The Quick Read: A DSCR HELOC is built for a rental you do not live in, so living in one unit of a fourplex usually moves the building out of that lane and into an owner-occupied equity line. The rent-qualified line becomes available when you move out and rent all four units, subject to lender guidelines and underwriting. Until then, the useful question is which path fits your timeline.
- A DSCR HELOC is a line on a non-owner-occupied one-to-four-unit rental, qualified primarily on property-level rental income covering the payment.
- Live in one unit, and lenders generally treat the fourplex as your primary residence. That is a different, owner-occupied product.
- Your realistic paths are an owner-occupied equity line now, a DSCR line after you move out, or a DSCR cash-out refinance after you move out.
- Seasoning, vacancy, valuation and combined leverage rules decide how much a DSCR line can reach, through select programs and subject to underwriting.
What a DSCR HELOC Actually Is
A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you keep. It can also be a standalone first lien on a rental with no mortgage. Across the wholesale network Lendmire places files with, it is never closed together with a purchase, and it is never a third lien.
DSCR stands for debt service coverage ratio. It is the rent divided by the payment the lender tests. Above 1.00x, rent exceeds that payment. On this program the minimum is 1.10x. Nobody calculates your personal income. There is no traditional personal-income documentation: no W-2s, pay stubs or debt-to-income ratio, because the line qualifies primarily on the rent, subject to lender guidelines. For the broader picture, Lendmire’s complete DSCR loans guide covers how rent-qualified lending works across products.
A DSCR line can also sit in your LLC, subject to lender program eligibility. The members sign as guarantors. That option exists only on investment property, which matters for the next section.
Why Living in One Unit Changes the File
A two-to-four-unit building where you live in one unit is a primary residence in the lender’s eyes. A building where every unit is rented to someone else is an investment property. The DSCR HELOC is offered only on the second kind. It is never offered on the owner’s own home.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The three rented units do not rescue the file. Your own unit produces no rent, and a rent-qualified product has nothing to test for it. The owner-occupied lane exists for exactly this building.
Investor-education coverage backs up the broader pattern. NerdWallet notes that a line on an investment property is harder to get than one on a primary home, because lenders see higher default risk.
How Underwriting Treats a DSCR Line, Step by Step
Here is the sequence once a fourplex is a true rental. Every figure is a ceiling or floor through select programs, subject to underwriting.
1. Occupancy comes first. The lender classifies the building before anything else. If you live there, the file goes to the owner-occupied lane and the steps below do not apply yet.
2. Lien position. You keep your first mortgage and add a standalone second lien. If the building has no mortgage, the line is a first lien.
3. Rent. A lease must be in place. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A fourplex may have at most one vacant unit.
4. The coverage test. The lender runs a fully amortizing payment of principal and interest on the entire credit limit, at the start rate plus 2 percentage points. Taxes and insurance are not part of that qualifying payment. Gross monthly rent divided by that stress payment must reach 1.10x. The line size drives the test, not just what you draw.
5. Leverage. On a second lien, combined loan-to-value (CLTV) goes up to 70% at a 720 credit score or better, on lines from $50,000 up to $500,000. CLTV is your first mortgage balance plus the new line, divided by value. On a first lien, loan-to-value (LTV) reaches 75% at 740 or better and 70% from 700 to 739 on lines up to $500,000. First-lien lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better.
6. Valuation. Lines up to $400,000 can use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. On a fourplex that is the multi-unit appraisal form, which includes a rent analysis for every unit. Appraisal waivers are not accepted.
7. Draws. At least 80% of the line is drawn at closing, and that draw is never less than $50,000. Later draws are at least $5,000 each. You pay interest only on the drawn balance for a 5-year draw period. A 25-year fully amortizing repayment period follows, and the maturity is 30 years. The rate is variable. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
The first-mortgage payment may or may not join the qualifying payment on a second lien. Confirm on the file how the lender treats it, because the lender’s own coverage calculation governs.
What You Can Do While You Live There
You have three real options, and they fit different timelines.
| Path | Who it fits | Key catch |
|---|---|---|
| Owner-occupied equity line | You stay in the unit | Qualified on your documented income |
| DSCR HELOC | You moved out, all four rented | Needs seasoning and a lease |
| DSCR cash-out refinance | You moved out, want a new first | Replaces your first mortgage |
The owner-occupied line is a separate product. It may qualify on income documents or on bank statements, under that program’s own rules. The DSCR cash-out refinance also needs non-owner-occupied status, and it replaces the first mortgage instead of sitting behind it.
That difference matters if your existing first mortgage is one you want to keep. A DSCR line adds borrowing behind it. A cash-out refinance swaps it out.
