Can You Get a Bank Statement HELOC for Landlords Who Borrow Against Rental Income?

Can You Get a Bank Statement HELOC for Landlords Who Borrow Against Rental Income?

The Quick Read: Yes, through select lenders, as long as you pass the same equity, credit and title tests as any other home equity line. The bank statement part only changes how income is proven. The lender reads 12 to 24 months of deposits instead of tax returns, and everything else is still reviewed.

  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV, meaning every loan on the property added together, measured against its value).
  • Credit must be 700 or better, and the line tops out at $500,000.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
  • Rent supports the file. Your deposits and credit qualify it.
  • An LLC-owned rental usually belongs in a DSCR cash-out refinance instead.

Key Terms Defined

Five terms come up all the way through this piece. Here they are in plain English.

Bank statement HELOC: a home equity line of credit where the lender builds your income from bank deposits rather than tax returns.

DTI (debt-to-income): your monthly debts divided by your monthly income. The lender wants that ratio under a cap.

Draw period: the stretch when you can borrow from the line and pay interest only. Repayment follows.

Expense factor: a percentage the lender subtracts from business deposits to estimate what you actually keep.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly property payment, meaning principal, interest, taxes, insurance and any HOA dues. Taxes and insurance plus principal and interest are often called PITIA.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Is It a Separate Product or Just a Different Way to Prove Income?

It is the same line of credit with a different income test. A bank statement HELOC is a documentation method, not a new kind of loan. You still get a revolving line secured by real estate. The lender just reaches a qualifying income number by reading deposits.

Why would a landlord want that? Because tax returns can undersell you. Depreciation, repairs and write-offs shrink the net income on a return, even when cash keeps landing in your account. A standard line reads the return. A bank statement line reads the deposits.

Here is where landlords get tripped up. Rent does not qualify this loan the way it qualifies a DSCR loan. On a HELOC, leases and a rent ledger are supporting evidence. They show the deposits are real and recurring. The qualifier is you: credit, DTI, equity and title.

That is the whole difference between the two products. A line underwrites the borrower. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

How Deposits Turn Into Qualifying Income

The lender starts with 12 to 24 months of statements, depending on the program, and then subtracts anything that is not income. Gross deposits are never the final number.

Here is the sequence across the lenders we place these files with.

1. Read the deposits. The lender totals what came in over the statement window.

2. Strip the noise. Transfers between your own accounts come out. So do loan proceeds and refundable security deposits.

3. Apply an expense factor. On business accounts, a percentage comes off to reflect costs. The rest is your monthly qualifying income.

4. Match deposits to documents. Leases and a rent ledger should line up with what hit the account.

5. Run the DTI. The new line’s payment goes into your debts, along with the mortgage on the rental.

Business accounts need a 680 credit minimum for this deposit analysis. An investment line already requires 700, so the statements are never the binding constraint on credit. Your credit score and your equity are.

One detail matters for DTI. The maximum is 50%, and the line is qualified on the interest-only payment calculated on the full draw. You do not get to qualify on a half-drawn line. Picture a landlord planning to borrow just a slice of the available room. The lender still tests the payment as if the whole amount were drawn.

The Gates That Still Apply

Think of the statements as the key that opens one door. Several other doors stay locked until the file clears them.

  • Title. The property must be held by you individually or by an inter vivos revocable living trust (a trust you can change or cancel during your life). LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.
  • Credit. A 700 minimum on an investment property, with no tier below it. A 720 score does not buy more leverage here, because both tiers top out at 70% CLTV.
  • Equity. The 70% CLTV ceiling on an investment property applies no matter how strong the deposits look.
  • Line size. $25,000 up to $500,000 on investment property.
  • Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.
  • Exposure. You can carry up to three lines, and an owner of more than 15 financed properties is not eligible.
  • Availability. These lines come through Lendmire’s 16 full-service states. That is narrower than the DSCR footprint of 40 states plus Washington, D.C.

Notice what is missing from that list: a rent threshold. No coverage ratio gets you past a title problem or a thin equity position.

What Does the Equity Math Look Like?

Equity room is the CLTV cap minus what is already owed. A lender takes a percentage of the appraised value, subtracts the balance on existing loans, and also weighs ability to repay and credit history, as the CFPB’s home equity line booklet explains.

Run the numbers on a rental whose first mortgage equals 50% of its value. The cap on an investment line is 70% CLTV. That leaves room equal to 20% of the value. Now say the mortgage is 65% of value. Room shrinks to 5%, and the line may not be worth the trouble.

This is a modeled illustration in percentages, not a quote. Your actual room depends on the valuation, the lender and your file.

Valuation is usually simple at these sizes. Because an investment line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal. A full appraisal is required only above $500,000, though you can ask for one in any case. A higher CLTV may also trigger a second valuation.

Bank Statement HELOC, Standard Rental HELOC or DSCR Cash-Out?

The right product depends on who owns the property, how your income looks on paper, and whether you want a revolving line or a lump sum. This table sorts out the structural differences.

Factor Bank statement HELOC Standard rental HELOC DSCR cash-out refinance
Income read Bank deposits Tax returns Property rent vs. payment
Underwrites You You The property
Title Individual or revocable trust Individual typically LLC possible*
Structure Revolving line Revolving line One lump sum
Best fit Strong deposits, thin returns Returns show real income LLC-held or portfolio rentals

*Depending on program guidelines.

