Can You Get a Bank Statement HELOC Against a Second Home You Own?

Can You Get a Bank Statement HELOC Against a Second Home You Own?

The Quick Read: Yes, when the property is a true second home and your file clears the credit, equity, and property tests. Bank statements change only how your income is documented. Lendmire, a mortgage broker, places these lines through select wholesale lenders.

  • On a second home, the ceiling reaches 90% combined loan-to-value (CLTV), but only at a 720-or-better credit profile. Lines run from $25,000 to $500,000.
  • On an investment property, the ceiling is 70% CLTV, with a 700 credit minimum.
  • Title must sit with you personally or in a revocable living trust. LLCs cannot hold title.
  • Lendmire arranges these lines in 16 full-service states, a narrower footprint than its DSCR investor lending.

Why a Second Home Gets Better Terms Than a Rental

A second home is underwritten as an owner-use property, so lenders see less default risk than on a rental. That shows up as higher allowed leverage and a lower credit floor. The gap between the two categories is wide, and it is the first thing a lender decides.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet notes that not every lender offers a home equity line on an investment property, and those that do set strict requirements. Across Lendmire’s wholesale network the investment-line ceiling is tighter: 70% CLTV, which means at least 30% equity stays in the property.

The label on the property drives everything else. Credit tier, allowed leverage, and line size all follow from occupancy.

How Does the Bank Statement Part Work?

You document income with 12 or 24 months of personal or business bank statements. Depending on the program, a profit-and-loss statement or 1099s can also support the file. The lender totals qualifying deposits, averages them across the statement period, and applies an expense factor for business accounts.

That is still underwriting. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Lenders also check:

  • Your credit report, which must be no more than 90 days old at closing.
  • Your debt-to-income ratio (DTI), capped at 50%.
  • The value of the property.
  • Your existing first mortgage balance.

DTI has a quirk worth knowing. Lenders review your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A line sized at $400,000 is tested as if you will use all of it. The ceiling drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires at least a 680 score.

What the Numbers Look Like on a Second Home

On a second home, the maximum CLTV scales with your credit score, and the line tops out at $500,000. CLTV means your first mortgage plus the new line, divided by the property’s value. Across the wholesale network the second-home tiers run like this, subject to lender guidelines and full file review:

Credit score Max CLTV (second home) Max line
720+ 90% $500,000
680-719 85% $500,000
660-679 80% $500,000
640-659 75% $500,000

The minimum score on a second home is 640. The 90% figure exists only at 720 or better.

Run the numbers on a second home with a first mortgage equal to 55% of its value. A borrower at 720 or better has room for a line worth up to 35% of value. At 680, the room shrinks to 30%. At 640, it is 20%. Same house, same income, very different usable equity. That is why the credit tier matters more than the statement count.

Two more structural facts matter before you apply:

  • At least 75% of the line is drawn at closing. This is not a standby line you open and leave idle.
  • Draw structures vary. Second-home lines come in a 3-year interest-only draw with a 17-year repayment, or a 5-year interest-only draw with a 25-year repayment. The pricing floats through both periods and does not convert to a fixed figure.

Your first mortgage can stay in place. The new line can sit in second-lien position, though first-lien position is also possible. The full list of documents and tests is in Lendmire’s breakdown of the requirements for a bank statement line on a second home.

On valuation, lines at or below $500,000 typically run on an automated valuation with no traditional appraisal. A higher CLTV can trigger a second valuation. You can always request a full appraisal.

Which Properties and Titles Qualify

Eligible properties include single-family homes, 2-4 unit buildings, PUDs, townhomes, and condos, including non-warrantable condos. Several types are not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use buildings, and agriculturally zoned property.

Title is where investors get tripped up. The line must be secured by property held in your own name or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan. If your second home already sits in an LLC, you would need a vesting change first, or you would look at a DSCR cash-out refinance instead.

Other file limits apply:

  • A borrower can carry three lines at once.
  • A borrower who owns more than 15 financed properties is not eligible.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • In several states, a property listed for sale, or listed within the past 60 days, is ineligible.

What If the Second Home Is Also a Rental?

