The Quick Read: A lender reading five Airbnb rentals underwrites you as one borrower, which means your deposits, your credit, your combined debts, and the one property you pledge all have to pass, and on an investment property the line tops out at 70% CLTV and $500,000 through select wholesale lenders in Lendmire’s network.
- Investment-property lines need a minimum 700 credit profile, and 720 buys no extra leverage at that tier.
- Title must sit with you personally or in a revocable living trust, because an LLC cannot hold title on this product.
- Debt-to-income tops out at 50%, and all five properties’ obligations count against your deposit-based income.
- Lines at or below $500,000 usually run on an automated valuation, so a traditional appraisal is often skipped.
- The product is offered through Lendmire’s 16 full-service states only, which is narrower than its DSCR footprint.
What Is a Bank Statement HELOC, Really?
A bank statement HELOC is a home equity line of credit where your income is proven with deposits instead of tax returns. A HELOC is a revolving line secured by a property, and the bank statement part only changes how income is documented.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Everything else is still verified. Credit, title, the collateral property, and every debt on your file get checked like any other loan.
Why would a five-rental owner choose this route? Depreciation and write-offs can make taxable income look small next to the cash that actually moves through your accounts. Statement review lets the lender look at that cash instead.
Here is the catch. Statement underwriting looks at you, not at the rents. If you want the rents alone to carry the test, that is a different product, and the comparison table later here lays it out.
Lendmire is a mortgage broker, not a lender. It places these files with wholesale partners and matches the scenario to the program. Two wholesale programs write this line in the network. One is built for higher leverage, so this article calls it the higher-leverage program. The other offers a longer interest-only runway, so it is called the longer-runway program. Where their terms differ, the difference is noted.
Key Terms Defined
CLTV (combined loan-to-value): Your existing first mortgage plus the new line, divided by the property’s value.
DTI (debt-to-income): Your total monthly debt obligations divided by your qualifying monthly income.
Expense factor: The percentage a lender subtracts from business-account deposits to account for operating costs. The lender sets it, not you.
Payout report: The statement an Airbnb host can download showing what the platform paid out, net of its fees, and when.
Draw period: The stretch when you can borrow from the line and pay interest only, followed by repayment of principal and interest.
Automated valuation: A data-driven estimate of the property’s value that stands in for a full appraisal.
Vesting: How title is held, such as in your own name, in a trust, or in an LLC.
PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing payment on a property.
How Underwriting Reads Five Rentals, Step by Step
The lender builds one picture of you. It does that in a fixed order, and each step can stop the file.
Step 1: Pick the collateral. A line is secured by one property. You choose which one, and the other four rentals do not secure it. They still appear on the file as debts and as exposure.
Step 2: Choose the statement window. Lenders typically use 12 or 24 months of statements. Airbnb income swings by season, so a longer window can smooth a weak winter. A shorter window can help if your recent months are your strongest.
Step 3: Calculate qualifying income. The lender averages eligible deposits over the window. Business-account deposits are reduced by the lender’s expense factor. Personal-account deposits are often counted closer to face value but get closer review of where the money came from. The shape of the formula is eligible deposits, divided by months, reduced by the expense factor, adjusted for your ownership share.
Step 4: Strip what is not income. Transfers between your own accounts, owner draws, one-time asset sales, and loan proceeds come out. Large unexplained deposits usually trigger a written explanation.
Step 5: Run DTI on the whole file. The new line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. The payments on the other four rentals and any other debts go into the same calculation. Do not assume the rents on those properties offset their payments dollar for dollar, because treatment depends on the program.
Step 6: Value the collateral. An investment line is capped at $500,000, and full appraisals begin only above that size. So an investment line is structurally always in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case.
Step 7: Check title. The property must be held by you or by your revocable living trust. More on that in the edge cases below.
Step 8: Set the structure. The terms of the line get fixed, and they are covered next.
