DSCR HELOC Requirements for Landlords Comparing Options

DSCR HELOC Requirements for Landlords Comparing Options

The Quick Read: A DSCR HELOC is a revolving line on a rental you keep. It qualifies primarily on the property’s rent covering a stress payment sized on the whole credit limit, subject to lender guidelines. The owner’s tax returns, W-2s and debt-to-income ratio are not part of the file.

  • Coverage must reach at least 1.10x on a stress payment across the entire limit, not only the drawn balance.
  • A second lien tops out at 70% CLTV (720 credit score or better, lines to $500,000). A first lien on a mortgage-free rental reaches 75% LTV at the top tier.
  • At least 80% of the line is drawn at closing, so the line behaves more like a loan than a standby reserve.
  • Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs and subject to underwriting. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a home equity line of credit on a non-owner-occupied one-to-four-unit rental, sized on the property’s rent instead of the owner’s paycheck. It is written as a standalone second lien behind the first mortgage you keep. It can also be written as a standalone first lien on a rental with no mortgage.

No regulator defines the label. It is market shorthand, and not every product sold under the name works the same way. Some are closed-end seconds that pay out one fixed amount, which is better called a DSCR HELOAN. This article uses DSCR HELOC only for the revolving structure described here.

Three structural rules apply across the wholesale network Lendmire, a mortgage broker, places these files through:

  • The line is never closed together with a purchase. You must already own the rental.
  • It is never a third lien.
  • It is never offered on your own home or a second home.

The owner’s LLC can stay on title, subject to program terms. Vesting in the LLC is allowed on investment property, the members sign as guarantors, and the borrowers on the line do not have to be the borrowers on the first mortgage.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How Does Underwriting Treat the Rental, Step by Step?

Underwriting runs in a fixed order: confirm the property is eligible, test the rent against the stress payment, check credit, then size the line against value. The rent carries the file. The lease, the credit report, title and the valuation are still reviewed in full.

Step 1: The property. Eligible types are single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums. Lots to 10 acres are also eligible. A two-to-four-unit building can have at most one vacant unit, and a lease must be in place.

Step 2: Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Step 3: The coverage test. The line must reach 1.10x. Coverage is gross monthly rent divided by a qualifying payment. That payment is a fully amortizing principal-and-interest payment on the ENTIRE credit limit at the start rate plus 2 percentage points. Taxes and insurance are not part of the qualifying payment.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser’s market rent comes from Form 1007.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. Lender calculations govern, and any arithmetic here is illustrative.

Step 4: Credit and history. The minimum score is 720 on a second lien and 700 on a first lien, based on the lender’s own credit report. The file needs no 30-day late payment in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, subject to underwriting.

Step 5: Valuation and title. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal (Form 1004, 1073 or 1025). Appraisal waivers are not accepted.

A full title policy applies to first liens and to second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Step 6: The borrower. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Why Does the Whole Credit Limit Drive the Coverage Number?

The stress payment is sized on the full limit, so asking for a bigger line weakens coverage even if you never plan to use all of it. This is the mechanic landlords miss most often.

Run the numbers as ratios. Suppose a rental’s rent covers the stress payment on a requested limit at 1.20x. Raise the limit by 20% and, all else equal, coverage on the larger limit falls to about 1.00x. That misses the 1.10x floor. Cut the limit in half and coverage on the smaller limit roughly doubles, to about 2.4x.

This is a modeled illustration. The payment scales close to proportionally with the limit, but the lender’s own calculation governs.

The practical lesson is to size the line to the number, not to the equity. Thin coverage is a common reason a landlord is steered toward a cash-out refinance, because a cash-out can be resized more easily by pulling less.

What Leverage Tiers and Line Sizes Apply?

Leverage depends on lien position. Second liens use combined loan-to-value (CLTV), which is the first mortgage balance plus the new line, divided by value. First liens use plain loan-to-value (LTV).

Position Credit score Max leverage Line size
Second lien 720+ 70% CLTV $50,000 to $500,000
First lien 740+ 75% LTV To $500,000
First lien 700 to 739 70% LTV To $500,000
First lien, larger line 720+ 65% LTV Above $500,000 to $1,000,000

These are ceilings, not offers, and they apply through select programs subject to underwriting. Below 720 there is no second-lien tier. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

A borrower who keeps a first mortgage can only take a second lien. A first lien exists only on a rental with no mortgage.

Here is a quick equity check in percentages. If the first mortgage sits at 55% of value, a 70% CLTV ceiling leaves 15 points of room for the new line. That room has to cover the $50,000 minimum line, which is why thin equity points toward other tools.

How Do the Draw Rules Work?

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The structure has three phases:

  • A 5-year interest-only draw period on the drawn balance.
  • A 25-year fully amortizing repayment period.
  • A 30-year maturity, with a variable rate.

Because interest starts on the large closing draw, this is not a standby reserve. A landlord who wants cheap optionality should look elsewhere or accept that most of the line goes to work on day one.

The CFPB’s HELOC explainer describes a HELOC as an open-end line, and it warns that monthly payments are often significantly higher once repayment begins. A variable rate means the payment can also move before that point. The CFPB’s HELOC brochure notes that some plans allow interest-only payments during the draw period and that balloon risk exists on some plans. Each line’s own terms control, so size the line with the step up in payment in mind.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment, with 1.10x the minimum on this line.

Stress payment: The qualifying payment, a fully amortizing payment on the whole limit at the start rate plus 2 percentage points.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.

