Bank Statement HELOC Rules on a Texas Airbnb Investment Property

Bank Statement HELOC Rules on a Texas Airbnb Investment Property

The Quick Read: A Texas Airbnb that is not your homestead is financed under ordinary investment-property rules, so Texas’ strict home-equity limits do not apply to it. On this network the line is sized to a 70% combined loan-to-value ceiling and a $500,000 maximum, and the lender qualifies the borrower, not the property’s bookings.

  • Texas’s 80% cap, 12-day wait, and one-lien rule bind homestead property only. A rental falls outside them.
  • An investment line needs a 700 credit score. Both the 720 and 700 tiers reach the same 70% CLTV.
  • Title must sit with an individual or a revocable living trust. An LLC-titled Airbnb cannot hold this line.
  • Airbnb deposits count only as part of documented bank-statement income. They do not size the line.
  • Lines are available only in Lendmire’s 16 full-service states, which include Texas. Figures are subject to lender guidelines and full file review.

Lendmire is a mortgage broker. It places these lines through select wholesale partners and does not lend. The sections below follow a file from classification to closing and name the points where Texas Airbnb files stall.

Editable Equity Scenario

How large a line the equity supports in Texas.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Does Texas Allow a HELOC on an Airbnb?

Yes, when the Airbnb is non-homestead. Texas’ home-equity rules attach to the borrower’s homestead, not to a rental.

Article XVI, Section 50 of the Texas Constitution protects a homestead from forced sale and lists the few liens allowed against it. One is the home-equity loan under Section 50(a)(6). The Texas Attorney General’s opinion KP-0183 confirms that such a loan is capped at an aggregate 80% of the homestead’s fair market value. Texas practitioners consistently describe the related rules as homestead-only: the one-loan-at-a-time limit, the 12-day wait, the fee cap, and 12-month seasoning.

A rental is not a homestead. On this network, Texas second homes and investment properties are eligible as non-homestead transactions. The 12-day wait, the one-lien-at-a-time rule, and 12-month seasoning bind primary residences only.

That resolves the conflict you see online. Some pages say Texas does not allow equity lines on investment property. They are describing the homestead product. Others say it works with conditions. They are describing non-homestead collateral. The second group has it right.

The practical limits come from the lender, not the constitution. NerdWallet notes that fewer lenders offer investment-property lines, that they are harder to qualify for than primary-home lines, and that lenders view them as higher default risk. Most large retail lenders skip the category entirely. That is where a broker that shops several wholesale lenders earns its place.

What “Bank Statement” Changes (and What It Doesn’t)

A bank statement line changes how income is documented. It does not change eligibility limits.

Instead of tax returns, the lender reviews personal or business deposits over a lookback period, usually 12 or 24 months. The underwriter strips out transfers and other non-income credits, applies an expense factor to business accounts, and averages what remains. The exact expense factor and lookback are set by each program. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Here is what the statements cannot override:

  • Credit floor. An investment line requires a 700 score. A business account needs a 680 for the deposit analysis, but investment already floors higher, so the deposit analysis is never the binding constraint.
  • Leverage ceiling. The ceiling stays 70% CLTV no matter how strong the deposits look.
  • Title rules. Income documentation does not fix a vesting problem.
  • Property rules. Statements do not make an ineligible property type eligible.

On an investment line, credit above 700 buys eligibility, not leverage. The 720 and 700 tiers both land at 70% CLTV and $500,000.

How Airbnb Deposits Become Qualifying Income

Airbnb payouts count only as part of the borrower’s total documented deposits, and only after the expense factor is applied.

This is the point most Texas hosts get wrong. A bank statement line underwrites the borrower. It reads deposits, debts, and credit. It does not read the listing’s gross bookings, and a full calendar does not size the line. A host with excellent occupancy can still get a modest line if net documented income is thin or debts are heavy.

