Bank Statement HELOC Requirements on an Airbnb You Hold as an Investment

The Quick Read: A bank statement HELOC on an Airbnb is an income-based line of credit secured by the rental, so the lender underwrites you rather than the bookings, and your deposits stand in for tax returns while title, credit, and equity still have to pass. HELOC stands for home equity line of credit. On an investment property, the binding limits are usually vesting, a 700 credit minimum, and a 70% combined-leverage ceiling, not the deposit analysis.

  • Income: Business or personal bank deposits, scrubbed and reduced by an expense factor, replace tax returns for self-employed hosts.
  • Leverage: On an investment property, the combined loan-to-value ceiling is 70%, and the maximum line is $500,000.
  • Credit: Investment lines floor at 700, and a score above that buys eligibility rather than extra leverage.
  • Title: The deed must sit with you personally or in a revocable living trust, not an LLC.
  • Alternative: If the property is in an LLC or your personal income is thin, a DSCR cash-out refinance reads the property instead.

Lendmire is a mortgage broker, not a lender. It places these files with select wholesale partners, and every figure below is subject to lender guidelines and full file review.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A revolving line of credit secured by a property, which you draw from as needed during a set draw period.

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and pay interest only, before full repayment begins.

Expense factor: A percentage the lender subtracts from your deposits to estimate what you keep after business costs.

Vesting: The legal name that holds title to the property, such as you personally, a trust, or an LLC.

AVM (automated valuation model): A software-based value estimate that stands in for a full appraisal.

DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly payment, used on investor loans that read the property instead of your income.

What Does Underwriting Check, and in What Order?

Underwriting checks title first, credit second, equity third, income fourth, and the property last. Most files that stop, stop early. A strong deposit history will not fix a deed held in the wrong name.

Here is how the gates stack up on an investment line.

Gate What the lender looks for Where files stall
Title You or a revocable trust Property deeded to an LLC
Credit 700 minimum Score just under the line
Equity 70% CLTV ceiling Large first mortgage
Income Deposits plus expense factor Commingled accounts
Property Eligible type, valuation Ineligible property type

A bank statement line is still an income test. The lender verifies your income, credit, debt-to-income ratio (DTI), equity, and the property. The Airbnb is collateral, and its earnings are not the qualifying basis. That is the core difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Your DTI cannot exceed 50%. The lender reviews your file on the interest-only payment calculated as if you had drawn the full line. Heavy existing debt can sink a file that looks fine on deposits.

How Do Airbnb Deposits Become Qualifying Income?

Deposits become qualifying income through four steps: the lender collects consecutive statements, strips out non-income deposits, applies an expense factor, and uses what is left. Bank statement programs suit owners whose write-offs shrink taxable income but not cash flow. Statement windows and expense factors vary by lender.

The steps run like this:

1. Collect: You submit consecutive statements from the account where the income lands.

2. Scrub: The analyst removes or asks you to explain anything that is not earned income.

3. Reduce: The lender applies an expense factor, or in some programs works from a year-to-date profit and loss statement.

4. Average: What remains becomes monthly qualifying income, which feeds the DTI test.

Airbnb money has quirks. Platform payouts arrive net of fees and in lumps tied to stays, so a deposit rarely matches gross bookings. Matching payout reports to the deposits lets the analyst see that each deposit is real hosting income.

Deposit type Typical treatment
Platform payouts, matched to reports Counts
Transfers between your own accounts Stripped
Loan proceeds or line draws Stripped
Refundable guest deposits Usually stripped
Large one-off deposits Stripped unless explained

Statement hygiene matters more than most hosts expect. Running a line draw or a transfer through your income account muddies the file. Reserves also need separate asset statements, so keep income and savings in different accounts.

Which Documents Does a Hosted Rental File Need?

Expect a short list: statements, property papers, and proof the rental is real. No lease exists on a nightly rental, so payout reports do that job.

Document What it proves Common problem
Consecutive bank statements Cash flow Missing pages or months
Platform payout reports Deposits are hosting income Reports don’t match deposits
Year-to-date P&L Current business picture Not in a usable format
First-mortgage statement Existing lien balance Balance higher than expected
Insurance declaration Coverage for rental use Policy excludes short-term stays
Property tax bill Carrying cost Outdated bill
Separate asset statements Reserves Same account as income

A bank statement line is not a no-documentation loan. The statements replace tax returns as proof of income, and the lender still tests everything else.

What Does the Line Look Like After Closing?

An investment line is a standalone line in first or second lien position, with a 5-year interest-only draw followed by a 25-year repayment period. The line size runs from $25,000 up to a $500,000 maximum on investment property. Pricing floats during both periods and never converts to fixed.

One feature surprises many borrowers. At least 75% of the line is drawn at closing. You cannot open a large line and leave it idle, so interest begins on most of it right away. Experian notes that some HELOCs carry a balloon at the end of the draw period, so read the repayment terms before you sign.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals are required only above that size, these lines commonly use an automated valuation with no traditional appraisal. You can still request a full appraisal if you want one.

A floating cost on top of seasonal income deserves a stress test. Averaged statements can pass underwriting while individual months run tight. Plan for the day the interest-only period ends and full repayment begins.

Worked Example: One Host, Percentages Only

Run the numbers on a hypothetical host who owns a short-term rental personally. The inputs below are modeled assumptions, not market data.

