How to Qualify for a DSCR HELOC Past Conventional Loan Limits

How to Qualify for a DSCR HELOC Past Conventional Loan Limits

The Quick Read: A DSCR HELOC qualifies primarily on the rental’s income covering a stress-tested payment, subject to lender guidelines, so the conforming limit never caps it; what caps you is the equity left under a 70% combined loan-to-value ceiling on a second lien against a rental, a 720 credit score, and the program’s line sizes.

  • Second lien on a rental you keep financed: up to 70% combined loan-to-value (CLTV) at a 720 score or better, on lines from $50,000 to $500,000, subject to underwriting.
  • First lien on a rental with no mortgage: up to 75% loan-to-value (LTV) at 740 or better, 70% from 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, are capped at 65% LTV.
  • The coverage test: gross rent must reach at least 1.10x a stress payment calculated on the entire credit line.
  • Where it is offered: 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit secured by a rental you own. It sits as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. It is never a third lien. It is never a line on your own home. It is never closed together with a purchase.

The rent drives lender review. The review does not rely on traditional personal-income documentation, W-2s, pay stubs or a personal income calculation, subject to lender guidelines. The title can sit in your LLC, and the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

One warning about the label. “DSCR HELOC” gets used loosely in the market. Some products sold under that name are closed-end second mortgages. Others are cash-out refinances. Others are lines qualified on the owner’s personal income. Ask what lien position you are getting, what is reviewed, and whether the first mortgage stays in place. This page covers the revolving, rent-qualified line.

Lendmire is a broker. It places these files with a wholesale lender in its network, and that lender underwrites and approves. For the bigger picture on how rent-based loans work, see the complete DSCR loans guide.

What Does “Past Conventional Limits” Mean?

Investors say it two ways, and they are different problems.

Limit What it is Does it cap this line?
Loan size The maximum mortgage an agency-backed lender can buy No
Property count The agency cap on financed properties per borrower No

Neither one governs a DSCR HELOC. The line is not sold to the agencies, so their rules don’t apply to it. The program has its own ceilings instead: leverage, line size, and exposure per borrower of at most 5 loans or $2,500,000 with the program.

Here’s the catch. “No conventional limit” does not mean “no limit.” You trade one set of rules for another, and the new set is about the property and the equity.

How Underwriting Works, Step by Step

Underwriters check gates in a fixed order. Fail an early one and the later ones never matter.

1. The property. Eligible types are single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, and mixed-use are out. So is a property listed for sale in the prior 2 months and any property with a solar lien. A lease must be in place. A two-to-four-unit building may have at most 1 vacant unit.

2. Seasoning. Seasoning is the waiting period a lender wants after you buy or refinance. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

3. The borrower. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible. Mortgage history shows no 30-day late in the last 12 months. After a bankruptcy, foreclosure, short sale or deed-in-lieu, 48 months must pass. No reserves and no cash to close are required, subject to underwriting.

4. The coverage test. DSCR stands for debt service coverage ratio: gross monthly rent divided by the qualifying payment. Here that payment is a fully amortizing principal-and-interest payment on the entire credit limit, calculated at a stress rate set above the starting rate. Taxes and insurance are not part of it. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The minimum is 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own calculation governs.

5. Leverage and equity. Take the value, apply the ceiling, subtract the first mortgage, and what is left is your room. The tiers are laid out below.

6. Valuation and title. Lines to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted. Title work is a full policy on a first lien and on second liens above $400,000, and an owner-and-encumbrance report on smaller second liens. Hazard insurance covers both liens, with flood coverage where required.

7. The entity. If an LLC holds title, subject to program terms, the members guarantee. The people on the line need not be the people on the first mortgage.

The Leverage Tiers

Lien position Credit score Maximum Line sizes
Second lien 720+ 70% CLTV $50,000–$500,000
First lien 740+ 75% LTV to $500,000
First lien 700–739 70% LTV to $500,000
First lien, larger lines 720+ 65% LTV $500,000–$1,000,000

These are ceilings, never offers. A market flagged as declining lowers the ceiling by 5 points. The tiers govern every eligible property type, condominiums included.

A first lien exists only on a rental with no mortgage. If you keep a first mortgage, a second lien is your path, and it needs a 720 score. A 700-to-719 borrower with a mortgage isn’t missing a first-lien option. The first-lien tiers simply don’t describe their file.

Worked Example: When the First Mortgage Eats the Room

These are illustrative percentages, not offers.

Say your first mortgage is 60% of the property’s value. At a 70% CLTV ceiling, you have 10 points of value to work with. That funds the minimum line only on a high-value property. On a modest one, the room falls below the $50,000 floor and you have no line to take.

Now say the first mortgage is 45% of value. You have 25 points of room. The line is limited by the $500,000 cap or by coverage, whichever bites first.