A line like this is an open-end loan you can borrow against repeatedly, with a draw period followed by a repayment period, according to the CFPB. The same page notes that because the line is secured by property, default puts that property at risk. That matters with five rentals, because the pledged property is the one you can lose.
What the Investment Line Requires
On an investment property, the network’s requirements are tight and simple. Every figure here is subject to lender guidelines and full file review, and none is a commitment to lend.
- Leverage: 70% CLTV on an investment property, with no tier above it.
- Credit: a 700 minimum. The 720 and 700 tiers both reach 70% CLTV, so credit above 700 buys eligibility rather than extra leverage.
- Line size: up to $500,000 on an investment property.
- Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
- Draw at closing: at least 75% of the line is drawn at closing, and the line is variable-priced through both the draw and the repayment period. It never converts to a fixed structure.
- DTI: 50% maximum.
- Credit report: a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.
- Past credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure, or short sale seasons for 4.
- Property types: single-family, 2-4 units, PUD, townhome, and condominium including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
Business bank accounts require a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the statement method is never the binding constraint. Your credit profile and your CLTV are.
Run one picture. Say your first mortgage on the chosen rental sits at 55% of its value. The line could add up to 15 points of combined leverage before hitting the 70% ceiling. If your first lien sits at 68%, there is almost no room, however strong your deposits look.
Reading Airbnb Deposits Across Five Listings
Five listings mean deposits arriving from several directions, and this is where statement files get messy. The table shows how each common deposit type is generally treated, subject to the program and the lender’s review.
| Deposit type | Typical treatment |
|---|---|
| Platform payout to business account | Counted, after the expense factor |
| Payout to personal account | Counted, with closer sourcing review |
| Property manager deposits | Counted if documented as rental proceeds |
| Transfers between your own accounts | Excluded |
| Owner draws, asset sales, loan proceeds | Excluded |
Payouts arrive net of the platform’s fees, so the deposit already sits below the booking total. Reconciling each month’s payout report against the deposit lines for all five listings makes the analysis cleaner. Commingled accounts, where personal spending and rental proceeds share one account, are the classic reason deposits get trimmed.
Keep one rule in mind. A strong deposit total across five properties does not offset a weak DTI. The income number feeds the ratio, and the ratio has to clear 50% with all five properties’ obligations inside it.
Which Property Should Secure the Line?
Collateral choice is one of the biggest levers you control. The two realistic choices behave differently.
| Factor | Pledge a rental | Pledge your primary home |
|---|---|---|
| Max CLTV | 70% on investment | Up to 90% only at 720+ |
| Line size | Up to $500,000 | Above $500,000 possible |
| Credit floor | 700 | Lower tiers exist |
| Valuation | Usually automated | Full appraisal above $500,000 |
A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. Those higher tiers describe your home, never a rental.
There is a cost to pledging your home, and it is a real one. You are putting the roof over your head behind investment risk. Pledging a rental keeps the risk inside the portfolio, but you accept the 70% ceiling and the tighter credit floor.
This one is a genuine toss-up. Owners with deep primary-home equity and a need for a larger line may lean toward the home. Owners who want to keep their residence out of the picture may accept a smaller line on a rental.
Where the General Rule Breaks
An LLC holds the title. Many portfolio owners hold rentals in LLCs. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. A property already deeded to an LLC needs a vesting change before it can secure the line, or you can look at a DSCR cash-out instead. Moving title can have its own consequences, so look at the whole picture first.
Your Airbnb is a condotel. Condotels are not eligible, even though condominiums generally are. A unit sold inside a hotel-style rental program is the case to check before you spend time on an application.
Too many financed properties. A borrower is limited to three lines in total. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible. Five rentals fit comfortably, but the exposure cap matters if you already hold a line elsewhere.
Income classification. Short-term rental income can be reported on different tax schedules depending on how many services you provide, as University of Illinois Tax School explains for rentals and vacation homes, and tax treatment varies, so consult a qualified professional.
