Can You Get an Investment Property HELOC With Little Equity Left After Your Mortgage?

Can You Get an Investment Property HELOC With Little Equity Left After Your Mortgage?

The Quick Read: Usually no. On an investment property, the line is sized from the equity left after your first mortgage, and the combined ceiling on Lendmire’s wholesale network is 70% CLTV. If your first mortgage already sits at or near that ceiling, the available line is zero or too small to justify the closing costs.

  • Investment-property lines on the network cap at 70% combined loan-to-value (CLTV), subject to lender guidelines.
  • A 700 credit score is the hard floor, and 720 reaches the same ceiling. Higher credit buys eligibility, not leverage.
  • Titling matters: an LLC cannot hold title on this product.
  • A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and is the usual alternative.
  • The strongest files clear both tests: enough equity and enough rental coverage.

How Much Room Does a Rental HELOC Actually Leave?

The room is the lender’s combined ceiling times the property’s value, minus what you still owe. That is the whole formula. On the network’s investment lines, the ceiling is 70% CLTV, and the line itself runs from $25,000 to $500,000 (Michigan’s floor is $10,000).

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV means every lien stacked together: your first mortgage plus the new line, divided by value. LTV looks only at the first loan. This distinction is why a rental with a healthy-looking first mortgage can still have no room left.

Run three illustrative equity positions, using percentages only:

Position First mortgage vs. value Room under 70% CLTV Practical result
Comfortable Around 40% About 30 points of value A real line is possible
Thin Around 62% About 8 points of value Line may fall below minimum size
At the ceiling 70% or more None No line exists

The thin row is where most investors get stuck. Eight points of value on a modest property may be less than the $25,000 minimum line. Even when a sliver of room exists, closing costs can swallow it.

A recent purchase or refinance makes this worse. If you bought with 20% down or pulled cash out recently, your first mortgage is probably close to the ceiling by design. Waiting for amortization and appreciation is often the only thing that rebuilds room.

Why Do Rentals Get Treated More Strictly Than Primary Homes?

Lenders see higher default risk on rentals, and fewer of them write the product. NerdWallet notes that investment-property lines mean fewer lenders to choose from and lower borrowing limits than a primary home, and that multiple appraisals may be required.

The network reflects that gap in its own tiers:

Factor Investment property Primary residence
Max CLTV 70% Up to 90%, only at a 720+ credit profile
Minimum credit 700 600 program floor
Max line $500,000 $750,000
Draw structure 5-year draw, 25-year repayment Two structures available

On the network, the investment ceiling is 70%, and no tier sits above it.

Valuation is simpler than many expect. Because an investment line caps at $500,000 and full appraisals begin above that, these lines ordinarily run automated valuation with no traditional appraisal, though a borrower can request one.

When Does Little Equity Still Work?

It works only in narrow profiles. The first mortgage must leave at least the minimum line size under 70% CLTV, the property must be titled in your own name or a revocable living trust, and your personal credit and debt-to-income must hold up. DTI tops out at 50%, and a ratio above 45% requires a 680 minimum score.

Other conditions also apply:

  • The property is a single-family home, 2-4 unit, PUD, townhome, or condo. Manufactured homes, condotels, and log homes are not eligible.
  • A borrower owning more than 15 financed properties is not eligible.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

This is a personal-credit product. It is underwritten on your credit, DTI, and equity, not on rent. Rental income doesn’t rescue a thin-equity file here.

What If the Rental Is Held in an LLC?

Then this product is off the table as-is. Fee simple or leasehold title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

An investor with a rental already deeded to an LLC has two paths: change the vesting, which carries its own legal and lender-review considerations, or use a DSCR cash-out refinance instead. For LLC-titled properties, DSCR loans can be an option, subject to lender program eligibility. This is the sharpest structural difference between the two products.

Why Was I Declined, and What Do I Do Next?

Match the reason for the no to the fix.

Reason Fixable? Next step
First mortgage at or above 70% CLTV Slowly Pay down, wait for appreciation, or use a rent-qualified cash-out
Credit under 700 Yes, with time Build the score, then reapply
DTI above 50% Sometimes Reduce debts or consider a DSCR route
LLC title Yes Vest personally or move to DSCR
Ineligible property type No Not offered on this product
Too many financed properties No DSCR route

Sometimes the answer is a naming issue at the bank. Some institutions refuse a rental HELOC but will discuss a line of credit secured by investment property, so it is worth asking both ways.

