC, but a business line is a company loan read on revenue, tenure and business credit. Different product, different underwriter question.

Short-term rentals. NerdWallet notes that some HELOC lenders restrict by location or by whether the home rents year-round. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Property type. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties are not.

A “no” from your bank. Large retail lenders often do not offer rental-property lines at all, so a decline may be a product-not-offered answer rather than a verdict on the file. The product is harder to find because lenders see higher default risk, per NerdWallet.

Use of Funds and the Business-Purpose Question

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

For lines, the same logic applies: purpose of the credit, not the collateral, drives classification. Federal regulation text treats credit extended primarily for a business, commercial or agricultural purpose as exempt from Regulation Z. How a specific non-QM equity line classifies a rental draw is a call for the lender and counsel, so investors should not assume exemption status for any one product. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

If the plan is working capital, Lendmire’s piece How to Use an Investment Property HELOC as Business Working Capital Without an SBA Loan covers that use.

The Draw Period and What Follows

Investment lines run one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. After closing, the minimum subsequent draw is $1,000 on the program that states one.

Owners with uneven monthly revenue should plan for the end of the draw period. The payment steps up when amortization starts, and the file was qualified on the interest-only payment. Revenue that looks fine during the draw can feel tight once repayment begins.

Pre-Application Cleanup Checklist

  • Label every account as personal, business or blended.
  • Pull 12 or 24 months of statements and mark transfers, loan proceeds and refunds.
  • Gather the business license, ownership documents or a preparer letter.
  • Confirm title is individual or revocable trust, not an entity.
  • Check the credit report: single-bureau model, report no more than 90 days old at closing, no rescores.
  • Count financed properties against the 15-property limit.
  • Confirm the property is in one of Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA or WA.

Key Terms Defined

Expense factor: the percentage of business deposits a lender treats as operating cost before counting the remainder as income.

CLTV: combined loan-to-value, meaning all liens on the property divided by its value.

Seasoning (of funds): the period money must sit in a personal account before a lender counts it as an asset.

Revocable living trust: a trust the borrower can change or cancel, which is acceptable as title holder on these lines.

Frequently Asked Questions

Can business bank statements replace tax returns for an investment property HELOC?

On select programs, yes. The deposits are cleansed and trimmed by an expense factor, and the result becomes the income figure. Credit, CLTV, debt-to-income, property type and title are still underwritten in full, subject to lender guidelines.

What is the maximum CLTV on an investment property line?

On Lendmire’s network it is 70% CLTV, with a 700 minimum score and a $500,000 maximum line. Higher figures reported for the broader market do not apply to this network.

Can my LLC-owned rental get a line using business deposits?

Not on this network. Title must be held by an individual or revocable living trust. An LLC-held rental needs a vesting change or a DSCR cash-out refinance instead, depending on program guidelines.

Does cash in my business account count toward reserves or a down payment?

Usually not as-is. Balances may be reduced to the borrower’s ownership share and may need to move to a personal account and season first.

When does a DSCR cash-out make more sense than a HELOC?

When the rental is held in an entity, credit is below the 700 line floor, or the portfolio exceeds 15 financed properties. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