Then the lender may treat it as an investment property, and the terms change. A home you rent out most of the year, or place in a rental pool, does not read as owner-use. Bankrate explains that lenders weigh both your creditworthiness and the property’s financials on a rental. That is a stricter test than on a second home.

Here is what the investment path looks like on the network:

  • Maximum 70% CLTV, with no higher tier.
  • A 700 credit minimum.
  • Only the 5-year draw with 25-year repayment structure.
  • Foreclosure history seasoned 7 years, and short sale or deed-in-lieu history seasoned 4 years.

Do not shade the occupancy answer. Misstating how you use the property is occupancy fraud. Converting a second home into a full-time rental after closing can also breach your loan terms. Tell the broker how you actually use the place, and let the file be matched to the program that fits.

Whether an occasional rental stint changes the classification depends on the lender’s guidelines and how the stays are structured. This is a conversation to have before the application, not after.

The Risks Are Real

A line against a second home puts a second lien on a property you do not live in full time. The CFPB describes a home equity line as an open-end credit line you can borrow against repeatedly, and it warns that falling behind could cost you the home. It also notes that a drop in home value can lead the lender to restrict further draws. The FTC states the same collateral point plainly: the home secures the debt.

Because a first mortgage usually exists, the new line is a second mortgage payable on top of it. Your total monthly obligation on that property goes up. The floating pricing means that obligation can move over the life of the line.

Use of funds matters too.

This is not free money. It is secured debt. The strongest use is a purchase down payment or an improvement with a clear return.

Bank Statement HELOC or DSCR Cash-Out?

The two products test different things. A bank statement line tests your deposits. A DSCR loan tests the property’s rent against its full payment, called PITIA (principal, interest, taxes, insurance, and association dues). DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Factor Bank statement line (second home) DSCR cash-out refinance
What it tests Your bank deposits Property rent vs. PITIA
First mortgage Stays in place Replaced
Max leverage Up to 90% CLTV at 720+ Around 75% LTV
Title You or revocable trust LLC allowed, per lender terms
Property use Second home or rental Rental

On the DSCR side, most programs want a score around 660, and a 620 floor exists in parts of the network. Seasoning of about 6 months is the common expectation on a cash-out. Coverage of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves commonly run around 6 months of PITIA, though they vary by lender, loan size, and leverage.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.

The choice often comes down to the property. If it is truly a second home and you want to keep your first mortgage, the line fits. If it is a pure rental held in an LLC, a DSCR cash-out is usually the cleaner route. DSCR loans can close in an LLC’s name, subject to lender program eligibility. Lendmire’s complete DSCR loans guide covers that side in full.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Second lien: A claim on the property that ranks behind your first mortgage.

Draw period: The stretch when you can borrow against the line, usually paying interest only.

DTI (debt-to-income ratio): Your monthly debts divided by your monthly income.

Non-warrantable condo: A condo project that falls outside standard agency rules, often due to high investor concentration or pending litigation.

Vesting: The legal form in which you hold title, such as your own name or a revocable trust.

Frequently Asked Questions

Can I use the line to buy my next rental property?

Yes, using the equity as a down payment is a common reason investors open one. The line sits against the second home, while the new purchase carries its own loan. A DSCR purchase loan typically lands at 75% to 80% LTV. Select programs reach 85% LTV with roughly a 700-plus score, all subject to lender guidelines.

Does a bank statement line mean no income checks?

No. The lender still reviews your credit, DTI, equity, occupancy, and property. Only the way income is proven changes.

What credit score do I need on a second home?

A 640 minimum applies. Your score then sets your ceiling: 75% CLTV at 640, 80% at 660, 85% at 680, and 90% at 720 or better. The program uses a single-bureau score keyed to the primary wage earner, so the number on that report is the one that counts.

Can my LLC hold the second home and still qualify?

Not for this line. You would need to move title to yourself or a revocable living trust, or consider a DSCR cash-out instead.

Is the line available everywhere?

No. Lendmire places these lines in 16 full-service states, which is narrower than its 41-market DSCR footprint, including Washington, D.C. Some states add their own overlays, such as listing restrictions.