Debt-to-income runs to a 50% maximum, and 45% for credit profiles between 600 and 679. A ratio above 45% requires a 680 minimum. Investment files already sit at 700 or better. The lender reviews the file on the interest-only payment calculated on the maximum draw, not on the amount you plan to use.

Commingling causes the quiet failures. When Airbnb payouts, personal paychecks, and owner transfers all land in one account, the underwriter spends time sorting them. Separate accounts for rental income make the deposit analysis cleaner.

A rent-based product works differently. DSCR compares rent to the full monthly obligation on the property. If the Airbnb’s coverage is the story, the complete DSCR loans guide explains how that product reads the property, not the borrower.

Title, Vesting, and Property Gates

Title is the sharpest structural limit on this product. The line must be held by an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many Texas Airbnb owners hold the property in an LLC for liability reasons. That file does not fit this line. It needs a vesting change first, or a DSCR cash-out refinance instead, which can accommodate entity borrowers subject to program terms.

Property type is the second gate:

  • Eligible: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. The 2-4 unit tier carries a 640 minimum on one wholesale program, which an investment file’s 700 floor already clears.
  • Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning. A condotel-style Airbnb unit is out.
  • Texas specifics: properties are limited to 10 acres. A property listed for sale, or listed within the past 60 days, is ineligible in Texas.

That last item catches converting owners. An investor who lists a property for sale, pulls it off, and turns it into an Airbnb has to wait out the 60-day window.

Exposure matters too. A borrower is limited to three lines, and a borrower owning more than 15 financed properties is not eligible. Statements for every owned property go in the file.

How the Line Is Sized

Size comes from value, not income. Income decides whether you qualify. Equity and the CLTV ceiling decide how much.

The line equals the property value times the CLTV ceiling, minus existing liens. The CFPB’s HELOC booklet describes the same mechanic: a percentage of appraised value minus the mortgage balance, with the lender also weighing ability to repay and credit history.

On this network the investment ceiling is 70% CLTV, with a $25,000 minimum line and a $500,000 maximum. On this network, an investment line stops at 70%.

Run the numbers on a modeled scenario. Say a Texas Airbnb has a first mortgage that already uses most of the 70% ceiling. Little or no room remains for a line, whatever the bookings look like. Say instead the first lien sits well under the ceiling. The gap is the line, up to the cap.

Two valuation points follow from the $500,000 cap. Full appraisals begin only above $500,000, so an investment line is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower may still request a full appraisal in any case.

The structure on an investment line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both the draw and repayment periods and never converts to fixed. The minimum subsequent draw is $1,000, except Texas at $4,000.

Short-Term Rental Rules and Insurance

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Beyond that, the file should show the Airbnb operating as a legitimate rental. Expect the lender to ask for payout reports matched to bank deposits, insurance that covers short-term-rental use, and statements on every owned property. A policy written for a long-term tenant or an owner-occupant can leave a gap that a reviewer flags.

A thin booking history is a weak income story for a bank statement line. An Airbnb converted recently has little deposit history to average, and the lookback may simply not capture it. A DSCR product can use a different basis, such as market rent or a hosting history of about 12 months on short-term-rental programs.

The Documents That Carry the File

Complete documents prevent most delays that look like underwriting problems. For a Texas Airbnb host, the useful set is:

Document What it proves Common failure
12 or 24 months of statements Deposit history Missing months or pages
Platform payout reports Airbnb deposits are real Not matched to deposits
Vesting documents Individual or revocable trust Property deeded to an LLC
Insurance declaration Coverage fits the use Long-term-rental policy only
Mortgage statements, all properties Debts and exposure One owned property left out
Credit report Score and tradelines Report older than 90 days at closing

The credit report is a single-bureau score model keyed to the primary wage earner. It can be no more than 90 days old at closing, and rescores are not available. Tradeline and housing-history standards vary by program, so they are worth checking against the actual lender before the application goes in.

