The Quick Read: The program that fits best is usually a DSCR cash-out refinance, which is a long-term rental loan that qualifies the property on its rent and pays off your hard money note. Which program is best for your deal depends on four things: how long you have owned the property, what it appraises for, whether the rent covers the new payment, and your credit and reserves.
- A DSCR cash-out refinance on a standard rental tops out around 75% loan-to-value across the network, and about 6 months of ownership, counted from title recording, is the usual expectation. Select lenders and terms vary, and nothing here is a commitment to lend.
- The appraisal sets your cash back, not your rehab budget or your after-repair estimate.
- If the new loan only covers the payoff and closing costs, it is a payoff-only refinance, which is not a cash-out.
- The strongest files clear two tests at once: enough equity and enough rent coverage.
Key Terms Defined
BRRRR stands for buy, rehab, rent, refinance, repeat. This article lives at the fourth word.
ARV (after-repair value) is what the property should be worth once the rehab is done. The lender’s appraiser decides the number that counts.
LTV (loan-to-value) is the loan amount divided by the appraised value. A 75% LTV means the loan equals three-quarters of value. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Seasoning is the minimum time you must own a property before a lender sizes a cash-out loan on new appraised value instead of your purchase price. Lofty’s BRRRR explainer defines it the same way.
DSCR (debt service coverage ratio) is monthly rent divided by the monthly obligation. A ratio of 1.00 means rent equals the obligation.
PITIA is principal, interest, taxes, insurance, and association dues. It is the payment side of the DSCR fraction.
Payoff-only refinance is a refinance where no cash returns to you at closing. Lenders also call it rate-and-term.

What the Refinance Step Actually Does
The refinance step swaps a short-term loan for a long-term one. Your hard money note matures in months. The DSCR loan replaces it and sets the property up to hold for years.
Hard money programs typically run 6 to 18 months, interest-only, with no prepayment penalty on the network program. Terms and leverage vary by lender, property, and experience. Fix-and-flip leverage is sized on project cost and capped at 75% of after-repair value.
The exit loan works differently. A DSCR loan is sized on the lender’s appraised value after the work is done and on the rent the property earns. That is why the refinance sets how much capital you can recycle into the next deal.
A hard money lender also offers its own cash-out and rate-and-term refinances, up to 65% of value on the network program. That product is still short-term money. It does not solve the maturity problem, so most investors move to a DSCR loan once the property is stabilized.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
What Makes a Program Best at This Step?
There is no single winner. The program that fits depends on your property, your credit, and how much cash you need back. A broker that shops many wholesale lenders can match your file to a program, which a single lender cannot do.
Here is the scorecard the brokerage uses on these files:
| Test | What to ask |
|---|---|
| Proceeds | Does the loan clear payoff plus costs with cash left? |
| Seasoning fit | Does the loan work before or after the 6-month mark? |
| Coverage | Does rent still cover the larger payment? |
| Exit cost | What do two closings cost versus one? |
Most programs we place files with weigh the same four gates. They are seasoning, appraised value, rent coverage, and the credit, leverage, and reserve profile. A weakness in one gate usually means a different program, not a different lender with the same rules.
How Underwriting Treats the Refinance, Step by Step
Step 1: Plan the exit before you buy. Size the hard money loan backward from the DSCR exit. Do not size it forward from the purchase price.
Step 2: Buy and rehab. Hard money funds the purchase and the work. Up to 100% of the rehab budget funds in draws against completed work, subject to lender guidelines.
Step 3: Lease the property. The refinance replaces short-term financing with a long-term loan after the property is rented. Lofty’s explainer describes this four-number framework: ARV, refinance LTV, cash left in the deal, and post-refinance coverage.
Step 4: Watch the seasoning clock. On a DSCR cash-out refinance, the common expectation is about 6 months of ownership. The clock runs from the recorded deed. It does not run from the hard money funding date, the end of the rehab, or the payoff date.
Step 5: Order the appraisal. On a DSCR file the appraisal does two jobs. It sets value for LTV, and it sets market rent for coverage. One-unit properties use a rent schedule on Form 1007. Two-to-four unit properties use an income report on Form 1025.
Step 6: Compute the new loan. New loan equals the LTV cap times appraised value. Cash back equals the new loan minus payoff and closing costs. A negative result means you bring cash to closing.
Step 7: Test coverage on the new loan. The lender checks rent against the new PITIA, not against your old interest-only hard money payment. A bigger loan means a bigger payment and a lower ratio.
Step 8: Close and pay off. Title pays the hard money lender directly from the new loan proceeds.
The Appraisal Is the Hinge
Everything above depends on one number. AdviceOnly’s BRRRR glossary calls the appraisal the strategy’s single point of failure. A low appraisal shrinks the loan and traps capital in the property.
The lender uses its own appraised value, not your estimate. If your after-repair number was optimistic, the loan shrinks to match the appraisal. The payoff stays the same.
Improvements may support a higher appraised value, depending on comps and underwriter review. They do not guarantee one.
Worked Example, Built Backward
These are modeled assumptions, not market data. They are expressed as percentages of appraised value, so no dollar figures are needed.
The break-even formula is simple. Divide your payoff plus exit costs by the LTV cap. Below that appraised value, you bring cash. For a DSCR cash-out refinance at the 75% cap, the appraisal must come in about one-third above your payoff plus costs.
