Can You Get an Investment Property HELOC for Landlords Who Borrow Against Rental Income?

The Quick Read: Yes, a landlord can get a line of credit secured by a rental, but only through a narrow set of lenders, and the line is usually qualified on your personal income, credit and equity rather than on the rent alone.

  • On Lendmire’s network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score.
  • The line must sit in your personal name or a revocable living trust. An LLC cannot hold title.
  • If you want the rent itself to carry the loan, a DSCR cash-out refinance is the usual tool.
  • Equity alone never qualifies a file. Credit, property type and the payment all get tested.
  • Availability for the equity line is narrower than for DSCR loans, so state coverage matters.

Two Kinds of “Borrowing Against Rental Income”

The phrase covers two different products. A home equity line on a rental is underwritten mostly on you: your credit, your debt-to-income ratio and your equity. A DSCR loan is underwritten mostly on the property: whether the rent covers the payment.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Many landlords assume one product does both jobs. It doesn’t. Here is the side-by-side.

Factor Investment HELOC DSCR cash-out refinance
What the lender weighs most Credit, DTI, equity Rent vs. payment, equity
Role of rent Limited Central
Title Individual or revocable trust LLC often allowed, per program
Your first mortgage You keep it It gets replaced
Typical ceiling 70% CLTV (investment line) Around 75% LTV (cash-out, standard rental)
Funding Line you draw over time One lump sum

DSCR stands for debt service coverage ratio. You get it by dividing monthly rent by the full monthly payment: principal, interest, taxes, insurance and any HOA dues. That is the core of the complete DSCR loans guide.

How an Investment Property HELOC Actually Works

An investment-property line is a revolving credit line secured by a rental you own. You draw during an interest-only window, then repay over a longer amortizing period. It can sit in first or second lien position.

A HELOC is a home equity line of credit. A lien is the lender’s legal claim on the property, and a second lien ranks behind your first mortgage. Here is the structure on the network Lendmire brokers through, subject to lender guidelines and full file review:

  • Line size: $25,000 to $500,000 on an investment property.
  • Leverage: 70% CLTV on an investment property. CLTV counts your first mortgage plus the new line against the value.
  • Credit: 700 minimum. A 720 score reaches the same 70% ceiling, so credit above 700 buys comfort, not extra leverage.
  • Structure: a five-year interest-only draw period, then a 25-year repayment period. At least 75% of the line is drawn at closing.
  • Payment behavior: pricing floats through both periods and never converts to fixed.
  • Valuation: because lines cap at $500,000, most investment lines run on an automated valuation instead of a traditional appraisal. You can still request a full appraisal.
  • DTI: 50% maximum. DTI is your total monthly debt divided by your gross monthly income.

Notice what is missing: a rent test. The line looks at your whole financial picture. Borrowers with several mortgages and modest reported income often run into the DTI ceiling first.

Why Big Banks Often Say No

Many large retail lenders simply don’t put rental HELOCs on the menu. A decline usually reflects the product list, not a verdict on your equity or credit.

NerdWallet reports that not every lender offers a HELOC on an investment property and that qualification is stricter than on a primary home. It also says at least 20% equity is typical in the market. On Lendmire’s network, an investment line caps at 70% CLTV, so at least 30% of the value stays untouched.

Some lenders avoid the HELOC label and call it a line of credit secured by investment property. The mechanics are similar. Ask what the lender will actually accept as collateral before you spend money on an application.

Rental credit also follows different rules than consumer credit. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal rules treat credit to acquire, improve or maintain a non-owner-occupied rental as business purpose, which is one reason investor lines don’t behave like a primary-home HELOC.

Does Your Rent Count?

On an equity line, rent helps indirectly. On a DSCR loan, rent is the main test. Know which one you are applying for before you gather documents.

With the equity line, a lender checks your debts against your income. Rent from the property can support the file, but the line is not sized to the rent.

With DSCR, the rent is the story. Run it as a ratio. Say your first mortgage alone is covered about 1.4x by rent. Adding a second payment can pull the combined ratio toward 1.1x. That drop is why a rental that passes alone can fail with a line stacked on top. The figures here are illustrative modeled assumptions, not market data.

Across the network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and higher leverage.

One caution that trips up new landlords: clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full payment only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation.

Scotsman Guide reports that some non-QM second-lien products can qualify a borrower on the subject property’s cash flow. Non-QM means loans outside the standard agency box. That niche exists. It is thin, though, and for most landlords the practical rent-qualified route is a first-lien DSCR cash-out refinance.

