HELOC Equity Requirements on a Modest Income

HELOC Equity Requirements on a Modest Income

The Quick Read: A home equity line has no fixed income floor, because the lender sizes your maximum line from the equity left under a combined loan-to-value cap and then tests whether your documented income can carry the payment, which means deep equity can offset modest income but never replaces it.

  • On an investment property, the ceiling in Lendmire’s wholesale network is 70% combined loan-to-value, with a 700 minimum credit score.
  • On a primary residence or second home, the ceiling reaches 90% combined loan-to-value, but only at a 720-or-better credit profile.
  • Debt-to-income tops out at 50%, and the payment is tested on the maximum draw, not on what you plan to borrow.
  • A smaller line often turns a decline into an approval, because it shrinks the payment the lender tests.
  • A rental held in an LLC cannot hold title on these lines, so a DSCR cash-out refinance is the usual alternative.

Key Terms Defined

Equity is the property’s value minus what you owe on it. A home worth more than its mortgage balance has equity.

Combined loan-to-value (CLTV) is your first mortgage plus the new line, divided by the property’s value. Lenders set a maximum CLTV, and that cap is the real equity requirement.

Debt-to-income (DTI) is your monthly debt payments divided by your gross monthly income. It measures how much of your income is already spoken for.

Draw period is the stretch when you can borrow from the line and pay only interest. Repayment period is the stretch after that, when the balance amortizes down.

Lien position is where the line sits in line to be repaid. A first-lien line stands alone. A second-lien line sits behind your existing mortgage.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What an Equity Requirement Actually Means

An equity requirement is a cap on total debt against the property, expressed as a percentage of value. Your maximum line equals the property’s value times the CLTV cap, minus what you already owe. Equity sets the ceiling on the line. It does not set the line itself.

Take a modeled property with a first mortgage equal to 50% of its value. Under a 70% CLTV cap, the room left is 20% of value. Under an 80% cap, it is 30% of value. The same house produces very different lines depending on the cap.

Market surveys report that many lenders want you to keep 15% to 20% equity untouched, which implies a CLTV cap of 80% to 85%, per Forbes Advisor. On an investment property in Lendmire’s network, the ceiling is lower: 70% CLTV. That gap surprises many investors who budget around the market-wide figure.

How Occupancy Changes the Ceiling

The ceiling depends first on what the property is to you. Lendmire brokers home equity lines through select wholesale partners, and the caps differ sharply by occupancy. Every figure below is a guideline range, subject to lender review of the full file.

Occupancy Top CLTV Minimum credit Max line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Those top numbers come with conditions. On a primary residence, 90% CLTV applies to lines up to $500,000 and only at 720 or better. At 700, the primary-residence tier is 85% on lines up to $500,000. At a 600 profile, a primary-residence line tops out near 60% CLTV and is limited to $400,000.

A primary-residence line above $500,000 is a separate category. It requires a score of 700 or better (720 on the longer-runway program, described below), caps at 75% CLTV, and needs a full appraisal. Investment lines never reach that size.

Lendmire places files with two wholesale programs. One runs a 3-year interest-only draw followed by a 17-year repayment. The other, the longer-runway program, runs a 5-year draw followed by a 25-year repayment. Investment lines use the longer-runway structure only. Both float with the market and never convert to a fixed payment.

How Underwriting Treats a Modest Income, Step by Step

Underwriting runs in a fixed order, and income shows up late. Equity gets you in the door. Income decides how much of the door you can use.

1. Value the property. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A full appraisal is required above $500,000, and you can request one on any line. A recently rehabbed rental often benefits from a full appraisal, because automated values can lag behind improvements.

2. Apply the CLTV cap. The lender multiplies value by the cap and subtracts existing liens. The CFPB’s HELOC booklet illustrates this same method, using a percentage of appraised value minus the mortgage balance.

3. Review credit. The floor across the network is 600. The score is single-bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. Test DTI. The maximum is 50%. For scores from 600 to 679, the maximum drops to 45%. Any ratio above 45% requires a 680 minimum.

5. Document income. Wage earners typically supply pay stubs and tax returns. Self-employed borrowers supply profit-and-loss statements or similar records.

The detail that trips up modest earners is in step 4. The lender calculates the interest-only payment on the maximum draw, not the amount you intend to borrow. At least 75% of the line is also drawn at closing on both programs, so a large line brings real payment weight from day one.

There is no minimum salary. As Credit Karma explains, income feeds the DTI calculation and signals capacity to repay rather than clearing a dollar bar.

Does More Equity Make Up for Modest Income?

Equity helps with the cap, not with the ratio. Deep equity gives you a bigger possible line. It does nothing to the DTI test, which still counts your debts against your income.

Here is the trade-off in action. These are modeled assumptions, not market data. Say an investor already spends 36% of gross monthly income on debts. The line’s tested payment then adds to that figure:

Line size Added to DTI Resulting DTI Read
Small +4 points 40% Clears at any score tier
Medium +9 points 45% At the limit for 600-679 scores
Maximum +14 points 50% Needs 680+ and sits at the cap

The same property supports all three lines on equity alone. Income decides which one the lender will approve. That is why asking for less than the maximum is the single most useful move for a modest earner.

