The Quick Read: A DSCR HELOC is a revolving line of credit on a non-owner-occupied rental that qualifies primarily on property-level rental income covering a stress-tested payment, subject to lender guidelines, so the owner’s tax returns, W-2s and debt-to-income ratio are not part of the file. It sits as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. Every figure below is a ceiling or a floor through select programs, never an offer.
- Structure: a second lien behind your existing mortgage, or a first lien on a paid-off rental. The LLC can stay on title.
- Leverage: a second lien reaches 70% combined loan-to-value at a 720 score or better. A first lien reaches 75% at 740 or better.
- Coverage test: rent must cover the payment on the whole credit limit at 1.10x or better, using a stress payment.
- File: a lease, a lender credit report, an automated valuation or full appraisal, and six months of seasoning. No reserves are required, subject to underwriting.
Landlords usually look at a DSCR HELOC because they want cash from a rental without touching a low first mortgage. They also want to skip the personal income file. This guide walks the mechanics in order: what the line is, how the rent test is built, how much equity you can reach, and where files break.
What a DSCR HELOC Actually Is
A DSCR HELOC is a home equity line of credit written on a rental you own, not on the house you live in. It is never closed together with a purchase, never a third lien, and never available on your own home or a second home. It is a separate loan that stands alone.
Two structures exist. If the rental has a mortgage you plan to keep, the line is a second lien behind it. If the rental has no mortgage, the line is a first lien. A rental with a mortgage cannot take a first-lien line, because the existing loan already holds first position.
The rent drives lender review. The lender looks at whether the property’s income covers the payment, not at your paycheck. That ratio is the debt service coverage ratio, or DSCR. For a full primer on how rent-based qualifying works across loan types, see Lendmire’s complete DSCR loans guide.
The owner can hold title in an LLC, which suits investors who want asset protection. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The people on the line do not have to be the people on the first mortgage.
Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.
Where this program is offered
The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. It runs under Lendmire’s consumer licensing, and Lendmire is the broker that places the file with a wholesale lender. The state where the rental sits decides availability. The name of the town does not. Several places share the name Richmond Hill, so confirm the property’s state first.
DSCR HELOC Requirements at a Glance
Here is the whole file on one screen. The later sections explain each row.
| Requirement | What the lender reviews | Where files break |
|---|---|---|
| Coverage | Rent vs. stress payment, 1.10x minimum | Line sized too large for the rent |
| Leverage | 70% CLTV second; up to 75% LTV first | First mortgage already eats the room |
| Credit | 720 on a second lien; 700 on a first | Score a few points short |
| Mortgage history | No 30-day late in the last 12 months | A recent late payment |
| Valuation | Automated valuation or full appraisal | Declining-market flag |
| Lease | Lease in place; one vacant unit at most | Two or more vacant units |
| Property type | Eligible one-to-four-unit rentals | Rural, row home, condotel |
| Exposure | Up to 5 loans or $2,500,000 per borrower | Many loans already with the program |
All of this is subject to underwriting and lender guidelines. Programs change, and each file is reviewed on its own facts.
How Underwriting Treats the Rent
The coverage test is where most investors want the detail. The ratio is gross monthly rent divided by the qualifying payment. The program needs at least 1.10x.
Step 1: pick the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser reports market rent on Form 1007 for a single-family property. Form 1025 covers two-to-four units. A signed lease must be in place.
Step 2: build the qualifying payment. The lender does not use your draw payment. It uses a fully amortizing payment on the entire credit limit, assuming the starting rate plus 2 percentage points. That is a stress payment. It is principal and interest only. Taxes and insurance are not part of it.
Step 3: divide. Rent over the stress payment gives the coverage number. A result at 1.10x or higher meets the floor. A result at 1.05x does not.
Two details trip people up. First, the test runs on the whole limit, not only the drawn balance. A bigger line means a bigger stress payment and a thinner ratio. Second, a short-term rental’s nightly rate multiplied by 30 is not valid rent support. Form 1007 captures monthly market rent only.
On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs, and any worked arithmetic here is illustrative.
