The Quick Read: A rental with no mortgage gives an equity line a clean first-lien position and full value to borrow against, but the borrower, the title and the property type still have to pass, and across Lendmire’s wholesale network an investment line caps at 70% CLTV and $500,000.
- The line is a first lien, so no existing balance reduces the amount available.
- The investment ceiling is 70% CLTV, and the minimum credit score is 700.
- Title must sit with an individual or a revocable living trust, not an LLC.
- Qualification runs on the borrower’s credit and debt-to-income ratio (DTI), not on the property’s rent.
- Every figure here is subject to lender guidelines and full file review.
What Does Owning the Property Free and Clear Change?
It changes the lien math and nothing else. With no mortgage, the line is the only debt on the property, so it takes first position and no existing balance comes off the top. The lender applies its combined loan-to-value (CLTV) cap to the full value, and the cap or the dollar limit becomes the ceiling.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Everything else stays the same. NerdWallet explains that investment-property lines are harder to get than primary-home lines because lenders see higher default risk, and that a paid-off title does not waive credit, DTI, reserves or property-type rules. Clear title helps one test. It does not pass the others.
On Lendmire’s wholesale network, the investment ceiling is 70% CLTV. No tier sits above it.
What Are the Core Requirements on an Investment Line?
An investment line on this network needs a 700 credit score, a 70% CLTV ceiling and a maximum line of $500,000. A 720 score buys no extra leverage on an investment property, because 700 and 720 both reach the same 70% tier. Seven-hundred is a hard floor with no tier beneath it. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
The table shows how an investment line compares with a primary-residence line.
| Factor | Investment property | Primary residence |
|---|---|---|
| Max CLTV | 70% | Up to 90%, only at 720+ |
| Minimum credit | 700 | 600 program floor |
| Line size | $25,000–$500,000 | $25,000–$750,000 |
| Draw structure | 5-year draw, 25-year repayment | 3/17 or 5/25 |
| Valuation | Automated, commonly no appraisal | Full appraisal above $500,000 |
Lines are generally $25,000 and up, and Michigan’s floor is $10,000. Anything above $500,000 is primary-residence only.
DTI tops out at 50%, and the lender qualifies the payment as interest-only on the maximum draw, not on what the borrower actually draws. A heavy-write-off investor or an owner with many financed properties can fail this test even with strong rents. The credit report must be no more than 90 days old at closing.
How Does Underwriting Treat the File, Step by Step?
Underwriting checks the borrower first, then the title, the property and the value, in that order. Programs differ in detail, but the sequence is consistent across the lenders Lendmire works with.
1. Vesting. The individual borrower or a revocable living trust must hold title. An LLC, corporation, partnership, or an irrevocable, blind or land trust cannot.
2. Property type. Single-family, 2-4 units, PUD, townhome and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.
3. Valuation. Because an investment line caps at $500,000 and full appraisals begin above that, the file runs on an automated valuation and commonly closes with no traditional appraisal. A borrower may still ask for a full appraisal.
4. CLTV cap. The lender applies 70% of value, subtracts existing liens (zero here) and compares the result with the $500,000 line limit. The dollar cap binds first on higher-value properties, and the percentage binds first on lower-value ones.
5. Credit and history. The score must be at least 700. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure or short sale follows 4.
6. DTI and draw. DTI must be 50% or lower on the interest-only calculation, and at least 75% of the line is drawn at closing.
Step 6 surprises many borrowers. This is not a line to open and leave idle, because most of it is drawn at the start.
What Are the Draw Period and Repayment Phases Like?
An investment line runs a 5-year interest-only draw, then a 25-year fully amortizing repayment, and the cost floats throughout. It never converts to fixed. Draw-period payments cover interest only, so the principal is not paid down during that window.
The CFPB’s HELOC explainer describes an open-end line that can be reused during the draw period. It says payments often rise significantly once repayment begins. For a rental, that matters because the payment steps up while rents may not.