Lien position: Whether the line sits behind a first mortgage (second lien) or is the only loan on the property (first lien).

Draw period: The 5-year interest-only phase on this program, followed by 25 years of amortizing repayment.

Seasoning: The waiting period after a purchase or refinance before the line becomes available.

Which Landlord Are You?

The right structure depends on the file, so match your situation to the likely fit before you apply. This is where comparing options pays off.

Situation Likely fit Check first
Good first mortgage you want to keep DSCR HELOC (second lien) CLTV room above the $50,000 minimum
Rental with no mortgage DSCR HELOC (first lien) Credit tier, 700 or higher
Rental titled in an LLC DSCR HELOC or DSCR cash-out Program title rules
Thin coverage on the full limit DSCR cash-out refinance Whether a smaller pull clears the number
Equity room under $50,000 DSCR cash-out refinance Value and the first lien payoff

For the LLC row, the contrast matters. The investment-property HELOC qualified on personal income cannot be held in an LLC, corporation, partnership or certain trusts. The rent-qualified line can be vested in the LLC.

A DSCR cash-out refinance pays off the first mortgage and hands you the difference. Pick it when the existing first mortgage is not worth keeping. Pick the line when it is.

Landlords buying before selling their home need one more check. The line must sit on a rental you keep, never on the home being sold.

How Does This Compare to Other Ways to Pull Equity?

The structural differences come down to what gets tested and what happens to your first mortgage.

Factor DSCR HELOC DSCR cash-out refinance Personal-income investment HELOC
First mortgage Stays in place Paid off and replaced Stays in place
What qualifies Rent vs. stress payment Rent vs. new payment Personal credit, DTI, equity
Title in an LLC Allowed Per program terms Not allowed
Payment structure Draw, then amortizing Fixed-term loan Per that program

The big difference is stacking. A bank-style line leans on the owner’s debt-to-income ratio, so each added borrowing weighs on the next. A rent-qualified line is reviewed property by property.

That helps a landlord with several rentals. It does not remove the cap of 5 loans or $2,500,000 per borrower with this program.

Where Does the General Rule Break?

Several edge cases change the answer, and each one tends to surprise landlords who read only the headline requirements.

Recent purchases and refinances. A recent cash-out refinance resets the seasoning clock described above. Plan the sequence so the line follows the refinance, not the other way around.

Short-term rentals. Some programs treat short-term-rental collateral more narrowly, so a property run on nightly stays often fits a cash-out better. One investor thread on BiggerPockets describes a bank that treated a short-term rental as a second home for HELOC purposes. It is an anecdote, not a rule. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible property. The rent-qualified lane excludes several property types:

  • Rural-designated property
  • Row homes and condotels
  • Commercial, agricultural or mixed-use property
  • Leaseholds, land trusts and land contracts
  • Age-restricted communities and hobby farms
  • Modular and log homes
  • A property listed for sale in the prior 2 months
  • A property with a solar lien

Hazard coverage. Hazard insurance must cover both liens, with flood coverage where required.

Funding the next purchase. The line has to exist before you go under contract. Neither product buys the next property directly. The line supplies equity from a property you already own. The purchase lender’s own guidelines govern how the line’s payment counts on the new file.

Using a different borrower name. Moving title can trigger a due-on-transfer clause, so this article does not recommend it. If the LLC should hold title, say so at the start and choose a program that allows it.

When Is a DSCR HELOC the Wrong Choice?

It is the wrong tool in four situations:

  • The existing first mortgage is not worth keeping. A cash-out refinance replaces it and may fit better.
  • Coverage fails on the full limit. The stress test punishes a large limit even if you plan a small draw.
  • Equity room after the first lien is under $50,000. The minimum line makes the line impractical.
  • You want a standby reserve. With at least 80% drawn at closing, interest begins on most of the line immediately.

For a landlord with strong coverage, a first mortgage worth keeping and a use for most of the money, the line is a clean fit. For everyone else, the comparison tables above are the faster way to find the better structure.

Why Do These Files Get Declined?

Declines usually trace back to a short list of causes that map to the steps above:

  • A rental bought or refinanced inside the last 6 months.
  • Coverage below 1.10x once the stress payment is sized on the whole limit.
  • CLTV or LTV above the tier for the credit score, or a score below 720 on a second lien.
  • An ineligible property type or a vacancy above the one-unit limit.
  • A late payment inside 12 months, or a recent bankruptcy, foreclosure or short sale.
  • A borrower already at the 5-loan or $2,500,000 exposure cap.

Programs change, and every file is underwritten individually.

Frequently Asked Questions

Do I need tax returns or pay stubs for a DSCR HELOC?

No. The line is qualified on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The file still includes the lease, the credit report, title and a valuation. Expect documents such as the first-mortgage statement, the insurance declaration and the vesting deed.

Can the line sit in my LLC?

Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. This differs from the personal-income investment HELOC, which cannot be held in an LLC.

How soon after buying or refinancing can I open one?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Is the rate fixed or variable?

Variable. The rate and the pricing terms come with the lender’s disclosures, and Lendmire does not quote them in advance. After the 5-year interest-only draw period, the payment converts to principal and interest over 25 years.

Where is this offered?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Those states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

Next Step

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Lendmire’s complete DSCR loans guide covers the wider investor lending picture. Program availability is subject to lender guidelines. This is not a commitment to lend.

The strongest candidates for a rent-qualified line are rentals with a first mortgage worth keeping and enough rent to clear 1.10x on the full limit, so run that one ratio before you spend time on anything else.