Occupancy Scenarios at a Glance
| Your situation | Lender’s view | DSCR HELOC? |
|---|---|---|
| Living in one unit | Primary residence | No |
| Moved out, four units leased | Investment property | Yes, if all rules met |
| Moved out, one unit vacant | Investment property | Allowed, at most one vacant |
| Moved out, two units vacant | Investment property | No, too many vacancies |
| LLC takes title after move-out | Investment property | Possible, per program terms |
Short stays and temporary moves are where people get creative. Do not. The lender verifies occupancy, and the classification follows how you actually use the building.
The Move-Out Pivot
Owner-occupied purchase loans usually carry a one-year residency expectation, after which the property can become a rental, as BiggerPockets explains in its house-hacking overview. Read your own note first, because some owner-occupant loans expect residency for longer.
Once you move out and lease all four units, the building is an investment property. A DSCR line becomes the natural fit for pulling equity. Two timing rules then apply. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
The refinance clock catches people. Say you refinanced the fourplex into a new owner-occupied loan, then moved out. The note date on that refinance starts the first clock. A property listed for sale in the prior 2 months is also outside the program.
Mortgage history matters too. The program looks for no 30-day late in the last 12 months. It also wants 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, and a borrower can have at most 5 loans or $2,500,000 with the program.
Where the General Rule Breaks
The legal-unit problem. A building that looks like a fourplex online may not be appraised or financed as four lawful units if records and layout disagree. An unpermitted unit may not count on the appraisal, which changes both value and rent.
Closed-end lookalikes. Some products sold as home equity lines are really closed-end seconds that pay out a single fixed amount. The DSCR HELOC here is revolving, though at least 80% of the line is drawn at closing. Do not plan on a standby line you barely touch.
Property types outside the program. Rural-designated property, row homes, condotels, leaseholds and mixed-use buildings are not eligible on this lane. Single-family, townhomes, PUDs, condominiums and two-to-four-unit buildings are. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.
Borrower limits. U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible.
Where it is offered. The program runs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is the broker, arranging the line through a wholesale lender in its network.
A Worked Example
Consider an owner who bought a fourplex, lived in one unit for more than a year, then moved out and leased all four. The first mortgage sits at 50% of the appraised value. At a 720 score, the second-lien ceiling is 70% CLTV. That leaves about 20% of value as room for the new line. This is modeled arithmetic, not an offer.
Now test coverage. Assume rent covers the stress payment on a mid-sized line about 1.4 times. That clears the 1.10x floor. Double the line and the stress payment roughly doubles, so coverage falls toward 0.7x. The line size drives the test.
Now flip it. Suppose the first mortgage already sits at 65% of value. Only 5 points of CLTV room remain. A small line may not fit the $50,000 minimum, and the owner is better off comparing a cash-out refinance.
Mistakes That Sink These Files
- Calling the building a pure rental while you live in it. That misstates the file.
- Claiming owner-occupancy when you do not live there. The Federal Housing Finance Agency defines occupancy fraud as falsely stating you will live in a property to get better terms than an investment home would receive.
- Forgetting the stress payment. The test runs on the whole line, not the balance you draw.
- Skipping the clocks. Moving out last month does not turn the building into an eligible rental.
- Ignoring the payment step-up. The Consumer Financial Protection Bureau warns that payments can rise sharply when a line moves from draw to repayment. Plan for the 25-year amortizing phase before you draw.
Key Terms Defined
DSCR: the debt service coverage ratio, meaning monthly rent divided by the payment the lender tests.
CLTV: combined loan-to-value, meaning your first mortgage balance plus the new line, divided by the property’s value.
Second lien: a loan secured by the same property that sits behind your first mortgage in repayment priority.
Draw period: the stretch when you can borrow from the line. On this program that is 5 years, interest only on the drawn balance.
Seasoning: the waiting period a lender wants after you buy or refinance before it will lend against the property.
Owner-occupied: a property you live in as your primary residence. In a two-to-four-unit building, living in one unit qualifies.
Frequently Asked Questions
Can I get a DSCR HELOC if I live in one unit of my fourplex?
Generally no. The DSCR HELOC is offered on non-owner-occupied rentals, and living in one unit makes the building owner-occupied. An owner-occupied equity line, or a DSCR line after you move out, is the usual route.
Does renting the other three units change that?
No. Three leased units do not change the classification, because you still live in the building. The occupied unit produces no rent, and a rent-qualified product has no figure to test for it.
Can I put the fourplex in an LLC to qualify?
No. Moving title does not change who lives in the building. LLC vesting works on investment property only, with members signing as guarantors, subject to program terms. An owner-occupied primary residence is generally held by an individual.
What if I plan to move out later?
Plan the sequence. After you move out and lease all four units, a DSCR line becomes possible. Two six-month clocks apply: no purchase or refinance in the last 6 months (last note date to new note date), and 6 months on title (settlement date to note date).
What is the alternative while I still live here?
An owner-occupied equity line, qualified on documented income or bank statements under that program’s rules. That line is a different product with its own leverage and credit terms.