Notice what the dollar size of your first mortgage does not decide. A large balance, even one above the conforming limit, matters only as a share of value. Plenty of investors with big first liens run out of CLTV room long before they touch any dollar cap. (Equity above the cap is stranded. It stays in the property until you refinance.)

Now the coverage side. Say the rent clears the full-line stress payment at roughly 1.25x. That passes 1.10x. Ask for the maximum line and the payment grows, which pushes the ratio down toward 1.05x. Same rent, same property, different answer. The fix is a smaller line. Because the test runs on the whole line, not on what you plan to use, sizing is your main lever.

Do Conventional Limits Even Apply Here?

No, and it helps to see where the conventional numbers come from. The Federal Housing Finance Agency sets the conforming loan limit, the cap on mortgages Fannie Mae and Freddie Mac may acquire. The baseline for a one-unit property is $832,750. In high-cost counties the ceiling reaches $1,249,125.

Loans above that line are called jumbo. A DSCR first mortgage or a DSCR HELOC is a non-agency product, so those numbers never cap it. The limits you hit are the ones in this program: CLTV, line size, coverage, and per-borrower exposure.

These lines are business-purpose investor loans on non-owner-occupied rentals, so they are reviewed differently from a standard owner-occupied mortgage.

Where the General Rule Breaks

Short-term rentals. The test needs a lease in place. A property run on nightly bookings usually doesn’t fit that requirement. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Fully drawn at closing. This is not a card you leave in the drawer. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line. Later draws are at least $5,000 each. You get a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable.

Big banks. NerdWallet notes that the lender pool for investment-property HELOCs is smaller and the requirements stricter than for a home line. It describes typical bank terms as a 720 score, six months of reserves, and at least 20% equity. This program, subject to underwriting, asks for no reserves.

Title in an LLC. Many personal-income lines want the property in your own name. This one allows an LLC. That is a real difference for investors who set up entities for liability reasons.

The rest. Foreign nationals and ITIN borrowers are out. So are the ineligible property types listed above.

DSCR HELOC, Cash-Out Refinance, or Personal-Income Line?

Across the wholesale network Lendmire works with, the real decision is rarely line versus no line. It is whether to keep your first mortgage.

Factor DSCR HELOC DSCR cash-out refinance Personal-income HELOC
First mortgage Stays in place Replaced Stays in place
What qualifies Rent Rent Your income (that product’s rule)
Draw style Revolving, 80% at closing Lump sum Varies by lender
LLC title Allowed here Program-dependent Often not allowed

Keep the line when your first mortgage is one you would hate to replace. Choose cash-out when the first mortgage is too large a share of value to leave room, or when you want one clean loan. If your tax returns are strong and you want to compare, Lendmire’s piece How to Qualify for an Investment Property HELOC Past Conventional Loan Limits covers that route. Owners whose income sits in business deposits may prefer a bank statement HELOC.

Using a home line on your residence to fund a rental is a different trade. The collateral is your own home. A DSCR line is secured only by the rental. Tax treatment varies; consult a qualified professional.

Before You Apply

  • The rental has a lease in place and no more than 1 vacant unit.
  • You can clear both 6-month seasoning clocks.
  • Your score meets the tier you are targeting.
  • You know your first-mortgage balance as a share of value.
  • You have tested coverage on a smaller line, not only the maximum.
  • Your LLC documents and guarantor details are ready if the property is entity-held.

Key Terms Defined

DSCR: gross monthly rent divided by the qualifying payment; here, at least 1.10x.

CLTV: all loans against the property, including the new line, divided by its value.

Stress payment: a fully amortizing payment on the whole credit limit at a higher test rate, used only to qualify.

Second lien: a loan that sits behind your first mortgage and is paid after it if the property is sold.

Seasoning: the waiting period after a purchase or refinance before a lender will lend again.

Draw period: the stretch when you can borrow from the line; here, 5 years of interest-only payments on the drawn balance.

Frequently Asked Questions

Does this line count against the conventional property limit?

The agency property-count cap doesn’t govern it, because the line is not an agency loan. The program has its own cap: at most 5 loans or $2,500,000 per borrower. How a lien is treated on a later agency application is that application’s rule, so ask before you apply.

Can I get one on a rental I just bought?

Not yet. Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Do I need tax returns or pay stubs?

No. The line is reviewed on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The lease, the credit report, and the valuation are all documented.

Can I use it on my home or a second home?

No. It is available only on non-owner-occupied one-to-four-unit rentals. A primary-residence HELOC is a different, owner-occupied product.

Can a credit score of 700 get me a line?

Only on a first lien, meaning a rental with no mortgage. A second lien behind a mortgage you keep needs 720. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