Payoff includes drawn principal, accrued interest, extension fees, and any exit fee. It grows the longer the bridge runs.
- Flat case: Payoff plus costs equal about 62% of appraised value. A DSCR cash-out loan at 75% LTV leaves roughly 13% of value as cash back, before the coverage test.
- Slipped appraisal: The same payoff plus costs now equal about 74% of the lower appraised value. The DSCR loan at 75% leaves almost nothing. A payoff-only exit is the realistic fit.
- Bring-cash case: Payoff plus costs equal about 80% of appraised value. The 75% cap does not cover the payoff. You bring the difference to closing. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Notice the pattern. A hard money loan sized near 75% of ARV already sits at the DSCR cash-out ceiling. That means only a payoff-only refinance may fit right away.
Payoff-Only, Cash-Out, or Both?
Payoff-only is a leverage decision, and so is cash-out. Higher leverage means a higher payment and a lower ratio. Take cash only if coverage still clears comfortably and the money has a defined job, such as the next acquisition or reserves.
| Path | LTV ceiling (DSCR loan) | Best fit |
|---|---|---|
| Payoff-only | Up to 85% | Bridge maturing, seasoning not met |
| Cash-out | About 75% | Seasoned, appraisal leaves room |
| Two-step | 85%, then 75% | Payoff now, cash later |
These are the LTV ceilings on a DSCR loan for an investment property. The payoff-only ceiling is up to 85% on a rate-and-term refinance. The cash-out ceiling is about 75% on a standard rental.
The two-step path is a real strategy. You exit the hard money note with a payoff-only DSCR loan, then take cash after seasoning. The cost is two sets of closing costs. Check whether the new DSCR note carries a prepayment penalty, because that can erase the savings of a second refinance. The hard money program itself has none.

What the DSCR Loan Asks of You
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Here is what the network typically looks for:
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
- Credit: A 620 floor exists in parts of the network. Most programs want around 660. Tiers at 680 and 700 and up unlock stronger leverage.
- Reserves: About 6 months of PITIA is common. Loans above $1,500,000 step up to about 9 months. These vary by lender, leverage, and transaction type.
- Loan size: Up to $3,000,000 on standard programs. Balances below the standard-program minimum route through select lenders in the network.
- Property type: Manufactured homes, log homes, and barndominiums are not offered.
Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. For the full qualification picture, see Lendmire’s complete DSCR loans guide.
Where the General Rule Breaks
Bridge maturity beats the seasoning date. Your hard money maturity date does not care about your seasoning date. Set the bridge term to cover seasoning plus a buffer. This is the most common failure, and it is avoidable.
Delayed financing is a conventional exception, not a hard money tool. The agency rulebook has a delayed financing exception for cash purchases. It is built for agency loans. It caps proceeds at documented purchase cost, so it cannot return rehab money or equity you created. It also does not set seasoning for DSCR loans, which follow each lender’s own policy.
Vacant or newly leased property. The appraiser’s market-rent schedule may be used instead of, or compared against, your lease.
Short-term rentals. The appraisal rent form measures monthly rent, not nightly rate. On a DSCR loan, cash-out on short-term-rental collateral tops out at 70%, while a standard rental reaches 75%. Expect a 640 or higher score and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Entity title. Holding title in an LLC is normal on DSCR loans, subject to lender program eligibility.
Mixed-use property. Commercial space sits outside the residential rent-schedule method. Check eligibility before you plan the exit.
Term structures. The spine is the 30-year fixed. Extended terms such as 40-year, interest-only periods, and ARM structures are available through select lenders in the network.
A Pre-Buy Exit Checklist
Line up the exit the day the lease is signed, or before the hard money closes. Then work through this list:
1. Estimate payoff, including interest, extension fees, and exit fees.
2. Confirm the property type is eligible.
3. Check your credit tier and reserve position.
4. Estimate coverage on the larger loan, not the old payment.
5. Decide whether the money has a defined next job.
6. Compare payoff-only and cash-out outcomes at a conservative appraisal.
If the deal only works at your highest ARV, it does not pencil. Hold or sell instead. A refinance that returns little cash is still fine if the property holds well as a rental.
The hard money exit refinance program page covers how Lendmire arranges this path through its wholesale network, which spans 41 markets, including Washington, D.C.
Frequently Asked Questions
Can I refinance hard money into a DSCR loan before seasoning is met?
Often yes, as a payoff-only refinance, which returns no cash at closing. The cash-out version typically waits for about 6 months of ownership from title recording. Policies vary by lender, so the answer depends on the program your file lands in.
Does a 1.00 coverage ratio mean the rental makes money?
No. A 1.00 ratio means rent equals PITIA and nothing more. Repairs, vacancy, management, utilities, and capital expenses are outside the calculation. Treat coverage as a loan test, not a profit forecast.
What happens if the appraisal comes in low?
The new loan shrinks because it is sized on appraised value. Your payoff does not shrink with it. You may bring cash to closing, take a payoff-only loan, or hold the bridge and refinance later.
Do I need a lease in place first?
A signed lease helps, but the appraiser’s market-rent schedule is what many files lean on. A vacant or newly leased property gets reviewed against that schedule. Program details vary by lender.
Can I use a DSCR loan for the whole BRRRR cycle?
No. DSCR loans fund the refinance step, not the rehab. Hard money covers the buy and rehab, and the DSCR loan pays it off once the property is stabilized.