Picture a rental where the appraiser’s market rent matches the lease. The stress payment on the full line lands at about 80% of rent, so coverage runs near 1.25x. That clears the floor. Now picture the same rental with a line sized 30% larger. Coverage drops to roughly 0.96x. The fix is usually a smaller line, not a different property.
Passing the test also does not mean the property cash flows comfortably. The test is a screen, not a budget. Your own numbers still need taxes, insurance and vacancy.
How Much Equity Can You Reach?
Equity is capped by leverage, and the ceiling depends on lien position. A second lien uses combined loan-to-value, or CLTV: your first mortgage balance plus the new line, divided by the property’s value. A first lien uses plain loan-to-value, or LTV.
| Position | Credit | Ceiling | Line size |
|---|---|---|---|
| Second lien | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien | 740 or better | 75% LTV | Up to $500,000 |
| First lien | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien, large | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
A declining-market flag on the property lowers the ceiling by 5 points.
Run three scenarios, using percentages of value.
The rental with room. Your first mortgage is 45% of value and your score is 740. The second-lien ceiling is 70% CLTV, so the line can use up to 25% of value, if the coverage test and the minimum line size also work.
The paid-off rental. No mortgage, a 745 score, and a line of $400,000 or less. The ceiling is 75% LTV. Drop the score to 710 and the ceiling falls to 70% LTV. A first-lien line above $500,000 tops out at 65% LTV. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
The rental with no room. Your first mortgage is 68% of value. Only 2% of value remains under the 70% second-lien ceiling. That is almost certainly below the minimum line of $50,000, so a line does not fit here. A cash-out refinance might, which is covered below.
Equity does not pool across your portfolio.
Credit and Borrower Rules
The credit tier comes from the lender’s own report, not a score you pull yourself. A second lien needs 720 or better. A first lien needs 700 or better. Because every tier meets 700, the lender does not ask for extra tradelines.
Mortgage history is a hard screen. The lender looks for no 30-day late payment in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it.
No reserves and no cash to close are required, subject to underwriting. A borrower may carry at most 5 loans or $2,500,000 with the program.
Here is a practical point for borrowers between 700 and 719 who keep a first mortgage. The obstacle is not the lien position. A second lien starts at 720, and there is no second-lien tier below it. A paid-off rental at the same score has a first-lien path instead.
Which Properties and Titles Work?
Eligible: single-family homes, planned unit developments, townhomes, two-to-four-unit properties, and warrantable and non-warrantable condominiums. Lots up to 10 acres also fit. The leverage tiers above apply to every property type.
Not eligible on this program:
- rural-designated property
- row homes and condotels
- commercial, agricultural and mixed-use property
- leaseholds, land trusts and age-restricted communities
- hobby farms, modular homes, log homes and land contracts
- a property listed for sale in the prior 2 months
- a property with a solar lien
Hazard insurance covers both liens, with flood coverage where required. A two-to-four-unit property may have at most one vacant unit.
For the LLC owner, the decision path is short. Vest the rental in the LLC and the members sign as guarantors. If anyone on title is not a borrower, that person signs the acknowledgment and the security instrument. Investor-education coverage notes that the lender pool for investment-property lines is smaller than for a primary home. Entity title is one reason. Across the wholesale network Lendmire places files with, LLC acceptance on a line is a program-by-program call, so confirm it before you order anything.
Seasoning: How Long Must You Wait?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Plan around both. A fresh purchase or a recent refinance starts the first clock. A line cannot be closed together with a purchase, so this program is for rentals you already hold.
How Draws and Repayment Work
Drawn on one property, a line works in two phases. A home equity line is open-end credit: you borrow up to the limit during a draw period, then enter repayment. The consumer regulator also warns that falling behind could cost you the property that secures it. On a rental, that means the rental.
This program’s terms:
- Draw period: 5 years, interest only on the drawn balance.
- Repayment period: 25 years, fully amortizing.
- Maturity: 30 years.
- Rate: variable. The rate and the pricing terms come with the lender’s disclosures.