Plan the exit before the line is opened. A common pattern is to use the cash for a down payment or rehab and then refinance into longer-term debt. A line is flexible, but a floating cost is a weak fit for debt meant to last decades.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Where Does the General Rule Break?
Most surprises come from title, property type, exposure limits and sequencing. These are the named edge cases.
LLC ownership. An LLC cannot hold title on this kind of line. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility. Moving title can have its own consequences, so it deserves a conversation before any deed is signed.
Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage wholesale program and $750,000 on the longer-runway wholesale program. A borrower with more than 15 financed properties is not eligible. Many portfolio investors hit these limits before they hit a credit limit.
Property type. Manufactured homes, log homes, barndominiums and the other types listed above are not offered. A rural parcel with agricultural zoning is not offered either. Texas properties are limited to 10 acres, and Texas investment properties are eligible as non-homestead transactions.
Listings and recent activity. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington. Recent derogatory credit follows the seasoning periods above.
Availability. This line is brokered in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.
Sequencing. A DSCR cash-out generally needs first position, so a line placed first in the lien stack has to be paid off to do one. If an investor expects to use both products, the order matters. Sizing the line against the next move preserves room under the cap.
HELOC or DSCR Cash-Out: Which Fits a Paid-Off Rental?
A HELOC qualifies the person, while a DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That difference decides which product fits.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Reviewed on | Borrower credit and DTI | Property rent coverage |
| Max leverage | 70% CLTV | Around 75% LTV |
| Structure | Revolving, floating cost | One loan, fixed spine |
| Title | Individual or revocable trust | LLC allowed* |
| Credit | 700 minimum | 620 floor; ~660 typical |
*Subject to program terms.
For DSCR, 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A cash-out typically expects about 6 months of seasoning, and loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. The 30-year fixed is the spine, and extended terms, interest-only periods and ARMs are available through select lenders.
Remember what the ratio measures. DSCR compares rent to PITIA (principal, interest, taxes, insurance and any HOA dues) only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capex sit outside the calculation.
Lendmire’s complete DSCR loans guide covers the full product. Lendmire’s look at lenders that write these lines on a home with no existing mortgage covers where they are available.
The decision usually turns on three variables. A W-2 borrower with clean DTI and personal title may prefer the revolving line. A self-employed investor with heavy write-offs, or one holding title in an LLC, often finds the cash-out fits better. A borrower who wants more than 70% leverage will not get it from the line.
Key Terms Defined
CLTV is combined loan-to-value, the total of all liens divided by the property’s value.
Draw period is the window when the borrower can take money from the line, paying interest only.
Repayment period is the phase after the draw ends, when the balance amortizes.
First lien is the lender’s claim that is paid first if the property is sold or foreclosed.
Automated valuation is a model-based value estimate used in place of a full appraisal.
DSCR is the debt service coverage ratio, monthly rent divided by the property’s monthly PITIA.
Frequently Asked Questions
Does having no mortgage mean I will be approved?
No. A clear title only simplifies the lien math. The lender still reviews credit (700 minimum on an investment line), DTI, property type and title vesting. A file can fail any one of these even with 100% equity.
Can I hold the property in an LLC and still get the line?
Not on this product. Title must sit with the individual borrower or a revocable living trust. An investor with an LLC-titled property can change vesting or look at a DSCR cash-out, subject to lender program eligibility.
Will the property need a full appraisal?
Usually not. Investment lines cap at $500,000, and full appraisals begin above that amount, so an automated valuation commonly applies. A borrower may request a full appraisal in any case, and a higher CLTV may call for a secondary valuation.
How much of the line do I have to draw at closing?
At least 75% of the line is drawn at closing. That means the interest-only payment begins on most of the balance right away. Borrowers who want a mostly unused reserve line should plan around that requirement.
Can I take more than one line on several rentals?
Yes, up to three lines per borrower, within the combined exposure caps described above. Borrowers with more than 15 financed properties are not eligible. Investors expanding past those limits typically turn to DSCR financing.