The Equity Math, in Percentages

Your usable equity is the CLTV ceiling minus what you already owe, expressed as a share of value. On an investment line, the ceiling is 70% CLTV.

Picture a rental with a first mortgage equal to 45% of its value. The 70% ceiling leaves about 25% of value for the line, though the $500,000 cap can bind first on pricier properties. With a first mortgage at 60% of value, only about 10% of value is left. At that point the line may be too small to bother with.

Compare a DSCR cash-out refinance on a standard rental, which tops out around 75% LTV, with about six months of seasoning as the common expectation. Seasoning is the waiting period between buying or refinancing and doing the next transaction. On short-term rental collateral, the cash-out ceiling drops to 70%. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Note the tradeoff. A cash-out replaces your first mortgage, so you give up whatever terms you have. The line lets you keep it. If your first mortgage is worth keeping and you want cash in stages, the line fits. If you need one large lump sum, the cash-out usually wins.

What Takes a Rental Off the Table

Title, property type, state and portfolio size all screen files out before the numbers matter.

  • LLC title. On this equity line, LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.
  • Property type. Single-family, townhome, PUD, 2-4 unit and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.
  • Credit under 700. There is no investment-line tier beneath 700. A DSCR cash-out often has a lower floor, since a 620 floor exists in parts of the network and most programs want around 660.
  • Portfolio size. You are limited to three lines. An owner with more than 15 financed properties is not eligible.
  • Listings. A property listed for sale, or listed within the past 60 days, is ineligible in some states.
  • Geography. The equity line is available in Lendmire’s 16 full-service states, narrower than the 41-market DSCR footprint.

Properties that fail these screens usually point you back to DSCR cash-out. Even there, manufactured homes, log homes and barndominiums are not offered.

Using the Line to Buy the Next Rental

Yes, a line can fund a down payment on the next rental. Open it before you go under contract, not after.

Many investors use it this way. They draw on the line, then put that cash toward the next deal. On a DSCR purchase, most files land at 75%-80% LTV (20%-25% down). Select high-leverage programs reach 85% LTV (15% down) with roughly a 700+ score.

The new property still has to pass on its own. A bigger down payment lowers the payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules or property eligibility. Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA. PITIA is principal, interest, taxes, insurance and association dues. Conservative files can see reserves waived, and larger loans typically step up.

Stacking debt also adds risk. Rent has to cover two payments if you owe on both the old property and the new one.

Stress-Testing Before You Borrow

A floating payment plus a vacancy is the combination that hurts. Test both before signing.

Run three checks. First, can you carry the line payment from personal income if the unit sits empty? Second, what happens to your combined coverage if rent dips? Third, how does the payment change when it floats upward? The payment on this line can move through both the draw and repayment periods.

Think through the repayment cliff too. After the five-year interest-only window, payments begin amortizing over 25 years. That is a real step up from interest-only, so plan for it early.

Key Terms Defined

HELOC: a revolving line of credit secured by a property, with a draw period followed by a repayment period.

CLTV: combined loan-to-value, which adds every loan secured by the property and divides by its value.

DSCR: debt service coverage ratio, meaning monthly rent divided by the full monthly payment on the property.

Non-QM: a loan that falls outside standard agency rules and is underwritten under the lender’s own guidelines.

Seasoning: the waiting period a lender wants between two transactions on the same property.

Lien: a lender’s legal claim on a property, ranked by position (first or second).

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Nothing here is a commitment to lend, and every file is underwritten individually.

Frequently Asked Questions

Can I get a HELOC on a rental I own through an LLC?

Not on this equity line. LLCs and most entity types cannot hold title, so the property must be in your name or a revocable living trust. If the rental is already in an LLC, a DSCR cash-out refinance is the usual alternative, subject to program terms.

What credit score do I need for an investment property HELOC?

On Lendmire’s network, 700 is a hard floor for an investment line, and 720 reaches the same 70% CLTV ceiling. Below 700, a DSCR cash-out is the more realistic path. DSCR credit floors are lower in parts of the network, though most programs want around 660.

Is an appraisal required?

Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane, and many close without a traditional appraisal. A higher CLTV may call for a second valuation, and you can request a full appraisal anyway.

Does the rent have to cover the line payment?

Not under the equity line, which is tested on your debt-to-income ratio. Under a DSCR loan, the rent is tested against the payment, and clearing 1.00 is where many select programs begin. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Should I use a line or a cash-out refinance?

Choose the line if your first mortgage is worth keeping and you want cash in stages. Choose a cash-out refinance if you need a large lump sum, hold title in an LLC, or the existing mortgage no longer suits you. Neither fixes a rental that doesn’t cash flow.