Your Options When Equity Is Thin

The honest decision is which constraint you are trying to solve.

Option Reviewed on Effect on first mortgage Key limit
Rental HELOC Personal credit, DTI, equity Keeps it in place 70% CLTV; thin room
DSCR cash-out refinance Property rent versus PITIA, subject to lender guidelines Replaces it Around 75% LTV on standard rentals; about 6 months seasoning
Wait and rebuild equity Time and paydown Unchanged Slow

A DSCR cash-out refinance tops out around 75% LTV on standard rentals across most of the network, and about 6 months of seasoning is the common expectation. Short-term-rental collateral generally sits lower, near 70% on cash-out. Coverage of 1.00 is where select programs start; a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better leverage. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and most programs want a score around 660, with a 620 floor in parts of the network.

The tradeoff is real. A cash-out replaces your first mortgage. If your existing loan has favorable terms, giving it up is a genuine cost, and a cash-out still needs equity too. Keeping a good first mortgage is the main reason to prefer a line when one is available. The cash-out thesis makes sense when equity exists but the line product can’t reach it, or when title sits in an LLC. For more on the structure, see Lendmire’s piece How a DSCR HELOC Works With Little Equity Left After Your Mortgage.

Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to PITIA only; repairs, vacancy, management, and utilities sit outside the calculation.

In practice, investors who try the line first and get a no often find the real issue is leverage already used up by the purchase loan. Checking combined leverage before applying saves an application, and a broker who sees many lenders’ guidelines can point you toward the product that fits the file. The complete DSCR loans guide covers the rent-qualified side in full.

What Are the Risks After You Get a Line?

An approved line is not guaranteed money. The CFPB says a lender may bar further draws if the property’s value decreases significantly, or freeze the line if your finances change and the lender doubts you can repay. Its HELOC brochure says plans generally allow a freeze or reduction in those cases. That guidance is written for consumer-purpose lines, so how much applies to a rental line varies.

Other risks to weigh:

  • Floating cost. Pricing floats across the draw and repayment periods and never converts to fixed.
  • Funding a fixed budget. Because a lender can freeze an undrawn line, it is a weak source for a rehab or down-payment budget you can’t pause.
  • Payment step-up. The 5-year interest-only draw gives way to a 25-year fully amortizing repayment, and at least 75% of the line is drawn at closing.
  • Using your home instead. Borrowing against a primary residence is generally easier to get, but it puts the home behind the debt. That is a risk decision, not just a math one.

Key Terms Defined

  • CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.
  • HELOC: A revolving line of credit secured by property, with a draw period followed by repayment.
  • DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly obligation (PITIA).
  • PITIA: Principal, interest, taxes, insurance, and any association dues.
  • Seasoning: The time you must hold a property, or its current loan, before certain financing applies.
  • Vesting: How title to the property is held, such as in your name, a revocable trust, or an LLC.

Frequently Asked Questions

Can I get one with only 10% equity?

Almost never on this network. Ten percent equity means a first mortgage near 90% of value, well past the 70% CLTV ceiling on an investment property. The room is zero. You would need to rebuild equity or look at a different product.

Does a higher credit score let me borrow more on a rental?

No. Both the 700 and 720+ tiers reach the same 70% CLTV on an investment property. Credit above 700 buys eligibility rather than leverage, and 700 is a hard floor.

Can I get a line right after buying or refinancing?

It is rarely practical. A recent purchase or refinance usually leaves the first mortgage near the ceiling, so little room remains. A rental bought or refinanced in the last 6 months is excluded outright on the network line.

Does rental income help me qualify for a HELOC?

Not on this product, which is underwritten on personal credit, DTI, and equity. Property-rent-based lender review is what DSCR financing does, with property-level rental income covering the payment, subject to lender guidelines. If your personal DTI is the obstacle, that is the lane to compare.

Is a DSCR cash-out the same as a DSCR HELOC?

No. A cash-out refinance replaces your first mortgage, while a line sits alongside it. See Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance With Little Equity Left After Your Mortgage for the tradeoffs.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network, and nothing here is a commitment to lend.

Most rental owners who hit this wall are not short on credit or experience. They are short on room under the ceiling, and that only comes back with paydown, appreciation, or a structure that measures the property by its rent.