The equity math has a floor as well. The standard line starts at $25,000, so thin equity can leave less room than the minimum line. A property with a first mortgage at 65% of value leaves only 5% of value under a 70% investment cap. On most properties that falls short of a usable line.

Levers That Help When Income Is Thin

Four levers move a borderline file, and they work in different places.

  • Request a smaller line. A smaller maximum draw means a smaller tested payment and a lower DTI.
  • Pay down other debts first. Every point removed from existing debt is a point of room for the new line.
  • Raise the credit tier. Moving up a tier can lift the allowed CLTV and unlock a DTI above 45%.
  • Add a co-borrower with documented income, where the program allows it. This works on the ratio, not on equity.

The strongest files clear both tests: enough equity and enough income to carry the tested payment. A file that clears one and misses the other does not close the gap by overpowering the strong side.

Where the General Rule Breaks

The rules above assume a standard property held in your own name. Several situations fall outside that picture, and most surprise investors who learn them late.

Rentals are harder to place. NerdWallet reports that lines on investment property are offered by fewer lenders and carry stricter requirements than lines on a primary home. In Lendmire’s network, the investment-property line asks for a 700 minimum score and tops out at 70% CLTV.

LLC ownership is a dealbreaker. Title must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a different product.

Some property types are not eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones.

Portfolio limits apply. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Combined exposure also caps at $2,000,000 on the shorter-draw program and $750,000 on the longer-runway program.

Listings and credit events matter. In several states, a property listed for sale within the past 60 days is ineligible. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program: one seasons it for seven years, and a deed-in-lieu, pre-foreclosure, or short sale for four, while the other declines the history entirely.

Availability is narrower than DSCR. Home equity lines are available through Lendmire in 16 full-service states, fewer than its DSCR footprint.

Payment Shock and the Collateral Risk

A line that fits at closing can still strain a tight budget later. During the draw period, you pay interest only. When repayment starts, the payment steps up because principal is added. Because the payment floats and never converts to fixed, it can also move with the market.

On the longer-runway program, each draw after closing must be at least $1,000. Draws are optional, but the 75% closing draw is not. If your plan is a small cushion for repairs, a smaller line is often the better fit.

The collateral risk is real too. The CFPB explains that a line is secured by the property, so failing to repay can cost you the property that secures it. On a rental, that means a variable payment competing with your rental income.

When a DSCR Cash-Out Fits Better

A home equity line is reviewed on your personal credit and income. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For an investor with modest personal income and a well-rented property, that distinction is the whole story. NerdWallet points to a DSCR second mortgage or cash-out refinance as an alternative for exactly this case.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The structure also differs: a line leaves your first mortgage in place, while a cash-out refinance replaces it.

Across Lendmire’s wholesale network, typical DSCR cash-out terms look like this:

  • Cash-out tops out around 75% LTV on standard rentals, with about six months of seasoning as the common expectation.
  • A 1.00 coverage ratio is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit floors start at 620 in parts of the network. Most programs want around 660, and 700 or better opens the strongest leverage.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and LLC-titled properties can be eligible subject to lender program eligibility.

Clearing 1.00 does not mean positive cash flow. The coverage ratio compares rent to the monthly payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Lendmire’s complete DSCR loans guide covers how those programs work in full.

What the Decision Looks Like in Practice

Run the numbers in this order before you apply anywhere.

1. Identify the occupancy and the matching CLTV ceiling for your credit tier. 2. Subtract your first mortgage from value times that cap to find your room. 3. Check whether the room clears the $25,000 minimum line. 4. Size the line so the interest-only payment on the maximum draw keeps DTI under 45%, or under 50% with a 680 score. 5. Confirm the property is titled in your name or a revocable trust. 6. Compare the result against a DSCR cash-out if title or income blocks the line.

Frequently Asked Questions

Is there a minimum income for a HELOC?

No fixed dollar minimum exists. The lender checks that your documented income carries the payment within the DTI limit, which is 50% at most in Lendmire’s network. A lower income simply means a smaller line fits.

Can I get a HELOC on a rental property with a modest income?

Sometimes. On an investment property, the network asks for a 700 minimum score, caps CLTV at 70%, and limits the line to $500,000. DTI still has to pass, tested on the maximum draw.

Why does the lender test the maximum draw?

The line can be drawn up to its limit at any time, so the lender reviews your file on that worst case. At least 75% is also drawn at closing. Requesting a smaller line is the direct way to lower the tested payment.

Can my LLC-owned rental get a home equity line?

Not on these programs. LLCs and other entities cannot hold title, so the property needs to be deeded to you or a revocable trust. A DSCR cash-out refinance is the common alternative, subject to program terms.

What if my DTI is above 45%?

A ratio above 45% requires a credit score of at least 680, and the ceiling is 50%. Paying down debt or requesting a smaller line can bring the ratio back under the threshold.
