The Quick Read: A DSCR HELOC is reviewed on the rental’s income, but the money has to serve the rental. Repairs to the rental fit cleanly into one draw. A personal vacation does not, and neither do repairs to your own home. The workable plan is to draw only what the rental needs and fund the personal items another way.
- The rent qualifies the line, with a minimum 1.10x coverage. No tax returns, W-2s, pay stubs or debt-to-income ratio are needed.
- The coverage test runs on the entire credit limit, not on what you draw.
- At least 80% of the line is drawn at closing, so size the line to a real use.
- A second lien, the line behind a first mortgage you keep, goes up to 70% combined loan-to-value (CLTV) at a 720 credit score or better. A first-lien line on a rental with no mortgage follows its own loan-to-value limits.
- Funds are business-purpose. A vacation rental you own is a different case from a personal trip.
What Is a DSCR HELOC, Exactly?
A DSCR HELOC is a revolving credit line secured by a rental you own. The debt-service coverage ratio (DSCR) is gross monthly rent divided by the qualifying payment. That is how the lender decides whether the property can carry the debt.
Across Lendmire’s wholesale network, the line comes in two shapes. If you keep a mortgage on the rental, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. Either way, the security is a rental, so the line is never placed on your own home or a second home, and it is never closed together with a purchase.
Your LLC can stay on title, and the members sign as guarantors, subject to program terms. Borrowers on the line don’t have to be the borrowers on the first mortgage. Many investors like this because the low-rate first mortgage stays untouched.
Key Terms Defined
Draw period: the stretch when you can borrow from the line. On this program it is 5 years, interest-only on the drawn balance.
Repayment period: the stage after the draw period. Here it is a fully amortizing 25 years, inside a 30-year maturity.
Qualifying payment: the payment the lender tests rent against. It is principal and interest on the full line at a stress rate. Taxes and insurance are not part of it.
Combined loan-to-value (CLTV): your first mortgage balance plus the new line, divided by the property’s value.
Business purpose: borrowing meant for the rental business, such as repairing, improving or maintaining a rental.
Seasoning: the waiting period after you buy or refinance a property before a new line is allowed.
How Does Underwriting Treat the Draw?
Underwriting looks at the property first and your personal paycheck not at all. Here is the sequence, step by step.
1. Collateral. The rental must be non-owner-occupied, one to four units. Single-family, PUD, townhome, two-to-four units and condos are eligible. Rural property, row homes, condotels and leaseholds are outside this lane.
2. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and you must have held title for 6 months (settlement date to note date).
3. Equity. On a second lien, CLTV can reach 70% at a 720 score or better, on lines from $50,000 to $500,000. On a paid-off rental, a first lien reaches 75% loan-to-value at 740 or better and 70% from 700 to 739 on lines to $500,000. Larger first-lien lines, to $1,000,000, are capped at 65% at 720 or better. All of it is subject to underwriting.
4. Valuation. Lines to $400,000 use an automated valuation plus a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
5. Rent and coverage. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place, and a two-to-four-unit property can have at most one vacant unit.
6. Credit. Expect no 30-day mortgage late in the last 12 months. Waiting periods run 48 months after a bankruptcy, foreclosure, short sale or deed-in-lieu.
7. Business-purpose paperwork. You certify the purpose of the funds before funding. A use-of-funds statement may be requested.
No reserves are required. A borrower can carry at most 5 loans or $2,500,000 with the program. Eligibility review depends on borrower, property and lender review. This is not a commitment to lend.
Why the Line Size Matters More Than the Draw
The 1.10x test uses a fully amortizing payment on the entire limit at a stress rate. So a $300,000 line is tested as if all $300,000 were borrowed, even if your repairs only need a part of it. A bigger line means a bigger test payment, and that squeezes coverage.
Run the logic on a rental whose rent covers a small line with room to spare. Double the line and the same rent may land under 1.10x. Nothing about your repair budget changed. Only the test did.
For a second lien, the lender’s own coverage calculation governs, so confirm on the file how the lender treats the first-mortgage payment. Any worked numbers here are illustrative only.
Can One Draw Cover a Vacation and Repairs?