A DSCR cash-out refinance replaces your existing loan with a new, larger one and hands you the difference. On a standard rental, cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Seasoning is just the waiting period between buying a property and refinancing it. On a short-term rental, cash-out tops out at 70% LTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and reserves commonly run around 6 months of PITIA, though they vary by lender, leverage and transaction type.

Coverage works like this. Many select DSCR programs start at 1.00, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. For a deeper walk through the product, see Lendmire’s complete DSCR loans guide.

One warning on DSCR math. Clearing 1.00 does not mean you have positive cash flow. The ratio compares rent to the payment only. Repairs, vacancy, management, utilities and capital expenses sit outside it.

Clean Up Your Statements Before You Apply

Mixed deposits slow the analysis down, so separate them before the statement window you submit. If rent, paychecks, Venmo reimbursements and grocery runs share one account, the lender has to sort them out line by line. Anything it cannot explain gets stripped.

A few habits help.

  • Route rent into one account used for the rental business.
  • Keep personal spending out of that account.
  • Avoid moving large sums between accounts you own. Those transfers come out anyway and create questions.
  • Write a short letter of explanation for any unusual deposit.
  • Keep leases and a rent ledger that match what landed.

Short-term rentals add a wrinkle. Platform payouts arrive net of fees and in lumps, so the lender has to reconcile gross bookings to net deposits. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

The paperwork pile for a typical file looks like this.

  • Bank statements for the full window
  • Leases and the rent ledger
  • Current mortgage statement on the property
  • Insurance and the tax bill
  • Vesting or trust documents
  • Asset statements for reserves, where required

Who Should Look Elsewhere?

Several borrower profiles are better served by a different product. Here are the clearest ones.

Your rental sits in an LLC. That is the sharpest structural difference from a DSCR loan. If a property is already deeded to an LLC, you either change the vesting or use a DSCR cash-out instead. Changing title carries its own considerations, so think through the entity structure before you move anything. DSCR financing for LLC-held rentals is available subject to lender program eligibility.

Your credit is under 700. An investment line has no tier beneath that floor. A DSCR cash-out follows different credit guidelines. Most programs want around 660, a 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage.

You want more than 70% CLTV. Not available on an investment line, even at the top credit tier.

You need more than $500,000. A line above that size is primary-residence only. A DSCR cash-out handles larger balances.

Your property is an ineligible type. Manufactured homes, log homes and barndominiums are not offered on DSCR loans either.

There is also the option of borrowing against your own home to fund a rental. Primary-residence lines can reach 90% CLTV, but only at a 720-or-better credit profile. That route puts your home at risk, though, and the CFPB’s explanation of home equity lines is blunt about it: fall behind and you could lose the house. A line on the rental itself uses the rental as collateral. (Tradeoffs on both sides, and honestly a toss-up for some investors.)

Planning to rent out your current home? The line then gets underwritten as non-owner-occupied, so the investment-property limits apply.

What the Line Looks Like After Closing

A bank statement line on an investment property is a revolving structure with a five-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. After that, the minimum subsequent draw is generally $1,000. The pricing floats through both the draw and repayment periods and never converts to fixed, so your payment can move.

That structure suits some landlords and not others. If you want to borrow for a down payment on the next rental and repay as deals close, a line has appeal. If you want a fixed term and a single lump sum, a DSCR cash-out fits better.

From the broker’s chair, the pattern across wholesale lenders is consistent. Programs differ in leverage, title rules and draw structures. A few lenders in the network will do a first lien, others a second. The strictest overlays focus on credit history and tradelines, and the credit seasoning standards vary by program. That is why shopping several lenders matters more than polishing one application.

On the borrower side, one protection helps. A lender’s ability to freeze or cut a line is limited by federal open-end credit rules, as Alston & Bird’s consumer finance analysis explains. It is a limit, not a guarantee, so do not plan around a line staying open forever.

On interest, the standard caution applies: tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does the rent on my rental count as income for a bank statement HELOC?

Rent supports the file but does not qualify it by itself. The lender looks at deposits, and leases plus a rent ledger prove those deposits are real. Credit, DTI, equity and title decide the outcome. A DSCR loan is the product that qualifies primarily on property-level rental income, subject to lender guidelines.

Can I use a bank statement HELOC on a rental held in an LLC?

No, not on this network. Title must be held by you personally or by a revocable living trust. Corporations, partnerships and irrevocable, blind or land trusts cannot hold title either. If the property is already in an LLC, a DSCR cash-out refinance is the usual alternative.

How many months of statements do I need?

Typically 12 to 24 months, depending on the program. The lender strips transfers, loan proceeds and refundable security deposits, and then applies an expense factor to business deposits. Separating rental deposits from personal spending before the window makes the analysis cleaner.

Does a bank statement HELOC waive credit or equity rules?

No. The statements replace tax returns as proof of income and nothing more. An investment property still needs a 700 credit minimum and sits under a 70% CLTV ceiling, with a $500,000 maximum line. DTI can run up to 50%.

When does a DSCR cash-out beat a HELOC for a landlord?

Usually when the rental is held in an LLC, when you want a lump sum on a fixed term, or when your personal DTI is stretched but the rent covers the payment well. Terms change by file, so compare both on the same property.