  • Existing first mortgage: 45% of the property’s value.
  • Combined ceiling on an investment property: 70% CLTV.
  • Room for a new line: about 25% of the property’s value, before the $500,000 line cap.
  • Credit: 700 or better, which meets the investment floor.
  • Income: Deposits, after scrubbing and the expense factor, keep DTI under 50%.

Equity gives the first answer. The lender takes the value times 70%, subtracts the first mortgage, and the result is the most the new line could be. Income then decides whether the file works. If DTI runs high, the equity does not matter.

If this host’s first mortgage were 65% of value, only about 5% of value would remain under the ceiling. That sliver may fall below the practical line size, which is why a heavily financed rental often fits a different product.

Where the Rules Break

The general rule is that deposits can carry the income side. These cases show where that fails.

The property sits in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. A property already deeded to an LLC needs a vesting change or a different product. Moving title raises due-on-sale and legal questions, so talk to an attorney first. A DSCR cash-out can work for an entity-held property, subject to lender program eligibility.

The listing is new. A bank statement line does not run the hosting-history test that short-term-rental DSCR programs use. Those programs expect about 12 months of hosting history. A new listing with thin deposits may fail on income, not history.

Credit sits below 700. A 600 floor exists elsewhere in the program, but investment lines floor at 700 with no tier below it. Credit above 700 does not raise your leverage either, since 720 and 700 both reach 70% CLTV. Business bank accounts require a 680 minimum for the deposit analysis, so on an investment line that test never binds.

The property type is ineligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Exposure limits. A borrower is limited to three lines, and combined exposure caps range from $750,000 to $2,000,000 depending on the program. A borrower with more than 15 financed properties is not eligible.

Availability. These lines are offered only in Lendmire’s 16 full-service states, a narrower footprint than its 41-market DSCR coverage. Confirm your state early.

Business purpose. A loan on a non-owner-occupied rental is generally treated as business-purpose credit, which is reviewed differently from a standard owner-occupied mortgage. Under CFPB Regulation Z, credit to acquire, improve, or maintain a non-owner-occupied rental is deemed business purpose. Lenders will still ask what the proceeds fund.

Tax paper trail. Whether hosting income lands on Schedule C or Schedule E depends on the services you provide, as the University of Illinois Tax School explains, and tax treatment varies, so consult a qualified professional.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Also read the rental-use clause in any line agreement.

Bank Statement HELOC or DSCR Cash-Out?

Pick the HELOC if your deposits are strong, you hold title personally, and you want to keep a low first mortgage. Pick DSCR cash-out if the rental covers its own payment, your personal income is thin, or the property sits in an LLC. A line sits beside your first mortgage. A cash-out refinance replaces it.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Your deposits Property rent vs. payment
Leverage ceiling 70% CLTV, investment Around 75% LTV, standard rental
Short-term rental Same 70% CLTV 70% LTV, short-term rental
Title You or revocable trust LLC allowed, per program terms
Existing first mortgage Stays in place Replaced
Your DTI Tested, 50% maximum Not part of the test

On a DSCR cash-out, the common seasoning expectation is about 6 months. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Short-term-rental cash-out files typically expect a 640+ score and about 12 months of hosting history. Credit starts around 620 in parts of the network, most programs want about 660, and 700+ unlocks the strongest leverage tiers.

DSCR compares rent to the full payment only. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Who Should Skip This Product?

Skip the line if your property is deeded to an LLC and you do not want to move title. Skip it if your DTI runs above 50% or your credit sits below 700. Skip it if your income is seasonal and you cannot absorb a floating cost on a line that is mostly drawn at closing.

Skip it, too, if you need more than 70% CLTV. The ceiling on an investment property does not move. The strongest files clear two tests: enough equity and enough income, or enough rental coverage on the DSCR side.

Application Checklist

  • Confirm the deed is in your name or a revocable trust.
  • Pull your credit and confirm a 700 or better score.
  • Add up your first mortgage balance and compare it to 70% of value.
  • Gather consecutive statements from the account your payouts land in.
  • Download platform payout reports that match those deposits.
  • Move reserves into a separate account.
  • Confirm your insurance covers short-term-rental use.
  • Check local and HOA rules for hosting.

Frequently Asked Questions

Can I get a bank statement HELOC if my Airbnb is in an LLC?

Not directly. Title must sit with you personally or in an inter vivos revocable living trust. A property already in an LLC needs a vesting change or a different product, and a DSCR cash-out is the usual alternative, subject to program terms.

Does Airbnb income raise how large the line can be?

No. The line size comes from equity, the 70% CLTV ceiling, and the $500,000 investment maximum. Platform income helps only because it supports your qualifying income and DTI.

Do I need a lease for a nightly rental?

No lease is needed for this product. Platform payout reports matched to your bank deposits show the income is real. Insurance covering short-term-rental use is also part of the file.

Are bank statements a no-document route?

No. Statements replace tax returns as proof of income, and credit, equity, title, and property eligibility are still fully tested.

What if I have a new listing with a short history?

A bank statement line reads your deposits, not a hosting-history clock. Short or seasonal history can still thin out the averaged income, so a short-term-rental DSCR program with about 12 months of hosting history may fit better once you have it.