The name suggests flexibility, but the draw rules are narrower than a bank line on a primary home. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
So this is not a standby line you leave mostly unused. Size it for the cash you need now. A variable payment on a large drawn balance can move your cash flow, and the stress test only screens the file at underwriting. It does not cap your payment later.
The valuation path
Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. A full interior appraisal is the alternative. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
Title work scales the same way. A first lien and any second lien above $400,000 get a full title policy. Smaller second liens use an owner-and-encumbrance report.
Where the General Rule Breaks
The existing first mortgage may not allow a second lien. Some first-mortgage notes restrict or complicate a subordinate lien, especially investor loans. Read the note and ask the servicer before you apply. This is a common stall point.
You may call it a HELOC and hear no. Some lenders refuse a line on a rental under that label. The product is a line of credit secured by an investment property, so describe it that way when you ask.
Short-term rentals. Income treatment varies by program, and the rent test counts monthly market rent from the valuation. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
The business-purpose label. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The test turns on what the money is used for, not on the product name, as Regulation Z’s business-purpose language shows. Use the funds for the rental business and keep clear records.
A DSCR line is not a no-verification loan. The lease, the lender’s credit report and the valuation are all documented. What drops out is the personal income calculation.
Dense portfolios. A borrower near the 5-loan or $2,500,000 exposure limit may find the door closed even with strong equity and rent.
Line vs. Cash-Out Refinance vs. the Alternatives
The other products below follow their own rules. The table describes how each differs in structure, not in program figures.
| Factor | DSCR HELOC | DSCR cash-out refi | Income-based HELOC |
|---|---|---|---|
| First mortgage | Stays in place | Replaced | Stays in place |
| Reviewed on | Rental income | Rental income | Personal income |
| Loan form | Revolving line | One lump sum | Revolving line |
| Payment | Variable | Set by that loan | Variable |
A bank statement HELOC is reviewed on deposit history instead of tax returns. It still looks at you, not at the rent. A primary-residence HELOC is an owner-occupied product, and this line is never offered on an owner-occupied home.
Lendmire’s DSCR HELOC vs. DSCR cash-out refinance for richmond hill landlords tapping equity goes deeper on that choice.
Is the Line the Right Move?
Choose a line when:
- you hold a first mortgage you want to keep intact
- you need staged cash, such as a rehab or a down payment fund
- the rental has meaningful equity under the ceilings above
Choose something else when:
- your first mortgage already sits near 70% of value
- you want a single lump sum with a fixed structure
- the existing loan restricts a second lien
Use the cash with a plan. The line produces money. A separate loan buys the next property, and the two are never closed together. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Honest risks:
- the payment is variable and moves with the balance
- the line is secured by the rental
- a rent shortfall hits cash flow the stress test never saw
- a thin cushion between coverage and reality is risky
Run your own cash-flow stress test before you draw.
Key Terms Defined
DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment, which shows whether the property’s income covers its debt.
CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
Second lien: a loan that sits behind an existing mortgage and gets paid after it if the property is sold.
Stress payment: a qualifying payment calculated at a higher assumed rate than the starting one, used to test the file.
Seasoning: the waiting period a lender requires after a purchase or refinance before the property is eligible.
Draw period: the stretch of time when you can borrow against the line before repayment begins.
Frequently Asked Questions
Do I need tax returns or W-2s for a DSCR HELOC?
No. The line is reviewed on the rental’s income, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The lease, the lender’s credit report and the valuation are still documented. Your credit tier and equity still matter.
Can I use a DSCR HELOC on a rental I just bought?
Not right away. Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A line also cannot close together with a purchase.
What happens if my rent only just clears the minimum?
A 1.10x result meets the floor, but there is no cushion for vacancy or a variable payment. A smaller line lowers the stress payment and lifts the ratio. Sizing the line to the rent is usually smarter than sizing it to the equity.
Can my LLC hold title?
Yes, through select programs and subject to underwriting. The members sign as guarantors, and a non-borrowing title holder signs an acknowledgment and the security instrument. Confirm the LLC is accepted before you order the valuation.
Is a DSCR HELOC available everywhere?
No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Rural-designated properties, row homes and condotels are outside the program even in those states.
