Can You Get a Bank Statement HELOC for Taking Equity Out Without a Refinance?

Can You Get a Bank Statement HELOC for Taking Equity Out Without a Refinance?

The Quick Read: Yes, in some cases. A bank statement HELOC is a separate line of credit that sits behind or beside your existing first mortgage, so the first loan stays in place. Qualification runs on documented deposit history under the applicable program, subject to lender guidelines. Eligibility still turns on occupancy, title, credit, and combined leverage.

  • The first mortgage stays untouched; the line is a separate lien.
  • Investment properties carry a 70% CLTV ceiling on this network, with a 700 credit minimum.
  • Title must sit with an individual or a revocable living trust, not an LLC.
  • Availability is limited to Lendmire’s 16 full-service states.
  • A DSCR cash-out refinance is the usual fallback when title or leverage blocks a line.

Most big retail lenders do not write this product, which is why borrowers struggle to find it. Lendmire is a mortgage broker that shops select wholesale lenders, so the question here is less “does it exist?” and more “does your file fit the box?”

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Exactly?

It is a revolving line of credit secured by your property, where the lender reads your deposit history instead of your tax returns. That makes it a fit for self-employed owners whose write-offs shrink taxable income. A CFPB booklet on home equity lines explains the basic credit-limit logic: lenders generally take a percentage of appraised value and subtract what you still owe on the existing mortgage.

Bank statement qualification is not a skip-the-paperwork product. The lender still reviews credit, assets, the property, and your debt load. The trade press describes the same approach: non-QM lenders use 12 or 24 months of bank statements, P&L statements, or 1099s in place of W-2s.

Does It Really Avoid a Refinance?

Yes. The line is a standalone loan in first or second lien position. If you hold a first mortgage you like, it stays as it is, and the new line sits behind it. You do not reprice or replace the first loan.

The tradeoff is real, though. The line’s pricing floats during both the draw and repayment periods and never converts to fixed. Stacking a second lien also reduces the equity you have left. For an investor with a low-cost first mortgage and a modest cash need, that structure can beat a refinance. For a large cash need, a single new first lien may come out cleaner, and that is where a cash-out refinance earns a look.

How Much Equity Can You Actually Reach?

The ceiling depends on occupancy, and the gap between occupancy types is wide. Here are the typical network ranges, all subject to lender guidelines and full file review.

Occupancy Max CLTV Credit floor Max line
Investment property 70% 700 $500,000
Second home Up to 90% (only at 720+) 640 $500,000
Primary residence Up to 90% (only at 720+) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

For an investment property, 70% CLTV is the ceiling at both the 700 and 720+ tiers. There is no higher tier. NerdWallet’s investment-property HELOC guide reports that these lines are stricter and offered by fewer lenders than owner-occupied versions. Those are market-wide observations; the network figures above are the ones that apply here.

Here is how the math works. CLTV adds your existing first mortgage balance and the new line, then divides by appraised value. Take a rental valued at $500,000 with a $250,000 first mortgage. At 70% CLTV, combined debt tops out at $350,000, which leaves room for a line of up to $100,000. That is a modeled example, not a quote.

What Can Block a Bank Statement HELOC?

Title is the most common wall. Fee simple or leasehold title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead (subject to lender program eligibility).

Other common blockers:

  • Credit. Investment lines start at a 700 score. Second homes floor at 640.
  • Debt load. DTI maxes out at 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw.
  • Property type. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not.
  • Exposure. A borrower can hold up to three lines, and anyone owning more than 15 financed properties is not eligible.
  • Listing status. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible.
  • Credit history. A bankruptcy needs 4 years of seasoning. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

How Do Bank Statements Turn Into Qualifying Income?

The lender averages qualifying deposits over 12 or 24 months. On business accounts, it applies an expense factor, since not every deposit is your profit. Transfers between your own accounts, loan proceeds, and one-time windfalls generally get screened out.

Personal statements tend to suit owners who run everything through one account. Business statements fit cleaner operations with separate accounts, though the expense factor trims the usable number. Mixed accounts make the file harder to read.

Preparation helps. In the months before applying, keep business and personal deposits separate, avoid large unexplained transfers, and document the business. Credit reports must be no more than 90 days old at closing, and the file runs on a single-bureau score model keyed to the primary wage earner.