Not as a single clean business draw. This is where the premise needs a reset.
A DSCR HELOC is business-purpose credit. Federal rules exempt credit extended primarily for a business or commercial purpose from consumer-credit disclosure rules. The lender decides purpose case by case. A draw that includes a personal vacation muddies that call, and it puts a signed purpose statement at risk.
| Use of funds | Treatment | What to document | What to do instead |
|---|---|---|---|
| Repairs on the rental | Fits business purpose | Bids, invoices, contractor scope | Draw it |
| Personal vacation | Personal spending | Not supportable | Use savings or a personal product |
| Repairs on your own home | Personal | Not supportable | Consumer HELOC on that home |
| Mixed in one draw | Weakens the purpose | Hard to defend | Split the funding sources |
The practical structure is simple. Size the line for the rental’s work. Pay contractors from the draw, with paperwork that matches. Fund the trip from cash flow, savings, or a product underwritten on personal income. The line never touches your primary home.
Some investors worry a small personal item slips through. The federal wording leaves a gray area for incidental use, but a signed affidavit is not where you want to test it. Keep the proceeds on the business side.
The Vacation Rental Exception
If the vacation property is a rental you own, the picture flips. Repairs, furnishing and renovation on that rental are business uses. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
One caution applies to owner stays. Using a vacation-style rental as your own getaway can undercut its business treatment and the occupancy certification. Keep personal use well below its rental use, and ask the lender how it reviews that.
What a Front-Loaded Draw Does to Your Plan
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.
Interest starts on most of the line immediately. So this product fits a defined project, not a cushion you hope never to touch. Open the line when the work is scoped and the money has a job.
Consider sizing the line to a contractor bid plus a modest buffer rather than to the maximum equity. Because the coverage test runs on the entire credit limit and interest accrues on the drawn balance from closing, a smaller line is easier to qualify for and cheaper to carry.
Compare that to a general HELOC. The CFPB explains that payments often rise significantly once repayment begins. On this program the rate is variable, so the step from interest-only to amortizing is worth modeling before you sign.
Which Repairs Fit Best?
Light-to-moderate work on a leased, occupied rental fits the structure well: roof sections, HVAC, flooring, kitchens, unit turns. The lease is required and vacancy is limited, so a gutted or empty property is a poor candidate. An improvement may support a higher appraised value, depending on comps and underwriter review.
Heavy rehab on a vacant building is a different loan. Look at a purpose-built renovation or cash-out product instead.
Alternatives Compared
| Option | Best when | Personal spending allowed? |
|---|---|---|
| DSCR HELOC | Rental needs repairs; keep first mortgage | No, business purpose |
| DSCR cash-out refinance | Replacing the first mortgage makes sense | No, business purpose |
| Personal-income HELOC on your home | Funding a trip or home work | Depends on that lender |
| Savings or personal loan | Small personal costs | Yes |

What the Ratio Doesn’t Tell You
A 1.10x pass says the rent covers a stress payment. It says nothing about vacancy, surprise repairs or taxes and insurance, which sit outside the qualifying payment. Budget for those separately. Tax treatment varies; consult a qualified professional.
Who Is Eligible, and Where?
Eligible borrowers are US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. A declining-market flag lowers the leverage ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.
The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker that arranges the line through a wholesale lender.

Frequently Asked Questions
Can I put a vacation on a DSCR HELOC draw?
Not if the vacation is personal. The line is business-purpose credit, so proceeds belong to the rental. Pay for the trip another way and keep the draw tied to documented rental work.
Does the test use my draw or my whole line?
The whole line. Coverage is tested on a fully amortizing payment on the entire limit at a stress rate, so a larger line is harder to qualify for even if you draw less.
How long must I own the rental first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Can my LLC be the borrower on title?
Yes, the LLC can stay on title for investment property, subject to program terms. The members sign as guarantors, and a title holder who isn’t a borrower signs an acknowledgment.
What happens when the draw period ends?
The 5-year interest-only period gives way to a 25-year fully amortizing repayment, and the payment steps up. The rate is variable, so plan for the higher payment well before it starts.