Credit just under 700. A 690 profile does not get a smaller line on an investment property. It is outside the product. If your score is the obstacle, a DSCR cash-out may fit better, because DSCR programs run on a different credit ladder.
A recent derogatory event. A foreclosure inside the 7-year window, or a bankruptcy inside 4 years of discharge, stops an investment file regardless of deposits.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Where you live. Lendmire places this product in 16 full-service states only. Its DSCR investor programs cover 41 markets, including Washington, D.C. A borrower in a DSCR-only market needs the DSCR route.
Statement HELOC or DSCR Cash-Out?
Which one fits depends on what you want to prove. A statement line proves you can carry debt. A DSCR loan proves the property carries itself.
DSCR means debt service coverage ratio, which divides a property’s rent by its PITIA. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Factor | Statement HELOC | DSCR cash-out |
|---|---|---|
| Reviewed on | Your deposits, credit, DTI | Property rent versus payment |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Structure | Variable line, interest-only draw | 30-year fixed spine |
| Leverage (investment) | 70% CLTV | Around 75% standard, 70% short-term rental |
| Short-term rental extras | None beyond file review | 640+ score, about 12 months hosting history |
On the DSCR side, 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A short-term rental cash-out tops out around 70%, while a standard long-term rental cash-out reaches about 75%. Cash-out refinances commonly expect about 6 months of seasoning. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.
Remember what the coverage test does not measure. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.
The complete DSCR loans guide covers the property-income alternative end to end.
What the Decision Looks Like in Practice
Start with title. If any of your five properties sits in an LLC, decide whether it can be the collateral. Move to credit next, because a score under 700 ends an investment line before anything else matters. Then check CLTV headroom on each candidate property, and only then look at deposits.
The profile that fits a statement line is an owner whose personal title and credit are clean, with strong deposits and a little equity in a rental or a lot in the home. The profile that fits DSCR is an owner whose properties are in LLCs, whose personal DTI is already stretched, or whose credit sits below the line’s floor.
Because the line floats through both the draw and repayment periods, plan the exit before you draw. At least 75% of the line is drawn at closing, so the carrying cost starts on day one. A common use is a short-term bridge into a purchase, followed by a refinance into a fixed structure.
Gather these before you apply:
- Per account: 12 or 24 months of statements, covering every account that receives Airbnb or manager payouts.
- Per property: current mortgage statement, insurance declarations page, and a payout report matching the deposits.
- Per borrower: a credit profile under 90 days old, plus the deed or trust documents showing how title is held.
An LLC on title can be solved with a vesting change. A thin CLTV cushion can be solved by choosing a different collateral property. Unexplained deposits can be solved with a written explanation and the payout reports. A credit gap under 700 is the one that takes time rather than paperwork.

Frequently Asked Questions
Can I get a HELOC on an investment property at all?
Yes, through select wholesale lenders in the network, within tight limits. An investment line caps at 70% CLTV and $500,000, requires at least a 700 credit profile, and must be titled to you or your revocable living trust. Availability is limited to Lendmire’s 16 full-service states.
Do my five Airbnb rentals all have to secure the line?
No. One property secures it, either a rental or your primary home. The other four stay outside the lien, but their payments still count in your DTI, and their exposure counts toward the three-line limit.
Does a bank statement HELOC need a traditional appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run on an automated valuation, and an investment line cannot exceed $500,000. A higher CLTV may require a secondary valuation, and you may request a full appraisal in any case.
Can an LLC borrow on a bank statement HELOC?
No. The title must be held by you or by an inter vivos revocable living trust. If your rentals sit in LLCs, a DSCR cash-out refinance is often the cleaner route, subject to program terms.
Is a statement HELOC or a DSCR loan better for a short-term rental portfolio?
The best program for your situation depends on how your debts, credit, and title stack up. A statement line suits owners with strong deposits, personal-name title, and a 700+ profile. DSCR suits owners who want the property’s rent to carry the test, with a 640+ score and about 12 months of hosting history for short-term rentals.