How the Line Works After Closing

The network’s equity lines come in two structures. Each program carries its own terms, so a quoted figure always travels with its own structure.

Feature 3-year draw program 5-year draw program
Draw period 3 years, interest-only 5 years, interest-only
Repayment 17 years, amortizing 25 years, amortizing
Occupancy Primary, second home Primary, second home, investment

Investment lines run the 5-year draw and 25-year repayment structure only. Tennessee shortens both programs. At least 75% of the line is drawn at closing, so this is not a draw-anytime-from-zero product. Later draws carry a $1,000 minimum under the 5-year program (Texas is $4,000), while the 3-year program does not state subsequent-draw minimums.

Lines at or below $500,000 ordinarily use automated valuation rather than a full appraisal. A full appraisal is required above $500,000, and you may request one anyway.

Bank Statement HELOC vs. Cash-Out Refinance: Which Fits Your Situation?

Factor Bank statement HELOC Cash-out refinance
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, per program
Reviewed on Documented deposits Rental coverage or documented income
Payment structure Floating, draw then repay Single loan, fixed options
Best for Smaller, staged needs Larger, one-time needs

A HELOC tends to fit when you have a first mortgage worth keeping, need a moderate amount, and hold title personally. A refinance tends to win when the cash need is large, the property sits in an LLC, or you want one fixed structure. Bankrate’s guide frames the cash-out refinance as the standard alternative, and notes the risks of a floating-pricing line and of negative equity if values fall.

The flip point is the blended cost. Compare the combined cost of your existing first plus the new line against one new first lien. If the first is cheap and the draw is small, the line often wins. If the first is expensive, replacing it can win.

A cash-out refinance on the DSCR side qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That path suits investors whose personal income documents are messy and whose rental coverage is strong. Cash-out leverage tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Remember that clearing a 1.00 coverage ratio is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers those mechanics in full.

Who Offers This, and Why Don’t Big Banks?

Large retail lenders mostly skip bank statement lines because the product sits outside standard bank underwriting. It is a non-QM, specialty offering written by a narrower set of wholesale lenders. A borrower going direct to a single lender sees one program. A broker sees several and matches the file to the one whose box fits.

The best program for your situation depends on your property type, credit profile, leverage need, and how your title is held. Lendmire arranges these lines in 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), which is narrower than its 41-market DSCR footprint, including Washington, D.C.

What If You’re Declined?

Start with the reason. Common fixes:

1. Title problem: move the property out of the LLC, or switch to a DSCR cash-out.

2. Leverage problem: pay the first mortgage down, or request a smaller line.

3. Credit problem: a sub-700 score rules out an investment line. A DSCR file may have a lower credit floor, with a 620 floor in parts of the network and most programs wanting around 660.

4. Income documentation problem: a rent-qualified path may read your file more cleanly than deposits do.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • CLTV (combined loan-to-value): your first mortgage plus the new line, divided by appraised value.
  • Draw period: the interest-only stretch when you can borrow against the line.
  • Repayment period: the later stretch when the balance amortizes with principal and interest.
  • Non-QM: a loan that qualifies borrowers outside standard agency documentation rules.
  • Lien position: whether the loan is repaid first (first lien) or after another loan (second lien).

Frequently Asked Questions

Can I qualify using only bank statements?

Statements replace tax returns as the income basis, but they do not stand alone. The lender still reviews credit, DTI (50% maximum), the property, and title. Qualification is subject to lender guidelines and full file review.

Can I get one on a rental held in an LLC?

Not directly. Title must be held by the individual borrower or a revocable living trust. An LLC-held rental needs a vesting change or a DSCR cash-out, subject to lender program eligibility.

What is the highest leverage on an investment property?

It is 70% CLTV on this network, with a 700 credit minimum and a $500,000 maximum line. The 90% ceiling applies only to primary residences and second homes at a 720-or-better profile.

Is a HELOC cheaper than a refinance?

Not automatically. It depends on what your existing first mortgage costs, how much you need, and whether you draw in stages. Compare the blended cost of the first plus the line against one new first lien.

Does it work in every state?

No. Lendmire arranges these lines in 16 full-service states. Texas adds its own rules for primary residences, but Texas investment properties are eligible as non-homestead transactions.