Why Texas Airbnb Files Get Declined

The usual decline reasons are structural, not mysterious:

Cause What happened
LLC title The entity cannot hold this line
Credit under 700 Investment floors at 700 with no lower tier
Equity gap Existing liens already near 70% CLTV
Ineligible type Condotel, manufactured, or mixed-use property
Recent listing Texas listing window not cleared
Thin net income Deposits after the expense factor do not carry the debts

Derogatory history also matters. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure history follows the 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows the 4-year path.

Bank Statement Line, DSCR Cash-Out, or a Line on Your Home?

The right product depends on what the borrower can prove and how the property is held.

Factor Bank statement HELOC DSCR cash-out
What is underwritten The borrower The property’s rent against its payment
LLC title Not eligible Subject to program terms
First mortgage Stays in place Replaced
Airbnb bookings Part of deposits only Can support coverage on STR programs
Investment ceiling 70% CLTV, $500,000 max Up to 75% on cash-out, 70% on short-term-rental cash-out

A line leaves a cheap first mortgage in place. A cash-out refinance replaces it. If the existing first loan is a good one, that is a real reason to prefer the line. If the property sits in an LLC, or the deposit story is thin while rent coverage is strong, DSCR cash-out is the cleaner fit. Short-term-rental DSCR files expect about 12 months of hosting history and a 640+ score.

A line on the borrower’s own homestead is a third path. It runs under the Texas homestead rules above and caps at 80% combined loan-to-value in this state. It does not use the rental as collateral.

Floating payments are the risk to size. A HELOC‘s payment changes. Stress-test the Airbnb’s cash flow with the line fully drawn, including a slow season, before committing.

Edge Cases

Converted homestead. An owner who moves out and starts renting the old home as an Airbnb changes its status. While the borrower lives there, homestead rules apply in full. Confirm how the lender classifies occupancy before choosing a product.

Simultaneous loans. A line closing alongside a new first mortgage on the same dwelling is counted in the ability-to-repay review of that mortgage, per the CFPB’s commentary on Regulation Z. How that treatment applies to a non-owner-occupied rental depends on the lender, so ask before structuring both at once.

Borrowers with more than one line. The three-line limit and combined exposure caps apply. Combined exposure runs to $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.

Out-of-state owners. Lines are available only in Lendmire’s 16 full-service states, which include Texas. An out-of-state owner of a Texas Airbnb should confirm the collateral and borrower file both fit.

Key Terms Defined

CLTV: Combined loan-to-value, which counts all liens on the property against its value.

Homestead: The Texas property you live in as your primary residence, which carries constitutional equity protections.

Expense factor: The percentage of business-account deposits an underwriter removes before averaging income.

Vesting: How title is held, such as an individual, a revocable trust, or an LLC.

Non-homestead: Collateral such as a rental or second home that falls outside Section 50(a)(6).

DSCR: A ratio comparing a property’s rent to its full monthly obligation (principal, interest, taxes, insurance, and HOA dues).

Frequently Asked Questions

Do Texas home-equity limits apply to my Airbnb?

No, not when the Airbnb is non-homestead. The 80% cap, 12-day wait, one-lien rule, and 12-month seasoning bind homestead property. A rental follows the lender’s own investment-line rules, which on this network mean 70% CLTV and a $500,000 maximum.

Does a bank statement HELOC read my Airbnb bookings?

Only indirectly. It reads personal or business deposits after an expense factor. A host with strong bookings and thin net income can still get a small line.

Can my LLC hold the line?

No. Individuals and revocable living trusts can hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance, subject to program terms.

What credit score does an investment line need?

A 700 minimum, with both the 720 and 700 tiers reaching 70% CLTV. Scores below 700 have no investment tier, though DSCR products carry different floors.

Will the property need a full appraisal?

Commonly not. Because the investment cap is $500,000 and full appraisals begin above that, these lines usually run automated valuation, though a borrower may request a full appraisal.

When is a DSCR loan the better tool?

When the property sits in an LLC, when the deposit history is thin, or when rent coverage is the stronger story. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
